Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies.

OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.

VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
Guest visitors must be registered with the Administration.
No overnight visitors are allowed.
Visitors cannot use the common areas.

PET POLICY
ONLY service dogs with papers are allowed. Please inquire first.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 10:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.

POOL POLICY
The use of the pool is under your own risk.
Pool open from 10:00 am to 10:00 pm.
No smoking in or around the pool.
No glass, food or drinks in or around the pool.
Swimsuits are required in pool.
Children under 12 yrs old must be accompanied by an adult.
No jumping, diving or running around the pool area.
Pool floats, loungers or inflatable toys are not permitted in the pool.
Walking out or climbing on any of the exterior ledges or walls around the pool is strictly prohibited. Violation of this rule will not. be tolerated and will result in immediate guest eviction and a fine.

TERRACE RULES
Renters are not allowed to have guest, friends or visitors to use the common areas of this building.
Pets are not allowed.
No saving chairs.
Smoking is not permitted anywhere on the terrace except in the designated area.
No dripping swimsuits in the elevator. Please dry before entering.
Cushions and pillows from the sofas are not to be removed and used for any other purpose.
Beverages (cans, bottles, etc.) are not to be placed inside the ice maker for cooling.
Personal musical devices without the use of headphones that could become bothersome to others are not permitted.
Pacifica Residences is not responsible for loss of personal articles or injury of the misuse of the common areas.

GYM RULES
Gym hours from 6:00 am to 10:00 pm.
Clean equipment after usage.
Use a towel to clean sweat.
Sports clothing is required.
Do not drop weights or equipment.

GUEST KEYS
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD ($1,000 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

PACIFICA RESIDENCES GENERAL POLICIES

Renters are not allowed to have guest, friends or visitors use the common areas of this building. Every person not listed on the check in registration form will be denied access to the building.

Is forbidden to alter or disturb the peace and quiet of this building. Excessive noise is not tolerated form 10:00 pm to 8:00 am.

All tenants, guests or visitors are the responsibility of the unit owner.

The recommendations issued by the security staff shout not be ignored. Any violation of these rules may result in eviction, including the risk of an administrative fine.

Comments About the Vacation Rental Unit:
The condo front desk staff member, Jose, created an odd situation. He was the only staff member to stop my guests and tell them they had to produce ID to enter, he demanded my guest provide a copy of their passport and after that told them they could not use the pool or gym. He said they had to stay in the room. We are able to have 4 guests. It felt like Jose did not like our obviously gay guest, the Jose may be homophobic. It makes me not want to stay at this condo again, very uncomfortable feeling. The hot tub in the pool did not work/get hot (ever). The pool was missing a lot of tile. The pool level has an unlocked gate allowing anyone (including small children) to walk off the roof. The pool is missing a lot of tiles inside making it uncomfortable to stand in a small area.

El miembro del personal de recepción del condominio, José, creó una situación extraña. Fue el único miembro del personal que detuvo a mis huéspedes y les dijo que tenían que presentar una identificación para entrar, exigió a mis huéspedes una copia de su pasaporte y después de eso les dijo que no podían usar la piscina o el gimnasio. Les dijo que tenían que quedarse en la habitación. Podemos tener 4 huéspedes. Me dio la sensación de que a José no le gustaba nuestro huésped, obviamente gay. Hace que no quiera quedarme en este condominio de nuevo, sensación muy incómoda. La bañera de hidromasaje en la piscina no funcionaba/se calentaba (nunca). A la piscina le faltaba mucho azulejo. El nivel de la piscina tiene una puerta sin llave que permite a cualquier persona (incluyendo niños pequeños) para caminar desde el techo. A la piscina le faltan muchos azulejos por dentro lo que hace incómodo estar de pie en una zona pequeña.

We would like to pay with American Express as it is an insurance for our trip. It was unfortunate we could not hear. Jesus was our agent/concierge and incredibly responsive, helpful for questions, he immediately responded to concerns regarding our guest and the condo staff. I will book with PVRPV again over Airbnb, I wish Jesus and PVRPV were in other cities across the world - I’d never have to use Airbnb again! Thank you to Jesus and team for the wonderful stay!
