Please note Old Town/Zona Romantica is a relatively busy area within the city of Puerto Vallarta. You are in close proximity to city bus routes that offer daily service from 6 a.m. until 11 p.m., which provide easy access to downtown destinations and the surrounding areas. You are also in easy walking distance to a vibrant entertainment district in the evenings you may hear music from nearby bars and clubs, and the sounds of people enjoying these late night/early morning venues.

Puerto Vallarta is a safe, moderately large, bustling city with plenty of old world Mexican charm, with all the sights, sounds and flavors that come with that. Enjoy daily walks along the Malecon (boardwalk), visit the beach, fine galleries, amazing restaurants, outstanding stage shows and nightspots. You are just steps away from all the excitement.

Construction Notice

Puerto Vallarta has quickly become a popular vacation hot spot and is experiencing a rapid growth to keep up with the demand for rental properties and real estate opportunities. As of late 2018, there has been a noticeable increase in construction areas within the Romantic Zone. Construction usually occurs Monday to Saturday during work hours, and may cause some noise and dust. Construction may include renovations to existing units within a complex, new construction sites and road maintenance – work. Since there are numerous new and existing construction sites or renovations, it is sometimes difficult to get away from the additional noise within your unit during the day.

We encourage our guests to take advantage of the various beaches and the other parts of Puerto Vallarta and surrounding areas. For more suggestions contact our Concierge department.


CHECK IN and CHECK OUTS

CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.

Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $25.00 USD (tax included) or equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment, which must be paid in cash, and collected by concierge.

Remember that Puerto Vallarta is located in Central Time Zone (same as Mexico City, GMT-6).

You will be issued 1 set of keys for each person noted on the Booking Confirmation.

Important notes:

  • Cleaning Services: Our Standard Cleaning Services included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $25.00 *USD (tax included). This will be collected by Concierge on the day of the check in.
  • Damage insurance: Every client that makes a booking, is now required to pay an additional $35.00 *USD (tax included) which is for a non-refundable damage insurance. The $35.00 non-refundable damage insurance covers damages up to $500.00 *USD. For additional information please refer to our BOOKING CONFIRMATION POLICY.
    *USD or equivalent in Mexican pesos based on the exchange rate of the pesos on the date of your payment.

Well appointed and comfortable. Unit feels brand new. Upstairs pool and hot tub have great views and lots of couches and gazebos.

Bien equipado y cómodo. La unidad se siente nueva. La piscina y el jacuzzi de arriba tienen excelentes vistas y muchos sofás y glorietas.

This was our second time staying at V399. It is a wonderful location close to where we enjoy spending the day. I would recommend coffee filters. I never could find any so I bought instant coffee

Comments About the Vacation Rental Unit:
The pool was frequently not maintained properly on a preventative schedule. It was partially drained and the pump shut down for a period totaling over a week due to a filter not properly installed. The water was cloudy several times and the pool was unusable at least 3 days during out stay. The hot tub had periods where it was unusable.

Con frecuencia, la piscina no se mantenía adecuadamente en un programa preventivo. Se drenó parcialmente y la bomba se apagó por un período total de más de una semana debido a que un filtro no se instaló correctamente. El agua estuvo turbia varias veces y la piscina estuvo inutilizable al menos 3 días durante nuestra estadía. El jacuzzi tenía períodos en los que no se podía usar.

We received polite and professional service from all the staff at PVRPV. Nora our maid was excellent. Alain, Javier and Victor from property management looked after our every need promptly and even checked in periodically to see if we needed anything. Eduardo Villegas was exceptional looking after future reservations, payments and concierge services. Jamie Alexander is quietly efficient and helpful. PVRPV is indeed the best rental agency in Puerto Vallarta.

Comments About the Vacation Rental Unit:
Our stay was @ V399 and unit 401, was excellent. Staff @ PVRPV & building were always courteous, smiling and friendly. The building is in the middle of everything, yet very quiet, giving you the sense of quiet, relaxation, knowing that an elevator trip down to 1st floor and out the door is the beautiful, chaotic, loud activities that make PV so much fun!

Compliments:
Unit is beautiful decorated, without feeling stiff, comfortable and well equipped
Mattress is AMAZINGLY comfortable, with great linens
Towels, washcloths, etc. all lush.
Showers are large and so are countertops in bathrooms
Loved the fridge! So much room for both freezer & cold sides.
Loved the blinds/shades. Easy to use and did what they are designed to do.
Rental rate for the week we were there was extremely reasonable given location and quality of unit/building

Areas for improvement:
Unit is on darker side, being an "inside" unit. Understandable, but might be a problem for someone expecting lots of natural light.
Balcony on inside (as shown in pics), but not a "usable" as you might think (but chairs comfortable, had coffee in AM)
Sinks in bathrooms did not drain well. Faucets in bathroom sinks, not consistent with flow and temp.
Don't really like toilet in bedroom area, especially with a clear glass door. Would recommend at least a frosted door for more privacy.
Pool was cold for first few days, but management of building informed us on status of repair and it was still usable.
One quick note: Coffee pot was not clean when we arrived. Not a problem for us, since we just washed it, but just a note to maid.

