CHECK IN and CHECK OUTS

CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.

Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $25.00 USD (tax included) or equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment, which must be paid in cash, and collected by concierge.

Remember that Puerto Vallarta is located in Central Time Zone (same as Mexico City, GMT-6).

You will be issued 1 set of keys for each person noted on the Booking Confirmation.

Important notes:

  • Cleaning Services: Our Standard Cleaning Services included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $25.00 *USD (tax included). This will be collected by Concierge on the day of the check in.
  • Damage insurance: Every client that makes a booking, is now required to pay an additional $35.00 *USD (tax included) which is for a non-refundable damage insurance. The $35.00 non-refundable damage insurance covers damages up to $500.00 *USD. For additional information please refer to our BOOKING CONFIRMATION POLICY.

CONDOMINIUM RULES

1. Punto Madeira is a Residential Condominium and not a Hotel. By entering the property, every person accepts the responsibility to behave as a guest of a private house.
2. In accordance with article 1006 fraction XI of the Civil Code for the State of Jalisco, the condominium through its administration is empowered to carry out and execute the internal regulations, so that in case of disturbances that affect the peace of the condominium by of a condominium owner and / or guest of a condominium owner and / or third party with the right to use any private unit and / or common use, all restrictive measures will be exercised in accordance with the norm to safeguard the integrity of the condominium and its condominium owners.
3. Promises made, or rules not explained while renting or selling a private unit of the Condominio Punto Madeira have no influence over the application and enforcement of the rules in this Condominium.
4. Only Homeowners can have visitors or guests.
5. One-bedroom units can have up to 4 Guests, Two-bedroom units can have up to 6 guests and Three-bedroom units can have up to 8 guests.
6. Renters staying two or more months in the building can have visitors, as long as their visits are properly registered in the lobby, by showing an official ID.
7. Punto Madeira is a community of neighbors, where cordiality and respect are key. It’s not allowed to shout, yell, curse, play high volume music, or speak loudly on the phone while being in the common areas.
8. The supply of utilities and services may be interrupted to those private units who owe past-due condominium assessments. Every guest must check with the Owner that no payments are pending.
9. The staff in Punto Madeira won’t receive or check-in guests or contractors. Every homeowner must do so, or appoint somebody to do it.
10. In order for guests to be allowed into Punto Madeira, this document must be read and signed by the guests. The Owner or Administrator of the Unit must send it prior to their arrival.
11. Guests are expected to show their ID, therefore immediate legal actions will be taken against anybody who attempts to use a fake ID.
12. Condominium Punto Madeira has 24/7 surveillance. Videos, sounds, and images are automatically kept in an online service.
13. There won’t be any exceptions to the Bylaws and decisions of the General Assembly of Homeowners.
14. After their checkout, Guests will be kindly asked to leave the premises once they have handed the key of the Private Unit to the person that rented or loaned the apartment.
15. Condominio Punto Madeira does not provide Cleaning, Administration, Security or Maintenance services to the Private Units. In case of having any comments or questions regarding these issues, Guests are invited to contact the Owner or Manager of the private unit.
16. Users of the Condos are expected to take the garbage to the Garbage Chute and dispose of it, in accordance with the rules.
17. To carry out any improvement or repair inside the Units, be it maintenance, painting, plumbing, carpentry, gardening, electricity or remodeling in general, a permit must be requested from the Administration indicating the type of work to be carried out. Allowed hours: 9:00 to 6:00 pm from Monday to Friday.
18. It is forbidden to store dangerous, corrosive or flammable substances within the Units, as well as to have prohibited plants (marijuana) and drugs for consumption and sale.
19. The only colors authorized for the exterior part of the blinds of all units in the condominium are white and black.

COMMON AREAS RULES & REGULATIONS

1. Punto Madeira is a family oriented condominium complex. We request that for respect to others avoid profanity, vulgarity, nudity and excessive noise. We must keep moral standards at all times.
2. Keep your Private Unit clean, including the exterior hallways. Do not hang clothes or towels on the balconies.
3. Make sure that items on your balcony are secure and free of the risk of falling.
4. Common areas are for all to use. If furniture is moved, be careful not to damage the surroundings and place them back where they were. Don’t forget to take your garbage with you before leaving.
5. Do not use bicycles, rollers or skateboards in any common areas or the parking entrance.
6. It is strictly prohibited to store anything in the parking lots. It is also prohibited to wash your car or to perform maintenance on it in the parking lots.
7. Please make sure your vehicle has the size restrictions before entering the parking lots.
8. Failing to abide by the Rules and Regulations set forth could result in a fine or restriction of building amenities as stated in the Constituent Deed of the “CONDOMINIO PUNTO MADEIRA, A.C”

GYM RULES

1. Gym Hours: 7 am to 10 pm.
2. You must be in good health to use gym equipment.
3. Any damage or issues must be reported immediately.
4. Children under the age of 16 must be accompanied by an adult at all times.
5. No food or alcoholic beverages.
6. Do not enter when wet.
7. Sport tennis shoes and sports clothing must be worn at all times.
8. All equipment must be returned to its designated place.

