Property Policy

- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

This property has its own policies, please read carefull.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas. ALL properties represented by PVRPV are NON SMOKING — this includes yards, terraces, and any outdoor spaces attached to or part of a Vacation Rental Property. If smoking takes place inside the property, you will be obligated to pay a $300 USD fine, and you may be evicted from the property.

OCCUPANCY POLICY
Maximum occupancy of 8 people in the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

All guests registered to stay in this unit are required by the administration of the complex to wear an arm bracelet during the entire time of their stay. The arm bracelet must be returned to the front desk at the time of check out. If a bracelet is lost or damaged there is a penalty of $500 pesos to be paid directly to harbor's administration.

Clients shall not remove any item(s) from the property, such as kitchen appliances, glassware, furniture, or any other item.

FURNITURE USE AND OUTDOOR AREA POLICY
To help us keep the furniture in great condition for all guests, please follow these rules:
It is strictly prohibited to sit on any furniture (indoor or outdoor) while wet, whether from the pool, shower, or rain.
If deep cleaning is required due to moisture, stains, or odors, an additional cleaning fee will be charged.
Do not remove the protective covers from the outdoor furniture during the rainy season. These covers are there to protect the furniture from water damage and humidity.
Any damage to the furniture caused by moisture, misuse, or neglect will result in an extra charge to cover repair or replacement costs.

VISITOR POLICY
As per regulations of Harbor 171, short term renters are unable to receive visitors during their stay that are not listed as registered guests on the reservation.


PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

PET POLICY
Sorry, pets are not allowed in this unit.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 pm until 8:00 am, including Speakers, Music, Televisions, Washer/Dryer, etc. inside of the unit.
Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

POOL AREA RULES

When you go to the pool, jacuzzi or common areas, it is permitted only to use the white towels embroidered with “2503N".

Please return the towels to the unit, every towel has a cost of $50 USD if lost/damaged.

Never use the white bath towels in the pool area or for the beach.
They are not permitted to leave the unit.


Pool Hours: 8:00 AM to 10:00 PM

To maintain a safe, clean, and enjoyable environment for everyone, please observe the following rules:

GENERAL POOL RULES
Appropriate swimwear must be worn in the pool area.
Guests are encouraged to shower or rinse off before entering the pool.
Babies may only enter the pool while wearing swim diapers or water-resistant diapers specifically designed for pool use.
Children under the age of 12 must always be supervised by an adult.
Diving, jumping, rough play, aggressive games, and running around the pool are not permitted.
Only small pool floats are permitted. Large inflatables or objects that may obstruct the use of the pool are not allowed. Pool floats should have a maximum diameter of approximately 50 cm (20 inches).

TOWELS
To maintain a uniform appearance in the pool area, only white or light gray towels may be used.

FOOD AND BEVERAGES
Eating or drinking is not permitted inside the pool or jacuzzi, or in their immediate surrounding areas.
Food and beverages must be enjoyed only at the designated tables in the snack bar or market area.
Glass containers or items are strictly prohibited in the pool area, including bottles, glasses, cups, plates, or any other glass objects.
Alcoholic beverages may only be consumed by individuals 18 years of age or older and must be consumed responsibly and in moderation.
The use of the pool or other common areas while intoxicated or in any condition that may affect the safety, comfort, or peaceful enjoyment of others is not permitted.

MUSIC AND SOUND
Speakers and sound systems are not permitted in the pool area.
Loud music is prohibited.
If you wish to listen to music, please do so personally using headphones.

POOL FURNITURE
Moving, rearranging, or relocating furniture and equipment in the pool area is not permitted, including lounge chairs, umbrellas, tables, and chairs.
Reserving furniture by leaving towels, personal belongings, or other items unattended is not permitted.
Items left unattended for extended periods may be removed and taken to the security gate, where they may be collected later.

JACUZZI AND LAP POOL

Access to the jacuzzi and lap pool is permitted only for guests and residents over 16 years of age.

Showering before entering is required.
For medical and safety reasons, the maximum recommended use of the jacuzzi is 30 minutes per person.
Prolonged use may cause dizziness, heat exhaustion, or changes in blood pressure, especially for individuals consuming alcohol or taking certain medications.
Jewelry and other metallic objects are not permitted in the jacuzzi.
The maximum capacity of the jacuzzi is 10 people.

