Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies.

OCCUPANCY POLICY
Minors above the age of 16+ are permitted.
NO Minors under the age of 16 are permitted.
Maximum occupancy of 4 people in the unit.

FURNITURE POLICY
This unit has customized furniture, PLEASE DO NOT attempt to move any of the furniture inside and outside the unit: marble furniture, dining table, coffee table, bar, floor lamps, etc. If any damage is caused by attempting to move these items, a fee will apply. These items are not covered by the Damage Insurance. Thank you for your understanding.

VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
Guest visitors must be registered with the Administration.
No overnight visitors are allowed.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

PET POLICY
Sorry no pets allowed in the unit.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 10:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.

POOL POLICY.
The pool will be for the exclusive use of the condominium owners, occupants and temporary occupants who comply with the norms of these regulations.
The use of the pool by people who will not have a link with the previously indicated qualities without the presence of the owner is prohibited and is limited to a maximum number of 4 people per private unit in accordance with the dimensions of said apartment.
The hours are from 8:00 a.m. to 10:00 p.m.
In the case of guests, the condominium owner will be responsible for the behavior, damages or incidents that they cause. (Maximum 2 guests per unit who are not staying in the development).
Access to the pool is mandatory with a bathing suit, please do not enter with cotton clothing.
Lounge chairs cannot be removed, objects located for more than 15 minutes without the presence of the user will be removed and protected in the administration.
Tables or chairs will not be entered into the pool.
The use of the pool by animals is prohibited, as well as their walking or circulation in the lounge area.
All people entering the pool are under their own responsibility, delimiting the administration of accidents or injuries.
Vía Milán does not have lifeguards, the User must take all precautions in the care of their children, who must be accompanied at all times by an adult responsible for their supervision.
Please use the shower before entering to remove any residue of sand, gel or body oils.
Do not enter with chewing gum, food, cigarettes or glass containers.
Avoid diving, walking on infinity and any rough or dangerous game, as well as causing any necessary disturbance that alters the rest environment.
Music playing on speakers is not allowed, please use headphones.
The only towels allowed are the beige and white striped ones.

COMMON AREA POLICY
Please refer to the section "REGLAMENTO DE CONDOMINIO VIA MILÁN"

GUEST KEYS
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD (1000pesos) for each lost -unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

REGULATIONS VIA MILAN CONDOMINIUM

STAYS, OCCUPANCY, AND GUESTS:
The stays of Non-Owner occupants, may NOT be less than THREE NIGHTS at any time, without the presence of the owner in the private unit, the owner is responsible for any damage and/or loss that they cause or any damage suffered by their non-owner occupants .

Please respect the maximum occupancy per department without exception of circumstances, forcing yourself not to host or spend the night more people than authorized:
1 bedroom: 2 People
2 bedrooms: 4 people
3 bedrooms: 6 people

Register the names and days of entry of your personal employees, trainers, therapists, nannies or any kind of trusted or domestic workers before the Condominium Administration, for their identification and access management, as well as to notify access restrictions.

PROHIBITIONS
It is prohibited to park outside the parking spaces whose exclusive right of use has been assigned to your private unit.
Operate a sound device or instrument with high volumes, they must not exceed 65 (sixty-five decibels), it can be low and moderate volume from 10:00 am to 10:00 pm. It is also prohibited to rehearse music or hire any type of singer or musical group without prior authorization from the administrator and board of directors.
Produce smoke and odors that disturb the environment and annoy the occupants of other Departments and/or Private Units or on the common areas. The condominium is considered a smoke-free space, which is why smoking is strictly prohibited in common areas.
Undressing or sunbathing topless, having physical contact with explicit sexual intentions in the pool, gym and Jacuzzi area, in order to respect the family environment and good customs in the condominium.
Flying over drones or using any unmanned aerial photography and video device, for security and privacy reasons.
Do not use or allow skateboards, scooters or bicycles to be used in the parking area, lobby, hallways or pool.

PETS (Please note that this unit does not allow pets)
A maximum of ONE small breed pet will be allowed that does not exceed 10 KG, either dog or cat. The owners who wish to own animals in their private units must register them only once with the general administrator and must annually certify through a certificate from a Veterinarian that they have been vaccinated or that their presence in the tower does not violate human health. For each animal, a record will be attached to the file of the Private Unit, the owner will sign a responsive letter for any liability caused by his pet to third parties or in common areas.
Condominiums must keep their pets exclusively within their properties, avoiding having them on terraces where they cause inconvenience to the co-owners by barking.
Pets should not be walked in the common areas without leashes, avoiding at all times that they produce dirt, damage to plants or furniture, taking responsibility for the corresponding cleaning of their waste.
Any animal found loose in the Development will be sent to the municipal animal shelter.
It is strictly forbidden for pets to remain in or in the pool area, nor in common areas, they can only transit to exit or enter the condominium briefly.
Each condominium owner will be responsible for the damages, injuries and/or losses caused by their pet to people, other pets or property belonging to others, regardless of the civil and criminal responsibilities incurred as a result of said actions.
Pets will not be able to enter or use the owner elevators, so their transfer will only be through the service elevators.
Without any exception, the owner or proprietor of the pet for which there are more than THREE reports in writing before the general administration by the condominium owners, must remove said animal from the condominium, no later than 24 twenty-four hours after the written notification of the Administrator before two witnesses.

