This Puerto Vallarta Condo Rental is a luxurious 3 bedroom 3 bathroom condominium, and includes a fully equipped kitchen with cook top, oven, microwave, dishwasher, refrigerator and a approximately 355 square feet terrace.

Master Bedroom Includes: Approximately 660 square feet, King Size Bed, Windows, Walk in Closets, Air Conditioning, iPod alarm clock, A small balcony approximately 50 square feet off the ensuite bathroom, Ensuite bathroom with shower and jacuzzi tub, Ceiling fans, City view, Flat Screen TV approximately 32", Cable TV, Jungle view, Mountain view, and Safe.

2nd Guests Bedroom includes: Approximately 306 square feet, King size bed, Windows, Closets, Air conditioning, iPdod alarm clock, Ceiling fans, Ensuite bathroom with shower, Flat screen TV approximately 32", Cable TV, City View, Jungle View, Linens, Mountain View, and safe.

Constructions Notice

Puerto Vallarta is fast becoming such a popular hot spot that we are now experiencing a more than average increase in Construction Sites in the Romantic Zone. There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department.



ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 AM. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 PM.

Important notes:

  • Cleaning Services: The services included is based on a minimum rental of 7 days. In case your rental is less than this or require additional services the cost will be $25.00 USD per day
  • Damage Deposit: $ 35.00 — Damage deposit is now mandatory for all clients. The deposit provides coverage to travelers in the event that damages occur during your stay. It also protects you from having to pay additional costs if any accidental damages happens during your stay to a property of up to $500.00 US Dollars. For additional information please refer to our Vacation Service Reservation Policy and Agreement.

The rental company was terrific in every way, professional, accommodating, so easy to work with. We have worked with another rental company in previous years and did not have a great experience, so this was a pleasure. The unit was great. Our only suggestion would be regarding the cleaning. While overall, the unit was clean, there were places that were not attended to. For example, many dead mosquitoes in the baskets in the master bedroom. Not a bad job, just not completely thorough. The cleaning staff was very nice and worked hard though. Thank you.

Thank you for a great visit. The pool bar staff was maybe a bit too familiar and tried to sell us some homemade bar ware which was a bit awkward. The facility is beautiful and everyone was quite friendly. We do wish the ice machine worked.

We stayed in 806 for the second year. It was very nice, however the furniture is a bit uncomfortable in the living room and the patio. Also, last year there was a book in the unit with information on tipping the maids, etc this year the book was gone so we were unsure of the customary tip for the maids. I asked Aturo in the office but he didn't know. That information would be good to put on the paper they gave us at check in with the dates the maid was coming.
Next year we are moving to 703 for a couple of reasons: 1) weekly rate went up $75/day and owner wouldn't honor our current rate 2) moving a little closer to the ocean to get a little farther away from the loud music that goes on until 5:30 am every single night. We love Molino de Agua but that music really does affect our sleep!

T. he air conditioner in the outer rooms didn't work. Technicians arrived to fix it, but didn't have the needed part. We are now in Vista del Sol as our numbers of travelers decreased to 3.

I think the Molino properties are wonderful, but I think the management should have been aware of the malfunction.

Everything was really good.
My only concern is to hear the music from the disco in the 2 biggest bedroom from 1 am to 5 am.
especially very very loud friday, saturday and sunday.
thank god the small bedroom was not use so I could use to sleep.
next year, I will definatly choose a rental property that we do not hear the music.
thank you again for the late check out and the transportation to the airport.

Would definetely have appreciated if there had been a computer to use and english satelite TV. Coffee maker did not have the proper filters and there wasn\'t any coffee, not even for our first morning. The condo seemed so void that it seemd like we were renting a hotel room rather than a condo.

A few comments to explain my ratings:

1) I think that the interior furnishings are average for the regular price point. Specifically, the living room. Also, the master bedroom air conditioning was loud and made a strange noise occassionally.
2) The checkout concierge was a 5 (great). The concierge that checked us in was late which caused some confusion at the property security gate. He was a little annoying and over did it since we had used PVRPV 3+ times prior. I didn't want to listen to his pitch. I just wanted the maid to finish and start enjoying my vacation. One annoying thing (could have been our communication style differences) is that he overemphasised the deposit which made me think that there could be some issues at check out. I don't think this was his intent but, I have heard about places (US & Mexico) making false accusations and charges. His approach concerned me and he literally stood over my shoulder as I filled out the form with my credit card info. He also seemed to want us out of the unit earlier than required. I understand needing time to prep for the next guest since we had to wait approximately 1 hour for the maid to finish. I really like her by the way....just bad timing. Also, the check in concierge should recognize that we booked through a gay friendly service so it is ok to assume that we are a gay couple staying in the same master bedroom (again, could have been a communication issue).
3) No issues. I appreciated Tim's direct responses.
4) One of the PVRPV staff walked in on me naked as I was coming out of the back shower/restroom. He indicated that he knocked but, it is a big place. If I didn't answer, slide a note under the door versus coming into the unit to simply let me know that the water pressure would be low (see comment below).
5) Dora (I think is her name) is great.
6) No issues this time.
7) The below average offset the above average resulting in a 3.
8) It seems like the website searches re-sort the results when going back from looking at the detail of a unit to the overall search results.
9) Regarding the water pressure, we had the unfortunate timing of it going out the morning of our departure as my partner had a bug (1st time in 10+ trips to Mexico). Regardless, we could not flush or shower prior to departing. I understand that you do not control this since it appeared to be city work versus specific work to the condo. On a side note, it seemed like more people were sick this time than previous visits.

