Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.
This property has its own policies, please read carefull.
NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas. ALL properties represented by PVRPV are NON SMOKING — this includes yards, terraces, and any outdoor spaces attached to or part of a Vacation Rental Property. If smoking takes place inside the property, you will be obligated to pay a $300 USD fine, and you may be evicted from the property.
OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
Clients shall not remove any item(s) from the property, such as kitchen appliances, glassware, furniture, or any other item.
The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
VISITOR POLICY
Non-owners may invite up to a maximum of four (4) visitors beyond the maximum occupancy limit of their Private Unit to join them in the use of common areas and amenities, provided that prior notice is given to Administration and the applicable Visitor Fee is paid for each additional visitor.
The Visitor Fee is $200.00 MXN per person, per day.
PET POLICY
Sorry, pets are not allowed in this unit.
NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 10:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.
POOL RULES & POLICY
Pool hours and use regulations:
1. Private use of the pool area is prohibited.
2. Hours: 9:00 AM to 10:00 PM (Tuesday–Sunday).
3. Mondays: open from 3:00 PM for maintenance.
4. Children under 10 must be supervised.
5. No lifeguard on duty – use at your own risk.
6. Music must be kept at a respectful volume.
7. Management is not responsible for lost items.
8. Shower before entering the pool.
9. No inappropriate behavior.

KEY POLICY
This unit has a keyless entry. Upon arrival, you will be provided with a code to access the unit during your stay. Your concierge will explain how to operate the smart lock.
You will be issued 1 Key for each guest for the main entrance.
PLEASE NOTE: Should you lose a Keycard the cost is $25USD ($500 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.
VERSALLES RESIDENTIAL CONDOMINIUM
ADMINISTRATIVE RULES
The primary purpose of these regulations is to promote harmonious coexistence among all residents of the Versalles Residential Condominium, under principles of respect, courtesy, cooperation, morality, and good conduct. These policies regulate the use and enjoyment of common areas and services and are mandatory for owners, tenants, occupants, employees, visitors, and any other persons related to the condominium.
These regulations are issued in accordance with Section XI of Article 1006 of the Civil Code of the State of Jalisco currently in force.
COMPLIANCE AND SANCTIONS
ARTICLE 34
The entities authorized to impose sanctions established in this chapter and in the Civil Code of the State of Jalisco are: THE ASSEMBLY, THE ADMINISTRATOR, AND THE BOARD OF DIRECTORS.
If legal action is required to enforce these regulations, the offending condominium owner will be responsible for all legal fees, costs, and related expenses.
The Board of Directors may take necessary measures to enforce compliance when the Administrator has not acted, provided it is requested by one or more condominium owners.
ARTICLE 35
In addition to the obligations set forth herein, the Assembly, Administrator, and Board may impose sanctions on owners, occupants, visitors, or any individual or entity that violates these regulations.
I. Sanctions for violations:
First violation: Written warning delivered to the registered address or personally. The offender will have 48 hours to present a defense (in writing or in person).
Second violation: Fine between 20 and 100 UMA (Mexican Measurement Unit), depending on severity.
Third violation: Fine of 100 UMA.
More than three violations: Fine of 200 UMA.
II. Violations of municipal construction regulations will be reported to the appropriate authorities.
III. Sanctions will be charged to the owner’s account statement. If the violation is not corrected within 30 days, the Administrator may:
Suspend condominium services
Initiate forced sale of condominium ownership rights via auction.
GENERAL PROVISIONS
Article 1:
Owners must not carry out construction, demolition, or repairs that affect common areas or general installations. Any damage caused must be repaired at their expense.
OBLIGATIONS
Article 2:
Residential units may not be used for schools, academies, guesthouses, timeshares, clinics, businesses, or workshops.
Article 5:
Owners must pay for any damage caused to common or adjacent areas.
Article 10:
Trash must be disposed of in designated areas (placed at the street corner for daily collection).
Article 11:
Pets are limited to typical domestic animals (dogs, cats, birds). Maximum: 2 pets (does not apply to renters).
Article 13:
Hanging clothes or placing objects on railings, terraces, or windows is prohibited.
Article 30:
Curtains facing the front (parking area) must be white or beige on the exterior.
Article 31:
Construction or repair work (including drilling, hammering, etc.) is allowed only between 9:00 AM and 6:00 PM.
