Molino de Agua 209 offers 360 degree views of Puerto Vallarta including the beach, the Malecon, the Rio Cuale, the Cathedral of Our Lady of Guadalupe and the Sierra Madre Mountains. With direct access to the beach, enjoy morning coffee watching the city come to life and afternoons lounging at the huge infinity pool or in one of the many hammocks. The location is an oasis in the middle of all of the action of Puerto Vallarta.

Within easy walking distance are some best restaurants and lounges on offer; cafes and boutiques line the surrounding streets of this Los Muertos Beach Vacation Condo. A full-service supermarket is only 2 blocks away, a 24-hour pharmacy is 4 blocks and other conveniences such as laundries, internet cafes and the local OXXO convenience store are, quite literally, across the street. This Puerto Vallarta Rental condominium is tucked away toward the river end of the building which means added privacy while still enjoying a full beach view. An elevator takes you directly to the door and inside lays a collection of 3 bedrooms, 3 bathrooms, dining and living areas and outdoor balconies. Local, handmade furniture defines the contemporary interior and includes an onyx dining table for 8, outdoor lounge seating, generously appointed bedrooms and a living room with comfortable seating for 10. Bedrooms are appointed with oversized beds and their own seating areas as well as luxury Egyptian cotton sheets. Each bathroom is outfitted with a walk-in rain shower as well as vessel sinks, luxury bath towels, hair dryers and bath products. The Master Bath even includes a Jacuzzi tub overlooking the Sierra Madre Mountains.

For the gourmet, the kitchen is fully outfitted with stainless steel appliances and a professional grade range. It is stocked with a complete selection of cookware, china, barware, stemware and cutlery. And of course, there is a dishwasher for easy clean-up.

Other niceties available at Puerto Vallarta Molino de Agua 209 include 1 high-definition television with cable programming including HBO/MAX, a second television with basic cable programming and a DVD player. There is a portable stereo with CD player and iPod dock and iPod docks in each of the bedrooms. There is wireless internet access throughout the condo, a Vonage phone for free calling within North America, and a washer/dryer. Oversized beach towels and additional Egyptian cotton bedding, pillows and bath towels are also available in the Puerto Vallarta Condo Rental.

Please note that the condo is located in an area of Puerto Vallarta that is busy. During the day, you will be hear buses going by, starting 6 a.m. until 11 p.m. , regular street noise, and during the evening, as you are located in an area of night clubs, you will hear noises from the bars, music, which are opened in some areas until 6 a.m. There are some clubs that are completely closed off, where you cannot hear the sound, however, some bars are not noise proof, and we wanted you to be aware.

The condo is located in the heart of Vibrant Old Town / Zona Romantica. Puerto Vallarta is a bustling city with Old World Mexican charm, and the sights, sounds and flavors that come with that. With ease of access to the beach and the finest galleries, restaurants and nightspotIs. You are just steps away from all the excitement. The condo is located on a city bus route providing ease of access to downtown and the surrounding areas.

Constructions Notice

Puerto Vallarta is fast becoming such a popular hot spot that we are now experiencing a more than average increase in Construction Sites in the Romantic Zone. There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department.



ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 AM. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 PM.

Important notes:

  • Cleaning Services: The services included is based on a minimum rental of 7 days. In case your rental is less than this or require additional services the cost will be $25.00 USD per day
  • Damage insurance: $ 35.00 USD - Damage insurance non refundable is now mandatory for all clients. The deposit provides coverage to travelers in the event that damages occur during your stay. It also protects you from having to pay additional costs if any accidental damages happens during your stay to a property of up to $500.00 US Dollars. For additional information please refer to our Vacation Service Reservation Policy and Agreement.

Your company did an outstanding job in making sure our stay was wonderful. We will definitely contact you to assist us in locating a rental property in the future. The unit we stayed in, #209 in the Molino de Agua, was wonderful but we did have two maintenance issues (the toilet was leaking and the garbage disposal broke) which were handled adequately. However, it is odd to have two such incidents during a 10-day stay. In addition, you may wish to include in the information about this unit the fact that none of the closets are full size, meaning that they have double racks which do not accommodate longer garments (such as a woman's dress). Otherwise, we fully enjoyed our stay and thank you for all of your assistance.

We have rented at Molino de Agua six times , and were very disappointed in this unit. The kitchen was poorly stocked, and the maid service was poor compared to the other services we have received. We did like the way it has been redecorated, but we would not rent this unit again.

This condo was FANTASTIC! It was just like the pictures! The beds were extremely comfortable and all the amenities were wonderful! The location could be better. You walk right out on the Malecon! The pool is beautiful and was never busy! A couple of things I will add just because they are helpful to know, the pool is shaded until about 1pm and then half of it is in the sun and the third bedroom is very small, it worked for us but is worth mentioning so that others are aware that it\'s quite a bit smaller than the other two rooms. Other than that I have nothing bad to say about this place it was incredible and Agustin was a wonderful host! We would stay here again for sure.

