Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy

- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas. ALL properties represented by PVRPV are NON SMOKING — this includes yards, terraces, and any outdoor spaces attached to or part of a Vacation Rental Property. If smoking takes place inside the property, you will be obligated to pay a $300 USD fine, and you may be evicted from the property.

OCCUPANCY POLICY
Maximum occupancy of 5 people in the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

All guests registered to stay in this unit are required by the administration of the complex to wear an arm bracelet during the entire time of their stay. The arm bracelet must be returned to the front desk at the time of check out. If a bracelet is lost or damaged there is a penalty of $500 pesos to be paid directly to harbor's administration.

VISITOR POLICY
As per regulations of Harbor 171, short term renters are unable to receive visitors during their stay that are not listed as registered guests on the reservation.

PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund

PET POLICY
Sorry, pets are not allowed in this unit.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 pm until 8:00 am, including Speakers, Music, Televisions, Washer/Dryer, etc. inside of the unit.
Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

POOL AREA RULES

When you go to the pool, jacuzzi or common areas, it is permitted only to use the white towels embroidered with “2306N".

Please return the towels to the unit, every towel has a cost of $50 USD if lost/damaged.

Never use the white bath towels in the pool area or for the beach.
They are not permitted to leave the unit.

Pool Hours: 8:00 AM to 10:00 PM

To maintain a safe, clean, and enjoyable environment for everyone, please observe the following rules:

GENERAL POOL RULES
Appropriate swimwear must be worn in the pool area.
Guests are encouraged to shower or rinse off before entering the pool.
Babies may only enter the pool while wearing swim diapers or water-resistant diapers specifically designed for pool use.
Children under the age of 12 must always be supervised by an adult.
Diving, jumping, rough play, aggressive games, and running around the pool are not permitted.
Only small pool floats are permitted. Large inflatables or objects that may obstruct the use of the pool are not allowed. Pool floats should have a maximum diameter of approximately 50 cm (20 inches).

TOWELS
To maintain a uniform appearance in the pool area, only white or light gray towels may be used.

FOOD AND BEVERAGES
Eating or drinking is not permitted inside the pool or jacuzzi, or in their immediate surrounding areas.
Food and beverages must be enjoyed only at the designated tables in the snack bar or market area.
Glass containers or items are strictly prohibited in the pool area, including bottles, glasses, cups, plates, or any other glass objects.
Alcoholic beverages may only be consumed by individuals 18 years of age or older and must be consumed responsibly and in moderation.
The use of the pool or other common areas while intoxicated or in any condition that may affect the safety, comfort, or peaceful enjoyment of others is not permitted.

MUSIC AND SOUND
Speakers and sound systems are not permitted in the pool area.
Loud music is prohibited.
If you wish to listen to music, please do so personally using headphones.

POOL FURNITURE
Moving, rearranging, or relocating furniture and equipment in the pool area is not permitted, including lounge chairs, umbrellas, tables, and chairs.
Reserving furniture by leaving towels, personal belongings, or other items unattended is not permitted.
Items left unattended for extended periods may be removed and taken to the security gate, where they may be collected later.

JACUZZI AND LAP POOL

Access to the jacuzzi and lap pool is permitted only for guests and residents over 16 years of age.

Showering before entering is required.
For medical and safety reasons, the maximum recommended use of the jacuzzi is 30 minutes per person.
Prolonged use may cause dizziness, heat exhaustion, or changes in blood pressure, especially for individuals consuming alcohol or taking certain medications.
Jewelry and other metallic objects are not permitted in the jacuzzi.
The maximum capacity of the jacuzzi is 10 people.

NO SMOKING

Smoking is strictly prohibited in the pool area and surrounding common areas.

COMMON AREAS AND GENERAL RULES
PROPERTY ACCESS

Throughout your stay, you must wear your access wristband visibly for identification while on the property. If your wristband becomes damaged, please present it at the reception desk to request a replacement.

When entering or leaving the property, Security may ask for your apartment number in order to maintain an accurate record of individuals accessing the condominium.

For access to certain common areas that require an access card, please contact your host.

