You are in close proximity to city bus routes that offer daily service from 6 a.m. until 11 p.m., which provide easy access to downtown destinations and the surrounding areas. You are also in easy walking distance to a vibrant entertainment district in the evenings you may hear music from nearby bars and clubs, and the sounds of people enjoying these late night/early morning venues.

Puerto Vallarta is a safe, moderately large, bustling city with plenty of old world Mexican charm, with all the sights, sounds and flavors that come with that. Construction Notice

Puerto Vallarta is fast becoming a popular vacation hot spot and is currently experiencing rapid growth. As of late 2018 there has been a noticeable increase in construction areas within the Romantic Zone. Construction usually occurs Monday to Saturday during working hours, and may cause some noise and dust. Since there are numerous new construction sites, it is sometime difficult to get away from the additional activity during the day. We encourage our guests to take advantage of the various beaches and the other parts of Puerto Vallarta and surrounding areas. For more suggestions contact our Concierge department.


CHECK IN and CHECK OUTS

CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.

Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $25.00 USD (tax included) or equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment, which must be paid in cash, and collected by concierge.

Remember that Puerto Vallarta is located in Central Time Zone (same as Mexico City, GMT-6).

You will be issued 1 set of keys for each person noted on the Booking Confirmation.

Important notes:

  • Cleaning Services: Our Standard Cleaning Services included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $25.00 *USD (tax included). This will be collected by Concierge on the day of the check in.
  • Damage insurance: Every client that makes a booking, is now required to pay an additional $35.00 *USD (tax included) which is for a non-refundable damage insurance. The $35.00 non-refundable damage insurance covers damages up to $500.00 *USD. For additional information please refer to our BOOKING CONFIRMATION POLICY.

Property Policy

This property has its own policies, please read carefull

This unit is for no-smoking, kids not allowed and no pets allowed.

