Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy

- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

Renters agree to abide by the following Rental Rules while at the property and shall ensure all members of the rental party and any guests they invite on the property will abide by the following rules at all times:

1. The maximum number of people staying in each unit is two adults.
2. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illnesses that might occur while on the premises or during the use of its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. All the guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
3. Rentar and their guest must keep the property and all furnishing in good order.
4. Pets are NOT permitted.
5. This is an adults-only complex. No kids are allowed.
6. The use of the pool is at renters' own risk. No more than two invited guests per unit are allowed to use the pool area at the same time. no outside parties or excessive noise are permitted on the pool or deck areas. there is no lifeguard on duty.
7. Smoking is not permitted in the common area of the complex, including the pool and patio area.
8. The security of the complex is of paramount importance. Renters need to ensure that the front gate of the complex is locked behind them every time it is used.
9. no refunds will be given for natural disasters or other events that are out of the Homeowners control (including weather events or political unrest)

The unit was very well equipped, the beach chairs were especially appreciated. Very good location although it does miss an ocean view!! The bed is perhaps a queen size while all other units have a king, I would suggest an up grade here. All of our appliances worked. We could've used a couple of big pots.

WE understand that there was a change in cleaning staff routine, however, it felt very confusing with multiple people arriving all the time, some maintenance, some deliveries, some cleaning staff...we were never sure who they were. This was uncomfortable as we all left our units unlocked and open as we had as a group rented all 4 interior units.
We love that as multiple couples we can stay together without having to rent a large home and live together. This ideal spot looks after each of the individual couples and makes for a delightful stay, we all return home as friends!!

Entendemos que hubo un cambio en la rutina del personal de limpieza, sin embargo, se sentía muy confuso con varias personas llegando todo el tiempo, algunos de mantenimiento, algunas entregas, algunos personal de limpieza ... nunca estábamos seguros de quiénes eran. Esto fue incómodo ya que todos dejamos nuestras unidades sin llave y abiertas ya que como grupo habíamos alquilado las 4 unidades interiores.
Nos encanta que como varias parejas podemos permanecer juntos sin tener que alquilar una casa grande y vivir juntos. ¡¡¡Este lugar ideal cuida de cada una de las parejas individuales y hace una estancia encantadora, todos volvemos a casa como amigos!!!

The pool was such a nice feature to have especially since it was more shaded than the beach and on the hot days it was nice to lounge around. I would recommend that the pool be heated so that you can also enjoy it at night time.

The room was not clean on arrival. We weren't able to shower as soon as we arrived which was unfortunate. Then we were expected to leave a tip for the cleaning even though it should've already been completed. Next time I hope this will be better.

Comments About the Vacation Rental Unit:
The table in the dining area needs to be replaced as the bottom edge has been ruined by termites and is unstable. A picture of the table was taken by PVPVR Agent Pablo upon checkout. We were told that this has been reported previously. Also the lighting in the dining area is inadequate; it's very dark in the evenings and almost impossible to see. According to the amenity list for the condo there should be a blender, a DVD player and a hairdryer. These were not there in the unit. As we did not need them, we did not report them.

The maid service provided by Maria was excellent. She was always very accommodating. Whenever we asked anything of Enrique, he was always very polite and efficient. Our rental agent Tania has been very helpful and because of her we have pre-booked into Olas Altas condominiums for 2025 and 2026.

Comments About the Vacation Rental Unit:
Maria was excellent, and any issues we had were addressed within a day.
We recommend that there are better quality utensils and cooking supplies. If that were in place, we'd likely stay for 3-4 months each year.
Extras which would help: A blow dryer, curing iron, larger soap bar for longer stays, fix the kitchen table (wobbly from termite damage) and give the place some overall TLC with changing out some of the worn pieces in the unit.

María fue excelente, y cualquier problema que tuvimos fue resuelto en un día.
Recomendamos que haya utensilios y material de cocina de mejor calidad. Si eso estuviera, probablemente nos quedaríamos 3-4 meses cada año.
Extras que ayudarían: Un secador de pelo, una plancha, una pastilla de jabón más grande para estancias más largas, arreglar la mesa de la cocina (se tambalea por el daño de las termitas) y dar al lugar un poco de TLC general con el cambio de algunas de las piezas desgastadas en la unidad.

