You are in close proximity to city bus routes that offer daily service from 6 a.m. until 11 p.m., which provide easy access to downtown destinations and the surrounding areas. You are also in easy walking distance to a vibrant entertainment district in the evenings you may hear music from nearby bars and clubs, and the sounds of people enjoying these late night/early morning venues.

Puerto Vallarta is a safe, moderately large, bustling city with plenty of old world Mexican charm, with all the sights, sounds and flavors that come with that. Enjoy daily walks along the Malecon (boardwalk), visit the beach, fine galleries, amazing restaurants, outstanding stage shows and nightspots. You are just steps away from all the excitement.

Construction Notice

Puerto Vallarta has quickly become a popular vacation hot spot and is experiencing a rapid growth to keep up with the demand for rental properties and real estate opportunities. As of late 2018, there has been a noticeable increase in construction areas within the Romantic Zone. Construction usually occurs Monday to Saturday during work hours, and may cause some noise and dust. Construction may include renovations to existing units within a complex, new construction sites and road maintenance – work. Since there are numerous new and existing construction sites or renovations, it is sometimes difficult to get away from the additional noise within your unit during the day.

We encourage our guests to take advantage of the various beaches and the other parts of Puerto Vallarta and surrounding areas. For more suggestions contact our Concierge department.


CHECK IN and CHECK OUTS

CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.

Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $25.00 USD (tax included) or equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment, which must be paid in cash, and collected by concierge.

Remember that Puerto Vallarta is located in Central Time Zone (same as Mexico City, GMT-6).

You will be issued 1 set of keys for each person noted on the Booking Confirmation.

Important notes:

  • Cleaning Services: Our Standard Cleaning Services included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $25.00 *USD (tax included). This will be collected by Concierge on the day of the check in.
  • Damage insurance: Every client that makes a booking, is now required to pay an additional $35.00 *USD (tax included) which is for a non-refundable damage insurance. The $35.00 non-refundable damage insurance covers damages up to $500.00 *USD. For additional information please refer to our BOOKING CONFIRMATION POLICY.

Comments, Praise or Recommendations for the PVRPV Team:
Why am I giving this rating? Let me start with the positive. PVRPV did a good job in communicating and being readily available. The condo itself is very nice. We loved how you can open all the sliding doors in the living room. The rooms and restrooms were modern and very spacious. The building has a nice pool and hot tub with nice views into the city.

Now for the cons. The building has many strict rules and were explained. Now what are we suppose to do? Look for something else when the reservation was paid in full? We accepted.

For those who like to work out. the gym is very small and only 2 people can work out by appointment only. No drinks are allowed near the pool and no small tables can be moved near to the pool.

The women concierge was not the friendliest. We were never greeted by her and at times was not there to open the door. That was another con. We were not able to get in unless they opened the door.

Now for the our biggest issue. I travel to Puerto Vallarta at least once a year. This time we were a group of 14 people traveling. We had to split up and be in different condos.

At our check-in I specifically asked the concierge if any of our group could come see the condo. We were told that we were only allowed 5 people to be in the room and that no guests could use the amenities. So if only 2 people were in the room, then 3 of our guests could visit. We decided we would go to spend time with our group at their condo. Some were staying at Loft 268, at Oceana, and Almar. All of those buildings allowed us into the premises.

On March 16, we were all getting ready to go out. Three of our adult nieces decided to pick us up and look at our apartment. Since we were told about the rules at the beginning, we decided that 3 of us would leave the building so that they could see the condo for 5 minutes max.

The concierge, Salvador, then scolded me and explained the rules to me again and then stated that I was misinformed about the rules. I was embarrassed to have that interaction with the concierge in front of my visitors. He demanded for all of their IDs and said he would make an exemption. By this point I was offended, and we all left.

Like I stated before, I have been coming for over 15 years to Puerto Vallarta and this incident is unacceptable. We are educated professionals, and we know how do conduct ourselves and respect other's property. It is not our fault that there is miscommunication within the company.

I am Hispanic and I know how the culture is here in Mexico. So my question is, would someone who was Anglo, have received the same treatment for a simple mistake? I think not. It is unfortunate that this still happens. My hope is that this type of behavior and treatment changes for future tourists. If you are a large group or intend to have a visitor or two, do not choose this building.

¿Por qué estoy dando esta calificación? Permítanme comenzar con lo positivo. PVRPV hizo un buen trabajo al comunicarse y estar disponible. El condominio en sí es muy agradable. Nos encantó cómo puedes abrir todas las puertas correderas de la sala de estar. Las habitaciones y los baños eran modernos y muy espaciosos. El edificio tiene una bonita piscina y jacuzzi con bonitas vistas a la ciudad.