We would recommend this unit and if available when we travel again, definitely would consider renting it again. Building pool and terraces were clean, quiet and well maintained. Would recommend V399 to any one looking a quiet building in the middle of everything.

Nuestra estadía fue @ V399 y la unidad 401, fue excelente. El personal de PVRPV y el edificio siempre fueron corteses, sonrientes y amables. El edificio está en el medio de todo, pero es muy tranquilo, lo que le da la sensación de tranquilidad y relajación, sabiendo que un viaje en ascensor hasta el primer piso y salir por la puerta son las actividades hermosas, caóticas y ruidosas que hacen que PV sea ¡tan divertido!

cumplidos:
La unidad está hermosamente decorada, sin sentirse rígida, cómoda y bien equipada.
El colchón es INCREÍBLEMENTE cómodo, con excelentes sábanas.
Toallas, paños, etc. todo exuberante.
Las duchas son grandes y también lo son las encimeras de los baños.
¡Me encantó la nevera! Mucho espacio tanto para el congelador como para los lados fríos.
Me encantaron las persianas/sombras. Fácil de usar e hizo lo que están diseñados para hacer.
La tarifa de alquiler para la semana que estuvimos allí fue extremadamente razonable dada la ubicación y la calidad de la unidad/edificio

Áreas para mejorar:
La unidad está en el lado más oscuro, siendo una unidad "interior". Comprensible, pero podría ser un problema para alguien que espera mucha luz natural.
Balcón en el interior (como se muestra en las fotos), pero no "utilizable" como podría pensar (pero las sillas son cómodas, tomé café en la mañana)
Los lavabos de los baños no drenaban bien. Los grifos en los lavabos del baño no coinciden con el flujo y la temperatura.
Realmente no me gusta el baño en el área del dormitorio, especialmente con una puerta de vidrio transparente. Recomendaría al menos una puerta esmerilada para mayor privacidad.
La piscina estuvo fría durante los primeros días, pero la gerencia del edificio nos informó sobre el estado de reparación y aún se podía usar.
Una nota rápida: la cafetera no estaba limpia cuando llegamos. No es un problema para nosotros, ya que acabamos de lavarlo, pero solo una nota para la criada.

Recomendaríamos esta unidad y, si está disponible cuando volvamos a viajar, definitivamente consideraría alquilarla nuevamente. La piscina y las terrazas del edificio estaban limpias, tranquilas y bien cuidadas. Recomendaría V399 a cualquiera que busque un edificio tranquilo en el medio de todo.

Kimberly was a very pleasant concierge and Eduardo (who we made our reservation thru) was friendly and helpful with everything. Always reachable by email and always responded quickly. When we checked-out, a staff member came and picked up our luggage so we could go have some lunch and shop a little before heading to airport for our flight. In future PVRPV is at the top of our recommendations for a vacation stay in PV. Thanks for great service and making the 2nd half of our trip so great!

Kimberly fue una conserje muy agradable y Eduardo (a quien hicimos nuestra reserva) fue amable y servicial con todo. Siempre accesible por correo electrónico y siempre respondió rápidamente. Comments About the Vacation Rental Unit:
The unit was pristine, they even delivered a Rowenta iron and clean and sturdy ironing board during my stay. The rugs did hold onto dirt and debris even after being thoroughly swept by the house keeper. I was actually pricked in the heel by a shard while walking across the room barefoot. Being from the states, I am accustomed to the benefits of a vacuum cleaner, yet I understand they are not as commonplace in MX.
The pool was under repair when I arrived and remained that way the entire first week. The hot tub was out of service for my entire stay.

Rules and Regulations for Non-Owners

A. General
1. Condominio Vallarta 399, “V399”, is a private residential building and should not be construed to be a resort or hotel. The staff is not available for private or guest services during their work schedule.
2. These rules incorporate the regulations as detailed in the bylaws of V399. This document is not all inclusive. For additional information, please refer to the V399 condo regimen.
3. Noise within a unit and in the common areas, including the lobby, courtyard and terrace, must be kept to a minimum level especially between the hours of 11:00pm and 9:00am.
4. Guests must be registered at the front desk and accompanied by an occupant at all times.
5. Moral behavior and respect for others is expected at all times. Nudity and sexual exhibitionism visible to others is prohibited.
6. Smoking is not allowed in the common areas.
7. Setting glasses and all other items, which might fall off terrace railing or throwing smoking material and other items from a terrace is hazardous to the occupants below and strictly prohibited.
8. V399 is not responsible for damage or loss of personal property.