These regulations will help to supervise the best utilization of the goods and services of common resident use. The regulations are of general character and obligatory for condominium owners, employees, visitors and other people related to the condominium.
1. All condominium owners will be responsible to make their corresponding maintenance fee payment by the 1st day of each month, including property tax, and other individual privately
contracted services such as telephone, electricity, cable or satellite television.
2. It is prohibited to use the services of the Condominium�s maintenance personnel for any
work other than their function at Zenith, therefore all condominium owners must refrain from offering gratuities to Zenith employees in exchange for receiving services.
3. When the owner is not residing in the Condominium the number of people staying at the unit shall be limited to 4 people in 1 bedroom condominiums and 6 people in 2 bedroom condominiums. Please take into account that each minor is considered as an occupant. Owners who exceed the limit of occupants will be charged a penalty of $ 100 USD per night when these capacities are surpassed.
4. The Condominium owners shall notify the administration if there are any leases, as well
as their duration and must register the names of the individuals with Zenith management for general administration control.
5. Workers and contractors must register with security, when entering and leaving the
building. Visitors duly authorized by the owners, will register only when entering the building. 6. When the condominium owner has visitors staying in the condominium during the owner�s
absence, it is required to allow visitors access he/she send written notice of the number and names of persons, responsible and the dates in they will be using the unit. This notice should be addressed to the administration office within a minimum of 3 working days prior the arrival of the guests.
7. Curtains with external views to the fac?ade and hallways can only be installed inside the unit and must be white, it is forbidden to place any curtains of any other color.
8. Window screens should not be installed on the exterior of the street facade and hallways, they can only be installed inside the condominium.
9. Refrain from hanging or placing cables, objects and advertising signs on roofs, balconies,
terraces, windows, railings or any other place from which objects can be seen from outside
the unit. This includes the use of security protection bars and/or ironwork for windows and
doors
10. The owners of the building are responsible for any damages they cause to third parties, for the repair of any damage both to the inside of their apartment as well of the facilities within the general common property. These repairs must be made as soon as the owner is aware of them by any means of sight or communication of the irregularity. Especially those causing or may cause damage to the integrity of other apartments or the general common property. The owner is obliged to give special attention when it comes to water leaks, problems in the electricity system, operation of air conditioning and LNG gas leakage.
11. Each Owner will take the necessary precautions in handling the intercom so that the main door of the Building is not opened inadvertently. In particular, make sure children do
not play with the intercom. If the intercommunication is damaged due to improper use, the repair of damage suffered will be borne by the responsible Owner. However, damages suffered to the intercoms that are inside the apartments will always be covered by the
respective Owner.
12. The Owners, Residents, Tenants and Visitors, will make sure not to allow access to the building to persons with bad behavior, inebriated or of immoral aspect.
13. It is strictly forbidden to walk naked and expose yourself in exhibitionism, any violation of this clause will have a penalty of $ 100.00US for the owner and full entry restriction to the building of the person identified by the cameras.
14. Place the trash in the chute which is located in the cube of the staircase, in closed bags,
under no circumstances should trash be hung in corridors or on entrance doors.
15.The condominium owner and the administration shall sign an agreement for temporary private use (such as an Event), of the pool and snack area, and the condominium owner
shall leave a guarantee deposit for cleaning and security, depending on the number of people and type of Event to be held.
16. The owners or tenants, as well as their relatives or visitors are obliged to comply with the rules established in this Regulation, and in any and all cases the owners are responsible for the actions and conduct of their visitors and employees (drivers, bodyguards, general service personnel, etc.). These employees will not be able to remain in the common areas of the building.
17. Condominium owners are only allowed to have small domestic animals in their apartments. The pets shall not represent any danger and cannot disturb the inhabitants of the building. It is prohibited to have animals around the common areas (corridors, entrance to the building and parking, gardens, swimming pool, etc.). In the event any pets become a nuisance to other owners, the administration reserves the right to cancel this permit to anyone who the administration deems necessary to impose this sanction.
18. In the event that a condominium owner leaves his unit for more than five days, the
Administration must be notified in advance to close the water and gas services, the condominium owner shall also notify the day of his arrival to reestablish the services.
19. Condominium owners must give management personnel open condominium access for emergencies, provide a key to the Administration and notify in writing the name and telephone number of the person who can provide additional access to their apartment.
20. The swimming pool hours are from 9:00 a.m. to 10:00 p.m., it is strictly prohibited to use the pool overnight. The use of swimsuit or appropriate clothing for the use of the pool is mandatory, children require the supervision of an adult, it is strictly prohibited to use the pool
to people suffering from any skin disease, wounds, swollen eyes, a cold or any other contagious disease. Infants are not allowed to use the pool with a Diaper. All the people that make use of the swimming pool will do it at their own risk and it is forbidden to introduce
glass objects into the pool area.
21. Parking is restricted only to the cars of owners who have purchased a parking space,
storage and / or both, the condominium owners must respect the parking space of other condominium owners and cannot use the unoccupied spaces.
22. The Administrator shall exercise his functions for periods of ONE (1) year and thereafter, until he is replaced. However, the mandate for the Administrator may be revoked at any time by an Assembly called at the request of ONE THIRD (1/3) of the concerned owners.
The Administrator presents statements of account at the end of each month of the exercise of his administration or whenever the representative proposed by the Condominiums so requests.

This Regulation is mandatory for Owners, Tenants and / or Visitors of the Zenith Building. It may only be modified with the prior approval of at least seventy-five (75%) of the Building owners meeting in Assembly.

