PVRPV Puerto Vallarta Vacations presents this beautiful oceanfront condo for your next vacation in Puerto Vallarta, Mexico.

Enjoy beautiful, newly-remodeled condo with designer features in the finest building on Los Muertos Beach in the popular La Palapa complex.

Most people will not need anything more than this oceanfront terrace, cool and shaded in the mornings, for a coffee, a breakfast or a good book; a place to watch the boats sail by; to see parachutes slide by; to contemplate the beautiful bay and green mountains; and to immerse yourself in an impressive sunset at the end of the day.

Still, if you want to leave your lovely terrace, the La Palapa complex houses one of Puerta Vallarta’s most notable restaurants downstairs on the beach (La Palapa) as well as a large roof top terrace on the ocean with a swimming pool and lounge chairs facing sea. From the condo’s terrace, the sand along the ocean or the roof top deck, you can enjoy views of all of Banderas Bay. And you are just a few steps away from the Zona Romantica’s shops, restaurants and nightlife.

This lovely unit has two bedrooms with king beds and two beautiful full bathrooms. All of the furnishings in the unit were replaced recently, when the unit received a top-to-bottom remodel. You will enjoy all of the comforts of home: new air conditioning throughout the unit; new white marble bathrooms; new designer kitchen with granite countertops and top of the line appliances including dishwasher, ice maker and water filter; high-thread linens; high-speed internet; and cable TV with a selection of Spanish and English-language channels.

The building, the La Palapa Condominiums, is well known for its exceptional service. The building staff is stable and accomplished from the 24-hour front desk to high quality maintenance staff to the daily housekeeping (other than Sundays and Mexican holidays).

Please note: As you may know, Puerto Vallarta, in particular the Romantic Zone is a vibrant area with many attractions and new projects always underway. There is active construction in the neighborhood, and daytime noise may occur (typically Monday–Saturday, 9am–6pm).
These conditions are beyond our control and may include noise, dust, or temporary inconveniences.
No refunds, discounts, or credits can be issued due to construction-related disturbances.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

PVRPV has a firm CANCELLATION POLICY for all guests. We make every effort to work with our clients when a cancellation occurs as we understand situations happen. Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

Smoking is strictly prohibited inside or on the balcony of unit 302.

Do not bring strangers into the building. All guests must register at the front desk for entry.

Quiet hours are from 10 a.m. to 9 p.m. daily. Puerto Vallarta is all about having a good time, but please be respectful when it comes to making noise.

If you take drinks up to the pool, please use plastic glasses – and don't forget to bring them back to the condo. No glass at the pool.

Please do not "reserve" chaise lounges and other pool furniture using personal property, such as towels, and then leave the pool area. Feel free to use pool furniture while you are at the pool.

No smoking in common areas of the building, such as hallways, lobby, elevator, etc. Smoking is permitted in the designated area of the 8th floor rooftop (NE corner near restrooms). (Smoking also is strictly prohibited inside or on the balcony of unit 302.)

La Palapa is not a hotel or timeshare. It is a collection of private residences. Many of our neighbors live in the building full-time.

Please close metal entry and entry and entry doors to each condo quietly. No slamming gates/doors.

Please do not put trash in the hallways. Excess trash may be brought to the front desk for disposal. Front desk staff can also supply extra trash bags.

Help us keep La Palapa looking great by not hanging items over the exterior patio railings, including towels, bathing suites, flags, lights, etc.

Everything in the condo is personal property. That includes towels, linens, dishes, glassware, etc. Issues with internet connectivity, televisions, remote controls, etc., are the responsibility of the owner. Please contact the rental agency or owner with questions.

Please turn off the air conditioning units when you are not in the condo.

Front desk staff must remain at the desk for building security, Please do not ask them to come to the condo unless it is an emergency.

Our stay at 302 La Palapa was wonderful! The condo was beautiful, newly renovated, very clean and very well maintained. This was our first stay at 302 and since we loved it so much we decided to rebook it for next year. The staff at La Palapa are so friendly and welcoming.
