It is a beautiful spacious condominium with an exquisite decoration, where you can comfortably accommodate 4 adults.

The modern kitchen has all stainless steel appliances, including a wine cooler and washer / dryer;

In the second bedroom you will find two single beds in the guest bedroom that can be joined to form a king size.

Please note Old Town/Zona Romantica is a relatively busy area within the city of Puerto Vallarta. You are in close proximity to city bus routes that offer daily service from 6 a.m. until 11 p.m., which provide easy access to downtown destinations and the surrounding areas. You are also in easy walking distance to a vibrant entertainment district in the evenings you may hear music from nearby bars and clubs, and the sounds of people enjoying these late night/early morning venues.

Puerto Vallarta is a safe, moderately large, bustling city with plenty of old world Mexican charm, with all the sights, sounds and flavors that come with that. Enjoy daily walks along the Malecon (boardwalk), visit the beach, fine galleries, amazing restaurants, outstanding stage shows and nightspots. You are just steps away from all the excitement.

Construction Notice

Puerto Vallarta has quickly become a popular vacation hot spot and is experiencing a rapid growth to keep up with the demand for rental properties and real estate opportunities. As of late 2018, there has been a noticeable increase in construction areas within the Romantic Zone. Construction usually occurs Monday to Saturday during work hours, and may cause some noise and dust. Construction may include renovations to existing units within a complex, new construction sites and road maintenance – work. Since there are numerous new and existing construction sites or renovations, it is sometimes difficult to get away from the additional noise within your unit during the day.

We encourage our guests to take advantage of the various beaches and the other parts of Puerto Vallarta and surrounding areas. For more suggestions contact our Concierge department.


CHECK IN and CHECK OUTS

CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.

Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $25.00 USD (tax included) or equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment, which must be paid in cash, and collected by concierge.

Remember that Puerto Vallarta is located in Central Time Zone (same as Mexico City, GMT-6).

You will be issued 1 set of keys for each person noted on the Booking Confirmation.

Important notes:

  • Cleaning Services: Our Standard Cleaning Services included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $25.00 *USD (tax included). This will be collected by Concierge on the day of the check in.
  • Damage insurance: Every client that makes a booking, is now required to pay an additional $35.00 *USD (tax included) which is for a non-refundable damage insurance. The $35.00 non-refundable damage insurance covers damages up to $500.00 *USD. For additional information please refer to our BOOKING CONFIRMATION POLICY.
    *USD or equivalent in Mexican pesos based on the exchange rate of the pesos on the date of your payment.

A lovely 4* unit and facility. Wonderful views of the mountains and cathedral. Staff was pleasant and helpful.
Very good value. The only reason I am not giving it 5* is it's simply not quite that.

We loved the pool and the size of the building. The only complaint was the very loud dueling nightclubs across the street that would play music until 4-5 in the morning. It would wake us up at least 2-3 times a night. Clearly beyond the building's control but it was enough to keep me from staying in that area again.

Muy buen valor. La única razón por la que no le doy 5* es que no es exactamente eso.

Nos encantó la piscina y el tamaño del edificio. La única queja eran los clubes nocturnos de duelo muy ruidosos al otro lado de la calle que ponían música hasta las 4 o 5 de la mañana. Nos despertaría al menos 2-3 veces por noche. Claramente más allá del control del edificio, pero fue suficiente para evitar que me quedara en esa área nuevamente.

Sliding doors on the street side balcony of the unit were broken. This would cause a tremendous cooling loss and a slight security issue. If I were the condo owner I would want to see the doors installed properly.

Urban 6A is stunning!! Every detail is well thought out, with beautiful, high-end furnishings. The pool area is gorgeous and never busy. Security guard is on duty every night and was so friendly and nice. Just remember ear plugs. We all know the area is vibrant with nightlife, so noise is to be expected. Urban 6A is so beautiful, we highly recommend it! Thank you Eduardo at PVRPV for all your amazing help throughout!

