The Palm on the Tree Unit 2 is located on the second floor and can be accessed from the complex lobby or parking garage by elevator. There is also a staircase in the building that provides convenient access. This 2 bedroom, 2 bathroom condo has been decorated with simply stated, beautiful parota wood furnishings that are unique in design and provide varied options for their use including a one-of-a-kind sliding glassware open cabinet above the kitchen island. Living Room
The open concept condo includes the living room which is off of the dining area. It is perfect for entertaining, enjoying an evening at home with the 65" Smart TV, or lounging on the comfortable furnishings. There is a sofa bed and additional occasional seating. The city view through the oversized terrace doors also includes the beautiful foliage of the jungle and the complex garden. The floor to ceiling opening doors have black out remote controlled curtains.
Terrace
The large terrace which runs along the entire front of the condo is accessed off of the living room or principal bedroom The space has both high top seating and two inviting occasional chairs for relaxing with a favourite book, have a nap or sipping a beverage.
Principal Bedroom
The principal bedroom is located on the front of the condo off of the living room. The large room has a King Bed, high-top work table, a walk through closet and ensuite bathroom with glass framed shower. From the bedroom you can access the terrace and enjoy the fresh air and city views through the floor to ceiling terrace doors. The floor to ceiling opening doors have black out remote controlled curtains.
Guest Bedroom
The Guest Bedroom is located nearer the entrance of the condo with a queen size bed, generous closet space, workspace, and ensuite bathroom with walk-in shower. This bedroom is a peaceful get away for a sleep filled night. A large window makes the space fresh and bright in the daytime.

Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

This condo is for four guests only in total. There is a King bed, Queen Bed and pull-out sofa.
GENERAL RULES AND REGULATIONS
CONDO PRIVATE TERRACE
- Throwing objects, liquids and/or garbage, causing them to fall into other Private Units and/or Common Areas is prohibited.
- Hanging clothes, bathing suits, towels, linens or any other clothing or similar items on the terraces, windows or on the facade in general is prohibited.
COMMON AREAS
The following are prohibited:
- Misuse and/or damage the furniture or equipment. The person responsible for the damage must pay for the repair and/or replacement of the affected property.
- Using sound equipment at a volume that could disturb others, and must limit the use of low volumes so as not to disturb others who are in the same Common Area.
- Minors using these areas without the supervision and accompaniment of an adult.
- Smoking or ingesting, by any means, any type of narcotic drug.
- Carrying weapons and/or dangerous objects.
- Using the Common Areas in a notorious state of drunkenness.
- Physical or verbal aggression against any person without exception.
- In general, behaving in a violent, annoying, aggressive manner and/or endangering the integrity of the Condominium, its Condominium Owners, Lessees and Occupants.
- Remain without t-shirt, shirt or similar, except for the Pool and Rooftop.
- Using Drones.
PARKING
Any vehicle using the designated parking space must be registered with the concierge. Any unregistered vehicle will be removed by the building manager.
SWIMMING POOL
Rules for the Use of the Swimming Pool. The entrance and use of this area is subject to the following rules:
- The users of the Swimming Pool must keep a proper composure inside and out, it is strictly forbidden to play rough games, as well as diving.
- The Manager may determine the days or times when the Swimming Pool cannot be used because of repairs, maintenance, cleaning, or any other reason.
- It is strictly forbidden to introduce food, plates, glasses, bottles, and any glass article that represents a danger.
- It is strictly forbidden for any type of pets to enter the pool; they may only remain in the pool area under the strict supervision of one of their owners and without causing any disturbance to the other Condominium Owners. Any pet that makes excessive noise or causes problems to the rest of the Condominium Owners, Tenants, and/or Occupants, must be removed from the area immediately.
- It is forbidden to enter the pool under the influence of any alcoholic beverage or drug.
- Persons suffering from skin, eye, or ear infections, or any other contagious disease through physical contact, may not use the swimming pool.
- If due to the fault or negligence of any person, it is necessary to change or disinfect the water in the Swimming Pool, this will be done at the expense of the offending person.
- It is forbidden to reserve the lounge chairs, umbrellas, and deck chairs located around the Swimming Pool for persons who are not present in such areas, and those who are present may not reserve them or stop using them for more than 30 (thirty) minutes. Likewise, the use of any musical instrument or device that may disturb other persons with its sound is forbidden.
