Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies. If smoking takes place inside the property, you will be obligated to pay a fine and you may be evicted.

OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.

VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
Guest visitors must be registered with the Administration.
No overnight visitors are allowed.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

PET POLICY
Sorry no pets allowed.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 10:30 PM: Including Speakers, Music, Televisions, etc. inside of the unit.

POOL AREA POLICY
Please refer to the section "ESTRELLITA DEL MAR REGULATIONS"
The use of the POOL is at your own RISK.
NO glassware in the pool or around the pool. PLASTIC glasses and stemware only.
NO Pool Parties.
NO Running around the pool area.
NO Urinating in the pool. Please use the washrooms in the room next to the pool.
PLEASE SHOWER or RINSE prior to using the pool.

COMMON AREA POLICY
Please refer to the section "ESTRELLITA DEL MAR REGULATIONS"

GUEST KEYS POLICY
You will be issued 1 key-card for each person noted on the Booking Confirmation. Key-cards must be returned in the same condition as received at the time of Check-Out.
PLEASE NOTE: Should you lose, damage or not return a set of key-cards the cost is $50 USD ($1,000 pesos) for each key-card. Please have this fee prepared to be collected by the concierge (CASH ONLY) at the time of check-out. This Fee is NOT covered by the guest damage insurance.

ESTRELLITA DEL MAR REGULATIONS

The Owners, Guests, Administrators, and Contractors shall observe the following Rules:
a)Condominium Estrella del Mar is a private residence, not a hotel. Unruly behavior will not be tolerated.
b)The halls, corridors, and stairways of the buildings where the Private Units are located shall not be used for any other purpose other than the provision of access to the Owners� Private Units.
c)Except by special agreement among the Owners, it is expressly prohibited to make excessive noise in the Common Areas after 10:30 PM.
d)The use of the pool and terrace shall be from 7:00 AM to 10:30 PM, except by the special agreement of the Owners.
e)Children under the age of 12 (twelve) must be supervised by an adult at all times in the pool area and, if they are not fully toilet trained, they must wear swimmer style diapers before they are allowed to use the pool.
f)Portable music devices must be used with head or earphones in the pool area.
g)No glass containers of any kind are allowed in the pool area.
h)Reserving lounges for future use is not permitted.
i)Pool furniture must remain on the hardscape, not the grass.
j)Smoking is not allowed in the common area or the pool area, with the exception of a designated smoking area on the pool terrace.
k)The Owners shall maintain their Private Units in an orderly and sanitary condition, according to the decorum of the building, avoiding at all times the piling or accumulating of items in deteriorated condition on their balcony.
l)The Owners, Guests, and Renters shall under no circumstance, hang towels, garments or any other such objects on the balconies or terraces of the condominium building.
m) Owners, Guests or Renters shall not throw any objects from the rooftops, terraces, or balconies.
n)Rentals shall be limited to a maximum of 2 (two) persons in a one-bedroom unit and 4 (four) persons in a two-bedroom unit.
o)Trash from Private Units may be placed outside the Unity's door, Monday through Saturday, 8:00 AM to 10:00 AM, where it can be picked up by the Condo staff. All other times, trash may be taken to containers located on the stairs behind the pool.
p)Parking spaces (which are numbered according to the corresponding Unit) are reserved for the use of Owners and their Guests.
q)Property managers and contractors are not allowed to work in the common area of the building without the approval of the Building Administrator.
r)No unit owner may rent, home exchange, or otherwise permit usage of their unit for compensation, to or with unrelated third parties for a period of less than five (5) consecutive days.

Comments About the Vacation Rental Unit:
There were a number of small (by small I mean not a big or urgent deal) issues that presented themselves over the course of my stay but I was told that I was the first person to rent the unit so this may explain why.

Some issues include disabled patio ceiling fan, kitchen hall ceiling lamp light, two broken patio chairs, a full refrigerator of the previous tenant's food, and a front door that would make a violently loud scraping sound when opened & closed. Fortunately, PVRPV's staff corrected these issues within 24 hours and none of the issues were of any immediate concern to me.

Otherwise the view, location, and comfort were all satisfactory, and the unit's design was appealing. The Staff, including Maintenance and Cleaning/Maid services were very polite and professional. Josh as always was very prompt in answering any questions I had by phone or email.

If I can make one serious note, it would be to look at the master bedroom's shower (I don't know if this applies to the guest bathroom). However, if you keep the shower running long enough (even when the showerhead is pointed very low), the water slowly seeps out to the floor outside. If you do not have the shower rug there, you will certainly slip and injure yourself badly. When the shower mat was there, it would be so soaked that I would have to squeeze the water by hand many times into the shower, then throw it in the washer & dryer because it would not dry fast enough on its own. I would still then have to use a towel to dry the floor underneath it. THIS IS A POTENTIAL HAZARD AND SHOULD BE LOOKED AT FOR FUTURE TENANTS.

Otherwise, I was mostly satisfied with my stay, barring a few minor issues. I will continue renting with PVRPV in the future as they have demonstrated caring about resolving issues in a timely manner, because I know not every rental experience are all equal.

Hubo una serie de pequeños (por pequeño quiero decir no es un gran problema o urgente) problemas que se presentaron en el transcurso de mi estancia, pero me dijeron que yo era la primera persona en alquilar la unidad por lo que esto puede explicar por qué.

Algunos de los problemas incluyen ventilador de techo del patio discapacitados, luz de la lámpara de techo pasillo de la cocina, dos sillas de patio rotos, un refrigerador lleno de comida del inquilino anterior, y una puerta de entrada que haría un sonido violentamente fuerte cuando se abre y se cierra. Afortunadamente, el personal de PVRPV corrigió estos problemas en 24 horas y ninguno de ellos me preocupó de inmediato.

Por lo demás, las vistas, la ubicación y la comodidad eran satisfactorias, y el diseño de la unidad era atractivo.