Ahora para los contras. El edificio tiene muchas reglas estrictas y fueron explicadas. Ahora, ¿qué se supone que debemos hacer? ¿Busca algo más cuando la reserva se pagó en su totalidad? Aceptamos.

Para los que les gusta hacer ejercicio. el gimnasio es muy pequeño y solo 2 personas pueden hacer ejercicio solo con cita previa. No se permiten bebidas cerca de la piscina y no se pueden mover mesas pequeñas cerca de la piscina.

El conserje de las mujeres no era el más amable. Ella nunca nos saludó y, a veces, no estaba allí para abrir la puerta. Esa fue otra estafa. No pudimos entrar a menos que abrieran la puerta.

Ahora para nuestro mayor problema. Viajo a Puerto Vallarta al menos una vez al año. Esta vez éramos un grupo de 14 personas viajando. Tuvimos que separarnos y estar en diferentes condominios.

En nuestro check-in, le pregunté específicamente al conserje si alguien de nuestro grupo podía venir a ver el condominio. Nos dijeron que solo se nos permitía que 5 personas estuvieran en la habitación y que ningún huésped podía usar las comodidades. Entonces, si solo hubiera 2 personas en la habitación, entonces 3 de nuestros invitados podrían visitarnos. Decidimos que iríamos a pasar tiempo con nuestro grupo en su condominio. Algunos se hospedaban en Loft 268, en Oceana y Almar. Todos esos edificios nos permitieron entrar a las instalaciones.

El 16 de marzo, todos nos estábamos preparando para salir. Tres de nuestras sobrinas adultas decidieron recogernos y ver nuestro apartamento. Como nos dijeron las reglas al principio, decidimos que 3 de nosotros saldríamos del edificio para que pudieran ver el condominio durante 5 minutos como máximo.

El conserje, Salvador, luego me regañó y me explicó las reglas nuevamente y luego dijo que estaba mal informado sobre las reglas. Me avergonzaba tener esa interacción con el conserje frente a mis visitantes. Exigió todas sus identificaciones y dijo que haría una exención. En este punto me sentí ofendido, y todos nos fuimos.

Como dije antes, hace más de 15 años que vengo a Puerto Vallarta y este incidente es inaceptable. Somos profesionales educados, y sabemos cómo comportarnos y respetar la propiedad de los demás. No es nuestra culpa que haya falta de comunicación dentro de la empresa.

Soy hispano y sé cómo es la cultura aquí en México. Entonces mi pregunta es, ¿alguien que fuera anglo habría recibido el mismo trato por un simple error? Yo creo que no. Es lamentable que esto todavía suceda. Mi esperanza es que este tipo de comportamiento y trato cambie para los futuros turistas. Si es un grupo grande o tiene la intención de tener uno o dos visitantes, no elija este edificio.

Comments About the Vacation Rental Unit:
The staff were all pleasant, helpful and welcoming. A special shout out to Salvador. Complex was always kept very clean and tidy. Always doing something. Very seldom ever needed the air conditioning as the windows opened up so much and made for a lovely breeze.Found the counters and upper cupboards a little too high. Thank you for the step stool!!
We really enjoyed having 1983 Cafe and Bar downstairs. Eric and Laura were always so welcoming for a coffee and croissant in the morning or a drink in the afternoon. Wondeful addition to the complex.

todo el personal fue agradable, servicial y acogedor. Un saludo especial a Salvador. El complejo siempre se mantuvo muy limpio y ordenado. Siempre haciendo algo. Muy rara vez necesitaba el aire acondicionado ya que las ventanas se abrían mucho y hacían una brisa encantadora. Los mostradores y los armarios superiores me parecieron demasiado altos. Gracias por el taburete!!
Realmente disfrutamos tener 1983 Cafe and Bar abajo. Eric y Laura siempre fueron muy acogedores para tomar un café y un croissant por la mañana o una copa por la tarde. Maravillosa adición al complejo.

This is two properties booked through PVRPV and our our next is already booked. We have have exemplary service and assistance. Our Vacation Expert Eduardo has been wonderful. One tv stopped working, contacted Eduardo and next day staff picked it up and within 2 days had a new tv, all hooked up and ready to go. Also thank you to the condo owners for their kindness.
All our experiences with any of the PVRPV staff have been positive. Thank you all.

Sewer smell coming out of toilets. PVRPV staff tried to fix but it appeared to be an issue with the unit / building. I would never rent that unit again, but I would definitely rent from PVRPV.

Olor a alcantarilla saliendo de los baños. El personal de PVRPV intentó arreglarlo, pero parecía ser un problema con la unidad / edificio. Nunca volvería a alquilar esa unidad, pero definitivamente la alquilaría de PVRPV.