- After using lounge chairs, umbrellas, chairs, and other furniture, the users must pick up their garbage and belongings, trying to leave the area clean and the furniture in the place where it was previously found.
- To use the Swimming Pool area, it is necessary to wear appropriate clothing at all times, it is strictly forbidden to swim naked and women are not allowed to swim topless. Minors must wear bathing suits at all times, and it is forbidden to enter the Swimming Pool in underwear or diapers. Access will not be allowed to people who have been sunbathing with suntan lotion or oils, to prevent the water from being contaminated with oils.
GYM
Rules to use the Gym. The entrance and use of this area is subject to the following rules:
- The Gym will be open daily from 5:00 a.m. to 12:00 a.m.
- The use of the equipment cannot be booked and may be used when available and according to the nature of the equipment.
- The use of a towel will be necessary and the users must wear appropriate clothing at all times.
- Children under the age of 15 (fifteen) are not allowed to enter, even if accompanied by a responsible adult.
- Each user is responsible for the correct use of the equipment, as well as for his/her particular workout.
- The equipment and elements of the gym must be cleaned at the end of their use with the disinfectant wipes available in the gym. The accessories must also be placed in their respective places at the end of their use.
- If any person notices any damage to the facilities and/or equipment of the Gym, he/she must immediately report it to the Manager/Concierge.
- It is strictly forbidden to smoke, eat and drink alcoholic beverages in this area.
- The person using the gym is responsible for the care of the equipment they use, if the equipment is damaged due to misuse or negligence, the person must return or pay for the damages caused.
- Personal instructors hired directly by a guest must enter the Gym accompanied by the guest and remain there only while the guest is performing their activity.
- Pets are strictly forbidden from entering this area.
- Once the user finishes using the Gym, and there is no one else in the area, they must turn off the air conditioners and the lights that are on.
- The music from the speakers and/or televisions installed in the area shall be kept at an adequate level, taking care that the door is closed to prevent the noise from spreading to other areas, especially from 5:00 a.m. to 8:00 a.m. and from 10:00 p.m. to 12:00 a.m.
- The Administration shall not be responsible for any forgotten items.
ROOFTOP
Rules for the use of the Rooftop. The entrance and use of this area is subject to the following rules:
- Minors may not remain in this area without adult supervision after 9:00 p.m.
- Pets are not permitted on the rooftop.
- The maximum number of Guests allowed is 5 (five) persons per Apartment.
- The grills in this area may be reserved with at least three (3) business days in advance. The grills must be used in accordance with their nature and with proper care. The installation of decorative elements and extra furniture in this area is allowed, provided that a written notice is given in advance to the Manager and that they do not occupy all the space in this area,
are removable objects, and do not cause any damage to the property.
- Anyone using this area must pick up their garbage and throw it in the designated places, they must also turn off the lights at the end of their use, leaving everything in place it was before.
- The consumption of alcohol by adults is allowed in this area, as long as they are not in a notorious state of drunkenness that could be disturbing the rest of the people present.
- Music/sound is allowed, as long as it is not heard in the neighboring Private Units and does not bother anyone else in the area. If a complaint from any of the neighboring Private Units is received, the person shall immediately turn down the music and/or noise, otherwise, the security personnel will ask them to leave the area, subject to the fines and sanctions established in these Regulations.
GAME ROOM (Please note as of November 1, 2022 this area is not yet open)
Rules for the Use of the Game Room. The entrance and use of this area is subject to the following rules:
- Minors may not remain in this area after 9:00 p.m. without the supervision of an adult.
- The maximum number of Guests allowed is 5 (five) persons per unit.
- Smoking is forbidden.
- Any person using the Game Room shall leave everything arranged in the way in which it was found.
- Music/sound is allowed, as long as it is not heard in the neighboring Private Units. If there is a complaint from any of the neighboring Private Units, the person shall immediately turn down the music and/or noise, otherwise, the security personnel will ask the person to leave the area immediately.
PETS (Please note that pets are not allowed in on condos and is a decision made by the owner. Please refer to unit specific rules and/or clarify with PVRPV when booking)
Rules Applicable to Pets. The following rules regarding pets in the Condominium
are established:
1. All guests are required to register their pets with the Manager and sign a letter of responsibility regarding their ownership.