Thank You for yet another wonderful stay!

My only issue is the payment system. With several tries it worked, but seems to be very complicated for non-Mexican cards. Perhaps a Canadian Bank or American Bank or processing company maybe able to help facilitate that better. Not a complaint, just a suggestion. All the staff were wonderful and understanding and very accommodating while the payment process took a little longer than expected.

BRAVO! to the team for getting us a new iron so promptly when the old one no longer worked.

We will continue to promote and suggest PVRPV as we have done for the last years. You folks are an exceptional team of property management. 5 Stars +

Angel was fantastic it was a comfortable great shady and cool unit with all the amenities if we were to ask that anything be different in 209 we would have liked the addition of 1 more television when we were watching playoff football my daughter and wife wanted me to watch lifetime Television instead. The unit it self is great, we love the building. The only issues we had were the living room and patio furniture and not comfortable. Also, the unit next door, 208, likes to open all their windows and play their music really loud. We really love the building, but next time we will choose a different unit.

We love this property. Everyone is great and helpful. Arturo and Angel responded with any questions that we had and took care of arranging transportation to and from the airport. I wish you took American Express. The airport transaction was confusing. We were met by a woman, passed on to a man and then put in a Taxi with another person. It was not as organized as it was last year. When we arrived at the condo complex, the gate person was not expecting us and the PVRPV agent was not there.. again very confusing compared to last year. The condo was great as in 2012, however I had some people at the beach mention that PVRPV was the most expensive rental company around. I was surprised to find that we could rent other units in Molina De Aqua for almost $500 a week cheaper. Not saying I wouldn\'t use you again, but I feel we did not get $500 worth of any type of service. This year was not as well organized on your end as last year.

This property has its own policies, please read carefull

Condominio Residencias Molino de Agua Non-Owner Occupants and Guests Rules and Regulations

We want everyone who walks through our gates to feel welcome and have a sense of tranquility and security. Our Bylaws and these Rules and Regulations are intended to support that culture. It is important that you cooperate by adhering to these Rules and Regulations. You will be pleased you chose Molino de Agua as your temporary residence while in Puerto Vallarta and you should treat the unit you occupy and the common grounds as you would treat your own primary residence. It is also important to recognize the dedication of the Molino de Agua staff and show them the respect they so rightly deserve.

A. General
1. Residencias Molino De Agua is established strictly as private RESIDENTIAL DWELLINGS and cannot be construed to be a commercial condo-hotel or holiday resort. All occupants must respect the rights of others to enjoy life in the beauty and tranquil lifestyle of Residencias Molino de Agua as a private dwelling.
2. In accordance with the Bylaws, noise from within a unit, including voices and music, must be kept to a minimum level at all times and especially after 11 PM and before 9 AM.
3. You should immediately report any security incidents or concerns to or potential rules violations to Administration and/or available security personnel. You are not to directly confront any owner, other guest or third party in the event of a security concern or suspected rules violation.

B. Occupant Security Registration
1. Owners and/or their designated representative have the responsibility to notify the Administrator in writing/email prior to your arrival at Molino de Agua. Such notice will state the dates of occupancy, approximate arrival time, name, age (minimum of 25 years old), address and phone number of the responsible party and the names of all other occupants. Prior to registration, you will be provided a copy of Molino De Agua Rules and Regulations by either the owner or his representative. At the time of registration, the responsible party must sign that they have read and accept the obligation to respect and obey them. The Administrator and/or Security will prohibit entrance to the premises if these requirements have not been satisfied.
2. The owner or his designated representative must be present to greet non-owner occupants, assist in registration, familiarize them with the facilities, escort them to their unit, provide guest with 24 hour contact information and keys including the electronic key card for the tower security doors locked after 7 PM and the outside security gates for entrance to the Molino property. Molino Security is not allowed to leave their posts to escort non-owner occupants to their unit and is not responsible for guest services.
3. Non-owner occupants who lose their unit door key or the tower security door and outside security gate electronic card must obtain a replacement from the owner and/or his representative. The Administration office and Security are not allowed to distribute keys at any time.
4. Occupancy of a unit by a non-owner will be for a minimum period of SEVEN CONSECUTIVE DAYS (SIX CONSECUTIVE NIGHTS).
5. The number of non-owner occupants in a unit will be limited to a maximum of eight persons. For purposes of this subsection, each minor will be considered as one person. Molino de Agua administration will confirm the exact number of non-owner occupants registered upon arrival. Guest of non-owner occupants must register with Security at the front Security Gatehouse. Under no circumstances can guest of non-owner occupant enter through the Malecon (Oceanside) gate.
6. Non-compliance with Molino de Agua Rules and Regulations may result in a visitor being banned or ejected from Molino premises and /or other penalties by the Administrator and Council

C. Pool Rules
1. Use of the pool is at one’s own risk, no lifeguard or attendant is on duty. An adult must accompany children age 12 and younger at all times.
2. Moral behavior and equal treatment and respect for others at Molino de Agua is expected at all times.
3. Proper swim attire is always required for children and adults in the pool and surrounding area. Nudity is never allowed. Babies must be in swim diapers.