GYM
The entry will be prior registration of all users in order to carry out the respective monitoring. The hours for its use are from 07:00 a.m. to 10:00 p.m.
The use of the gym will be at the own risk of whoever uses it, therefore, each user is responsible for the knowledge of the exercises and equipment, so they will be responsible for any injuries that they may suffer during the use of the same or the damages that cause to facilities.
The use of the GYM will be exclusive of owners or occupants. Use will be restricted to any other visitor.
It is recommended to hire a certified trainer for the personalized assignment of exercises or routines.
Anyone who needs to use the gym is required to present themselves with sportswear, sports shoes and a towel.
For your own safety, entering the gym with glass containers or without lids, as well as any type of food, is prohibited.
At the end of the routine on each device, the user must let it clean and dry it.
The minimum age for the use of the GYM will be 18 years old, minors must be accompanied and supervised by their parents.
For comfort and privacy, only people who exercise on the equipment may be inside the GYM facilities.
It is strictly forbidden to smoke or introduce alcoholic beverages inside the facilities.
For reasons of hygiene and order, the presence of pets is prohibited.
To guarantee the safety of users and facilities, access is restricted to people in a state of intoxication or under the influence of any drug.
Users are requested to use the devices correctly, according to their purpose, in addition to conducting themselves with respect and education to the owners, they are invited to refrain from spitting, moving weights or equipment outside the GYM area, shouting, splashing or leaving sweat equipment and use vulgar language during their routines.

FIREPIT AREA
The hours of permitted use are from 6:00 p.m. to 11:00 p.m.
It can only be turned on by the security guard or by a condominium maintenance staff.
It is strictly prohibited from heating or burning any food or object in the campfire.
It is mandatory that at least one adult is in charge of the campfire, unsupervised minors are not allowed around it.
It is mandatory to notify the security guard when the campfire is finished for its correct extinguishing and corresponding verification.

EVENTS IN POOL OR ROOF TOP AREAS.
It is only allowed for Owners, it is not allowed for renters.

PARKING LOT (This unit does not has a Parking Lot available).
The Condominium has a parking lot for the exclusive use of owners, which must be used in the manner and terms established by the administrator.
Must use the parking lot in such a way that they do not invade other drawers, or access roads or circulation areas or any other of the condominium that does not have that destination.
The Condominium will not be responsible for the theft or loss of objects left inside the vehicles, their theft or damage that may be caused to them.
Inside the condominium no person may exceed a speed of 10 ten kilometers per hour with their vehicle, giving preference to pedestrians at all times and taking responsibility for any accident that occurs.

LOBBY
The Condominium has a reception with furniture waiting for its entrance located on the ground floor of the building, whose destination is the social coexistence between the "OWNERS" and "VISITORS", they are specially enabled areas for rest, waiting and passage.
It is a smoke-free space, live music is prohibited, as well as sitting wet or putting pets on armchairs, mistreating tables and decorative implements.
The lobby may also be used as an interview center to serve "VISITORS" who for this purpose the "OWNERS" or "ASSIGNEES" authorize their entry.

FOOD DELIVERY
Homeowners who wish to use food delivery services must receive their orders in the lobby. No access will be given to the delivery people without a person in charge of the Private Unit being personally in the lobby. The same Condominium Owner who received the service must make sure that the delivery man leaves the condominium.

MAILING
Homeowners who are waiting for parcels or couriers must be very aware of them and notify Security or the Administration of what they expect. Packages received at the Security Booth can only be stored in the Site area for a maximum period of 48 hours from the time of receipt. Only small boxes or envelopes will be protected, no larger than a dimension of 50 cm per side. Packages larger than this size must be picked up the same day they are received without exceptions. Furniture of any kind may be received in a security booth for protection, all types of furniture or decorative or moving items must necessarily be received by a person in charge of the Private Unit who is waiting for it. Neither Security nor the Administration will ever sign anything received.

FINES
Any breach or failure to comply with these Via Milan Regulations may be penalized with an economic fine applied to the Owners, Renters, Relatives or Visitors of the same. The fine will be charged automatically to the maintenance fee of the Private Unit whose shortages belong to, regardless of whether the owner was present or not, he must be responsible for the damages or faults caused by its occupants. All fines will be sent via email to the responsible Condominium Owner and must be paid within a period of no more than 5 calendar days to the Condominium Administration via transfer to the same bank account where the quarterly maintenance fees are paid.

First attention call: Fine of $500.00 pesos.
Second warning call: Fine of $1,000.00 pesos.
Third warning call: Fine of $2,000.00 pesos.

The payment of the fines is for each one, that is, when receiving a third fine, the Owner must cover the payment of the first, the second and the third without exception or discount, thus paying $3,500.00 pesos in total and with the possibility of continuing to receive more fines if the damage or offense continues.
In the event of a rentier causing the violation of the regulations, the Administration may request the Owner to remove his tenants from the condominium as soon as possible for not behaving properly, in addition to covering the payment of the fine.
There will be no tolerance for disrespect, for violations of peaceful coexistence or for violations of the regulations in general. Maintaining harmony within the condominium is the responsibility of absolutely EVERYONE.

Comments About the Vacation Rental Unit:
The unit and building are clean and lovely. We appreciated the upgrades, like the coffee machine and TV. The roof is amazing, and we enjoyed using the pool and workout facilities. It would be nice to have one more cardio machine, like a stationery bike, but otherwise everything was great. We also ate at the Gabistro restaurant and like having that in the building as well.

La unidad y el edificio están limpios y son encantadores. Apreciamos las mejoras, como la cafetera y la televisión. La azotea es increíble, y disfrutamos usando la piscina y las instalaciones de ejercicio. Sería bueno tener una máquina de cardio más, como una bicicleta estacionaria, pero por lo demás todo fue genial. También comimos en el restaurante Gabistro y nos gustó tenerlo en el edificio también.

He was also very friendly and helpful and even found electrolyte drinks for my husband when he became ill with food poisoning. We were so appreciative of his help and attention.