Comments About the Vacation Rental Unit:
The unit is spacious and well located. The ‘second bedroom’ is windowless, without closets or dresser to unpack clothes, no bedside table or lamp. Just an overhead light. As this is an extremely noisy neighbourhood the closed inner space could be an asset for some. We moved the dresser from the master to the secondary ourselves to provide storage.
The master suite is beautifully laid out with large closets and ensuite. First rental I’ve had in ages that actually had enough hangers for our needs.
The roof top pool is lovely and is heated.
There is no concierge, but there is night time security at the desk, and this was all we needed.
The furnishing is a bit dated, with the sofa so uncomfortable we likely never used it once.
The front terrace is great; sunny and well furnished.
Two large screen TVs provided. Using them was too complicated so we didn’t use either. The agency staff were kind enough to come and demonstrate …after they left we still could not use. We are both 67, I’m sure younger guests would do better.
Easy to operate safe in master bedroom.
Terrible wi-fi. The modem is located on the floor in a closet behind a closed heavy door. Wrong, wrong, wrong. We moved it outside the closet door which meant you could not open one side of the closet and had to watch not to kick it as you went down the hall. If you need to do Zoom meeting/work while in PV this is not the place for you.
In suite laundry was very useful.
Note: this building is in the party zone. The level of ambient noise is quite amazing. At night the lovely sliding doors/terrace off master bedroom are not useable due to extreme volume of ‘music’ from outdoor and roof top night clubs a block away. Full volume till 4 AM. Even with doors sealed I used ear plugs. This would be an issue for any apartment in this neighbourhood. It’s a decision to be made in advance…great walking distance to restaurants and night life vs incredible noise night and day. For us location won.

La unidad es espaciosa y bien ubicada. El 'segundo dormitorio' no tiene ventanas, ni armarios, ni tocador para desempacar la ropa, ni mesita de noche ni lámpara. Sólo una luz de techo. Como este es un vecindario extremadamente ruidoso, el espacio interior cerrado podría ser una ventaja para algunos. Movimos la cómoda de la recamara principal al secundario nosotros mismos para proporcionar almacenamiento.
La suite principal está bellamente diseñada con grandes armarios y baño privado. El primer alquiler que tuve en años que en realidad tenía suficientes perchas para nuestras necesidades.
La piscina de la azotea es preciosa y está climatizada.
No hay conserje, pero hay seguridad nocturna en el escritorio, y esto era todo lo que necesitábamos.
El mobiliario está un poco anticuado, con el sofá tan incómodo que probablemente nunca lo usamos una vez.
La terraza delantera es genial; soleado y bien amueblado.
Se proporcionan dos televisores de pantalla grande. Usarlos era demasiado complicado, así que no usamos ninguno. El personal de la agencia tuvo la amabilidad de venir y demostrar... después de que se fueron, todavía no podíamos usar. Ambos tenemos 67 años, estoy seguro de que a los invitados más jóvenes les iría mejor.
Caja fuerte fácil de operar en el dormitorio principal.
Pésimo wifi. El módem está ubicado en el piso en un armario detrás de una puerta pesada cerrada. Mal, mal, mal. Lo movimos fuera de la puerta del armario, lo que significaba que no podía abrir un lado del armario y tenía que estar atento para no patearlo mientras avanzaba por el pasillo. Si necesita hacer una reunión/trabajo de Zoom mientras está en PV, este no es el lugar para usted.
La lavandería en la suite fue muy útil.
Nota: este edificio está en la zona de fiesta. El nivel de ruido ambiental es bastante sorprendente. Por la noche, las hermosas puertas corredizas/terraza del dormitorio principal no se pueden usar debido al volumen extremo de "música" de los clubes nocturnos al aire libre y en la azotea a una cuadra de distancia. A todo volumen hasta las 4 AM. Incluso con las puertas selladas usé tapones para los oídos. Esto sería un problema para cualquier apartamento en este vecindario. Es una decisión que se debe tomar con anticipación... una gran distancia a pie de restaurantes y vida nocturna frente a un ruido increíble de día y de noche. Para nosotros la ubicación ganó.

The website has a great selection of properties and is easy to use.
Would definitely use them again for future rental.

We knew about the construction happening at Urban 2 prior to our stay. It didn't bother us unless they started earlier or worked later than they are allowed to. I think informing future guests of the construction would be a wise thing to do.

