Property Policy

- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

This property has its own policies, please read carefull.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas. ALL properties represented by PVRPV are NON SMOKING — this includes yards, terraces, and any outdoor spaces attached to or part of a Vacation Rental Property. If smoking takes place inside the property, you will be obligated to pay a $300 USD fine, and you may be evicted from the property.

OCCUPANCY POLICY
Maximum occupancy of 2 people in the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

All guests registered to stay in this unit are required by the administration of the complex to wear an arm bracelet during the entire time of their stay. The arm bracelet must be returned to the front desk at the time of check out. If a bracelet is lost or damaged there is a penalty of $500 pesos to be paid directly to harbor's administration.

Clients shall not remove any item(s) from the property, such as kitchen appliances, glassware, furniture, or any other item.

VISITOR POLICY
As per regulations of Harbor 171, short term renters are unable to receive visitors during their stay that are not listed as registered guests on the reservation.

PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

PET POLICY
Sorry, pets are not allowed in this unit.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 pm until 8:00 am, including Speakers, Music, Televisions, Washer/Dryer, etc. inside of the unit.
Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

POOL & TOWELS POLICY

When you go to the pool, jacuzzi or common areas, it is permitted only to use the white towels embroidered with “1505N".
The building only allows white towels in the pool area.
Never use the white bath towels in the pool area or for the beach.
They are not permitted to leave the unit
Open from 8:00 am to 10:00 pm

SECURITY DEPOSIT POLICY FOR GUESTS UNDER 25 YEARS OLD
To ensure a safe and respectful environment for all guests and neighbors, a refundable security deposit of $500 USD is required at check-in for all guests under the age of 25.
• This deposit must be paid in cash upon arrival.
• The deposit will be refunded in full within 72 hours after check-out, provided there is no damage to the property and house rules have been followed.


FURNITURE USE AND OUTDOOR AREA POLICY
To help us keep the furniture in great condition for all guests, please follow these rules:
It is strictly prohibited to sit on any furniture (indoor or outdoor) while wet, whether from the pool, shower, or rain.
If deep cleaning is required due to moisture, stains, or odors, an additional cleaning fee will be charged.
Do not remove the protective covers from the outdoor furniture during the rainy season. These covers are there to protect the furniture from water damage and humidity.
Any damage to the furniture caused by moisture, misuse, or neglect will result in an extra charge to cover repair or replacement costs.

KEY POLICY
This unit has a keyless entry. Upon arrival, you will be provided with a code to access the unit during your stay. Your concierge will explain how to operate the smart lock.

You will be issued 2 Keycards to Access the North Tower, the Rooftop and the Gym. Keycards must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a Keycard the cost is $25USD ($500 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

This was one of the best vacation experiences I have had in Mexico. It definitely paid off for me to invest a little more given how nice everything was. The residence offered an immaculate view from the 15th floor. The features such as the bed, the giant screen TV, and a beautiful kitchen transcended the whole experience. Communication with Sebastian was excellent. He was quick, responsive and friendly. Fantastic experience and I highly recommend!


Esta ha sido una de las mejores experiencias vacacionales que he tenido en México. Sin duda, mereció la pena invertir un poco más, dado lo agradable que fue todo. La residencia ofrecía unas vistas impecables desde la planta 15. Las características de la habitación, como la cama, la televisión de pantalla gigante y la preciosa cocina, superaron todas las expectativas. La comunicación con Sebastián fue excelente. Fue rápido, receptivo y amable. ¡Una experiencia fantástica que recomiendo encarecidamente!

Everything was wonderful. Main room got a little hot and adjusting the AC was a little bit of a challenge. We couldn’t find the “happy balance.” Perhaps some instructions for “mechanically impaired people” like myself on how to create an optimal temperature? It’s the only thing I can think off…

Had trouble with the lock the first two days. Was told it was my fault, and to hold the door open and practice, which was not the best communication from them. In the end, it was definitely not my fault I was punching in the right codes so yeah that was frustrating. Location is great condo is great. Would be nice if they had a restaurant or a bar at the location. Overall four out of five.

I thoroughly enjoyed my stay. The unit was modern, super clean, and very spacious. The building and pools were so beautiful! Clean, tropical, and as a solo female traveler, I felt very safe. Sebastian greeted me at the unit and did a thorough walk thru. He was very kind and responsive throughout my booking and stay.

Disfruté mucho de mi estancia. El apartamento era moderno, estaba muy limpio y era muy espacioso. ¡El edificio y las piscinas eran preciosos! Limpio, tropical y, como mujer que viajaba sola, me sentí muy segura. Sebastián me recibió en el apartamento y me lo enseñó detenidamente. Fue muy amable y atento durante toda mi reserva y estancia.