Kimberly went above and beyond by picking us up from out unit to drive us between units since we stayed in 3 different places, although we found all the staff to be excellent. Great job, very professional!

Comments About the Vacation Rental Unit:
The unit has old appliances. It is extremely expensive, so it would need a major renovation. I also would like to point out that I have been a good PVRPV client over the past two years. This time around I stayed for more than 30 days. I find it absurd that there is no discount for customers who stay more than a week. When I booked my staying, the PVRPV staff told me that the condo complex was fully booked. That is, "if I did not want to pay for the full month, someone else would have since there was a high request." Over the 34 days that I was in the building, only the gay pride weekend was busy, the rest of the time I was by myself in the whole condo complex. I was very fond of the complex, but after the dramatic cost increase and lack of flexibility to accommodate recurrent clients, I decided to look for other options and I found a way better solution literally one block away from the complex.

La unidad tiene electrodomésticos viejos. Es extremadamente caro, por lo que necesitaría una renovación importante. Durante los 34 días que estuve en el edificio, sólo el fin de semana del orgullo gay estuvo ocupado, el resto del tiempo estuve solo en todo el complejo de condominios. Me gustaba mucho el complejo, pero tras el drástico aumento de los costes y la falta de flexibilidad para alojar a clientes recurrentes, decidí buscar otras opciones y encontré una solución mucho mejor literalmente a una manzana del complejo.

Comments About the Vacation Rental Unit:
The condo was great. My main concern when booking was if the air conditioner work well and we were not disappointed, it worked GREAT. The water pressure was weak, but we managed.

The only major complaint I have is the key situation: it takes one key to get into the complex, which you then have to lock the gate back, and then it's two different keys to get into the until. It's especially difficult when it's dark outside trying to find the correct key and then the key hole. We got the hang of it after a few day, but there should be easier access. Most properties I've stayed at in PV usually have electronic gates that open with the push of a button to exit, and then automatically lock back. This is much easier and also protects then property should someone forgets to lock the gate upon exiting.

All-in-all, we loved the property and we'll definitely stay there again.

Vanessa and the cleaning service were great and very accommodating.

El apartamento era genial. Mi principal preocupación al reservar era si el aire acondicionado funcionaba bien y no nos decepcionó, funcionó GENIAL. La presión del agua era débil, pero nos las arreglamos.

La única queja importante que tengo es la situación clave: se necesita una llave para entrar en el complejo, que luego tienes que cerrar la puerta de nuevo, y luego es dos llaves diferentes para entrar hasta el apartamento. We love the decor of the unit we rented. The artwork above the bed needs to be repaired though it is peeling badly and would be a shame to lose it. Also the stained glass window in the bathroom in need of repair before the glass falls out and breaks. The base of the dining table needs to be repaired too.

Comments About the Vacation Rental Unit:
We used the pool every day. It could use a good scrubbing. Lots of green (slimey stuff) on the tiles and around the edges and in the corners, under the water. But love having the pool there - it's part of this property's charm.

Comments, Praise or Recommendations for the PVRPV Team:
The PVRPV website is user-friendly if using a laptop. If using a phone, not so much. We were down there last week, trying to book an apt in same building for next year, and had real problems using our phone. However, the chat worked GREAT - the window popped up, and we were able to work with someone right away, and secure a unit for 2024. The person in chat looked up Olas Altas #4, and immediately said "we will had this to Eduardo right now and your reservation will be secured soon." It was all done within 5 minutes.