NO SMOKING

Smoking is strictly prohibited in the pool area and surrounding common areas.

COMMON AREAS AND GENERAL RULES
PROPERTY ACCESS

Throughout your stay, you must wear your access wristband visibly for identification while on the property. If your wristband becomes damaged, please present it at the reception desk to request a replacement.

When entering or leaving the property, Security may ask for your apartment number in order to maintain an accurate record of individuals accessing the condominium.

For access to certain common areas that require an access card, please contact your host.

Food delivery personnel and other delivery services are not permitted to enter the property. To collect food orders or other deliveries, you must personally go to the security gate.

LOBBY AND LUGGAGE

The condominium does not have a designated area for storing or holding luggage.

Any requests related to luggage, early arrival, or late departure must be coordinated directly with your host.

GATHERINGS AND EVENTS

Vacation guests are not permitted to organize events within the common areas or on the property.

GYM

Hours: 7:00 AM to 10:00 PM

The gym is available year-round during its established operating hours.

Use of the gym is permitted only for guests and residents over 15 years of age.
If you plan to train with a personal trainer, prior authorization from Condominium Management is required.
After using any equipment, please clean it and return it to its proper place.
Please help keep the area clean and respect other users.

MUSIC AND NOISE

To avoid disturbing other residents and guests:

Speakers and sound systems are not permitted in common areas, including the snack bar, terraces, and gym.
Music may only be listened to personally using headphones.
Inside your apartment, music and any other sound must be kept at a moderate volume and for your personal enjoyment only.
Please refrain from playing music or using any device at a volume that may disturb your neighbors.

PERSONAL BELONGINGS AND LOST ITEMS

Each resident, guest, or visitor is responsible for their personal belongings.

The condominium is not responsible for the loss, theft, or damage of items left unattended in common areas. Please keep your belongings under supervision at all times.

SECURITY

For the safety of everyone, the entry or possession of weapons, sharp objects, or any instrument that may cause injury to individuals or damage to property is prohibited.

Please follow all instructions provided by Security and Condominium Management at all times.

NO SMOKING

We are a smoke-free complex.

Smoking is strictly prohibited in:

Balconies and terraces.
Common areas.
Any other area where smoking is expressly prohibited.

PETS

Pets may only pass through the hallways and common areas necessary to enter or exit the condominium. Pets must remain under the control of their owner and, when applicable, on a leash.

Pets are not permitted to remain or be walked in the following areas:

Pool areas.
Gardens.
Recreational areas.
Private terraces.
Other common areas intended for the use and enjoyment of residents and guests.

Pet owners or those responsible for pets must ensure that their pets do not urinate, defecate, or create any mess in the common areas. If this occurs, they must clean it immediately and will be responsible for any resulting damage or expenses.

BALCONIES AND TERRACES

Hanging towels, swimsuits, clothing, or any other items from balcony or terrace railings is not permitted.

Please use the designated areas inside the apartment to dry or store your belongings.

TRASH

Leaving trash bags, garbage, waste, or other items in hallways, common areas, or any space not designated for waste disposal is strictly prohibited.

Please use only the designated trash disposal areas and containers.

KEY POLICY
This unit has a keyless entry. Upon arrival, you will be provided with a code to access the unit during your stay. Your concierge will explain how to operate the smart lock.

You will be issued with up to 8 Keycards to Access the North Tower, the Rooftop and the Gym. Keycards must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a Keycard the cost is $25USD ($500 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

We spent 10 fabulous days as a family 5 in this condo. Centrally located - where we could head south to Mismaloya or Boca and catch a water taxi to south shore beaches or head north to boogie board and surf all day at La Lancha, Sayulita, and Destillideras beaches. Coming home to this condo every day was perfect. Great view and well furnished. Hosts were very responsive if ever we needed anything. Pools are great - and warm making it easy for the kids to swim. The staff at the pool are extremely struck (no fault of the host)…..just a heads up there….no small speakers, no canned beverages (bring your Stanley), no noisy kids (totally respect that, but we have 3 kids and it felt like they couldn’t have fun at the pool), no water toys to toss (even the smallest of water toys). However, the front desk staff was always awesome. We will definitely be back!! We shopped at La Comer for groceries. And I highly recommend Chef Díaz for food ordered in Kilograms, authentic, delicious and cheap!

