In early 2023 a Game Room will open on the 1st floor of the complex. The complex is located on a rise on the east side of Zona Romantica. The complex is accessed by walking or by car. If walking, you can expect to walk up a slope in the last three blocks to the base of the building. You can enter the building via the parking garage elevator or take the 47 stairs up to the lobby when you will also find the elevator and other common areas.

The Palm on the Tree Unit 2 is located on the second floor and can be accessed from the complex lobby or parking garage by elevator. There is also a staircase in the building that provides convenient access. This 2 bedroom, 2 bathroom condo has been decorated with simply stated, beautiful parota wood furnishings that are unique in design and provide varied options for their use including a one-of-a-kind sliding glassware open cabinet above the kitchen island. The detail that went into planning this condo is unparalleled and sets it apart as unique in this building.

The condo has digital touchpad climate controls for your convenience and comfort. Remote controls operate the window coverings.

Kitchen/Dining
On entering the condo you are invited by the open concept room which flows from the kitchen through the dining and living room areas to the large terrace with city views. The large galley kitchen features stainless steel, GE profile appliances that would be the envy of any chef. This kitchen is ideal for your to cook any size of meal, enjoy it at the sit up bar or use that space as a service area for bar or food. This kitchen has every possible appliance and amenity. In addition to the sit-up bar, the adjacent dining room has a parota wood dining table with multiple configurations to host from 4 - 8 persons. At the end of the galley kitchen is a utility room with full-sized, front loading washer and dryer.

Living Room
The open concept condo includes the living room which is off of the dining area. It is perfect for entertaining, enjoying an evening at home with the 65" Smart TV, or lounging on the comfortable furnishings. There is a sofa bed and additional occasional seating. The city view through the oversized terrace doors also includes the beautiful foliage of the jungle and the complex garden. The floor to ceiling opening doors have black out remote controlled curtains.

Terrace
The large terrace which runs along the entire front of the condo is accessed off of the living room or principal bedroom The space has both high top seating and two inviting occasional chairs for relaxing with a favourite book, have a nap or sipping a beverage.

Principal Bedroom
The principal bedroom is located on the front of the condo off of the living room. The large room has a King Bed, high-top work table, a walk through closet and ensuite bathroom with glass framed shower. From the bedroom you can access the terrace and enjoy the fresh air and city views through the floor to ceiling terrace doors. The floor to ceiling opening doors have black out remote controlled curtains.

Guest Bedroom
The Guest Bedroom is located nearer the entrance of the condo with a queen size bed, generous closet space, workspace, and ensuite bathroom with walk-in shower. This bedroom is a peaceful get away for a sleep filled night. A large window makes the space fresh and bright in the daytime.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas.

OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.
Minors above the age of 12+ are permitted.
NO minors under the age of 12 are permitted.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

VISITOR POLICY
The number of visitors must not exceed the maximum occupancy of the unit.
Only guests registered and confirmed in your booking are allowed to occupy the unit.
No overnight visitors are allowed.

PET POLICY
Sorry, no pets allowed.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 pm until 9:00 am, including Speakers, Music, Televisions, etc. inside of the unit.

POOL POLICY

- Hours:
Monday to Thursday: 9 a.m. to 10 p.m.
Friday and Saturday: 9 a.m. to 12 a.m. (midnight)
Sunday: 9 a.m. to 9 p.m.
- Personal safety is the responsibility of each user.
- The use of swimwear is mandatory
- It is forbidden:
The practice of rough games, as well as diving.
Enter with pets.
Enter under the influence of alcohol or narcotics.
Enter with skin, eye and/or ear infections, or any other contagious disease.
Stand or walk on the edge of the pool.
Introduce elements not intended for use in it, e.g., furniture, glassware, etc.

COMMON AREA POLICY

KEY POLICY
This unit has a keyless entry. Upon arrival, you will be provided with a code to access the unit during your stay. Your concierge will explain how to operate the smart lock.

GARAGE REMOTE
If you need a remote control for the garage, please ask your concierge. Garage control must be returned at the time of Check-Out in the same condition as received
PLEASE NOTE: Should you lose, damage or not return the remote the cost is $300 USD. Please have this fee prepared to be collected by the concierge (CASH ONLY) at the time of check-out. This Fee is NOT covered by the guest damage insurance.

THE PALM ON THE TREE REGULATIONS

General

- It is forbidden to run or shout in hallways and stairs.
- It is forbidden to play with or in the elevator.
- It is forbidden to hang articles from and on the unit’s balcony/terrace railing (e.g., towels, clothes, fins, etc.).
- Music inside each unit must have a moderate volume, so neighbors are not disturbed. In case of non-compliance, you will be asked to lower the volume. In case of reoccurrence, a fine of $ 1,000 (one thousand pesos 00/100 M.N.) will be charged.
- Access doors to the building (lobby and parking) must always remain closed.
- Packages and / or food must be collected in the lobby by the interested parties.
- Common areas must be left clean and tidy after use.
- No smoking.

