Villa Francisco is a completely rebuilt home in 2022 rising from what was a traditional Mexican family property. Located in a quite cul-de-sac, Villa Francisco is nestled away from the hussle of the vibrant Zona Romantica of Puerto Vallarta and is also only a 5 minute walk from shopping, dining and entertainment. This three-storey villa is custom designed from top to bottom from the design of the home to the furnishings, many which originate from the Tonola and Tlaquepaque communities near Guadalajara Mexico. Parota wood is found throughout the home in cabinetry and custom furniture pieces. Art from local and international artists adorn the walls. Ornate tiling on the staircase and bathrooms add personal touches while celebrating Mexican charm.

When you enter the property you are immediately impressed by the grandeur of the Villa which rises from the private front garden courtyard which also includes a private, gated, parking area. The tiled fountain and generous garden plantings make you realize you have arrived somewhere magical. 13 steps up from the courtyard you enter the home though a custom metal and glass door, which is the first of the many custom metal features in this villa. Accessing this home is through the wide central staircase with landings at several mid-point landings. There is no elevator in this home which adds to the charm of this grand Villa.

Front Living Area & Dining (1st Floor)
Going through the front door you enter immediately into a foyer which looks over a sunken living, sitting and entertaining area, also directly below the dining room with a custom marble table that easily seats 8 guests. A custom buffet is perfectly situated in the room and adds elegant warmth to the space. The room is accented by exceptional art pieces most of which are one-of-a kind. Custom parota wood chairs with black leather seats makes this a comfortable and elegant room to enjoy a home cooked meal or charming gathering space for cocktails and games.

Kitchen (1st Floor)
The wide galley style kitchen is over-sized with every imaginable appliance, dishes and glassware. The stainless steel appliances with 6 burner gas stove, dishwasher, and fridge with filtered water and ice maker confirm for you that this home is beyond average. Adjacent to the kitchen is a beautiful breakfast nook which leads to its own private patio. Exiting to the back of the kitchen you can go outdoors to find a guest powder room and the home´s private laundry. This is also the back access to the pool and and outdoor entertaining area.

Living Room and Lounge (2nd Floor)
Rising the staircase from the kitchen you are immediately made aware of the vastness of this 3000 sq ft home. The first room on the right on this second floor is the Living Room and Lounge. There is a peaceful sitting area which overlooks the living room below and out through the original and refurbished metal railing and custom beveled glass and metal, two-storey windows overlooking the front courtyard. Polished marble floors go throughout this vast room with an oversized sectional sofa and occasional seating across from the 80" Smart TV with Amazon Firestick and other TV apps of choice. A Sonos soundbar adds to the theatre experience of this room. If it is only music you want to hear then you will also enjoy the Sonos sound system throughout the home.

Terrace, Outdoor Dining, Pool and Bar
The back wall of the second floor living room and lounge is an entire wall of glass that slides away to give full access to the outdoor dining room off of the adjacent Outdoor BBQ Kitchen and bar complete with bar stools along the polished cement counter top. During the day or evening relax in the loungers directly above the pool or take a swim in the heated dipping pool that affords complete privacy including custom sails overhead that protect from the sun and provide an enclave experience that feels spa-like. An outdoor shower and additional upper lounge area is also directly accessed from the pool area.

Second Principal Bedroom (2nd Floor)
As you leave the upper lounge area above the pool you can enter what is the second principal bedroom with king bed and ensuite bathroom. A parota custom closet with hidden smart TV is the perfect place to rest and find sanctuary. The ensuite bathroom in this home, as with all of the bathrooms, are all custom designed and colorful with a large vanity and walk-in shower. From this room you can also exit back into the second floor staircase landing which adjoins the Living Room and Lounge.

Guest Bedroom (3rd Floor)
As you go up the staircase from the 2nd floor, at the midpoint there is a full bathroom at the 2.5 level staircase landing. This bathroom is perfect for visiting guests and is also the primary bathroom for the third floor guest bedroom with king size bed and private terrace which faces towards the courtyard, three stories below. From this terrace you can enjoy the architecture of the blue tiled cupola of the home across the street or star gaze after a day enjoying the city.

Primary Principal Bedroom (3rd Floor)
Across the landing from the guest bedroom is the very large primary principal bedroom with parota wood walk-in closet, king bed, custom ensuite bathroom and adjoining private terrace. This room is truly a dream. For those that wish to watch a movie in bed you will enjoy the 55¨Smart TV that sits upon the custom designed parota dresser.

Construction & Growth in Puerto Vallarta

Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