No furnature in the small bedroom. Some kind of dresser stand would be nice. No place to put things in bedroom. No instructions on anything. Ice macine impossable to get working. Dishwasher and microwave were tricky. If I did not know spanish they would be impossable. Help from PVRPV was great and fast as the slider did not work & they fixed it soon.

No hay muebles en el dormitorio pequeño. Algún tipo de tocador estaría bien. No hay lugar para poner cosas en el dormitorio. No hay instrucciones sobre nada. Máquina de hielo imposible de poner en funcionamiento. El lavavajillas y el microondas eran complicados. Si no supiera español serían imposibles. La ayuda de PVRPV fue excelente y rápida ya que el control deslizante no funcionó y lo arreglaron pronto.

As always, Angel Cocula Reynoso helped us from early on with our trip planning with PVRPV as well when we arrived. If it wasn't for him, we probably wouldn't have continued to return.

The condo was very nice, but we do have some complaints.

The WIFI was very bad. It was only good enough for basic email and web browsing. It was difficult to use with services like Netflix.

In addition, there TV had no cable connection for regular TV services. There was only options to log onto personal accounts for services which we were not comfortable with entering our account credentials to access.

Although the kitchen had just about everything, it would have been nice to have a teapot for hot water

Como siempre, Angel Cocula Reynoso nos ayudó desde el principio con la planificación de nuestro viaje con PVRPV también cuando llegamos. Si no fuera por él, probablemente no habríamos seguido regresando.

El condominio fue muy agradable, pero tenemos algunas quejas.

El wifi era muy malo. Solo era lo suficientemente bueno para el correo electrónico básico y la navegación web. Fue difícil de usar con servicios como Netflix.

Además, la televisión no tenía conexión por cable para los servicios de televisión regulares. Solo había opciones para iniciar sesión en cuentas personales para servicios a los que no nos sentimos cómodos al ingresar nuestras credenciales de cuenta para acceder.

Aunque la cocina tenía casi todo, hubiera sido bueno tener una tetera con agua caliente.

Property Policy

This property has its own policies, please read carefull

Rules
Our condominium is managed with the spirit of maintaining a "family atmosphere". This commonly understood term used in Mexico, refers to caring for the customs that govern behavior between neighbors, nurturing a respectful coexistence amongst us, through customs commonly considered to be basic good manners. This includes the welcoming of all races, religion and sexual orientation.

Renters must confirm with their signature that they have been provided with a copy of the bylaws and internal rules, implying that they have read them and agree with abiding by them.

POOL & ROOFTOP PATIO RULES
Pool Hours for guests is 10AM-10PM Daily
1.- It is strictly forbidden for children under 16 years of
age to use the pool unless they are accompanied by an
adult who can swim. There is NO LIFEGUARD at the
pool.
2.- Use of the pool and rooftop/BBQ is at one’s own
risk.
3.- No glass liquor bottles, or other glass containers or
dinnerware allowed on the rooftop. All containers on the
rooftop should be of an unbreakable material. Unit
owners that rent should be supplying these items for
their guests use.
4.- If you or your guest has an accident of glass
breakage in the pool, you will be responsible for the
cost of draining and refilling the pool.
5.- Eating in the pool is strictly forbidden. Please use
the tables and chaise lounges for eating and clean up
after yourself.
6.- Babies, toddlers, and incontinent persons to wear
appropriate disposable swimmers (no diapers) in the
pool. If you or your guest has an “accident” in the pool,
you will be responsible for the cost of draining and
refilling the pool.
7.- No running on the pool deck, it is slippery when wet.
8.- No loungers/chairs/tables may be reserved at the
rooftop pool. First come, first served for chairs and
tables.
9.- Proper swim attire to be worn at all times.
10.- No spitting in the pool.
11.- Only owners can have pets on common rooftop
area.
12.- Pets are NEVER permitted to swim in the pool.
13.- Rafts are not permitted in the pool. Children’s
“floaties” and “noodles” are permitted. These items
should not be left in the pool when they are not in use.
14.- Before leaving roof top please lower any umbrellas
you have used and return loungers/chairs to their
original places.
15.- Swimming under the effects of alcohol, carrying out
dangerous sports or other actions is strictly forbidden.
Please be respectful to other visitors enjoying the pool
area.
16.- Guests/Tenants are permitted to have a maximumof 2 guests per unit on the rooftop.
17.- All residents are entitled to enjoy a peaceful
environment, please be considerate and keep your
voices down. Music is permitted at reasonable volume
until 11:00 PM. Talking on the speaker option of a cell
phone is prohibited.
18.- Smoking and vaping is not permitted in any
common areas except for the designated smoking area
on the roof top, north of the bathroom. Smokers to use
ashtray provided. NO smoking of cigars or pipes.
ABSOLUTELY no smoking in the pool.
19.- The pool will be heated to 86-87 degrees
Fahrenheit. The pool will be heated from November 1st
through April 30th of each year.