Leaving trash bags, garbage, waste, or other items in hallways, common areas, or any space not designated for waste disposal is strictly prohibited.

Please use only the designated trash disposal areas and containers.

KEY POLICY
This unit has a keyless entry. Upon arrival, you will be provided with a code to access the unit during your stay. Your concierge will explain how to operate the smart lock.

You will be issued with up to 4 Keycards to Access the North Tower, the Rooftop and the Gym. Keycards must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a Keycard the cost is $25USD ($500 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

FURNITURE USE AND OUTDOOR AREA POLICY
To help us keep the furniture in great condition for all guests, please follow these rules:
It is strictly prohibited to sit on any furniture (indoor or outdoor) while wet, whether from the pool, shower, or rain.
If deep cleaning is required due to moisture, stains, or odors, an additional cleaning fee will be charged.
Do not remove the protective covers from the outdoor furniture during the rainy season. These covers are there to protect the furniture from water damage and humidity.
Any damage to the furniture caused by moisture, misuse, or neglect will result in an extra charge to cover repair or replacement costs.

CONDOMINIUM RULES AND REGULATIONS
PROPERTY ACCESS

Throughout your stay, you must wear your access wristband visibly for identification while on the property. If your wristband becomes damaged, please present it at the reception desk to request a replacement.

When entering or leaving the property, Security may ask for your apartment number in order to maintain an accurate record of individuals accessing the condominium.

For access to certain common areas that require an access card, please contact your host.

Food delivery personnel and other delivery services are not permitted to enter the property. To collect food orders or other deliveries, you must personally go to the security gate.

VISITORS

Owners and long-term renters may receive a maximum of 4 visitors between 9:00 AM and 10:00 PM, provided that the owner or apartment manager gives prior notice to Security and Administration.

Without prior notice and authorization, visitors will not be allowed access.

Visitor access is subject to the condominium's policies and occupancy levels. During high season, holidays, long weekends, and vacation periods, including Easter Week, Thanksgiving, Christmas, and other high-occupancy dates, outside visitors will not be permitted.

Vacation guests and short-term renters are not permitted to receive outside visitors.

To maintain a safe, clean, and enjoyable environment for everyone, the following rules must be observed:

Appropriate swimwear must be worn in the pool area.
Guests are encouraged to shower or rinse off before entering the pool.
Babies may only enter the pool while wearing swim diapers or water-resistant diapers specifically designed for pool use.
Children under the age of 12 must always be supervised by an adult.
Diving, jumping, rough play, aggressive games, and running around the pool are not permitted.
Eating or drinking is not permitted inside the pool or jacuzzi, or in their immediate surrounding areas.
Food and beverages must be enjoyed only at the designated tables in the snack bar or market area.
Glass containers or items are strictly prohibited, including bottles, glasses, cups, plates, or any other glass objects.
Smoking is not permitted in the pool area.
Speakers and sound systems are not permitted, and loud music is prohibited. If you wish to listen to music, please do so personally using headphones.
Only small pool floats are permitted. Large inflatables or objects that may obstruct the use of the pool are not allowed. Pool floats should have a maximum diameter of approximately 50 cm (20 inches).
Moving, rearranging, or relocating furniture and equipment in the common areas is not permitted, including lounge chairs, umbrellas, tables, and chairs.
Reserving furniture by leaving towels, personal belongings, or other items unattended is not permitted. Items left unattended for extended periods may be removed and taken to the security gate, where they may be collected later.
Towels

To maintain a uniform appearance in the pool area, only white or light gray towels may be used.

JACUZZI AND LAP POOL

Access to the jacuzzi and lap pool is permitted only for guests and residents over 16 years of age.

Showering before entering is required.
For medical and safety reasons, the recommended maximum use of the jacuzzi is 30 minutes per person.
Prolonged use may cause dizziness, heat exhaustion, or changes in blood pressure, especially for individuals consuming alcohol or taking certain medications.
Jewelry and other metallic objects are not permitted in the jacuzzi.
The maximum capacity of the jacuzzi is 10 people.
FOOD AND BEVERAGES

Food and beverages must be consumed only in the designated areas and at the tables provided.

