This unit is located 20 minutes away from Old Town. In an amazing private crystal clear water beach.
PVRPV proudly introduces Condo 1 North at Puerto Vallarta is located at the exclusive development Sierra del Mar los Arcos, only 14 km from Zona Romantica, Puerto Vallarta.

The condo was decorated keeping in mind Mexican culture, nature and comfort. The tasteful modern Mexican furniture enhanced with closets and cabinets made with “Parota” (wood from the region) and colorful art with the beauty of the stunning ocean views.

To access the condo there is an elevator that runs from the parking lot and terrace floor and opens directly at the unit’s hall, the option to use the back stairs is always good to stay fit and only takes three stories from the lobby.

The elevator opens to the hall , the hall is the transition area to the powder room,
Access to the laundry room is from the kitchen . After the hall you will be entering the open entertainment space also decorated with tasteful modern Mexican furniture and colorful art balancing the stunning ocean views. The open entertainment space includes the living room, cocktail lounge and kitchen.

The living room was decorated keeping in mind, functionality, comfort and coziness

If you enjoy cooking, The kitchen is equipped with high-tech appliances (microwave, oven, gas stove, coffee maker)

Imagine spending time with family and friends surrounded with wonderful views to Los Arcos, the ocean, city and the exotic pool located at the building’s ground level.

Most of the people love to eat outdoors in this paradise, therefore, the dining table for six people is in the terrace and next to it comfortable living room along with a large gas grill and decoration that help beautifying the space.

The three spacious bedrooms have nice views and plenty natural light and ventilation. The master bedroom provides access to the terrace, it has a beautiful bathroom with separate WC room and shower. The second bedroom has also a king bed and private terrace with ocean views, and the third bedroom is considered a den, has queen Murphy bed that allows users to do other activities in the room when it's not occupied, it gives access to a natural garden and also has its own full bathroom. All Tv's are smart devices and hace firesticks installed on them.

During COVID-19 quarentine, cleaning staff will come to the unit before your arrival and only by request will clean the premises during your visit.
Sierra del Mar los Arcos is a development indulging visitors from a design management, health and security standpoint.

People staying at the complex have free access to the Beach Club House, a charming “Palapa” with a restaurant-bar that operates 7 days a week.

Infinity pool and jacuzzi (both heated). This area has direct access to the beach, lounge areas with umbrellas and beach bar. The administration has implemented a 3 hrs usage per group at the pool and jacuzzi and staff will desinfect area before other guests use it.

There are many activities to do during your vacation, kayaks, beach toys, snorkeling equipment and towels are available for visitors. Additionally, there are two gyms, one located below the Club House and another one in Arco Playa, the building next door. Only visitors staying at Arco Norte and Arco Playa have access to both gyms and the roof top terrace at Arco Playa.

Both gyms are equipped with state-of-the-art functional weight systems, elliptical, treadmills as well as free weights, yoga mats and benches.

These area and usage of ocean toys must be previously reserved at administration due to COVID=19

This gated development provides security 24/7 and the site geography makes its beaches exclusive, no one could access them if they don’t go through the guards’ house.

CHECK IN and CHECK OUTS

CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.

Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $25.00 USD (tax included) or equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment, which must be paid in cash, and collected by concierge.

Remember that Puerto Vallarta is located in Central Time Zone (same as Mexico City, GMT-6).

You will be issued 1 set of keys for each person noted on the Booking Confirmation.

Important notes:

  • Cleaning Services: Our Standard Cleaning Services included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $25.00 *USD (tax included). This will be collected by Concierge on the day of the check in.
  • Damage insurance: Every client that makes a booking, is now required to pay an additional $35.00 *USD (tax included) which is for a non-refundable damage insurance. The $35.00 non-refundable damage insurance covers damages up to $500.00 *USD. For additional information please refer to our BOOKING CONFIRMATION POLICY.

CONDOMINIO MAESTRO SIERRA DEL MAR AT LOS ARCOS

SPIRIT OF RESPECT
Our condominium is managed with the spirit of maintaining a “family atmosphere”. This commonly understood term used in Mexico, refers to caring for the customs that govern behavior between neighbors, nurturing a respectful coexistence amongst us, through customs commonly considered basic good manners.