Just a few additional things - - Unit #4 could use some plastic glasses, so that if we want to take a drink down to the pool, we can. They only had glass (all were very nice), so we never took drinks to the pool, which was sad. The light above the dining room table is bad. There is one small spotlight shining down, that is mostly blocked by a huge non-functional chandelier. A real light would be great above the dining room table, for reading, playing cards, dining. Only other suggestion - the pump device on the big water jugs that #4 has is GREAT. (every unit should invest in one of those!) We saw a USB cord hanging on a light fixture above the water jug when we first got there, and thought someone had left their charge cord behind, and maybe Maria just hung it there . It wasn't until the pump stopped working, that my husband thought "I wonder if that is USB charged?" and plugged the pump in and it re-charged. We think having a little sign on the wall above the water jug, and under that USB cord, would help others to understand that they will need to charge the pump at some point during their stay - and "this is the cord to use to do that."

Additionally, as we have said in years passed, we LOVE Eduardo. We stay in touch with him throughout the year about our future visits, he is so knowledgeable, helpful, kind, friendly. He does everything he can to help make our reservation process easy, and our stay wonderful. We are usually in touch a week or so prior to arrival, and he is as excited about our holiday as we are!!! He is such an asset to your team. We have referred many friends directly to him.

We had a late flight out this year - - 6 pm. We had to check out at 11 am. We cannot thank Eduardo and PVRPV enough for driving our luggage to the office, and storing it for us, so that we could enjoy one more afternoon in PV before we had to go to the airport. That was fabulous.

We look forward to our visit next year. There is something about 545 Olas Altas - we have made wonderful friends there (all fellow Canadians) and we look forward to our time there each year - we all meet up there again, as we will next year (we've all already booked)

Además, como hemos dicho en años pasados, AMAMOS a Eduardo. Nos mantenemos en contacto con él durante todo el año sobre nuestras futuras visitas, es muy eficiente, servicial, amable y amigable. Él hace todo lo que puede para ayudar a que nuestro proceso de reserva sea fácil y nuestra estadía sea maravillosa. Por lo general, estamos en contacto aproximadamente una semana antes de la llegada, ¡y él está tan entusiasmado con nuestras vacaciones como nosotros! Él es un gran activo para su equipo. Le hemos recomendado a muchos amigos directamente.

I found the unit to be lacking in a few ways.the kitchen is unequipped with the necessary items.
The unit has a great layout but it's old and tired and not well maintained.

The amount of garbage that is piled up in front of the building is unfortunate but neccessary from what I can see. I would be nice if a couple times a week it could be power washed to keep the oder down and the appearance a little more clean.

The electric exterior shades are in need of repair. The one on the right will not work.. and the one on the left, was broken when we stayed in the unit in Dec2020-Jan2021...I rigged a repair with a "bar of soap"...and showed this to Pablo on this visit. Pablo did replace the water pump on the drinking water...since it was broken on our last stay as well. Thank you for allowing us to park our car in one of the complex's parking spots...it was very helpful and appreciated.
In the complex, more than one of the light fixtures is broken...with only the wire holding the fixture ( a safety concern) and the light at the front entrance is never on... and it makes it difficult to see to open the gate at night. FYI...we still love the complex & hope to stay there again in the future.

Las cortinas exteriores eléctricas necesitan reparación. El de la derecha no funcionará ... y el de la izquierda, se rompió cuando nos quedamos en la unidad en diciembre de 2020-enero de 2021 ... Hice una reparación con una "barra de jabón" ... y le mostré esto a Pablo en esta visita. Pablo reemplazó la bomba de agua en el agua potable ... ya que también se rompió en nuestra última estadía. Gracias por permitirnos estacionar nuestro automóvil en uno de los lugares de estacionamiento del complejo ... fue muy útil y apreciado.

Overall very pleased.

Important suggestion! Bed sheets were old with small tears in bottom sheet. Better quality sheets should be used and one additional set of sheets should be available to use.

En general muy satisfecho. Sugerencia importante! Las sábanas eran viejas con pequeñas rasgaduras en la sábana bajera. Se deben usar hojas de mejor calidad y un juego adicional de hojas debe estar disponible para usar.

For the value it was an excellent rental - construction was a bit of a bother but for the value I think it was fine. Hot water tank was a bit small so showers were very short but these are all minor issues. Lovely rental, nice old Mexican feel and perfect location. I’d happily rent there and with your team again.