PROHIBITED AT GYM

1. Chewing gum. 2. Smoking.
3. Do not use the Gym under the influence of alcohol.
4. Glass containers of any kind inside the Gym.
POOL AREA RULES
1. Hours: 9 am to 10 pm.
2. There is No Lifeguard on duty.
3. Maximum of 10 guests per condominium, previous notice at the Reception.
4. Shower before entering the pool.
5. Appropriate bathing suits are required at all times.
6. No regular diapers are allowed. Please use only water diapers for babies.
7. Small toys are strictly prohibited as they can cause damage to the filtering system.
8. No pets allowed anywhere on the rooftop 9. Please be respectful to neighbors with noises, low music volume and use headphones when appropriate.

PROHIBITED AT POOL AREA

1. Do not enter the pool with sunscreens, suntan lotions, or oils.
2. Food or drinks inside the pool.
3. Chewing gum.
4. Smoking.
5. Running.
6. Diving.
7. Do not use the pool under the influence of alcohol.
8. Glass containers of any kind in the pool area are not allowed.

PETS RULES

1. Pets are not allowed in common areas, such as the pool, the gym or the lobby.
2. Pets that pass through the lobby or hallways to enter or exit the condominium must be on a leash.
3. Pets are not allowed to relieve themselves in any common area of the condominium.
4. Pets must be watched all the time by their owner. The owner is responsible for the pets’ good behavior with the neighbors and collaborators of the condominium.
5. Please control your pets to avoid barking at night.
6. All pets should be registered at the Administration of the condominium.

FINES FOR BREACH OF THE RULES
1. Breach of the Condominium Rules:
? First call Fine: $1,000.00 pesos
? Second call Fine: $2,000.00 pesos
? Third call Fine: $3,000.00 pesos
? After call Fine: $3,000 + $500 pesos added for each time.

2. Breach of the Common Areas Rules:
? First call Fine: $500.00 pesos
? Second call Fine: $1,000.00 pesos
? Third call Fine: $2,000.00 pesos and your right to use of all the Common Areas (Gym, Pool and Lobby) is suspended for 1 week.

3. Breach of the Gym Rules:
? First call Fine: $500.00 pesos
? Second call Fine: $1,000.00 pesos
? Third call Fine: $2,000.00 pesos and your right to use the Gym is suspended for 1 week.

4. Breach of the Pool Rules:
? First call Fine: $500.00 pesos
? Second call Fine: $1,000.00 pesos
? Third call Fine: $2,000.00 pesos and your right to use the Pool is suspended for 1 week.

5. Breach of the Pets Rules:
? First call Fine: $500.00 pesos
? Second call Fine: $1,000.00 pesos
? Third call Fine: $2,000.00 pesos and your right to have pets is decided by the Assembly of Owners.


Inside security cameras

When cameras move inside, things get a little more complicated. Again, cameras are only allowed in areas where one does not have a reasonable expectation of privacy. Thus, store security cameras used to prevent shoplifting are generally okay. But, what happens when the camera is situated someplace where one expects privacy but that is also an ideal location for one to conceal store merchandise?

Similarly, other areas like rented rooms, hotel rooms, and locker rooms are generally off limits for security cameras. Again, the expectation in these places are for complete privacy, and one should feel comfortable undressing in these locations without having to worry about someone watching or broadcasting the footage.

Building or Complex specific regulations for COVID19

Due to unforeseen circumstances, when or if deemed necessary to maintain healthy and safety protocols for COVID19, the building administration may introduce new guidelines for renters or common areas within the complex. Although PVRPV and team will make every effort to advise our guests of changes, we may not always be made aware of last minute changes or government guideline changes for a specific building. We cannot be liable or held responsible for these changes.

Cleaning & Maintenance

New sanitization processes and protocols have been implemented in an effort to combat COVID19. Our supplies and cleaning products are industry standards and do not pose any environmental concerns for the occupants of the unit or space.

In an effort, to maintain safe social distances for you and our team members, we will ask you to vacate your rental unit while they perform their cleaning duties. Should a major maintenance issue arise that will require our maintenance team to be in your space for a lengthy period of time, you maybe asked to leave while they complete their task. Please keep in mind, we will always do our best to accommodate a specific time or date you wish to have your rental unit cleaned, but may not be able to guarantee it. Our customer service team is here to help you facilitate any special requests you may have for cleaning or maintenance scheduling.

Cancellation Policy

At this time we do not have a specific COVID19 cancellation policy for future reservations. Our Booking Confirmation Policy would apply to all future bookings. For more details: Click here.

Puerto Vallarta is receiving guests. Some countries may offer travel advisories regarding future travel but no travel ban has been implemented. Should government changes be introduced, a policy will be implemented for those guests impacted by changes.

Date Change - Rescheduling Fees Waived

Should you make a future booking or have a future booking and at the time you are schedule to travel you are unable to travel due to COVID19 we will work with guests and property owners to allow a date changes. Currently all reservation / booking date change fees are being waived for guests with travel impacted by COVID19. ALL date changes are subject to availability and per night rate increases. The number of nights of the original booking will be the number of nights granted for a date change, additional nights will be subject to the nightly rate.

COVID19 Testing & Traveling

Canadian Government & the United States CDC require proof of testing prior to boarding an aircraft destined for Canada or the USA. Rest assured, there are many clinics and possibilities for testing.
