Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

No se permite fumar en la unidad
When not in residence the owner is limited to a
maximum of 2 people in studio condos, 4 people in 1-
bedroom condos and 6 people in 2-bedroom condos.
Please note that children are counted as an occupant.
Renters must not have overnight guests unless the owner has given permission for the guests and notified the Zenith Administration office three days in advance.
They cannot stay past 12:00 a.m. and they do not have access to the common areas (pool, gym, etc.). at any time.
Pets not allowed in the unit
It is prohibited to play stereos at levels exceeding 60
decibels.
Excessive noise from within a private unit or on common
areas. $2,000 MXP penalty each occurrence.
No Noise after 10:00 p.m. inside and outside theCondominiums
1.-Pool and Jacuzzi are available between the hours of 9:00
am and 10:00 pm.
2.- Proper bathing attire must be worn at all times: Children
wearing diapers must wear swimming diapers. NO NUDITY.
3.-All children under 12 years old must be accompanied by
an adult at all times.
4.-For safety reasons, children under 12 are not permitted in
the Jacuzzi.
5.-No Diving or Jumping in the Pool/Jacuzzi.
6.-No Boogie Boards or inflatables in Pool.
7.-No Food is allowed inside pool/Jacuzzi or on pool/Jacuzzi edge, or pool/Jacuzzi steps.
8.-Drinks in a closed and sealed container (i.e thermos, yeti
cups) are allowed inside the pool/Jacuzzi, at the edge of the pool/jacuzzi and on the pool/jacuzzi steps. Open aluminum beer or drink cans, and disposable styrofoam cups with snap-on plastic lids are not allowed.
9.-No Glass Objects allowed in pool or roof top terrace
area.
10.-Do not reserve chairs around the pool. Security staff is
instructed to remove towels from chairs left unattended
for more than one hour.
11.-Towels MUST BE USED on chairs for sanitary reasons, due
to use of sun lotions, and perspiration.
12.-Do not use the pools or Jacuzzis if you have an open sore,
skin disease or a contagious infection.
13.-It is prohibited to play stereos at levels exceeding 60
decibels.
14.-No pets in the pool area; no bicycles, roller blades or
skates.
15.-Pool furniture may not be removed from its existing
location.
16.-No throwing or the use of hard objects such as balls, bats,
or toys.
17.-No smoking and no VAPING in the terrace area,
including BBQ and bathrooms and all common areas.
18.-Illegal drugs i.e. Marijuana, etc. are prohibited. Violation
of this rule will result in immediate notification to the
police.
19.-Do not enter the residential tower when wet or dripping
water. Dry off before using the elevator.
20.-Use of the pool and jacuzzi are at your own risk. Zenith is
not responsible for accidents, injuries, or lost articles.
21.-NUDITY IS PROHIBITED.
22.-Please refer to other rules posted near these areas on the
terrace.
GUEST KEYS
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD ($1,000 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.
GENERAL RULES
Guests other than those on the list approved by the owner will not be granted access to the property.
All renters must read and sign the rules to be granted access to the property.
It is prohibited to hang clothes, towels and any other objects from the balcony railings; do not throw anything down from the balconies as you can injure someone below.
No Playing, Running or Shouting in the Hallways
Trash is to be placed in the trash chutes located on the service staircase. Please carry all glass or large cartons to the basement for disposal.
Renter/guest with a pet will need to sign a Pet Rules Form.
Renters are allowed to receive up to 8 visitors. They must be registered at least 1 hr. in advance by sending an e- mail to the Administration, or pre-register the names at the front desk. Each visitor must leave an ID at the front desk for time they are in the building.
The reception guard will notify the guest when his visitor arrives.
• Visitors must sign and comply with these Regulations, or they will not be allowed access to the property.
• If you use the grocery cart in the lobby, disinfect the handle when you return it. Wipes are available at reception if needed.
• Food deliveries: Residents/Renters must pick up deliveries in the lobby.