Eating or drinking inside the pool, jacuzzi, or their immediate surrounding areas is not permitted.

The consumption of alcoholic beverages is permitted only for individuals 18 years of age or older and must be done responsibly and in moderation.

The use of common areas while intoxicated or in any condition that may affect the safety, comfort, or peaceful enjoyment of other residents and guests is not permitted.

We had a very enjoyable stay. Luckily we are not “pool people” so competing for the best chairs was not an issue. Walking and driving on the connecting road is difficult and should be fixed. Many of our taxi drivers told us to complain to building management to fix the road!

Todo nos pareció bien sólo la calle de acceso desde la avenida no está en buenas condiciones y es la única via para salir caminando del alojamiento.

Everything seemed fine to us, except that the access road from the avenue is not in good condition and it is the only way to leave the accommodation on foot.

The host was very communicative. He greeted us upon arriving and gave us a full tour of our condo. The actual street to get to the condo needs work but the condo itself is very modern and clean. Always saw maintenance cleaning lobby, restrooms pool area. We would def recommend and be back to this location and with this agency.

El anfitrión fue muy comunicativo. Nos recibió al llegar y nos enseñó todo el apartamento. La calle por la que se accede al apartamento necesita algunas mejoras, pero el apartamento en sí es muy moderno y está muy limpio. Siempre veíamos al personal de limpieza en el vestíbulo, los baños y la zona de la piscina. Sin duda lo recomendaríamos y volveríamos a alojarnos aquí con esta agencia.

Everything was great. Highly recommended. Sebastián gave us clear and precise instructions and was very attentive and polite. The access road and parking lot are currently under construction, but apart from that, everything is perfect.

Es un departamento muy bonito y todo estaba muy limpio, en la cocina teniamos platos electrodomesticos, utensilios y hasta tuppers, no nos hizo falta nada y como extra te dejan cositas que pudieras necesitar como shampoo, servitoallas, jabon para trastes, jabon para ropa y muchas toallas de baño, fue una estancia muy amena dentro del departamento y también en las amenidades, están igual de bonitas y padres.

"It's a very nice apartment, and everything was very clean. In the kitchen, we had dishes, appliances, utensils, and even Tupperware; we didn’t lack for anything. As a bonus, they leave you essentials you might need, such as shampoo, paper towels, dish soap, laundry soap, and plenty of bath towels. It was a very pleasant stay both inside the apartment and in the amenities, which are just as beautiful and nice."

Tim’s place was better than the pictures, the hosts and co-hosts were very attentive and made my stay very pleasant I didn’t come through any issues. They were very attentive from checking in to checking out. Would definitely book again!

Está increíble el condominio, las vistas son un paraíso, estuvimos súper cómodos, la atención fue fenomenal, no nos hizo falta nada, son muy amables, sin duda volvería de nuevo, vale totalmente la pena.

The condo is amazing, the views are a paradise, we were super comfortable, the service was phenomenal, we did not miss anything, they are very friendly, I would definitely come back again, it is totally worth it.

Hay pocas cosas que mejorar, si acaso tendría una observación con las duchas específicamente con las coladeras ya que se estanca un poco el agua. Y la calle de acceso al condominio está en muy malas condiciones.

There are few things to improve, if anything I would have an observation with the showers specifically with the strainers as the water stagnates a bit. And the access road to the condominium is in very bad condition.

This place is great! Beautiful place with an amazing view. Super cold AC in every room + 2 AC units in the living room keeping the temp nice and cool throughout the unit. The hosts are superb… they voluntarily accommodated us with an early check-in and check-out which was incredibly helpful as we were traveling with a baby. They met us at the lobby and insisted to help with our luggage. Very attentive and easy to communicate with for any questions including food recommendations. I truly recommend this beautiful place with a private beach front pool with beach access and a scenic rooftop pool with one of the most amazing views in Puerto Vallarta - I you find it available you should book! We will be back.