GYM REGULATION
1. Schedule for gym use is from 6:30 a.m. to 9:00 p.m. from Monday to Friday, Saturdays from 7:00 a.m. to 2:00 p.m. and Sundays will remain closed.
2. Wear appropriate sports clothing and shoes when entering
3. The use of hand towel to clean sweat is mandatory to enter the gym.
4. Nobody can enter or remain shirtless in the gym area.
5. Do not introduce food to the area, if you need a drink please use a plastic bottle.
6. Do not play or run within the area.
7. Respect and take care of the areas and times.
8. Children are not allowed in the fitness area.
9. Each person will be responsible for accidents or injuries due to the misuse of the equipment and also the economic consequences arising from them.
10. In order to use the gym, it is your responsibility to know and verify your health status, which will indicate if you are fit to use the gym
11. You cannot remove equipment from the gym.
12. Use of a boombox is not allowed please use a personal Walkman or iPod only.
13. At the end of your routine, you will have to notify the administration and / or the security personnel in charge, to clean the area and turn off the air conditioning if it has used
POOL REGULATIONS
GENERAL:
� The private use of the pool area is subject to prior authorization by the Administration. The type of event to be carried out, as well as the number of people attending, must be stated.
� The hours are from 9:00 a.m. to 10:00 p.m. from Monday to Sunday
� Children must be supervised and monitored by an adult.
� There are no lifeguard available so the use of the pool is at your own risk.
� Music is allowed at levels that are not a nuisance for other users of the common areas, in case the music is annoying to the people who share the area, the administration will request to lower the volume or turn off the music and / or use earphones.
PROHIBITED:
� Make bonfires or lunadas.
� Introduce drink and food.
� Run near the pool area.
� Perform your physiological needs in the pool.
� Throw trash into the pool.
� Bathe with inappropriate clothing (trousers, dress, shorts, etc.).
� Make use of the pool at night.
� The use of the pool by people who have a skin or contagious disease. � Enter glass and / or aluminum objects.
� Practice any ball game (baseball, football, etc.)
REQUIRED:
� Please shower before entering the pool, to eliminate creams, oils, ointments, sand, etc. In order to protect the state and health of the water.
� The use of suitable clothes (swimsuit) applies to adults and children.
� Smokers are required to deposit their ashes and cigarette stubs in the designated containers.
GENERAL:
BBQ REGULATION
� Take trash to designated area
� For exclusive use, you must first consult with the Administration, to check availability and time
� Share the BBQ area with others
� Use foil in the grease trays
� Clean the area after use (remove trash)


Inside security cameras

When cameras move inside, things get a little more complicated. Again, cameras are only allowed in areas where one does not have a reasonable expectation of privacy. Thus, store security cameras used to prevent shoplifting are generally okay. But, what happens when the camera is situated someplace where one expects privacy but that is also an ideal location for one to conceal store merchandise?

Similarly, other areas like rented rooms, hotel rooms, and locker rooms are generally off limits for security cameras. Again, the expectation in these places are for complete privacy, and one should feel comfortable undressing in these locations without having to worry about someone watching or broadcasting the footage.

Building or Complex specific regulations for COVID19

Due to unforeseen circumstances, when or if deemed necessary to maintain healthy and safety protocols for COVID19, the building administration may introduce new guidelines for renters or common areas within the complex. Although PVRPV and team will make every effort to advise our guests of changes, we may not always be made aware of last minute changes or government guideline changes for a specific building. We cannot be liable or held responsible for these changes.

Cleaning & Maintenance

New sanitization processes and protocols have been implemented in an effort to combat COVID19. Our supplies and cleaning products are industry standards and do not pose any environmental concerns for the occupants of the unit or space.

In an effort, to maintain safe social distances for you and our team members, we will ask you to vacate your rental unit while they perform their cleaning duties. Should a major maintenance issue arise that will require our maintenance team to be in your space for a lengthy period of time, you maybe asked to leave while they complete their task. Please keep in mind, we will always do our best to accommodate a specific time or date you wish to have your rental unit cleaned, but may not be able to guarantee it. Our customer service team is here to help you facilitate any special requests you may have for cleaning or maintenance scheduling.

Cancellation Policy

At this time we do not have a specific COVID19 cancellation policy for future reservations. Our Booking Confirmation Policy would apply to all future bookings. For more details: Click here.

Puerto Vallarta is receiving guests. Some countries may offer travel advisories regarding future travel but no travel ban has been implemented. Should government changes be introduced, a policy will be implemented for those guests impacted by changes.

Date Change - Rescheduling Fees Waived

Should you make a future booking or have a future booking and at the time you are schedule to travel you are unable to travel due to COVID19 we will work with guests and property owners to allow a date changes. Currently all reservation / booking date change fees are being waived for guests with travel impacted by COVID19. ALL date changes are subject to availability and per night rate increases. The number of nights of the original booking will be the number of nights granted for a date change, additional nights will be subject to the nightly rate.
