About this space
Immerse yourself in the charm and magic of Puerto Vallarta's Romantic Zone located on the corner of Basilio Badillo and Pino Suarez. The unit is located on a higher floor which offers more light and fantastic views of the green mountains. At night, the units offers more peace and quiet compared to other units so you can get some peace and sleep. The unit is a large spacious studio with custom furniture and plenty of storage. The kitchen, bathroom, desk, outside table are made of high end natural stone. Everything in this unit was made to luxury standards.

The space
This is the most sought out location in the heart of the vibrant Romantic Zone in the old town of Puerto Vallarta. Pacifica's attractive contemporary Mexican design features fine contemporary finishes and only 37 residences with beautiful ocean, mountain and city views. Its convenient location is just a few steps from Los Muertos beach and a short stroll to the iconic Malecon boardwalk, galleries, best restaurants and entertainment. The Pacifica Complex includes an elevator, a fabulous roof top terrace where you will be able to enjoy the spacious heated infinity pool, and socialize with friends in the Jacuzzi. The terrace also includes a kitchen area with BBQ grill, with plenty of tables for dining. You will also find very spaced out lounging areas, where you can enjoy the sun, or sit in the shaded areas with your family and friends while enjoying an evening cocktail and watch the world's famous Puerto Vallarta sunsets, the Sierra Madre Mountains and fabulous views of the City. The building also offers a fully equipped gym for all registered guests.

Guest access
Parking is very limited in this area. This unit does have a deeded parking space (underground). Please contact us if you plan on using a car.

Please note that no guests after 10PM are permitted in the building.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

RULES FOR THE UNIT
*No Smoking
*No Guests.
*Pets are not allowed

TERRACE RULES
*Pool open from 10:00 am to 10:00 pm
*Renters are not allowed to have guest, friends or visitors to use the common areas of this building.
*Pets are not allowed
*No saving chairs
*No smoking in or around the pool
*No glass, food or drinks in or around the pool
*Swimsuits are required in pool.
*Children under 12 yrs old must be accompanied by an adult.
*Pacifica Residences is not responsible for loss of personal articles or injury of the misuse of the common areas.

RULES FOR GYM USE
*Gym hours 6:00 am to 10:00 pm
*Clean equipment after usage
*Use a towel to clean sweat
*Sports clothing is required
*Do not drop weights

GENERALES:
*The building is Pet Friendly ( Cats & Dogs only ). If every unit owner accept pets, they are allowed only inside the unit and not in the common areas such as: Terrace, pool area or Gym.
*Is forbidden to alter or disturb the peace & quiet of this building. Excessive noise is not tolerated from 10:00 pm to 8:00 am
*All tenants, guest or visitors are responsibility of the unit's owner.
*PACIFICA RESIDENCES is not responsible of any loss, damage or injury caused by the miss-use of our facilities.
*The recommendations issued by the security staff should not be ignored. Any violation of the rules could result the eviction, including the risk of an administrative fine.
*Every person not listed in the register form has deny access to the building.
*Guests/Visitors of Owners
Per our bylaws, Owners are entitled to have guests in the building at their discretion at any time. All that is required is security be
notified so they know to allow the guests/visitors in the building and the guest/visitor must sign in upon arrival. As a guest of the
owner, they may have access to all common areas when they are with the owner. Please see Section V and VI in the 29th Article
of the attached bylaws for reference regarding guests/visitors of Owners.
*Guests/Visitors of Renters
Per our bylaws, Renters are NOT allowed to have guests in the building at any time unless they are registered by specific name
and approved by the Owner or Property Manager in advance of their arrival. Their name(s) will be recorded on the check-in sheet
of the Renter. Security will validate their name has been registered and approved and they must sign in upon arrival to be allowed
in the building. Even if registered and approved, guests/visitors of renters may NOT have access to the common areas, only the
private unit. Please see section I.8.iii in the 29th Article of the attached bylaws for reference regarding guests/visitors of Renters.

In addition, for all guests/visitors, the Administration reserves the right to require an official ID (Passport, IFE-Mexican Voting Card, etc.) which may be photocopied.


ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS

Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 p.m., will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 a.m. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 p.m.

Comments About the Vacation Rental Unit:
Bed sheets should be replaced (quite worn) and the internet (wifi) was unreliable.

Check in: At check in and during our stay, we did not get a coordinated check out time.
PVRPV Staff: We sent an email regarding stolen keys, but never received a reply.
