The V177 complex is located just one block from the Bay of Banderas and includes a fabulous roof top terrace where you will be able to enjoy, the beautifully decorated rock gardens with plenty of plants, flowers and trees, take a dip in the spacious heated infinity pool, and socialize with friends in the Jacuzzi. The kitchen includes everything that you would need to bring out the culinary chef in you, including all stainless steel appliances such as refrigerator with water dispenser and ice maker, gas burner stove top and oven, dishwasher, microwave. Additionally, you will find a laundry room with a washer and dryer, wireless internet and a safe to keep your personal items secure.
The beautifully crafted dining room table offers seating for 4. Adjacent is the living room which has a full length patio door, plus a sunlight window higher up includes a sofa and two chairs, coffee table, flat screen television with cable and air conditioning.
There is plenty of room for entertainment and relaxing or simply step out onto the terrace and enjoy the evening breeze or sip on your morning coffee.
The bedroom, which is loft style is located upstairs and has a King size bed, plenty of closet space, ceiling fan, air condition, alarm clock and private bathroom with walk in shower.

Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

GENERAL RULES OF V177 CONDOMINIUMS
Any owner, resident or visitor of the "V177" Condominiums, must obey the following rules.
Building Access
The guest access to facilities will be controlled by the Condominium administration through a guestbook in which a record is kept of the persons entering whenever it is necessary, in order to maintain control of the facilities including the pool and Jacuzzi.
If a guest asks to enter the condominium to which they were invited without having key or keycard and the owner is not reachable, they will be denied access to the building.
Personal Property
Administration is not responsible or liable for any damage or theft of any personal property.
Occupancy
Studio units may not be occupied by more than 2 adult persons. One-bedroom units may not be occupied by more than 4 adult persons. Two-bedroom units may not be occupied by more than 6 adult persons.
General Prohibitions
a) Actions affecting the peace, welfare and safety of the condominium are not allowed including acts or attitudes contrary to law, order and good morals. As such, owners, residents and visitors are prohibited the following:
b) To sublet, to house or to call persons exercising any form of prostitution in its various forms including meetings and parties, or with any intent of pornography, situations, all at risk of being considered a crime with the aggravation of penalty, if the actors are children.
c) Selling or consuming drugs, pornography, piracy, making scandals, armed persons meetings, etc.
d) Using sound devices, TVs, or videos with excessive volume, especially after 10:00 PM and/or before 8:00AM.
e) Displaying signage of any kind in windows or doors, including political, religious, for rent/sale, etc.
f) Hanging clothing or materials of any kind from railings, windows, balconies, etc.
g) Using high-heeled shoes or shoes that cause knock on the floor and disturb the residents of lower floors.
h) Having parties or meetings after 10:00 PM, as events must be scheduled with administration and parties will be conditioned on the weekend, always avoiding the scandal, the presence of groups or live bands, and excesses in general.
i) Any indecent or sexual act, visible to neighbors through open windows.
j) Laughing, crying or talking outrageously or using offensive language.
k) Using service equipments such as, washers, dryers, etc after 10:00 PM and/or before 8:00AM.
l) ) Leaving on, stereos, air conditioning, lights or fans when not in the apartment.
PROHIBITED in the outer areas, terraces, corridors, elevators, bathrooms, pools and garden area:
a) Any form of nudity, exhibitionism and attitudes involving erotic acts as the offender will be reported to the authorities immediately.
b) Selling or consuming drugs and drinking alcohol to excess.
c) Smoking is not permitted in the common areas.
d) Organizing parties that involve scandal with sound equipment, loud live bands.
e) Disobeying the schedule of common areas of 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 12:00 midnight Friday through Sunday.
f) Using the terraces of the condominiums as bedrooms or warehouse or placing anything on the terraces that detracts from the buildings aesthetics or obstructs the passage.
g) Standing or sitting on the walls, railings or planters.
h) Laughing, crying or talking outrageously or with offensive language.
i) The use of stereos, TV or phone with loud music or voice.
j) Using balls or soccer balls by adults or older children.
k) Talking loudly on a mobile telephone after 10:00PM and before 8:00AM.
l) In the case of pets allowed, the owner will take care of animal’s behavior and collect their waste, the administration warned that if three or more owners complain of a pet in writing within a 30 day period, it will have to leave the condominiums. Pets are not allowed at any time on level 7.
m) Removing bunks, mattresses, chairs and tables from their place and not return them to its original position.
PROHIBITED in the pool or jacuzzi:
a) Being in or out of the water naked, topless or in any costume that involves sexual exhibitionism.
b) Entering the water with clothes, shorts or shirts, everyone is obligated to wear a bathing suit.
c) Making use of the facilities after the permitted hours 8:00 am to 10 pm Monday through Thursday and 8:00 am to 12 midnight Friday through Sunday.
d) Taking foods or drinks into the water.
e) Using of objects of glass in the water. Use plastic only.
f) Leaving floating objects or toys in the water.
g) That for their own safety, avoid walking through the halls, bathrooms or use other facilities and elevators, while being wet. All users of the pool should be dry when they leave.
h) For proper hygiene, use the shower on the terrace, before entering the pool.
i) The maximum stay per person - owner and guests, is 6 people and will be restricted from 45 to 60 minutes, when there is a request by another owner to use the jacuzzi. Otherwise, stay may be extended until someone else requests it.
j) Under no circumstances may another person enter the Jacuzzi when it is occupied in advance, unless the user in turn permits it.
k) The person who is responsible for operating the ignition of the bubble and heating will be responsible for shutting it down.
Rooftop Common Area
a) Children under 12 must be supervised by an adult at all times.
b) The BBQ must be reserved with administration. All parties and gatherings in common areas must be approved by administration. Gatherings of more than 7 people require approval from the administrative council.
Gym
a) Children under 12 must be supervised by an adult at all times.
b) The gym may be used between the hours of 7 AM and 10 PM every day of the week.

