Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.
This property has its own policies, please read carefull.
NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas. ALL properties represented by PVRPV are NON SMOKING — this includes yards, terraces, and any outdoor spaces attached to or part of a Vacation Rental Property. If smoking takes place inside the property, you will be obligated to pay a $300 USD fine, and you may be evicted from the property.
OCCUPANCY POLICY
Maximum occupancy of 6 people in the unit.
A wristband will be placed to every person who is not a Homeowner (guest, family member or rentier) at the time of registration at the reception, the wristband must be worn throughout their entire stay in the condominium. At the end of their stay, the guest must return the wristband to reception, otherwise they will be liable for a fine; each bracelet lost or not returned to reception has a cost of $ 1,000.00 MXN. (One Thousand Pesos); this payment must be made at the reception.
Clients shall not remove any item(s) from the property, such as kitchen appliances, glassware, furniture, or any other item.

VISITOR POLICY
The Peninsula Tower 3 Regulations do not NOT allow Vacation Renters to have Visitors during their stay.
Only guests registered and confirmed in your booking are allowed to occupy the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
PET POLICY
Sorry, pets are now allowed.
NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 p.m. and 9:00 p.m., inside of the unit.
Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
POOL POLICY:
The use of the pool is under your own risk.
No reserve pool chairs or beds.
No glass in the area: bottles, glasses, dishes, etc (in the whole area); It is not allowed to enter with drinks inside the pool.
In the pool and beach area, only personal headphones are allowed to be used with music players; NO musical instruments are allowed to be used; and the use of speakers are not allowed with any music player (this includes blue-tooth type speakers, cell phones, tablets, computers or iPads, etc.)
Children under 12 years old are not allowed in the pool or jacuzzi area without direct adult supervision.
Not to introduce big inflatable or large tables. It is not allowed to throw any type of ball or object.
Just the Jacuzzi next to the exterior pool can be used by Short Term Renters.
JACUZZI AREA inside the complex is exclusive for condominium owners of tower 3 and Long Term stays (Over 3 months).
FURNITURE USE AND OUTDOOR AREA POLICY
To help us keep the furniture in great condition for all guests, please follow these rules:
It is strictly prohibited to sit on any furniture (indoor or outdoor) while wet, whether from the pool, shower, or rain.
If deep cleaning is required due to moisture, stains, or odors, an additional cleaning fee will be charged.
Do not remove the protective covers from the outdoor furniture during the rainy season. These covers are there to protect the furniture from water damage and humidity.
Any damage to the furniture caused by moisture, misuse, or neglect will result in an extra charge to cover repair or replacement costs
GUEST KEYS POLICY
You will be issued 1 set of keys (1 Key and 1 Keycard) for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of Check-Out.
PLEASE NOTE: Should you lose, damage or not return a set of keys the cost is $1,000 pesos for each key. Please have this fee prepared to be collected by the concierge at the time of check-out (CASH ONLY). This Fee is NOT covered by the guest damage insurance.
Peninsula Vallarta – Rules and Regulations
*Minimum stay of 5 nights required, in accordance with Condominium regulations.*
- The Residential Condominium Peninsula Tower III is a private residential condominium, not a temporary lodging resort. By entering the property, all individuals agree to behave as guests in a private home—not as hotel guests.
- Tower III operates independently in terms of security, policies, and administration from Tower I and Tower II of the Peninsula Vallarta complex.
- The Civil Code of the State of Jalisco empowers the condominium administration to deny entry or remove any individual showing aggressive, irresponsible, or inappropriate behavior, in order to protect the safety and well-being of all residents.
- Any promises made or rules omitted during the rental or sale of a private unit in Tower III have no influence over the enforcement of these condominium rules. It is the tenant’s responsibility to read and sign these rules before entering the condominium. These rules override any statements made by the seller or lessor.
- Only owners or legal successors may use the bar, gym, spa, and home theater, and may have guests in the condominium.
- Tenants are not allowed to receive visitors or guests during their stay. To use the gym, spa, or home theater, tenants must prove they are legal successors of the owner through a lease agreement.
- Tenants staying 3 months or more are permitted to use amenities and receive visitors, as long as guests are properly registered at Reception and show valid photo ID. The total number of occupants (tenants + guests) must not exceed the unit’s maximum occupancy.
- All non-owners (guests, relatives, or renters) will receive a wristband upon registration at Reception, which must be worn during their entire stay. Wristbands must be returned at check-out. Lost or unreturned wristbands will incur a fine of $1,000 MXN, payable at Reception.
- All occupants are counted, regardless of age (including infants and staff).
- Tenants and guests will not be allowed into the Condominium if the unit owner or property manager is not present to receive them.
- Condominium units may not be rented for less than 5 nights. Fines may be imposed for violations.
- Legal action will be taken immediately against anyone attempting to use a fake wristband or false identification. Units associated with such use will be vacated.
- To be registered in Tower III, the full names of tenants or visitors must be included in the official registration form. The unit owner or property manager must submit the registration form to Tower III administration at least 2 days prior to arrival. All tenants and guests must confirm their identity with official photo ID before entry.
- The building has 24/7 security surveillance. Video, audio, and images are recorded and stored on a secure online server.
- The only valid criteria for rules and regulations in Tower III are those established annually by the Owners’ Assembly. All decisions made by Administration or the Security Department are based solely on the Condominium Bylaws. No exceptions will be granted or enforced.
- Guests and visitors must leave the property once they have handed back the unit key to the person who rented or lent the apartment.
- Cleaning, administration, security, and maintenance of private units are not provided by Peninsula Tower III, but solely by the owner or property manager.
- In the pool and beach areas, only personal headphones may be used with music devices. The use of musical instruments or speakers is strictly prohibited (this includes Bluetooth speakers, phones, tablets, laptops, iPads, etc.).
- For safety reasons, the use of glass bottles, glasses, or glass-like objects is not permitted in the pool or beach areas.
- Infants must wear special swim diapers when using any pools or water areas. The use of regular diapers or allowing babies to be naked in these areas is not permitted.