ROOFTOP PARTIES/GATHERINGS
1.- Parties or gatherings on the rooftop deck are for
owners ONLY and are limited to 20 guests maximum.
2.- The owner organizing a party/gathering will notify
the building Administrator advising of date and times. In
the event of a conflict, Administrator will immediately
notify owner of the conflict.
3.- The owner does NOT have the exclusive use of the
rooftop pool area during a party/gathering. The rooftop
area is for the use of all residents, at all times.
4.- The owner having the party/gathering is obligated to
leave the area clean and in proper order; this includes
the lobby, parking garage and elevator.
5.- Music is permitted at reasonable volumes until 11:00
PM. The use of other common areas for
parties/gatherings is not permitted.
Breaking any Pool rules will result in a fine of
$5,000 pesos per violation.







Inside security cameras

Some properties utilize cameras to improve security for owners, guests and staff. These cameras are generally located in areas where one would not normally have a reasonable expectation of privacy. This might include common hallways, pool and other entertainment spaces, and common laundry rooms to name some examples..

Security cameras inside vacation rentals are discouraged and considered off-limits for areas such as bedrooms, bathrooms and other areas that would be considered private.

Any cameras that are present are installed either by the building administration or unit owner and are not the property of PVRPV.

Building or Complex specific regulations for COVID19

Due to unforeseen circumstances, when or if deemed necessary to maintain healthy and safety protocols for COVID19, the building administration may introduce new guidelines for renters or common areas within the complex. Although PVRPV and team will make every effort to advise our guests of changes, we may not always be made aware of last minute changes or government guideline changes for a specific building. We cannot be liable or held responsible for these changes.

Cleaning & Maintenance

New sanitization processes and protocols have been implemented in an effort to combat COVID19. Our supplies and cleaning products are industry standards and do not pose any environmental concerns for the occupants of the unit or space.

In an effort, to maintain safe social distances for you and our team members, we will ask you to vacate your rental unit while they perform their cleaning duties. Should a major maintenance issue arise that will require our maintenance team to be in your space for a lengthy period of time, you maybe asked to leave while they complete their task. Please keep in mind, we will always do our best to accommodate a specific time or date you wish to have your rental unit cleaned, but may not be able to guarantee it. Our customer service team is here to help you facilitate any special requests you may have for cleaning or maintenance scheduling.

Cancellation Policy

At this time we do not have a specific COVID19 cancellation policy for future reservations. Our Booking Confirmation Policy would apply to all future bookings. For more details: Click here.

Puerto Vallarta is receiving guests. Some countries may offer travel advisories regarding future travel but no travel ban has been implemented. Should government changes be introduced, a policy will be implemented for those guests impacted by changes.

Date Change - Rescheduling Fees Waived

Should you make a future booking or have a future booking and at the time you are schedule to travel you are unable to travel due to COVID19 we will work with guests and property owners to allow a date changes. Currently all reservation / booking date change fees are being waived for guests with travel impacted by COVID19. ALL date changes are subject to availability and per night rate increases. The number of nights of the original booking will be the number of nights granted for a date change, additional nights will be subject to the nightly rate.

COVID19 Testing & Traveling

Canadian Government & the United States CDC require proof of testing prior to boarding an aircraft destined for Canada or the USA. Rest assured, there are many clinics and possibilities for testing.