One of the owners. (a lady from NY) was very rude to others She acted like she owned the entire complex. Not a pleasant experience. Spent most time at the beach.

We arrived at the building a few mins before 3PM and the concierge showed up about 2 hours later. However the security guard at the building was very nice and he gave us keys to the condo. By the time concierge showed up we already took a tour of the building. He apologized and was very nice so that was not much of an issue.
One last comment the wooden chairs by the pool needed cushions. Was not comfortable lying on them.
Overall the stay was great and the location was perfect.

Llegamos al edificio unos minutos antes de las 3 p.m. y el conserje apareció unas 2 horas más tarde. Sin embargo, el guardia de seguridad en el edificio fue muy amable y nos dio las llaves del condominio. Para cuando apareció el conserje, ya hicimos un recorrido por el edificio. Se disculpó y fue muy agradable, así que no fue un gran problema. Un último comentario las sillas de madera junto a la piscina necesitaban cojines. No estaba cómodo acostado sobre ellos. En general, la estancia fue estupenda y la ubicación era perfecta. ¡Gracias!

Property Policy

This property has its own policies, please read carefull

The hours of use of the Common Areas of Exclusive Use, is from 08:00 hours and until 22:00 hours, unless the Administrator establishes another.

FITNESS CENTER:
Only the condominium owners and / or guests, who enter with sports clothes and shoes (tennis, socks, pants or shorts), will be able to make use of the facilities, they must use a towel (hand or face) to prevent the team from remaining remnants of sweating. All the elements that have been used for the exercise that was developed must be cleaned by the Owner or Guest who used it and be placed in the assigned place for each one of them. If you want to listen to music, the Condo Owner and / or guest must use headphones.
THE FOLLOWING ACTIONS ARE PROHIBITED:
- Introduce food or smoke inside this area.
- Introducing or ingesting alcoholic beverages, drugs or controlled-use medications.
- Enter under 15 years of age or pets.
- Playing with the team, making excessive noise or behaving indecorously.
The Condominium Owner and / or Guest who realizes that any equipment is not working properly, or realizes any damage, should give immediate notice to the Administrator of the Condominium, so that it takes the corresponding measures, in order that the devices always in optimal conditions.
The gym will not have an instructor so the Condominium Administrator and the Condominium will not be responsible for accidents and injuries that occur due to the misuse of the devices, or the economic consequences that may arise from them.
POOL AND ASOLEADEROS (located in the Roof Top Level):
The pool will have a schedule of use from 08:00 hours until 22:00 hours, except for cases that are stipulated as merely sports or therapeutic; in the case of the latter, it may be used after 6:00 am, except on Sundays. In the understanding of the previous paragraph, this schedule is restricted for infants and minors, the restriction will be discretionary, so any activity that the Administration determines as recreational may deny entry and use during this time.
On Saturday, Sunday, as well as holidays and holidays, the use of the Pool is reserved for the Owners, so there can not be Visitors in this area.
Children who can not swim; they must enter with floats and accompanied by an adult, under penalty of denying them access. Babies must use swim diapers to enter the pool.
Before entering the pool, you must take a shower to remove any residual tanning oil or sweat, otherwise you may be denied entry.
The Owners, Guests, or Visitors who make use of the Pool or who are in the humid areas surrounding it, must carry their respective swimsuits. The use of the pool with clothing that is not appropriate or suitable for it is prohibited.
People who are obviously under the influence of intoxicating drinks should leave the pool for their own safety.
Diving, competitions or risky games are not allowed.
It is forbidden to have or use near the pool area and within the pool, sharp glass or sharp objects, as well as any kind of pet
It is forbidden to eat or take any kind of food as well as smoking in or around the pool. In the same tenor must keep as a reserve a distance of at least 5 meters from this area
JACUZZI, BATHROOMS AND IRRIGATION (located in the Roof Top Level):
The Condominium has a Jacuzzi and exclusive bathrooms for both men and women and will be used under the following rules;
Shower before accessing the jacuzzi.
The use of a towel at all times in the jacuzzi area, bathrooms access to the showers.
Access the Jacuzzi barefoot, leaving the shoes outside. The use of swimsuit in the jacuzzi.
Enter the showers with anti-skid sandals.
The following actions will be forbidden for the Owners, in and / or Visitors:
The entry of any type of glass or metal container.
The consumption of drugs, alcohol or drugs, before or during the use of the services described above.
Enter the jacuzzi with chains, bracelets, rings or other objects that may cause burns.
Use creams, oils or hair dyes.
Soap outside the showers.
For health reasons, access to the jacuzzi, bathrooms and showers is reserved for those who suffer from a transmissible or infectious-contagious disease and for health reasons only those over 18 years of age and minors who, by medical recommendation, use it, may use these facilities.
The Condominium RINCÓN DE ALMAS will not be responsible for accidents and injuries that occur in the use of the jacuzzi, bathrooms and showers, or the economic consequences that may arise from them.
SPORTS BAR (located in the Roof Top Level):
I. This area is for common use and may not be reserved or used in its entirety for events of a particular nature, so they must take special care in coexistence and interaction with other Owners and / or Guests.
II. This area will have a preponderant social and coexistence character, without being considered as an area for parties.
III. It is strictly forbidden to perform acts that attempt against morality and good customs.
IV. The users of this area should always take care of the furniture as well as the architectural structure of the area.
V. The users may carry out the preparation and consumption of food and beverages, as long as the equipment and furniture of the place allow it, always striving to observe order and cleanliness.
SAW. Alcoholic beverages will be allowed in this area as long as they have a discretional treatment and are not left in view of other users. At all times surveillance may request the Owners and / or their Visitors who are at a glance in an inconvenient state, to leave the areas. (It is recommended not to transport containers, bottles, glasses, cups, plates or any other glass or crystal utensil in this area).
VII. The users when retiring of the place, will have to try to deliver the area and furniture in perfect state, ordered and clean.
VIII. In the Sports Bar as in any other Common Area of the Condominium is strictly prohibited the intake, application and in general the use of unnerving, psychotropic substances, and any other that is considered a drug even if it is legal.
IX. The furniture can not be used for a purpose other than its nature obey, so they can not be placed, towels, bathing clothes to dry in it.
TERRACE AREA (located on the Roof Top Level):
Area whose destiny is the social coexistence and rest among the Owners, Causaderers and Visitors and is duly equipped with furniture and implements for its enjoyment, which must be cared for, maintained and used by them according to their nature. It is strictly forbidden to stay overnight, smoke, introduce pets (without a leash or without the presence of their owners) or alcoholic beverages in this area.



