Kitchen / Dining Room
The kitchen is fully equipped with stainless steel gas stove, microwave, oven, dishwasher and refrigerator, and is ideal for cooking. Meals can be enjoyed at the countertop bar, or outside on the balcony.
Terrace
The space features a private outdoor terrace adjacent to the bedroom and living room with sliding glass doors that open fully to unite the indoor and outdoor spaces and allow for nice breezes. Enjoy a relaxing moment eating a delicious appetizer accompanied by a great wine, or simply relax in the elegant chairs on the terrace.

Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies. If smoking takes place inside the property, you will be obligated to pay a fine and you may be evicted.
OCCUPANCY POLICY
Maximum occupancy of 2 people in the unit.
Minors above the age of 12+ are permitted.
NO Minors under the age of 12 are permitted.
VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
Guest visitors must be registered with the Administration.
No overnight visitors are allowed.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 11:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.
RULES FOR THE USE OF THE POOL AND JACUZZI AREA
They are common property of all owners so we recommend maximum discretion in the type and number of people to be invited by the owner, as is appropriate according to the category level of the condominiums "MADERO 320" Each owner has the right to have guests, but also has the obligation to consider the rights of owners of other units, could cause their discomfort among neighbors.
PROHIBITED IN THE POOL OR JACUZZI:
Having guests from outside the building continuously, not being present when they use the premises, accepting people from outside among the guests, as well as inviting more than 6 people, with the exception of a scheduled event approved by the administration. Under no circumstances will we accept anyone who arrives uninvited to use the pool or jacuzzi. Being in or out of the water unclothed, topless or wearing any clothing that implies exhibitionism.
The use of swimwear is mandatory, it is forbidden to use the pool or jacuzzi with clothes, shorts, t-shirts, or underwear.
Using the facilities outside the permitted hours from 8:00 AM to 10:00 PM Monday through Sunday.
No food may be eaten while using the pool or jacuzzi.
Use glass objects in the pool or jacuzzi. Only plastic cups are allowed.
Using floating objects or toys in the water.
Smoking (no cigarettes or cigars of any kind) is not permitted in the pool or Jacuzzi area.
It is forbidden to leave things on the pool furniture such as lounge chairs, pool beds, etc. With the purpose of reserving them.
REQUIREMENTS FOR POOL OR JACUZZI USE:
Use of bathing suit.
For proper hygiene, use the shower located in the bathroom before entering the pool or Jacuzzi.
Children under 12 years of age must be supervised by an adult at all times.
Each owner must keep in mind that they are directly responsible for the conduct of their guests and have due respect since the "MADERO 320" Condominium is a family residence and not a club.
For your own safety, avoid walking in the hallways, bathrooms or using other facilities and elevators while wet. The pool and Jacuzzi area should be dry
when you leave.
SPECIFIC REQUIREMENTS OF THE JACUZZI:
The Jacuzzi is exclusive to the condominium. If an owner has guests, family or friends, the owners must inform the administration in advance so that the use by external persons can be approved.
The maximum stay per person-owner and their guests, is 10 people and will be restricted from 45 to 60 minutes, when there is a request from another owner to use the jacuzzi, otherwise, the stay may be extended until someone requests it.
In any case a person is allowed to enter the jacuzzi when it is occupied in advance, unless the user, in turn, allows it.
Please notify the front desk 2 hours prior to usage of the jacuzzi, to insure proper temperature.
COMMON AREA POLICY
Please refer to the section "INTERNAL CONDOMINIUM REGULATIONS"
GUEST KEYS POLICY
You will be issued 1 key-card for each person noted on the Booking Confirmation. Key-cards must be returned in the same condition as received at the time of Check-Out.
PLEASE NOTE: Should you lose, damage or not return a set of key-cards the cost is $50 USD ($1,000 pesos) for each key-card. Please have this fee prepared to be collected by the concierge (CASH ONLY) at the time of check-out. This Fee is NOT covered by the guest damage insurance.
INTERNAL CONDOMINIUM REGULATIONS
1. RULES OF THE GYM
Going into the Gym is always at your own risk, for your safety always take your precautions, there is no gym instructor.
Children 12 years and older must be supervised by an adult at all times.
The Gym is open from 6 AM to 10PM.
Appropriate gym attire to wear in the gym area.
Do not remove equipment from the Gym area.
Children ages 12-15 only use walker and cardio equipment.
Clean the equipment with antibacterial liquid after use.
Return all equipment to its place of origin after use.
The use of towels is mandatory.
Do not drop equipment on the floor.
Children over 15 years of age are allowed to use weights.
Food is not allowed.
Glass and breakable objects are strictly prohibited.
The use of radios and other sound devices may only be used with headphones.
Bad language and behavior are strictly prohibited.
In case of using a personal trainer, the administration must be notified one day in advance and also the name of the trainer.
Return all weights to where they belong after use, do not leave them on the floor or around the Gym (rack) area.
Smoking is not allowed.
If you want to turn on the A/C, ask the concierge to turn it on.
When leaving, ask the concierge to turn off the A/C.
Always keep doors closed to prevent A/C condensation.
2. RULES FOR THE USE OF THE TERRACE FOR MORE THAN 7 PERSONS
The terrace may only be set aside by the owners of the apartments of the building or by their tenants, as long as they are up to date with their ordinary and extraordinary maintenance fees.
The maximum number of guests for the use of the terrace is authorized by the board of directors.
To reserve the terrace for an event, it is necessary to request it to the administration by email 48 hours in advance.
Each condominium owner is responsible for taking care of the terrace and its facilities when holding an event or meeting and shall be liable for any damage caused by any of his guests.
If an event is held on the terrace where the guests are minors, it is the obligation of the condominium owners or tenants to have an adult present at all times.
The owner holding the event or meeting on the terrace will have to send a list to the management of the names of the guests so that the security personnel can allow them access.
At all events held on the terrace, the person in charge must be present at all times.
The condominium owner shall provide the management with a list of the names of the vendors to be used for the event, if required. Suppliers may only use the service restrooms.
The condominium owner is responsible for any damage or damage caused by his suppliers during the maneuvers from the beginning to the end of the event.
The condominium owner is obligated to remove all objects and personal property used for the event no later than the next day after the event. Condominium owners who fail to comply with this rule will be charged 500 pesos per day for the storage of the suppliers' furniture.
No consecutive events may be held on the same day.
When the condominium owner reserves his event, he may not reserve more than two dates at a time during a month, only with the authorization of the board.
Each condominium owner is responsible for the equipment and material they bring or rent for their event. The condominium and management will not be responsible for them.
There are no parking spaces, so vehicles are NOT allowed to enter the condominium for any event.
In the event that there are more than two requests for an event on the same day, priority will be given to the condominium owner who has not held an event in the last 60 days; in the event that none of them has held an event on the aforementioned date, priority will be given to the first one who has requested it.

