This luxury unit condo is near the top floor, 2 levels below the Penthouse, with breathtaking views of the ocean, city and sunsets. Enjoy 360 degrees views from the modern rooftop pool deck in this opulent building features 24-hour security, on-site administration, rooftop infinity-edge heated pool, spa, gym and BBQ areas with breathtaking views of the ocean and city sights.

The main bedroom includes a soft double bed with cotton bed linens, towels, smart tv to watch your favorite series with your Netflix personal account and ample closet with electric safe. Air conditioner and ceiling fans are part of the amenities of the room.

The unit has a spacious full bathroom. As well there is a laundry room with washer dryer an all the cleaning supplies you need for your private use.

The kitchen is fully equipped with all you may need to cook a perfect dinner, Fridge/freezer, dishwasher, cooktop with oven, coffee maker, microwave and sink. Fitted with pans, dishes, cutlery, glassware and everything you need to prepare a complete meal.

Next to the kitchen you will find a beautiful living room with expandable dining table, with plenty of seating. Equipped with air conditioning and ceiling fan, TV, There is free Wifi throughout the unit. You and your guests can enjoy the views while sitting in the living room, or have a nice conversation and cocktail on the balcony while taking in the incredible views of Puerto Vallarta. The pool and rooftop are closed on Wednesdays until 1pm, and NOT HEATED during summer season (Aprox between May and November each year), thank you for your understanding.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

Rules To Enjoy Your Stay

Loft 268 is a residential community that includes both permanent residents and short- term renters. These rules are intended to allow everyone to remain safe and enjoy their stay in the building.

Our Golden Rule ... All individuals are expected to be polite with staff, owners, guests, and other visitors of the building.

GENERAL
a) The administration is not responsible for forgotten items, injuries, or accidents in the building.
b) Use of all facilities is at your own risk and responsibility.
c) Smoking is prohibited in the common areas. Staff can direct you to a designated smoking area.

AT THE ENTRANCE
a) You must register all occupants and visitors of the unit you rented. (Remember that there is a limit per unit).
b) All renters and visitors must have identification at the time of registration.
c) You must not share the entry codes/cards with strangers or visitors.

IN THE UNITS
a) Gatherings and visitors are allowed until midnight on weekdays and 1a.m. on weekends. Any noise or music may not disturb other units.
b) Bathing suits or towels should not be hung on railings and/or balconies.
c) Garbage must be deposited in tightly closed bags for the trash chute. Glass objects, large objects, plants or sharp items must be carried to the garbage room on the Parking level.

CHILDREN
a) Children under 10 years old must be accompanied by an adult at all times in common areas, at the roof garden, and in the pool.

ROOF GARDEN
a) Furniture cannot be reserved. Unattended belongings will be collected by the Concierge.
b) Any furniture in the area cannot be moved. Ask staff for help with furniture.
c) Portable speakers or sound equipment are not allowed. You can only listen to music with headphones or earbuds.
d) Roof garden is closed on Monday until 1 p.m. for cleaning.

POOL
a) Hours are from 9:00 a.m. to 11:00 p.m. from Tuesday to Sunday. The pool is closed Monday until 3:00 p. m. for maintenance.
b) Bathing suits are mandatory when using the pool or hot tub.
c) You may not wear daily clothes (shirts, pants, shorts, underwear, or diapers) in the swimming pool and hot tub.
d) No lifeguard is on duty.
e) It is mandatory to take a shower before entering the pool.
f) It is forbidden to use the pool during lightning storms.
g) Diving and splashing are not allowed.
h) The use of glass or material that generates garbage is prohibited. Drinks are allowed when using a thermos or plastic cups.

HOT TUB
a) Children are not allowed.
b) Diving is prohibited.

ELEVATORS
a) Should not be used if you are wet. Towel dry before leaving the pool area.
b) Cannot be used for heavy objects, appliances, or furniture.

GYM
a) Hours from 8:30 a.m. to 8:00 p.m., you must reserve a time with the Concierge.
b) Use of suitable sports clothing and footwear is required.
c) Do not drop weights nor other equipment.
d) Clean the equipment after your use.

PETS
a) Pets are not allowed on the roof garden, pool area, or sky lounge.

BBQ GRILL
a) Use is by reservation through the Concierge. You must clean the grill and area used for food consumption.

Comments About the Vacation Rental Unit:
UNIT - Wooden furniture very used and beat up. We were not expecting this. No king-size bed. Kitchen was under-equipped; we had to purchase glasses, plastic cups for pool, and kitchen knives just to bring the kitchen to a useable standard. Initially the bedroom TV didn't work but the PVRPV staff replaced it within 2 days. Bathroom ceiling is peeling (PVRPV Staff was notified).
BUILDING - The was very unfriendly and their approach to enforcing building rules was not hospitable. Every Monday, the entire rooftop deck was closed until 3pm for cleaning & maintenance and unable to use for any purpose. Why can't this work be done during "off hours" so residents have unfettered access to the rooftop?

UNIDAD - Muebles de madera muy usados y maltrechos. No nos lo esperábamos. No había cama king-size. La cocina estaba mal equipada; tuvimos que comprar vasos, vasos de plástico para la piscina y cuchillos de cocina sólo para que la cocina fuera utilizable. Al principio, el televisor de la habitación no funcionaba, pero el personal de PVRPV lo sustituyó en 2 días. El techo del baño está desconchado (se avisó al personal de PVRPV).
EDIFICIO - Era muy antipático y su forma de hacer cumplir las normas del edificio no era hospitalaria. Todos los lunes, toda la cubierta de la azotea estaba cerrada hasta las 3 de la tarde para su limpieza y mantenimiento y no se podía utilizar para ningún fin. ¿Por qué no se puede hacer este trabajo durante las "horas libres" para que los residentes tengan acceso sin restricciones a la azotea?

PVRPV website needs work to make it easier to navigate. Luckily, we spent some time face to face with our PVRPV Representative to book for next year, so that was much easier and more pleasant than trying to make reservations using the website and emails.