Very nice condo with beautiful views of the ocean. Nicely equipped kitchen. Bedrooms and bathrooms had quality linens and towels.

The noise coming from the party staying in 2504 was extremely loud. We were able to hear every conversation as if they were in our unit. The lack of sound proofing material between the two units is mind boggling considering the cost of the unit.

Our group of 5 stayed 6 nights and the place was amazing! The three bedrooms each with a full bath was great for us. Beds super comfortable. A bonus was the washer/dryer. The view of Puerto Vallarta was incredible any time of day. We used the rooftop pool and those between building and beach. The kitchen had all the pots, pans you could need plus a good selection of appliances and water filtration tap at the sink. An Uber to Centro or ZR was very reasonable ($4-6 for a couple, $7-10 for all five in an Uber XL). The large market at the end of the drive, Soriana, had just about anything you’d need. Sebastian was the best! Great communication before and during our stay. Check-in very smooth. All the staff was friendly and helpful. Do not hesitate at all to stay here!!

We moved to this Airbnb on just 24 hours’ notice, and it exceeded all expectations. The unit was amazing—spacious, comfortable, and beautifully maintained, with incredible views. The kitchen was fully stocked with everything we needed, which made settling in easy. The location couldn’t be better: close to great restaurants and shopping, and just a short walk to the supermarket. We couldn’t have asked for a better place and would absolutely stay here again. Highly recommend!

La ubicación no podía ser mejor: cerca de excelentes restaurantes y tiendas, y a pocos pasos del supermercado. Nos alegra profundamente saber que el departamento le resultó espacioso, cómodo y cuidadosamente mantenido, y que la cocina completamente equipada le ayudó a instalarse con facilidad. También nos complace saber que la ubicación, con su cercanía a restaurantes, tiendas y al supermercado, hizo su estancia aún más práctica y agradable.

This Airbnb was absolutely exceptional from start to finish. From the communication, welcome connect, tour to close off, everything was flawless. I want give a huge thank you the PVRPV team, from booking to checkout, everything was seamless and well-organized, Check-in instructions were clear and they even meet me there in person once we arrived. Sebastien and Alexandra met us at the lobby, took us to apartment, helped us with our luggage and gave us a personalized tour of the place. Their communication throughout the stay was professional, prompt, and helpful. As for the place itself, you can tell the owner cares about his place and his guests. From the small considerable details to being accommodating to guests - this place has it all : spacious living space, private bathroom for each bedroom, comfortable bedding, fully stocked kitchen to finally views for days! The best part of it is you can see Whales from balcony. We will for sure stay there again! My and my family Loved it!


Este Airbnb fue absolutamente excepcional de principio a fin. Desde la comunicación, la bienvenida, la visita guiada hasta la despedida, todo fue perfecto. Quiero dar las gracias al equipo de PVRPV, desde la reserva hasta la salida, todo fue perfecto y estaba bien organizado. Las instrucciones para el check-in eran claras e incluso nos recibieron en persona cuando llegamos. Sebastien y Alexandra nos recibieron en el vestíbulo, nos llevaron al apartamento, nos ayudaron con el equipaje y nos dieron un tour personalizado por el lugar. Su comunicación durante toda la estancia fue profesional, rápida y útil. En cuanto al lugar en sí, se nota que el propietario se preocupa por su propiedad y sus huéspedes. Desde los pequeños detalles hasta la atención a los huéspedes, este lugar lo tiene todo: una amplia sala de estar, baño privado para cada dormitorio, camas cómodas, cocina completamente equipada y, por último, ¡unas vistas increíbles! Lo mejor de todo es que se pueden ver ballenas desde el balcón. ¡Sin duda volveremos a alojarnos allí! ¡A mi familia y a mí nos encantó!

I cannot be any more greatful for all your help. I was in a tough situation and you really helped me when I was in a really tough situation. I also want to send a special thank you to the owner for allowing my dog for the stay. If they are ok with us bringing our little dog in future, we would absolutely love to book this place again. This has been an exceptional experience and a special thanks to Sebastien and Alexandra for the extra touch of hospitality!

Super responsive and made check in and communication a breeze! I’d definitely recommend this place to anyone visiting the area and would happily stay again in the future!
