Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

No smoking inside the property, the unit, on the terraces / balconies, or common areas. ALL properties represented by PVRPV are NON SMOKING — this includes yards, terraces, and any outdoor spaces attached to or part of a Vacation Rental Property. If smoking takes place inside the property, you will be obligated to pay a $300 USD fine, and you may be evicted from the property.
OCCUPANCY POLICY
Maximum occupancy of 3 people in the unit.
Clients shall not remove any item(s) from the property, such as kitchen appliances, glassware, furniture, or any other item.
The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
Guest visitors must be registered with the Administration.
No overnight visitors are allowed.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
PET POLICY
Sorry no pets allowed in the unit.
NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 10:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.
Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

Never use the white bath towels in the pool area or for the beach.
They are not permitted to leave the unit.
OPEN from 7:00 am a 11:00 pm
The use of the POOL is at your own RISK.
The pool is NOT supervised by a pool attendant or lifeguard.
NO glassware in the pool or around the pool. PLASTIC glasses and stemware only.
NO loud music or music played on portable sound systems at the pool.
NO Running around the pool area.
NO Urinating in the pool.
PLEASE SHOWER or RINSE prior to using the pool.
Use of the BBQ area must comply with the following provisions:
1. Reserve the barbecue, the day and time, and pay a fee of 25 pesos (for gas and maintenance).
2. Pick up the barbecue keys from Security.
3. Make sure to turn off the barbecue when you are finished using it.
4. Clean the grill and barbecue utensils.
5. Return the keys and utensils to security personnel.
6. Security personnel will photograph the grill when they receive the keys to verify that it is clean for the next user.
7. If it is not in acceptable condition, the unit owner will be charged a cleaning fee of 500 pesos.
GUEST KEYS POLICY
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of Check-Out.
PLEASE NOTE: Should you lose, damage or not return a set of keys the cost is $1,000 pesos for each key. Please have this fee prepared to be collected by the concierge at the time of check-out (CASH ONLY). This Fee is NOT covered by the guest damage insurance.
"Verde Mar Living Condominium - Regulations Summary"
Hanging Laundry: Owners must refrain from hanging or "airing" clothes, towels, sheets, swimwear, shoes, or similar objects on rooftops, balconies, terraces, windows, parapets, railings, or any other place where they are visible from the exterior of the unit. No large toys, bicycles, cleaning equipment, boxes, or any unsightly item is allowed on terraces.
Umbrellas on terraces are prohibited: In case of damage or prohibited and unauthorized installation of curtains, blinds, or any other similar element, the Developer or the Administrator will request the owner of the unit to replace them within 5 business days; otherwise, a fine of $300.00 (three hundred United States Dollars) will be imposed for each month of non-compliance.
Plants placed on patios should be selected discreetly to avoid and prevent problems: Owners will be charged for any damage to walls or hallways caused by branches or roots of plants located on patios and terraces. Regarding common property planters that are part of the building's facades, these must remain unchanged, and the maintenance and care of them will be the responsibility of the administrator.
Garbage: Owners and occupants of each condominium must deposit the produced garbage in polyethylene bags, which must be properly sealed. The condominium has a garbage room located in the basement of the building. Under no circumstances should garbage be placed in hallways or entrances outside the schedule established by the Administration.
Occupancy Limit: The maximum occupancy of permanent residents per unit will be limited to 4 people (2) for 1-bedroom apartments and 6 people for 2- bedroom apartments.
Guest Registration: For condominium owners who have guests staying in their unit during their absence, it will be necessary to send written notice of the number of people, the name of the responsible person, and the dates they will be using the unit. This information must be sent to the administration at least three days before the guests' arrival via fax or email, and the administration must confirm receipt.
Use of Pool, Gym, and BBQ Area: Guests may use these facilities only if the occupants stay in the condominium for at least one night or are accompanied by the same condominium owner.
The gym is exclusively for residents and may also be used by guests if the occupants stay in the condominium for at least one night.
The hours of use for common areas are as follows:
Pool and BBQ Area from 7:00 am to 11:00 pm Gym from 6:00 am to 11:00 pm.
The Gym facilities may only be used by individuals over 16 years of age, wearing appropriate clothing, and being in good health. Any damage caused to the facilities or equipment installed therein will be repaired at the expense of the responsible condominium owner.
The use of the pool is strictly prohibited for children under 8 years old unless they are accompanied by an adult who knows how to swim. The following are strictly prohibited: the use of music and other electrical devices in the pool area, coolers, liquor bottles, or other glass containers, consuming food or beverages while inside the pool, swimming while intoxicated, engaging in dangerous sports or activities that could cause harm or discomfort to others, reserving loungers for extended periods, bringing pets into the pool area, and acting in any way that could be considered inappropriate or disrespectful to generally accepted good customs. Offenders will be reported to the administration.
Additionally, condominium owners are obligated to pay the cost of the general use of the pool heater or heating system, according to their undivided share. This cost cannot be offset or waived on the grounds of non-use of the facilities. The use of the pool heater or heating system may be included from November to April, but the season may vary depending on local or global climate changes that could affect the area. Thus, the use of the pool heater or heating system may occur in different months as required. However, the use of the pool heater or heating system must always be when a minimum of 10% (ten percent) of the condominium owners or occupants are present.
Meetings in the Rooftop and BBQ Area: Each condominium owner has the right to hold 2 two meetings or events per year in the rooftop and BBQ area. In such cases, condominium owners must notify the administrator if they wish to use the recreational common area, rooftop, and BBQ area to host their guests within the permitted hours. The number of guests allowed in this area must not exceed 20 twenty people.
For the temporary private use of a specific common area, the condominium owner must sign an agreement with the Administration and leave a security deposit of $500.00 (Five Hundred US Dollars) for cleaning or security in case of damages.
The use of the BBQ grill will incur an additional cost, which will be determined by the administration for cleaning purposes.
Noise: Condominium owners must exercise reasonable care to avoid disturbing or emitting loud noises. They must refrain from operating audio and/or video devices at sound levels higher than SIXTY DECIBELS during the day. Between 11:00 pm and 8:00 am, the maximum permitted noise level inside the private units will be FORTY DECIBELS. Additionally, the operation of the bar terrace with music is allowed on Thursdays, Fridays, and Saturdays until 1:00 am, and the sound level can be extended up to SEVENTY DECIBELS.
Pets: The presence of pets in the common areas of the condominium is strictly prohibited. They are only allowed to pass through these areas when accompanying the condominium owner to or from their apartment, and they must always be on a leash. If a pet defecates or urinates in designated common areas, the owner is responsible for removing and cleaning the affected area. Each apartment is authorized to have a maximum of 2 pets, which must be small or medium-sized. Additionally, they must be registered with the administration. In any case, guests, whether for the day or overnight, are not allowed to bring pets into the building.
Ball Games: Baseball, soccer, or any other ball games are prohibited in the common areas. Throwing balls against walls is not allowed. Any damage caused by these activities will be the responsibility of the owner.
FINES:
In case of non-compliance, the following sanctions will be applied:
I. A fine equivalent to 50% (fifty percent) of the common expenses fee at the time of the violation for contravening the provisions of section a) of this article.
II. A fine equivalent to 100% (one hundred percent) of the common expenses fee at the time of the violation for violating the provisions of section b) of this article.
III. The condominium owner who falls under the circumstances outlined in section c) of this article will lose the right to vote and use the common property. Additionally, they will be obliged to cover the expenses and costs arising from any legal action taken against them due to their non-compliance.

Wonderful unit, me and my wife felt comfortable for our time. Easy walk to many restaurants and parking was easy for our rental car, never a struggle to find street parking.