It also had all the things I needed for cooking which is nice since the road was still undeveloped and I felt uneasy walking alone in the evening for dinner options. Other than that, the unit and the building had everything I needed to enjoy my stay!

We had an outstanding experience from the moment we arrived. A staff member named Alejandra was there waiting to guide us through everything in the unit—and she was fantastic. Unfortunately, I accidentally left some electric shavers in the restroom, but the staff reached out promptly and kindly offered to mail them back to us. That level of thoughtfulness meant a lot. In my wife’s past stays at even five-star hotels, lost items were often dismissed as never seen—but here, they went the extra mile. I’m thoroughly impressed and highly recommend this place.


Tuvimos una experiencia excepcional desde el momento en que llegamos. Una empleada llamada Alejandra nos estaba esperando para guiarnos por todo lo que había en la unidad, y fue fantástica. Por desgracia, dejé accidentalmente unas maquinillas de afeitar eléctricas en el baño, pero el personal se puso en contacto con nosotros rápidamente y nos ofreció amablemente enviárnoslas por correo. From the beginning Sebastian was very attentive and responsive, replying to any questions we had. Upon arrival he kept up with where we were in the process of arrival and personally greeted us at Harbor 171. It was a hot and humid day and Sebastian ensured to turn on the mini split AC units prior to our arrival which was greatest appreciated. Amenities and a simple rundown of the apartment were given - lots can be found within the apartment (blankets, games, beach chairs, umbrellas) for your day to day needs. The apartment was very clean and modern, with a luxury feel to it with the attention to each detail. The view was fantastic and great for the times we were at the apartment to eat or just hang out. We were able to get down to the beach extremely easily to explore or walk to Malecon within 20 minutes in a straight walk. All in all the attentiveness of the host, attention to detail, and location of this apartment make it worth and a place I would definitely stay again. Thank you!!!

Desde el principio, Sebastián se mostró muy atento y receptivo, respondiendo a todas nuestras preguntas. A nuestra llegada, se mantuvo al tanto de dónde nos encontrábamos en el proceso de llegada y nos recibió personalmente en Harbor 171. Era un día caluroso y húmedo, y Sebastián se aseguró de encender los aparatos de aire acondicionado mini split antes de nuestra llegada, lo cual agradecimos enormemente. Nos proporcionó información sobre las comodidades y nos dio una breve descripción del apartamento, en el que se pueden encontrar muchas cosas (mantas, juegos, sillas de playa, sombrillas) para las necesidades diarias. El apartamento estaba muy limpio y era moderno, con un toque de lujo y atención a cada detalle. Las vistas eran fantásticas y estupendas para cuando estábamos en el apartamento para comer o simplemente pasar el rato. Pudimos bajar a la playa con mucha facilidad para explorar o caminar hasta el Malecón en 20 minutos sin desviarnos. En general, la amabilidad del anfitrión, la atención al detalle y la ubicación de este apartamento hacen que merezca la pena y que sea un lugar en el que sin duda volvería a alojarme. ¡Gracias!

Everything was perfect and amazing, beautiful view and Alejandra, Tania everyone was so attentive and helpful. We will stay here every time we are in PV. The only only suggestion is that the road to enter Harbor 171 does not match at all what you are arriving too. There is a lot of construction but to at least gravel the road would help a lot for the presentation and also for the taxi drivers and for the guests who need to walk out to them or out to the avenue. Other than that it was perfection, I would like to leave a review for the specific unit we stayed in also, if you could pass me a link for the owners that would be fantastic. Brandy Pedraza

Todo fue perfecto y maravilloso, con unas vistas preciosas. Alejandra, Tania y todo el personal fueron muy atentos y serviciales. Nos alojaremos aquí cada vez que vengamos a PV. La única sugerencia es que la carretera de acceso a Harbor 171 no se corresponde en absoluto con lo que uno se encuentra al llegar. Hay muchas obras, pero al menos poner grava en la carretera ayudaría mucho a la presentación y también a los taxistas y a los huéspedes que necesitan salir a la avenida. Aparte de eso, todo fue perfecto. Me gustaría dejar una reseña sobre la unidad específica en la que nos alojamos, si me pudieran pasar un enlace para los propietarios, sería fantástico. There are no words that can explain the beauty of this air bnb. The location is near EVERYTHING. The view is spectacular. Worth every single penny. The bed was super comfortable. The shower was big enough for 2 to shower comfortably. I would 100% recommend booking. Do not think twice about it! Do it! You won’t regret it. My husband and I would def book again.