Comments About the Vacation Rental Unit:
Everything was fabulous (see more comments below). However it's worth mentioning the following:
1. Very late in our stay I did talk to the staff cleaning the pool deck area early in the mornings to perhaps start later than 7:30am. This is because the noise created by the water bucket they use and move around and the furniture they move to clean really is quite load in the Penthouse units. For almost our entire stay, this was our alarm clock at 7:00am or many times earlier :-)
2. I also mentioned to Enrique late in our stay and Sandra on the day we left that the downstairs shower water pressure was significantly less than the water pressure in the shower upstairs. I don't have a lot of hair...so not a big problem for me :-) However it wouldn't be ideal for my wife or someone with more hair. If the water pressure could be improved in the downstairs shower...that would make everything almost perfect!
3. It would be great if the condo had serving plate(s)...there were none, a salad bowl...we couldn't see one, a large serving tray for carrying things, like up to the barbecue...we used one of the aluminum banking sheets, and a wooden cutting board of good size...the plastic ones are really that hygienic and a wooden board could double as a serving piece.
4. The holder for the upstairs A/C was broken previous to our stay and held on the wall with tape. It fell off while Tania was checking us in. If it hasn't been done as yet, it should be replaced and properly screwed onto the wall. Not a biggie, but should be done at some point soon.
These are suggestions that would make it a perfect condo. Not absolutely required, but very nice to complete the experience.
And to reinforce, the staff of the complex were always very very friendly, helpful and responsive. All contribute to why we will return again next year.