BY-LAWS AND RULES OF OPERATION
All persons (owners and guests) that enter the condominium must confirm with their signature that they have been provide with a copy of the By-Laws and Rules of Operation, implying that they have read them and are in agreement with abiding by them upon entering the condominium.
- All guests must sign this document upon arrival, confirming that they have been inform of its content.

VIOLATIONS AND SANCTIONS
In case of any first violation, condominium personnel will issue a verbal warning to the person involved. In the case of a minor, said warning will be communicate to the responsible adult. Any subsequent violations by owners or their guests shall be report to the responsible owner, and sanctions will be applied.

- OCCUPANCY AND GUESTS
- A maximum of three (3) guests per bedroom, per
dwelling, are allow in the common areas at any
given time.
- Guests may not invite other guests, who are
registered and staying within the condominium.
- Only owners (and not their guests) may bring in non-resident guests to the condominium, as long as between owners and guests they do not exceed the maximum occupancy limit permitted for their property. Owners must be present with the guests at all times, (This rule does not apply in the case of private events previously applied for by the owner and approved by the administration.

GUEST REGISTRATION
- Owners must give notice of their arrival, which will be record in the logbook at the Main Entry Gate.
- The guests of owners must register at the Main Entry Gate, filling out the required information sheet, including name, home address property visited, number of guests, arrival and departure times and dates.
- Please contact the administration one working day (Monday to Friday) prior to your departure, in order to receive your account statement.

BEACH CLUB – DINING AREA
Operating days: Monday, Tuesday, Thursday, Friday, Saturday, Sunday.
Wednesday, only serving drinks and dry snacks.
- Breakfast from 09:00 to 11:30am
- Lunch from 12:00 (noon) to 04:30pm
- Drinks and snacks service from 5:00 to 07:00pm
- Only owners (not guests) may invite other
persons to use the Club and its services.
- Please sign and review all beach club checks and pay your bill one day prior to your departure. We
only accept.
- Please return dishes, glasses and towels at the club during service hours.
- Food and beverage service to the units may be provide according to the availability of staff and should be coordinated through the Administration.

POOLS
- Pool hours: from 9:00am to 8:00pm daily
- The use of swimsuits is mandatory.
- The use of inflatable is not allowed.
- One (1) towel permitted per person. It is
forbidden to remove them from the Beach Club. A fine of $200 pesos will be charge to the property in case of their removal.
- All babies and children under 3 must wear waterproof “pool diaper” at all times in the area .A fine of $ 1,500 pesos will be charge for having to clean the pool due to lack of diaper.
- An adult must supervise minors under 18 at all times. NO LIFE GUARD ON DUTY.
- For your security, glass objects (bottles, cups, etc.) and china (plates, bowls, etc.) of any kind, are strictly forbidden in the pool area. A fine of $15,000.00pesos will be charge to anyone who introduces glass or ceramics in the pool area.
- No eating or drinking while in the pool or Jacuzzi.
- No minors are allow in the Jacuzzi, without the presence of responsible adults.
- All inflatable toys and mattresses must be remove from the pool when their owners get out of the pool.

POOLTERRACE
- Please do not reserve lounges or chairs by leaving towels or personal items, without being present (Will be remove).
- When leaving the pool or beach areas, please place garbage in cans and return furniture to original position.
- Please be considerate and respect others when playing personal music in the pool area.

BEACH
- NO LIFEGUARD ON DUTY. An adult must accompany all minors.
- Remain aware of the ocean tides and waves. Please be careful of rocky areas where sea urchins live.
Please take care of chairs, tables, umbrellas and lounge chairs. It is forbidden to place furniture in the water.
- For your safety, glass and china utensils of any kind (bottles, cups, plates, bowls, etc.) are STRICTLY FORBIDDEN in the beach area.
- Any equipment or furniture condominium property as kayaks, paddleboards, or others that are misused, abused or lost shall be charged at replacement cost to the corresponding property.
- Motorized aquatic vehicles must be operated with extreme caution well away from swimmers. They must not remain on the beach.
- Management reserves the right to remove any person from the condominium who people who
are intoxicated or exhibit inappropriate behavior. If necessary, support from the city or state police will be use.

GYM
- Owners 7:00am a 11:00pm
- Guests from10:00am a 11:00pm
- Please turn off lights, TV & air conditioning
before leaving the GYM.
- Please do not remove equipment, towels, rugs
or other objects from the gym. A $ 500 peso fine will be charge per violation.