No hay palabras que puedan explicar la belleza de este air bnb. La ubicación está cerca de TODO. La vista es espectacular. Vale la pena cada centavo. La cama era super cómoda. This was a truly 5 star stay, and one of the nicest airbnbs I’ve stayed at, with a gorgeous view. They have equipped this condo for long stays and every little detail was thought out, down to having enough outlets in the right spots, cleaning supplies, amenities etc. we didn’t need a thing (aside from food) the entire stay. Highly recommend you stay here and I wouldn’t hesitate to come back. The team also was basically on standby incase we had any questions, they were so friendly and available within minutes. Thanks for having us.

Esta fue una verdadera estancia de 5 estrellas, y uno de los airbnbs más bonitos en los que me he alojado, con una vista preciosa. Han equipado este condominio para largas estancias y cada pequeño detalle fue pensado, hasta tener suficientes tomas de corriente en los lugares correctos, artículos de limpieza, servicios, etc. no necesitamos nada (aparte de la comida) durante toda la estancia. Recomiendo encarecidamente alojarse aquí y no dudaría en volver. El equipo también estaba básicamente a la espera en caso de que tuviéramos alguna pregunta, eran muy amables y disponibles en cuestión de minutos. Gracias por recibirnos.

la atención de Sebastián fue excelente y muy rápida, de igual manera que su personal que nos recibió al llegar a el lugar

We felt right at home, the location is excellent, you will not regret staying here, it is beautiful, comfortable and relaxing!
Sebastian's attention was excellent and very fast, as well as his staff who greeted us when we arrived at the place, they are all very friendly.

Beautiful sea view apartment. felt like home. check in and out smoothly. Location is very good. good Swimming pools and Gym. Supermarket near by just 8mins walk. Would stay there again for next trip in Puerto Vallarta.

Beautiful apartment next to the beach with beautiful ocean view! The hosts Tim and Sebastian have been excellent and accommodating, very responsive to questions with proactive check ins to ensure we are enjoying our stay. The location is right next to the beach! The ground floor pool area is also great, enough pools to accommodate everyone. And the rooftop pool and gym area has almost 360 view to the city, amazing for sunsets and sunrise views. The apartment is a very short walk to a supermarket and 10-15 minute walk to restaurants. Overall great location and beautiful apartment altogether with great amenities, and the management team is excellent. I highly recommend this place.

¡Hermoso apartamento junto a la playa con hermosa vista al mar! Los anfitriones Tim y Sebastián han sido excelentes y complacientes, muy sensible a las preguntas con check-ins proactivo para asegurarse de que estamos disfrutando de nuestra estancia. ¡La ubicación es justo al lado de la playa! La zona de la piscina de la planta baja es también grande, suficientes piscinas para dar cabida a todos. Y la piscina de la azotea y zona de gimnasio tiene casi 360 vista a la ciudad, increíble para puestas de sol y vistas del amanecer. El apartamento es un paseo muy corto a un supermercado y 10-15 minutos a pie de restaurantes. En general gran ubicación y hermoso apartamento en conjunto con grandes comodidades, y el equipo de gestión es excelente. Recomiendo encarecidamente este lugar.

Tim's place in Puerto Vallarta, is a fantastic place, My husband and I enjoyed our stay at Tim's brand new condo, everything emaqulet, beautiful brand new furniture, beautiful decor. The view from our balcony just breathtaking, we enjoyed our breakfast, coffee every morning and the Sun set view just amazing , we are planning to come back, Definitely will book Tim's again. The Lobby entrance and decor, it's gorgeous. The infinity pools were my favorite with organic looking sun loungers, our pools and hot tubs so peaceful and beautiful, during day and night. Tim's condo so close to so many fantastic restaurants, coffee shops and huge shopping, grocery center, Soreina, all in walking distance, few blocks away. Harbor 171, is going to be our favourite place in PV. Thank you Tim.


El lugar de Tim en Puerto Vallarta, es un lugar fantástico, mi marido y yo disfrutamos de nuestra estancia en el condominio nuevo de Tim, todo emaqulet, hermosos muebles nuevos, hermosa decoración. La vista desde nuestro balcón simplemente impresionante, disfrutamos de nuestro desayuno, café cada mañana y la puesta de sol vista simplemente increíble, estamos planeando volver, Definitivamente va a reservar Tim de nuevo. La entrada del vestíbulo y la decoración, es precioso. Las piscinas infinitas eran mis favoritas con tumbonas de aspecto orgánico, nuestras piscinas y jacuzzis tan tranquilo y hermoso, durante el día y la noche. Condominio de Tim tan cerca de tantos fantásticos restaurantes, cafeterías y grandes tiendas, centro de comestibles, Soreina, todo a poca distancia, a pocas cuadras de distancia. Harbor 171, va a ser nuestro lugar favorito en PV. Gracias Tim.