Rooftop Terrace

- Hours:
Monday to Thursday: 9 a.m. to 10 p.m.
Friday and Saturday: 9 a.m. to 12 a.m. (midnight)
Sunday: 9 a.m. to 9 p.m.
- It is forbidden to use the space while naked.
- Maximum 5 (five) guests per unit.
- Smoking is forbidden. The consumption of illegal substances is forbidden too.
- Music should be played at a moderate volume.
- Cover the TV after use and leave the remote control on the bar’s countertop. To remove and put the cover on, use the ladder available on the terrace.
- Pets are not allowed.
- The use of glass items is prohibited.

Swimming Pool

- Hours:
Monday to Thursday: 9 a.m. to 10 p.m.
Friday and Saturday: 9 a.m. to 12 a.m. (midnight)
Sunday: 9 a.m. to 9 p.m.
- Personal safety is the responsibility of each user.

Lower Terrace (in front of the lobby)

- Hours:
9 a.m. to 10 p.m.
- Eating and drinking are allowed. The use of illegal substances is forbidden and smoking too.
- Music is allowed should be played at moderate volume.
- Maximum 5 (five) guests per unit are allowed.

Gym
- Hours:
5 a.m. to 12 a.m. (midnight).
- Workout equipment is not subject to reservation; it can be used when available.
- Wear appropriate clothing for exercise. The use of a towel is mandatory.
- Smoking, eating and drinking alcoholic beverages are forbidden in this area, as well as the consumption of illegal substances.
- Only one visitor or personal trainer is allowed per unit, who must be accompanied at all times by the respective unit owner or tenant.
- Clean equipment after each use, using the cleaner available in the area.
- If no one else is in the area, at the end of your workout turn off air conditioning and lights.
- Management is not responsible for forgotten objects.

Garbage Chute

- The chute has a diameter of 50 cm (19.68 inches). Use medium bags, smaller than the diameter of the shut.
- Use white bags for organic waste and black for inorganic waste.
- Flatten cardboard boxes and leave them next to the garbage container located in the parking lot.
- Place packing material in the garbage container located in the parking lot (do not throw it through the chute).
- Flattened cardboard boxes and/or packing material that does not fit in the trash bin: leave it behind the parking bumps of the spot assigned to your unit. Be careful not to block vehicular access.
- Glass bottles and other glass containers: deposit them in the metal container designated for this purpose in the parking lot.
- Do not use this container for any other type of garbage.
- Do not throw glass material through the shut
- Broken glass: wrap it in thick paper or other material making sure that it does do not pose a risk of cutting for those who handle garbage. Seal the package with rope or tape and write on it 'VIDRIOS ROTOS'. Deposit the bag in the metal container.
- Fine for $1,000 pesos will be charge for throwing cardboard, packaging materials or glass through the chute down.

Parking Lot - Garage

- It is forbidden to park in a spot that does not correspond to that of your unit, unless it is directly authorized by the owner of a different unit.
- It is forbidden to do any work in the parking spot.
- One car per unit; other vehicles must remain outside the building.
- Use extreme caution when entering and/or leaving the parking lot.
- It is forbidden to drive under the influence of alcohol and / or narcotics.
- Vehicles parked without authorization must be removed and pay a fine of 1,000 (one thousand pesos 00/100M.N.).
- It is responsibility of the condo owner who allowed the unauthorized vehicle access, directly or indirectly through renters, contractors, guests, etc.
- Each owner or renter must use the remote control to open and/or close the metal door.
- No smoking in this area.

Comments About the Vacation Rental Unit:
New, modern style building. Fantastic roof top pool and deck. There are several areas that could be improved beginning with adding black iron railings on the multitude of exterior stairs, especially next to the street. Put a clock up in the pool area. Add lounge chairs with cushions to the pool deck. Put hand rails up on the stairs to the pool. Do something with the empty room on the concierge level. Wash the exterior windows in the concrete shaft - what is going here? Hire a local artist to paint a mural. Something. Props for retaining the huge tree out front. Replace dead plantings throughout or use river rock where plants won't grow.

Unit #2 is spacious, high ceilings, white walls. Lots of opportunity to warm the space, create a less sterile environment. Fantastic storage. Kitchen fully equipped with good, working appliances. Some kitchen equipment is well used - garage sale? Good BBQ equipment for poolside grills - little usable cooking utensils. Balcony is right over garage and gate. Seating on balcony not comfortable for many, especially if one is tall. Seating in dining area one must be tall to use. Beds and linens are great, ++ for blackout drapes that are remote controlled. Primary bath needs a trap in the sink - inspection at the least, for swamp gas.

Let's mention the *hill* to the building. If you are a mountain goat, no issue. However, if you need a new hip or knee replacement or are frequently inebriated, probably not the best choice. There is the advantage of the hospital at the end of the street.

Edificio nuevo de estilo moderno. Fantástica piscina en la azotea y cubierta. Hay varias zonas que se podrían mejorar, empezando por añadir barandillas de hierro negro en la multitud de escaleras exteriores, especialmente junto a la calle. It was pure happenstance that I ended up at POTT after my booked unit in a different building was sold and I was tossed out. Tania provided several options and I selected this because it's a different neighborhood from where I usually stay. Kim and the PVRPV team went to great lengths to move me in, I do not travel lite. They showed how everything worked and responded to questions timely. Loved the housekeeper, I wanted to take her home!