4. Non-owner occupants must have prior authorization from the Administration; and not be specifically prohibited by the Owner; and must also be present at the pool in order to have any non-occupant guest(s) use the pool or pool furniture
5. Lounges, chairs and umbrellas cannot be reserved; they are for use on a first come first served basis. All chairs and lounges when occupied must be covered with towels for health and maintenance reasons. Towels may be removed by Security if pool lounges remain unoccupied for more than 15 minutes and the occupant has vacated the pool area.
6. Glass and breakable objects are not allowed in the pool or on the surrounding terrace.
7. Eating is not permitted in the pool except seated at the palapa restaurant area.
8. Smoking is not permitted in the pool, on the surrounding terrace or any other common area with upholstered furniture. A smoking area with seating is provided on the river terrace.
9. Pets are not allowed in the pool or on the surrounding terrace.
10. Behavior and excessive noise around the pool and all common areas that lessen the enjoyment of others in the area or disturbs the occupants of units nearby is not permitted. Earphones must be used with electronic music devices. In particular, use of the pool between the hours of 11 PM and 9 AM must be done quietly.
11. Running, diving, horseplay and use of water guns, frisbees and hard balls are not permitted.
12. Inflatable rafts and toys must not interfere with the use of the pool by others.
13. Chairs or lounges are not permitted to be moved into the pool.
14. Washing sand from your feet before entering the pool is required; shoes cannot be worn in the pool including the shallow areas except for clean water sports shoes.
15. Personal items and garbage must be removed when leaving the pool area.
16. 16 Exclusive use of the pool, surrounding terrace and/or garden for private parties is prohibited without prior approval of the Administration.
17. ANY EMERGENCY AT THE POOL MUST BE REPORTED IMMEDIATELY TO ANY AVAILABLE GUARD OR BY CALLING

19. When entering the pool, users are encouraged to enter via the safety ramp on the far East side or the stairs with the railing on the Southwest side. Those with physical disabilities are required to use the safety ramp.

D. Safety & Security
1. Non-Owner occupants may be asked by the Administration to provide entry to the unit in case of a maintenance or security emergency.
2. Setting glasses and all other items, which might fall off terrace railings or throwing smoking material and other items off terraces is hazardous to occupants below and strictly prohibited.
3. All unaccompanied visitors must enter through the front gate. In the absence of prior written authorization by an owner, Security will determine if the occupant of the unit they intend to visit is present before permitting entrance.
4. For security reasons entry by all persons onto the premises between 12 AM and 6 AM must be through the front gate. Guests of non-owner occupants entering between 12 AM and 6 AM must register and leave identification with Security, which will be returned when exiting.
5. Under no circumstances may drones be flown within the Molino de Agua property.

E. Parking Rules
1. Parking for non-owner occupants on the premises must be in the designated space of their unit.
2. Parking spaces are for vehicles only and cannot be used as storage space.

F. Exterior Appearances
1. Under no circumstances can condominium occupants take away the uniform aesthetics of the building by leaning cushions against or hanging anything on terrace railings, including towels, clothing, lights, banner/flags, or any other item.
2. Nothing can be stored in common areas, such as elevator lobbies, stairwells, gardens and pool area. Security and/or maintenance staff will promptly remove any stored property.

G. Pets
1. Non-owner occupants are not permitted to have pets.

H. Enforcement
1. Non-compliance with the Bylaws, Rules and Regulations of Residencias Molino de Agua by a non-owner occupant or guest will be dealt with in the manner provided in the Bylaws and may result in curtailment of services and /or financial penalties levied against the owner and could result in the non-owner occupant or guest being banned or ejected from the Molino premises. Any damages to common areas or furniture by a non-owner occupant or guest will be repaired or replaced by the Administration at the owner’s expense.

Penalties

“Financial penalties as prescribed in MDA Bylaws for non-compliance in the following situations will be assessed by the Administrator.

1. Excessive noise from within a private unit or on common areas; First a warning – second occurrence, $50.00 USD penalty - $100.00 USD penalty each occurrence thereafter.
2. Violation of pool rules; First a warning – second occurrence $50.00 USD penalty - $100.00 USD penalty each occurrence thereafter.
3. Contamination of pool and common areas; Penalty of $200.00 USD and reimbursement of expenses to correct the problem.
4. Violation of occupancy limitation (number of persons, number of days); Penalty of $200.00 USD for each day of non-compliance.
5. Violation of pet rules; First a warning – second occurrence, $50.00 USD penalty - $100.00 USD penalty for each occurrence thereafter.
6. Possession of pet on the premises by a non-owner occupant; Penalty of $150.00 USD – immediate removal of pet from premises.
7. Hanging anything from terrace rails, including towels, clothes, lights, banners and flags; First a warning – second occurrence, $50.00 USD penalty - $100.00 USD penalty for each occurrence thereafter.
