Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies. If smoking takes place inside the property, you will be obligated to pay a fine and you may be evicted.

OCCUPANCY POLICY
Maximum occupancy of 2 people in the unit.
Minors above the age of 12+ are permitted.
NO Minors under the age of 12 are permitted.

VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
Guest visitors must be registered with the Administration.
No overnight visitors are allowed.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

PET POLICY

Quiet Hours and Community Living
Quiet hours: from 10:00 PM to 8:00 AM.
Activities that generate excessive noise, unpleasant odors, or disturb community harmony are prohibited.

RULES FOR THE USE OF THE POOL AND JACUZZI AREA

They are common property of all owners so we recommend maximum discretion in the type and number of people to be invited by the owner, as is appropriate according to the category level of the condominiums "MADERO 320" Each owner has the right to have guests, but also has the obligation to consider the rights of owners of other units, could cause their discomfort among neighbors.
PROHIBITED IN THE POOL OR JACUZZI:
The use of swimwear is mandatory, it is forbidden to use the pool or jacuzzi with clothes, shorts, t-shirts, or underwear.
Using the facilities outside the permitted hours from 8:00 AM to 10:00 PM Monday through Sunday.
No food may be eaten while using the pool or jacuzzi.
Use glass objects in the pool or jacuzzi. Only plastic cups are allowed.
Using floating objects or toys in the water.
Smoking (no cigarettes or cigars of any kind) is not permitted in the pool or Jacuzzi area.
It is forbidden to leave things on the pool furniture such as lounge chairs, pool beds, etc. With the purpose of reserving them.
REQUIREMENTS FOR POOL OR JACUZZI USE:
Use of bathing suit.
For proper hygiene, use the shower.
Children under 12 years of age must be supervised by an adult at all times.

For your own safety, avoid walking in the hallways, bathrooms or using other facilities and elevators while wet. The pool and Jacuzzi area should be dry
when you leave.

Common Areas and Pool
Playing basketball or placing objects in the pool is prohibited.
Blocking off or restricting access to any common area is not allowed.
Stairways must remain 100% clear at all times for Civil Protection purposes.
Use of common areas must be orderly, peaceful, and respectful.

Rules for Use of Common Areas

These rules are mandatory for all unit owners, occupants, visitors, renters, the Board of Directors, the Administrator, and any individual or legal entity with rights or interests in the condominium or who enters the premises. They are based on the condominium bylaws, the Civil Code of the State of Jalisco, Assembly resolutions, and other applicable legal provisions.

1. General Regulations and Obligations
All residents and visitors must comply with these rules and any operating guidelines established by the Administrator.
A respectful, decent, and moral behavior is required, upholding the peace, privacy, and well-being of others.
The unit owner is responsible for the behavior of their occupants, tenants, or visitors.
It is strictly forbidden to give direct orders to condominium staff. Any issue must be reported to the Administrator or the Board of Directors.

2. Cleanliness and Garbage
Trash must be deposited only in the designated area at the end of the ramp.
It is strictly forbidden to leave bags or objects outside the units.
Burning trash, leaving debris, or dumping waste in common areas is not allowed.

3. Common Areas and Pool

Any visible installation or modification must have prior written authorization from the Administrator.
There is a designated area for antennas (e.g., Starlink) on top of the bathrooms next to the pool.

5. Pets
A maximum of 2 pets per private unit (dogs or cats) is allowed, with prior email notification to the Administrator.
Pets must wear an ID tag and always be on a leash in common areas.
Pet waste must be picked up and disposed of inside the unit; it must not be left outside.

6. Quiet Hours and Community Living
Quiet hours: from 10:00 PM to 7:00 AM.
Activities that cause excessive noise, unpleasant odors, or disturb the community are prohibited.

7. Prohibited Activities
Campfires, use of dangerous substances, explosives, drugs, or any illegal acts are strictly forbidden.
Using condominium staff for personal matters or giving them tips is prohibited.
Obstructing the view toward other units is not allowed. If any tree or plant is affecting the view, please report it.

8. Damages, Fees, and Responsibility
Damages to common areas caused by negligence or fault will be charged to the responsible unit.
The condominium is not responsible for the safety or security of private units.
The payment of condominium fees is mandatory and cannot be waived under any circumstance.

9. Unit Rentals
All rentals must be reported to the Administrator, including guest name and duration of stay.
This practice is supported by the deed and aims to protect the safety and community harmony of the condominium.