Inside security cameras

Some properties utilize cameras to improve security for owners, guests and staff. These cameras are generally located in areas where one would not normally have a reasonable expectation of privacy. This might include common hallways, pool and other entertainment spaces, and common laundry rooms to name some examples..

Security cameras inside vacation rentals are discouraged and considered off-limits for areas such as bedrooms, bathrooms and other areas that would be considered private.

Any cameras that are present are installed either by the building administration or unit owner and are not the property of PVRPV.

Building or Complex specific regulations for COVID19

Due to unforeseen circumstances, when or if deemed necessary to maintain healthy and safety protocols for COVID19, the building administration may introduce new guidelines for renters or common areas within the complex. Although PVRPV and team will make every effort to advise our guests of changes, we may not always be made aware of last minute changes or government guideline changes for a specific building. We cannot be liable or held responsible for these changes.

Cleaning & Maintenance

New sanitization processes and protocols have been implemented in an effort to combat COVID19. Our supplies and cleaning products are industry standards and do not pose any environmental concerns for the occupants of the unit or space.

In an effort, to maintain safe social distances for you and our team members, we will ask you to vacate your rental unit while they perform their cleaning duties. Should a major maintenance issue arise that will require our maintenance team to be in your space for a lengthy period of time, you maybe asked to leave while they complete their task. Please keep in mind, we will always do our best to accommodate a specific time or date you wish to have your rental unit cleaned, but may not be able to guarantee it. Our customer service team is here to help you facilitate any special requests you may have for cleaning or maintenance scheduling.

Cancellation Policy

At this time we do not have a specific COVID19 cancellation policy for future reservations. Our Booking Confirmation Policy would apply to all future bookings. For more details: Click here.

Puerto Vallarta is receiving guests. Some countries may offer travel advisories regarding future travel but no travel ban has been implemented. Should government changes be introduced, a policy will be implemented for those guests impacted by changes.

Date Change - Rescheduling Fees Waived

Should you make a future booking or have a future booking and at the time you are schedule to travel you are unable to travel due to COVID19 we will work with guests and property owners to allow a date changes. Currently all reservation / booking date change fees are being waived for guests with travel impacted by COVID19. ALL date changes are subject to availability and per night rate increases. The number of nights of the original booking will be the number of nights granted for a date change, additional nights will be subject to the nightly rate.

COVID19 Testing & Traveling

Canadian Government & the United States CDC require proof of testing prior to boarding an aircraft destined for Canada or the USA. Rest assured, there are many clinics and possibilities for testing. COVID19 Testing is much easier and simpler than you may think. For more information about testing and where to get tested: click here
