PVRPV Puerto Vallarta Vacations presents Loma Del Mar - Sofia's Casa Del Sol, a lovely 1 bedroom condo ideally situated in the preferred Loma Del Mar condominium complex, located in Amapas neighbourhood, one of the most beautiful places in the romantic zone, just steps to everything including the exquisite Los Muertos Beach, Zona Romantica - Old Town and the famous Malecon in Puerto Vallarta.

All the charm and energy of sidewalk bars and cafes, restaurants, boutiques, art galleries and nightlife are around the corner yet the community stays still relaxing and quiet.

Loma Del Mar - Sofia's Casa Del Sol is located in the C building. Traditionally decorated 1 bedroom and 1 bathroom condo. The "one bedroom plus studio" arrangement allows flexibility for sleeping up to four guests, or the studio space can be used as an addition to the living and dining room area for entertaining. The kitchen comes complete with refrigerator, gas cooktop and oven, microwave and all that you would need to prepare your meals. There are three bar stools at the kitchen counter where you can sip and enjoy your morning coffee. The condo also includes a washer and dryer, ceiling fans and wireless internet.

The dining room has a table and chairs with the capacity of 4 people. In the living room, you will find a comfortable sofa, and chair, coffee table and end table, air conditioning, ceiling fan, flat screen television with cable, and DVD player.

The bedroom includes a King size bed, a new flatscreen smart TV, safe, end tables, ceiling fan, air conditioning, and closet.

The Loma Del Mar complex is completely secure, has a lovely large L shaped heated swimming pool and is surrounded by mature landscaping and lush tropical gardens, onsite administration, a designated parking spot and security which makes the complex spectacular. The complex has no elevator.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

THIS IS A SMOKE FREE PROPERTY
No smoking inside the property or any of the common areas of Loma del Mar.

OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.

VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
No overnight visitors are allowed.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

PET POLICY
Sorry, no pets allowed.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 10:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.

POOL POLICY:
Pool hours: 10:00 A.M. till 11:00 P.M.
The condominium will NOT be responsible for any accidents that occur in the pool or common areas.

COMMON AREA POLICY
Please refer to the section "Condominium Loma del Mar / Interior Rules and Regulations"

GUEST KEYS POLICY
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned at the time of Check-Out in the same condition as received
PLEASE NOTE: Should you lose, damage or not return a set of keys the cost is $1,000 pesos for each key / keycard*. Please have this fee prepared to be collected by the concierge (CASH ONLY) at the time of check-out. This Fee is NOT covered by the guest damage insurance.
*Cost is subject to changes according the building policies. As Loma del Mar is a gated community, all the access are controlled by secure keys, if one of the keys is lost, Administration might require to change the lock and replace all the current keys. PLEASE, be careful in order to avoid additional fees.

INTERIOR RULES AND REGULATIONS
1. VISITORS: Owners are responsible for making sure that their visitors register with the office. (Art. 15)
2. CALM AND ORDERLY MANNER: Loma del Mar is a PRIVATE RESIDENCE AND NOT a Vacation Club. (Art. 1)
3. PUBLIC DECENCY OR MORALS: in all areas these precepts should be respected by all. Mexican Law severely punishes drug use. (Art. 2)
4. PARKING SPACE: Each unit has its assigned space, except the following studios A-2 & 10, B-1 & 10, C-1 & 11, D-2 & 11, and E-1. With supervision from Administration, please park in the space assigned to you. Illegally parked vehicles will be towed. ADMIINISTRATION OR THE CONDOMINIO IS NOT RESPONSIBLE FOR DAMAGE OR ROBBERY OF YOUR CAR (Art. 12
5. SAFETY: always close all doors and gates that open to the street side. (Art. 5) 5.-
6. GARBAGE: should be deposited in the green containers found outside the buildings. Please do not leave your garbage in the halls, parking spaces, pool area, gardens, etc. (Art.8) 6
7. Hanging clothes or towels on balconies, halls and windows is not allowed. (Art. 6)
8. NOISE: Please ensure that radios, stereos, televisions are not operated at high volume after 11 p.m. in condos or in common areas. (Art 4)
9. CONDUCT OF CHILDREN: The support of parents is necessary to ensure that children respect the inside and outside of the buildings, the green areas are not play areas. (Art. 9
10. PETS: no pets allowed other than owners and or long term renters. Please ensure that your pet is always on a leash. (Art. 16 y 17)
11. POOL USE: Please follow the specific pool rules Visitors and invited guests must have a permit of the Administration. Pool hours: 10:00 A.M. till 11:00 P.M. The condominium will NOT be responsible for any accidents that occur in the pool or common areas. (Art. 11) 11
12. COMMON GREEN AREAS: Do not cut or pick trees, plants, flowers or fruit. Non-compliance with these rules will result in the levying of fine(s) as established by Condominium regulations.

ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS

Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 p.m., will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 a.m. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 p.m.