Comments About the Vacation Rental Unit:
This was a fantastic space for our family ( 3 couples) to enjoy Christmas and reconnecting. The beds were comfortable, pool refreshing and hot tub was hot! Loved the unit decor , comfy couches and outdoor furniture. We enjoyed cooking meals in as well. Make sure and call to security after ordering Uber’s as they will need the name of driver to pass. The beach was amazing and wider than most in Puerto Vallarta! Walking distance to Mall, Grocery, and near Versalles , a great area to have a quiet delicious meal. Hopefully this unit continues to be available as we would rent again for sure!
Este fue un espacio fantástico para que nuestra familia (3 parejas) disfrutara de la Navidad y se reencontrara. Las camas eran cómodas, la piscina refrescante y el jacuzzi estaba caliente. Nos encantó la decoración del apartamento, los cómodos sofás y los muebles de exterior. También disfrutamos cocinando allí. Asegúrate de llamar a seguridad después de pedir un Uber, ya que necesitarán el nombre del conductor para dejarlo pasar. ¡La playa era increíble y más amplia que la mayoría de las de Puerto Vallarta! A poca distancia a pie del centro comercial, la tienda de comestibles y cerca de Versalles , una zona estupenda para disfrutar de una comida deliciosa y tranquila. Esperamos que este apartamento siga disponible, ya que sin duda volveríamos a alquilarlo.

Puerto Vallarta es un destino lleno de belleza natural, y sus atardeceres son realmente incomparables. Esperamos que hayan podido disfrutar de muchas tardes tranquilas observando cómo el cielo se llena de colores frente al mar. Nos alegra saber que también disfrutaron de la amplitud de la playa, así como de la excelente ubicación, a poca distancia caminando del centro comercial y del supermercado, y muy cerca de Versalles, una zona ideal para disfrutar de una comida deliciosa en un ambiente más tranquilo y local.