PETS
- Only dogs and cats belonging to owners are allowed in the private units of the condominium. Guests may not introduce pets to the condominium.
- All pets must have prior approval by the administration, which reserves the right of admission.
- Owners must show current vaccination and health records, which must be presented to the administration.
- Pets are not allowed in the pool, beach club or common areas, must be preferably on a leash and under the control of their owners at all times.
It is obligatory for owners to clean up after their pets ? waste and dispose of it only in designated containers.

NOISE
Please do not make excessive noise after 11:00 pm

HOUSEKEEPING
- Each unit receives 2.15 hours of housekeeping service, two days per week.
- The housekeeping schedule is available at the administration and in the buildings.
- Due to work schedules, you cannot change the time or date assigned for cleaning units. In said event, a unit will lose its scheduled time and must wait for the following scheduled day and time.
- Cleaning service includes sweeping, mopping, and making of beds, washing of linens and towels, general cleaning of all bedrooms, bathrooms, kitchen, terrace and other areas within the units.
- Cleaning service DOES NOT INCLUDE services such as ironing, cooking, sewing, baby-sitting, etc. Said services must be arranged directly by the owner. In the event that these services are arrange with condominium personnel, it must be independently arrangements between the owners and employees outside of their working hours and paid for directly.

UNITS
When using air conditioning, please close all doors and windows to avoid condensation and water dripping on the dry wall.

BALCONIES
Beach towels and clothes should not be hung over the railings to dry.

ELEVATORS
Please do not enter while wet and use towels to keep elevators dry.


Inside security cameras

When cameras move inside, things get a little more complicated. Again, cameras are only allowed in areas where one does not have a reasonable expectation of privacy. Thus, store security cameras used to prevent shoplifting are generally okay. But, what happens when the camera is situated someplace where one expects privacy but that is also an ideal location for one to conceal store merchandise?

Similarly, other areas like rented rooms, hotel rooms, and locker rooms are generally off limits for security cameras. Again, the expectation in these places are for complete privacy, and one should feel comfortable undressing in these locations without having to worry about someone watching or broadcasting the footage.

Building or Complex specific regulations for COVID19

Due to unforeseen circumstances, when or if deemed necessary to maintain healthy and safety protocols for COVID19, the building administration may introduce new guidelines for renters or common areas within the complex. Although PVRPV and team will make every effort to advise our guests of changes, we may not always be made aware of last minute changes or government guideline changes for a specific building. We cannot be liable or held responsible for these changes.

Cleaning & Maintenance

New sanitization processes and protocols have been implemented in an effort to combat COVID19. Our supplies and cleaning products are industry standards and do not pose any environmental concerns for the occupants of the unit or space.

In an effort, to maintain safe social distances for you and our team members, we will ask you to vacate your rental unit while they perform their cleaning duties. Should a major maintenance issue arise that will require our maintenance team to be in your space for a lengthy period of time, you maybe asked to leave while they complete their task. Please keep in mind, we will always do our best to accommodate a specific time or date you wish to have your rental unit cleaned, but may not be able to guarantee it. Our customer service team is here to help you facilitate any special requests you may have for cleaning or maintenance scheduling.

Cancellation Policy

At this time we do not have a specific COVID19 cancellation policy for future reservations. Our Booking Confirmation Policy would apply to all future bookings. For more details: Click here.

Puerto Vallarta is receiving guests. Some countries may offer travel advisories regarding future travel but no travel ban has been implemented. Should government changes be introduced, a policy will be implemented for those guests impacted by changes.

Date Change - Rescheduling Fees Waived

Should you make a future booking or have a future booking and at the time you are schedule to travel you are unable to travel due to COVID19 we will work with guests and property owners to allow a date changes. Currently all reservation / booking date change fees are being waived for guests with travel impacted by COVID19. ALL date changes are subject to availability and per night rate increases. The number of nights of the original booking will be the number of nights granted for a date change, additional nights will be subject to the nightly rate.

COVID19 Testing & Traveling

Canadian Government & the United States CDC require proof of testing prior to boarding an aircraft destined for Canada or the USA. Rest assured, there are many clinics and possibilities for testing.