¡Este lugar es genial! Hermoso lugar con una vista increíble. Super frío AC en cada habitación + 2 unidades de aire acondicionado en la sala de estar mantener la temperatura agradable y fresco en toda la unidad. Los anfitriones son magníficos... nos acomodaron voluntariamente con un check-in y check-out temprano que fue increíblemente útil ya que viajábamos con un bebé. Nos recibieron en el vestíbulo e insistió en ayudar con nuestro equipaje. Muy atento y fácil de comunicarse con para cualquier pregunta incluyendo recomendaciones de comida. Realmente recomiendo este hermoso lugar con una piscina privada frente a la playa con acceso a la playa y una piscina panorámica en la azotea con una de las vistas más impresionantes de Puerto Vallarta - ¡si lo encuentras disponible debes reservar! Volveremos.

The place was very clean and the kitchen is very well stocked with dishes and utensils. The location is about a 10 min drive to malecon far enough from the noise which is what we preferred as we wanted our quiet time. There was a grocery store walking distance and various options for food nearby.

El lugar estaba muy limpio y la cocina está muy bien surtida con platos y utensilios. La ubicación es de unos 10 minutos en coche al malecón lo suficientemente lejos del ruido que es lo que preferíamos como queríamos nuestro tiempo tranquilo. View was beautiful. Place was very clean and all the kitchen amenities were great they even had sharp knives. Pools were lovely and never too crowded. I wish there was a restaurant on site or a little closer but if you walked into the Versailles neighborhood there were lots of restaurants. The beach was lovely and never too crowded. Also make sure to bring a lidded drink container for the pool!

Las vistas eran preciosas. El lugar estaba muy limpio y todos los utensilios de cocina eran geniales, incluso tenían cuchillos afilados. Las piscinas eran preciosas y nunca había demasiada gente. Desearía que hubiera un restaurante en el lugar o un poco más cerca, pero si caminas hacia el barrio de Versalles hay muchos restaurantes. La playa era preciosa y nunca había demasiada gente. También asegúrate de llevar un recipiente con tapa para la piscina.

We had a wonderful time at Harbor 171. The condo 2306 was beautiful with spectacular views! The pools were clean and had loungers/chairs typically available whenever we decided to head down for some relaxation at the pool. Harbor 171 is in a location that is easy for access to all kinds of great restaurants and activities. Thanks to Tim and his staff for always answering any questions or concerns we had immediately on the Airbnb app. One great addition to the room would be a beach umbrella and small cooler to take down while lounging on the beach. We will be back and are ready to book our next trip!

Tuvimos un tiempo maravilloso en Harbor 171. ¡El condominio 2306 era hermoso con vistas espectaculares! Las piscinas estaban limpias y había tumbonas / sillas disponibles por lo general cada vez que decidimos bajar a relajarse en la piscina. Harbor 171 está en una ubicación que es fácil para el acceso a todo tipo de restaurantes y actividades. Gracias a Tim y su personal para responder siempre a cualquier pregunta o preocupación que tuvimos de inmediato en la aplicación Airbnb. Una gran adición a la habitación sería una sombrilla de playa y una pequeña nevera para bajar mientras descansa en la playa. ¡Volveremos y estamos listos para reservar nuestro próximo viaje!

One of my best experiences on Airbnb. The apartment was exactly as described, very well equipped, very clean, with high-quality furniture, and beautifully decorated. The people in the complex were very friendly, the pools were beautiful and clean, and the location was fantastic, less than 10 minutes from the boardwalk.

One of our best AirBnB experiences - million dollar views, great location, fantastic amenities. We didn't want to leave! Watch whales right from your balcony. Brand new complex with great pools and beach access. Soriana is a five minute walk away to buy groceries if you would like to cook. Or walk across in to Versailles neighborhood for excellent options to eat - Sushi, Caribbean, Greek, and of course, local Mexican. Walk on the beach to Dreams/Secrets next door and purchase a Resort Pass if you would like to indulge more. Sebastian and team's support and attentiveness is icing on the cake. The best views and the best location in PVR, period. We will be back!

O caminar a través de Versalles barrio de excelentes opciones para comer - Sushi, Caribe, griego, y por supuesto, locales mexicanos. Camine por la playa hasta Dreams/Secrets, al lado, y compre un Resort Pass si desea darse más caprichos. Sebastián y el apoyo del equipo y la atención es la guinda del pastel.
