Indulge yourself in this beautiful brand new Villa featuring a beachfront location set upon an acre of lush tropical waterfront, creating an ideal setting for your next large gathering.
This property features 3 spacious bedrooms, all with air conditioning and private marble bathroom, with magnificent views of Banderas Bay.
Enjoy massage, facial, manicure, pedicure, yoga or pilates instruction; all available on the premises, with prior reservations.
There is access to the public beach below, the popular Los Muertos Beach. Guests also have VIP access to The Puerto Vallarta Beach Club.
The Villa features satellite TV, and wireless internet as well as Vonage phone for unlimited calling to the US and Canada.
This Villa is available for a minimum 3 bedroom reservation, or up to 10 bedrooms. Additional Villas and bedrooms are available at Villa Verano located next door to the property, from 1 bedroom up to 11 tasetfully decorated and luxuriously appointed bedrooms.
The villa has hosted many business retreats, family reunions, and special weddings. The attentive staff are eager to please and well trained.

Constructions Notice
Puerto Vallarta is fast becoming such a popular hot spot that we are now experiencing a more than average increase in Construction Sites in the Romantic Zone. There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department.
ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 AM. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 PM.
CHECK IN and CHECK OUTS
CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.

Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

Puerto Vallarta Beach Club Policies
Reservation Policy
Reservation is confirmed upon the receipt of a 50% deposit. The balance, plus a $500.00 security deposit, is due 60 days prior to arrival. The security deposit is refundable, providing there is no damage or long distance phone calls during the guests’ stay.
Cancellation Policy
Cancellation prior to 120 days: 80% of deposit is refundable. Prior to 90 days: 40% of deposit is refundable. After 90 days, no refund, unless the Villa is rebooked for the EXACT period and occupancy rate cancelled, less a $200 handling fee. Bookings for Thanksgiving, Christmas and New Years are non-refundable.
The Staff
The Puerto Vallarta Beach Club staff is charming, well-trained and eager to please. Their desire is to see the guests have a wonderful stay. Tipping the house man and beach attendant is customary. Please note it is customary in Mexico for the staff to have all day Sunday off, but Sunday service can be arranged with notice and an additional fee. The same applies to all holidays including Christmas, New Year's and other specific Mexican holidays. Guests will be advised of these holidays well in advance of their stay in order to accommodate service desires.
Food and Beverage
Your Villa can be stocked according to your personal preferences in advance. All shopping is done by our staff on an “at cost†basis + a nominal 15% shopping fee (minimum fee $15 US). An itemized statement of the bills will be presented to the guests the day before departure from the Villa, at which time the bill is paid by cash only. [Please note: no credit cards or personal checks accepted.]
For those who like to cook and prefer their privacy, there is an exceptionally well-equipped gourmet kitchen. Those preferring to have meals prepared can choose from a variety of guest chef options, available through the concierge, or arranged in advance through our reservations office. Options vary from traditional Mexican cooks to gourmet chefs, and menus are available. Guest chef fees apply, and shopping is “at cost†plus 15% shopping fee. For dining out, there is a delightful selection of fun and fine restaurants, just a 3 minute walk down to the beach. For those interested in a private lunch, dinner, or catered event on the sand, please contact your agent or our reservations office.

Each Villa has a state-of-the-art water purification system.

All electric receptacles are U.S. standard 110-115 AC.

Comments, Praise or Recommendations for the PVRPV Team:
The only two points that didn't receive top marks were website navigation and building staff. My only issue with the website was that there would be listings that showed available but after attempting to book it turns out there was no availability. Thankfully the sales staff was there to help. For the building staff, they were truly great. My only complaint was that the security guy at Sayan Beach (Joachim) was super aggressive in trying to not allow me to have guests over. Our villa maintained a lot of dignity and did not try to host crazy parties. I didn't appreciate trying to sneak my mom in just to have a drink at our villa. There has to be a bit of balance otherwise, don't rent to other people or own a villa in a place that does rent.