2. Pets must have the vaccinations required by the health authorities.
3. Any pet must be kept inside the respective Private Unit. Pets are not allowed to
remain on the terraces of the units or inside the Swimming Pool.
4. The Condominium Owners shall ensure that their pets do not cause excessive or annoying noise to the rest of the Condominium Owners, especially during the
night.
5. Dogs and cats may accompany their owners, provided that leashes or any other
similar means are used to ensure that the animal can be controlled and kept in a
safe and secure environment.
6. The feeding and other physiological needs of the pets must be done inside the
Private Units of each Condominium Owner; they may not be done in the gardens
and/or other Common Areas of the Condominium.
7. The pet owner must answer any complaint from other Condominium Owners
regarding the behavior, noise, odors, or nuisances that may be caused by the
pet.
8. The Condominium Owners shall be responsible for any damage or injury that
their animals may cause inside the Condominium to any person or property.
9. Exotic animals and/or those that are prohibited as pets by the relevant authorities
cannot be kept as pets.
Recurrent failure to comply with any of the items related to the handling of pets will be sanctioned with the immediate expulsion of the pet upon instruction of the Manager.
Circulation of Pets. The Condominium Owners may only temporarily walk with their pets in the elevator, hallways, basements, and corridors, that is to say, in the areas that allow their access and exit from the Condominium and/or the Pet Area and/or the Rooftop. They must be walked with their respective leash or object that allows their control.
Cleanup of Pet Waste. It is the Condominium Owner's obligation, without exception, to pick up the feces and urine of his/her pets, since they may cause health and hygiene problems, and affect the peace, harmony, and image of the Condominium.
The Condominium Owner who breaches these provisions shall be subject to a fine of MXN $500.00 (five hundred Mexican pesos 00/100). If the breach occurs again, the fine will be doubled. If it happens more than three times, the pet will be expelled from the Condominium and the Condominium Owner will not be allowed to bring any pet for a period of one (1) year from the date of the expulsion of the last pet.
Pets are not allowed in the common area of the Roof at any time of the day or night.
PET AREA
This area shall be open daily from 8:00 a.m. to 11:00 p.m.
Rules for the Use of the Pet Area. The entrance and use of this area is subject to the following rules:
- Only pets previously registered with the Manager are allowed.
- All pets must wear a collar with a tag and remain on a leash.
- Pets shall be supervised at all times.
- Females in heat and/or animals with contagious diseases will not be allowed.
- Persons with pets must enter the Condominium with the necessary equipment to pick up their pet's feces and deposit them in the corresponding trash cans. Failure to pick up pet feces shall make the person subject to a fine of $1,000.00 (one thousand pesos 00/100 M.N.) per occasion, doubled if the offense is repeated, and the Manager may decide to temporarily suspend the person and their pet from using this area.
- Pets with a history of aggressive behavior will not be allowed.
GARBAGE
It is forbidden to throw any type of waste or object in any place different from the Garbage Chute and/or garbage containers available in the Condominium Unit.
Rules regarding Garbage. All occupants shall comply with the following rules regarding garbage and waste:
- Garbage shall be placed in closed plastic bags without holes in order to avoid spills and/or dirt.
- Garbage must be disposed of inside the Garbage Chutes and/or garbage containers, and it is forbidden to leave garbage outside of them, on the floor and/or hallways, as well as outside of the Private Units.
- The doors of the Garbage Chutes must always be closed, in order to avoid bad odors or harm to the good image and hygiene of the Condominium.
- It is forbidden to store excessive garbage inside the Private Units; it is the responsibility of each occupant to clean, remove and deposit their garbage inside the Garbage Chutes.
- In order to contribute to the ecology and the environment, each occupant shall try to separate the garbage into organic and inorganic waste; or into any other category that the Manager may notify in due time.
DO NOT THROW PACKAGING MATERIAL OR CARDBOARD BOXES* into the garbage chute.

Comments About the Vacation Rental Unit:
The condo was well equipped and exactly as described. Some of the chairs need fixing as the backs had come loose. Also I would suggest some reading lights in the bedroom and also fixing the towel hangers or perhaps putting some new ones in.
El apartamento estaba bien equipado y exactamente como se describe. Algunas de las sillas necesitan arreglos ya que los respaldos se habían soltado. También me gustaría sugerir algunas luces de lectura en el dormitorio y también la fijación de los colgadores de toallas o tal vez poner algunos nuevos.