Hi - Everything was excellent. I would request less time for the maid service - she came every other day and spent 4 hours, which was a bit excessive. Also, you need to know there were several parties that exceeded the number of guests - there was one group that brought 15 men who all stayed in one 3-bedroom unit. A group of nurses from Milwaukee invited many, many outside guests every day who totally occupied and dominated the pool (not in a good way). You also nee to invest in more chairs around the pool - with all of those "extra" guests, there was definatly a shortage. It would also be great to have some sort of work-out facility on the property. Otherwise, unit and staff were terrific! Looking fowward to coming back!

The website could be improved by making it easier to navigate. I was a little difficult location properties as apartments, or houses given that some of the residents give their apartments names that place them under such categories as houses or penthouses.

The concierge service was excelent. Angel was most gracious and and did an outstanding job in answering all our questions and helping us reserve a car and taxi service to the airport. Many thanks to Angel.

I keep forgetting the name of the young lady that help me locate the condo and took care of the billing. She was a pleasure to work with and it was most probably because of her helpfulness and details that we rented the property form your company. She is outstanding so take great care of her.

Dear Visitors,
Welcome to our beautiful Residencias Molino de Agua. We wish you a wonderful stay and we sincerely hope that you get to enjoy our beautiful complex, the facilities here and may you leave with wonderful memories of Puerto Vallarta. Please remember that Molino de Agua is a residential complex and not a hotel. The majority of your neighbors are homeowners and we request you respect their privacy and tranquility.
In accordance with our established procedures, we want to make you aware of the By-Laws and Rules those occupants of the condominium will have to comply with during your stay. Failure to do so may result in immediate eviction, financial assessments or if necessary legal action may be taken, in accordance with the laws of Mexico and the State of Jalisco. The necessary action would be taken at the sole discretion of the Administration Staff or Security of Residencias Molino de Agua without any recourse against the owner of the condominium or the Administration of the complex.
Safety & Security
1. Non-owner occupants must be identified and authorized by the Owner or his personal representative prior to arrival. All persons (maximum of 8) must register with Security, the responsible party providing proof of age (minimum 25 years), address, phone number and signing that he has read and accepts the obligation for all to respect and obey the Rules and Regulation of Molino de Agua.
2. Molino Security staff is forbidden from leaving their posts to escort non-owner occupants to their unit and are not responsible for providing guest services.
3. All occupants must have their own electronic security card to open tower security doors after 7 PM. Non-Owner occupants who lose their unit or tower security door key must obtain a replacement from the owner and/or his representative. The administration office and Security are not allowed to distribute keys at any time.
4. For security reasons entry by all persons onto the premises between 12 AM and 6 AM must be through the front gate. Guests of non-owner occupants entering between 12 AM and 6 AM must register and leave identification with Security which will be returned upon exiting the property.
5. Non-owner occupants are not allowed to have pets.
6. Parking for non-owner occupants on the premises must be in the designated space of the unit they are occupying if unoccupied.
7. Setting glasses and all other items, which might fall off terrace railing or throwing smoking material and other items from the terrace is hazardous to the occupants below and strictly prohibited.
8. Under no circumstances can occupants take away the uniform aesthetics of the building by leaning cushions against or hanging anything on terrace railings, including towels, clothing, lights, banner/flags or any other item.
9. In accordance with the Bylaws, noise from within a unit, including voices and music, must be kept to a minimum at all times and especially after 11 PM.
Pool Rules
1. Use of the pool is at ones own risk, no lifeguard or attendant is on duty. An adult must accompany children age 12 and younger at all times.
2. Moral behavior and respect for others at Molino De Agua is expected at all times.
3. Proper swim attire is required, nudity is never allowed. Babies must be in swim diapers and are not allowed to be nude in the pool.
4. Non-owner occupants must have authorization from the Administration and be present at the pool when having guests.
5. Lounges, chairs and umbrellas cannot be reserved; they are for use on a first come first served basis.
6. Glass and breakable objects are not allowed in the pool or on the surrounding terrace.
7. Eating is not permitted in the pool except seated at the palapa bar area.
8. Smoking is not permitted in the pool or on the surrounding terrace.
9. Pets are not allowed in the pool or on the surrounding terrace.
10. Behavior and excessive noise around the pool and all common areas that lessen the enjoyment of others in the area or disturbs the occupants of units nearby is not permitted. Earphones must be used with electronic music devices. In particular, use of the pool between the hours of 11 PM and 9 AM must be done quietly.
11. Running, diving, horseplay and use of water guns, Frisbees and hard balls is not permitted.
12. Inflatable rafts and toys must not interfere with the use of the pool by others.
13. Chairs are not permitted to be moved into the pool.
14. Washing sand from your feet before entering the pool is required; shoes cannot be worn in the pool including the shallow areas except for clean water sports shoes.
15. Personal items and garbage must be removed when leaving the pool area.
16. Exclusive use of the pool, surrounding terrace and/or garden for private parties is prohibited without prior approval of the Administration.
17. ANY EMERGENCY AT THE POOL MUST BE REPORTED TO SECURITY IMMEDIATELY.
