Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

TERRACE RULES
*Pool open from 10:00 am to 10:00 pm
*Renters are not allowed to have guest, friends or visitors to use the common areas of this building.
*Pets are not allowed
*No saving chairs
*No smoking in or around the pool
*No glass, food or drinks in or around the pool
*Swimsuits are required in pool.
*Children under 12 yrs old must be accompanied by an adult.
*Pacifica Residences is not responsible for loss of personal articles or injury of the misuse of the common areas.
GENERALES:
*The building is Pet Friendly ( Cats & Dogs only ). If every unit owner accept pets, they are allowed only inside the unit and not in the common areas such as: Terrace, pool area or Gym.
*Is forbidden to alter or disturb the peace & quiet of this building. Excessive noise is not tolerated from 10:00 pm to 8:00 am
*All tenants, guest or visitors are responsibility of the unit's owner.
*PACIFICA RESIDENCES is not responsible of any loss, damage or injury caused by the miss-use of our facilities.
*The recommendations issued by the security staff should not be ignored. Any violation of the rules could result the eviction, including the risk of an administrative fine.
*Every person not listed in the register form has deny access to the building.
*Guests/Visitors of Owners
Per our bylaws, Owners are entitled to have guests in the building at their discretion at any time. All that is required is security be
notified so they know to allow the guests/visitors in the building and the guest/visitor must sign in upon arrival. As a guest of the
owner, they may have access to all common areas when they are with the owner. Please see Section V and VI in the 29th Article
of the attached bylaws for reference regarding guests/visitors of Owners.
*Guests/Visitors of Renters
Per our bylaws, Renters are NOT allowed to have guests in the building at any time unless they are registered by specific name
and approved by the Owner or Property Manager in advance of their arrival. Their name(s) will be recorded on the check-in sheet
of the Renter. Security will validate their name has been registered and approved and they must sign in upon arrival to be allowed
in the building. Even if registered and approved, guests/visitors of renters may NOT have access to the common areas, only the
private unit. Please see section I.8.iii in the 29th Article of the attached bylaws for reference regarding guests/visitors of Renters.
In addition, for all guests/visitors, the Administration reserves the right to require an official ID (Passport, IFE-Mexican Voting Card, etc.) which may be photocopied.
RULES FOR GYM USE
*Gym hours 6:00 am to 10:00 pm
*Clean equipment after usage
*Use a towel to clean sweat
*Sports clothing is required
*Do not drop weights
ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 p.m., will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 a.m. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 p.m.

Comments About the Vacation Rental Unit:
Our host Jesus made our trip exceptional. The master shower would not drain our first night and Jesus promptly submitted a report and maintenance fixed the problem same day! Our shower drained perfectly the rest of our stay. On our last night, we returned to our unit without electricity. It was late, almost midnight, and Jesus was responsive in his attempts to resolve the issue at such a late hour. The transformer was to blame (completely out of our hosts’ control) but Jesus’ responsiveness was stellar and more than appreciated! Look forward to our next stay!
Nuestro anfitrión Jesús hizo que nuestro viaje fuera excepcional. La ducha principal no desagüaba nuestra primera noche y Jesús envió rápidamente un informe y el servicio de mantenimiento solucionó el problema ese mismo día. Nuestra ducha desagüó perfectamente el resto de nuestra estancia. La última noche, volvimos a nuestro apartamento y no había electricidad. Era tarde, casi medianoche, y Jesús se mostró muy receptivo en sus intentos por resolver el problema a esas horas. La culpa era del transformador (algo totalmente ajeno al control de nuestros anfitriones), pero la capacidad de respuesta de Jesús fue excelente y se lo agradecemos enormemente. ¡Estamos deseando volver!