4. PET RULES (please consider this unit does not allows pets):
The common areas are only the exit gate for pets, the use of common areas is forbidden.
Every pet must always be walked by its owner and must be kept on a leash and muzzled if it is a large animal.
It is prohibited for animals to do their biological needs (excrement, urine or vomit) in the common areas; animals must be taken out of the building and if this is unavoidable the owner will pick up and clean the area appropriately, in any case the cleaning staff of the building will not clean the area.
5. RENTAL REQUIREMENTS
It is forbidden to lease or facilitate in any way the use of its units to foreign people that put at risk the tranquility, or the decorum that must be observed in the condominium; Units shall only be leased to those who fully respect this regulation and previously informing the administration.
The term of the lease shall not be less, for any reason, to 3 days, the tenant or occupants of any type, except the owners, must be registered in the administration. The administration can implement manuals or procedures for registration.

Comments, Praise or Recommendations for the PVRPV Team:
I found the communication with Alan lacking this year. I asked for information on how to operate the handheld power devices and never received a reply. The night before departure, I sent a text letting him know what time we would be leaving the unit, so it could be inspected before we left. Never received a reply, nor instructions on what to do with keys, etc. The only time I received a prompt response was when I asked for available units for next year.
Este año he echado en falta la comunicación con Alan. Le pedí información sobre cómo funcionaban los dispositivos eléctricos portátiles y nunca recibí respuesta.