También mencioné tarde en nuestra estancia, a Enrique y Sandra en el día que nos fuimos que la presión del agua de la ducha de abajo era significativamente menor que la presión del agua en la ducha de arriba. No tengo mucho pelo... así que no es un gran problema para mí :-) Sin embargo, no sería ideal para mi esposa o alguien con más pelo. Si se pudiera mejorar la presión del agua en la ducha de abajo... ¡eso haría que todo fuera casi perfecto!
3. Sería genial si el condominio tuviera plato(s) para servir...no había ninguno, una ensaladera...no pudimos ver ninguna, una bandeja grande para servir para llevar cosas, como incluso barbacoa...usamos una de las bandejas de aluminio, y una tabla de cortar de madera de buen tamaño...las de plástico son realmente higiénicas y una tabla de madera podría tener una funcion doble como utensilio para servir.
4. El soporte para el aire acondicionado de arriba se rompió antes de nuestra estancia y se mantiene en la pared con cinta adhesiva. Se cayó mientras Tania nos registraba. Si no se ha hecho todavía, debe ser reemplazado y atornillado correctamente en la pared. No es gran cosa, pero debe hacerse en algún momento pronto.
Estas son sugerencias que harían un condominio perfecto. No es absolutamente necesario, pero muy agradable para completar la experiencia.
Y para reforzar, el personal del complejo fue siempre muy muy amable, servicial y sensible. Todos contribuyen a por qué volveremos de nuevo el próximo año.
Comments, Praise or Recommendations for the PVRPV Team:
All of the PVRPV staff have been and were tremendous!!!! That includes Eduardo (who has left PVRPV) with whom we booked our recent stay and our stay in 2024...Tania, Kim, Sandra and Enrique.!! Thank you for everything.
One minor critique before I go on. The only weakness may be found in the cleaning of the condo. The ladies cleaning were fabulous, but they need to be provided with vacuum cleaners. I'm incredibly observant re cleaning. Brooms and wet mops will only clean to a certain point...then they just spread dirt, hair, etc...that only a vacuum can remove. And how to brooms and mops clean carpets? Vacuums are best for all surfaces...hard and soft. Perhaps vacuums are not possible for some reason, but would allow your housekeepers to do a thorough job.
I wanted to specifically thank Enrique, our PVRPV property inspector. He was amazingly helpful onsite when the Internet was changed to increase it's speed and repairs were needed to be done to the refrigerator. He even came by a couple of days after the repairs to make should all was working properly! Thank you Enrique.
I also want to specifically thank Kim for all her help with working with the owner to help make our stay more enjoyable. She worked with the owner to change and increase the speed of the Internet (which was quite poor), to get the required refrigerator repairs completed quickly, to supply us with (6) additional wine glasses and a can opener that worked. Thank you Kim.
And finally I wanted to thank the owner of PH3 very very much for making the changes and improvements that we requested through Kim. This is the type of attention and care that will ensure continued loyalty to booking and re-booking his/her condo. A big big thank you!

Una pequeña crítica antes de continuar. La única debilidad se puede encontrar en la limpieza del condominio. Las camaristas eran fabulosas, pero necesitan ser proveídas con aspiradoras. Soy increíblemente observador en la limpieza. Las escobas y los trapeadores mojados solo limpian hasta cierto punto...entonces solo esparcen suciedad, pelo, etc...que solo una aspiradora puede remover. ¿Y cómo limpian las alfombras las escobas y las fregonas? Las aspiradoras son lo mejor para todas las superficies... duras y blandas. Tal vez las aspiradoras no son posibles por alguna razón, pero permitiría a sus camaristas hacer un trabajo a fondo.
Quería agradecer específicamente a Enrique, nuestro inspector de la propiedad PVRPV. Él fue increíblemente útil en el sitio cuando el Internet fue cambiado para aumentar su velocidad y las reparaciones que había que hacer a la nevera. Incluso vino un par de días después de las reparaciones para asegurarse de que todo funcionaba correctamente. Gracias Enrique.
También quiero agradecer específicamente a Kim por toda su ayuda con el trabajo con el propietario para ayudar a hacer nuestra estancia más agradable. Trabajó con el propietario para cambiar y aumentar la velocidad de Internet (que era bastante pobre), para conseguir que las reparaciones necesarias del frigorífico se completaran rápidamente, para proporcionarnos (6) copas de vino adicionales y un abrelatas que funcionaba.
