Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

CONDOMINIO RULES AND REGULATIONS

1. This building is a residence, not a hotel. You will not find bellhops, concierge, or a secretarial service here! So please do not expect that from the staff who work here. What you will find here are many of the amenities of home, cared for by knowledgeable, friendly people, whose primary job is to tend to the security and upkeep of the physical place.

2. So please respect this rule, all guests must understand that no visitors are allowed after 10:00 pm.
Many of us come here to rest from the rigors of the world and some of us even like to take naps. Please respect a low noise policy during the day.
No loud music or other noises are allowed after 8:30 pm. If you must party loudly, please take it elsewhere. And be carefull with the doors – they tend to slam. We want you to have a good time, but not at the expense of our peace and tranquility.

3. Do not hang towells or other items over the railings. We think you will agree we have a beautiful building and we like it that way.

4. Rules for the pool:

a. The pool is closed at 10:00 pm nightly. The gate to the beach must be closed at all times for our security. It is locked at 10:00 pm nightly.

b. Wash sand of your feet at the shower by the gate entrance before entering the building or taking a swim. It is very difficult to clean sand from the bottom of the pool.

c. Towell yourself dry before entering the building, especially the elevator. None of us want to split and slide on water from your wet bathing suit.

d. Children under 12 must be supervised by an adult.

e. Plastics are to be used at poolside.

f. Personal flotation devices for water safety are advised, especially for young children. Large floats or boogie boards which make it difficult for others to swim around you are not allowed.

g. Suntan lotion stains the pool furniture. Please lay down beach towell before you sit down.

h. Pool furniture is to remain at pool side. It may not be moved to the beach or to your condominium or into the pool.

i. Furniture is for your enjoyment on a first come first served basis.
Advanced ticket sales or reserved seating is not available.

5. Tipping of maid is recommended and should be given dirrectly to the maid.

6. Laundry Service is not provided for beach towels, this is the responsibility of the individual owner or guest.

7. Warning! Floor tiles is very slippery when wet! Please use extreme caution both within the building and around the pool.

8. No Smoking allowed (balcony includes)

ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS

Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 p.m., will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 a.m. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 p.m.

Comments About the Vacation Rental Unit:
The owner/rental agencies never told us that there was on going construction. Six condos had major renovations going on. Loud noise from 9 to late afternoon 6 days. It was impossible to stay in the room during the day. Even at the pool the noise was loud. and you could hear it from the beach. We talked with Hector the building manager and he said all owners were told there would be construction going on from June 1 to Oct. 31.
That in itself was bad enough but the condo was filthy...unsanitary. Just one example, the wall next to the light switch in the bathroom was brown. There wasn't any cleaning products in the condo so I used baby wipes to clean the area which was about 4x6 area. After cleaning it was a white wall. There were multiple area like this in the bathroom. Many other area
in the condo were in similar condition, brown walls from high touch by dirty hands. This is not short term dirt but long term from lack of cleaning. The curtains were also filthy, brown. Even the furniture was dirty. I scrubbed one of the tops of the kitchen chairs and it went from brown to white.
This wasn't the job of the maids who just do the basic floors, toilets etc, between renters. This problems is the owners responsibility.
Kim from PVPVR took pics and sent them to the owner and he didn't believe they were from his apt. So she came back and did a video showing the multiply areas of filth. He was pressured by Hector , manger of Plaza Dorado, and Kim from PVPVR to compensated us a few days for the problems.
It did have a negative impact our vacation that was suppose to be a week of celebration.
Kim, from PVPVR did an excellent job. Took her three days to work for us to get us compensation. We highly recommend that PVPVR drops this condo from their listing, Brisa Bella #403 at Plaza Dorada.

El propietario/las agencias de alquiler nunca nos dijeron que había obras en curso. Seis apartamentos estaban en obras. Ruido fuerte desde las 9 hasta la tarde 6 días. Era imposible permanecer en la habitación durante el día. Incluso en la piscina el ruido era fuerte. y se podía oír desde la playa. Hablamos con Hector, el administrador del edificio, y nos dijo que a todos los propietarios se les dijo que habría obras del 1 de junio al 31 de octubre.
Eso en sí mismo ya era bastante malo, pero el condominio estaba sucio ... insalubres. Sólo un ejemplo, la pared junto al interruptor de la luz en el baño era de color marrón. No había productos de limpieza en el condominio así que usé toallitas de bebé para limpiar el área que era de aproximadamente 4x6 área. Después de la limpieza era una pared blanca. Había varias zonas como esta en el baño. Muchas otras áreas
en el condominio estaban en condiciones similares, paredes marrones de alto contacto con las manos sucias. Esto no es suciedad a corto plazo, pero a largo plazo de la falta de limpieza. Las cortinas también estaban sucias, marrón. Incluso los muebles estaban sucios. Froté una de las tapas de las sillas de la cocina y pasó de marrón a blanco.
Este no era el trabajo de las criadas que sólo hacen los pisos básicos, aseos, etc, entre los inquilinos. Estos problemas son responsabilidad de los propietarios.
Kim de PVPVR tomó fotos y se las envió al propietario y él no creía que eran de su apartamento. Asi que ella volvio e hizo un video mostrando las multiples areas de suciedad. El fue presionado por Hector, gerente de Plaza Dorado, y Kim de PVPVR para que nos compensara unos cuantos días por los problemas.
Tuvo un impacto negativo en nuestras vacaciones, que se suponía que iban a ser una semana de celebración.
Kim, de PVPVR hizo un trabajo excelente. Le tomó tres días para trabajar para nosotros para conseguir que la compensación. Recomendamos encarecidamente que PVPVR deja caer este condominio de su lista, Brisa Bella # 403 en Plaza Dorada.