B. Non-Owner Occupancy and Registration
1. With the exception of when the owner is present, the number of non-owner occupants residing in a unit is limited to 2 adults in a studio unit; 4 adults in a one-bedroom unit; and 6 adults in a two- bedroom unit for a minimum of three consecutive nights.
2. Non-owner occupants must register with Security or the Administrator upon their arrival by providing the dates of occupancy, name, age, city and state of residence of the responsible party and the names of all other occupants. The Administrator and/or Security will deny access to the premises if these requirements are not satisfied.

C. Terrace Rules – 7th Floor
1. The terrace hours are from 8:00 am until 12:00am, Sunday through Saturday. Even though the terrace remains open until midnight, the quiet hours of 11:00pm until 9:00am must be observed.
2. Use of the pool and Jacuzzis is at one’s own risk. Jacuzzi covers must be fully removed before use and replaced afterwards. No lifeguard or attendant is on duty. Children under 12 years old must be accompanied by an adult.
3. Proper swim attire is required in the pool and Jacuzzis. Nudity is prohibited.
4. Behavior and excessive noise on the terrace that lessens the enjoyment of others in the area or disturbs the occupants of units nearby is not permitted.
5. Furniture cannot be reserved. Furniture is for use on a first come, first served basis. Furniture should not be moved around on the rocks as this causes damage to the membrane underneath.
6. Glass and other breakable objects are not allowed in or near the pool or Jacuzzis. Eating and drinking are not allowed inside the pool or Jacuzzis.
7. The BBQ area must be reserved at least 48 hours in advance through the Administrator.
8. Personal items and garbage must be removed when leaving the terrace.
9. Non-owners may host a maximum of two guests, while in attendance, in the common areas. Prior authorization is needed from Administration in order to host a larger number of guests.
10.Pets are not allowed on the terrace.
11.Any terrace/pool rules shown on terrace signage must also be complied with.

D. Parking
1. Vehicles must be parked in the designated space of the occupied condo unit and kept in operable condition.
2. Parking spaces cannot be used as storage or leased separately from the unit.
3. In case of an emergency or a vehicle is parked in an unauthorized space and the owner is unavailable, the vehicle will be towed at the owner’s expense.

E. Exterior Appearance
1. Under no circumstances can occupants take away from the uniform aesthetics of the building by hanging anything from railings, windows, balconies, and doors such as towels, lights, banners, signs or advertisements. Exterior facing curtains must be neutral in color.
2. Personal items cannot be stored in the common areas.

F. Pets
1. Pets must be on a leash and under the control at all times in the common areas. Pets are not allowed on the 7th floor terrace.
2. Pet waste must be picked up immediately and disposed of properly.
3. If the Administrator receives written complaints from three separate owners about the same pet within a 30 day period, the pet will have to leave the building.

G. Enforcement & Penalties
1. Non-owners violating the rules may incur financial penalties against the occupied unit and are subject to eviction from the building for more severe or continued violations.

PRINCIPLES used by Council and Administration for developing COVID protocols and rules

? Follow local Public Health Authority recommendations
? Demonstrate safe practices, including social distancing and mask requirements
? Ensure efficient monitoring and enforcement
? Provide for the fair and equitable enjoyment of the common space
All residents and visitors are reminded of a few COVID basics for reducing risk of transmission

• wear a face mask
• socially distance (stay at least 1.5 metres apart)
• keep your hands away from your face
• wash your hands and high-touched surfaces regularly
• stay within your bubble and keep your bubble small

Introduction of New Temporary Rules

1. Social Distancing. Furniture has been strategically placed in the Atrium and on the 7th Floor to follow health authority strategic distancing recommendations. To help ensure appropriate social distancing in the Lobby, Security will monitor activity and will control entry, as required.
2. Mandatory masks for ALL. It is mandatory to wear masks over nose and mouth, at all times, throughout the public areas of the building. Exceptions are permitted ONLY when:
a. able to maintain a safe distance of 1.5 metres from others not part of your “bubble”, AND
b. stationary (e.g. when sitting on a lounger or chair or standing at the bar area); OR
c. walking to/from the pool/jacuzzi; OR,
d. in the pool/jacuzzi
3. Registered Occupants Only in Common Gathering Areas. Only Registered, overnight Occupants are permitted to use the common gathering spaces (Level 7, Atrium) – no visitors are permitted in these areas.
4. Elevator limits. In order to maintain social distancing requirements, it is highly recommended that the elevator is only used by one “bubble” at a time.

Enforcement: Security will require any violations to be immediately remedied and the Owner of the unit will be notified by the Administrator (i.e. an official warning) and asked to reinforce the rules with the Occupants. If there are repeated violations from Occupants of the same unit, the Owner will be notified and fined – first offence $50; second offence $100; third and future offences $250.

Temporary Changes to Existing Rules

1. Acknowledgement and Commitment. All Occupants, as represented by a Primary Occupant, are required to sign a statement indicating their understanding and commitment to the V399 Rules, including any temporary COVID-specific rules. Owners are reminded to ensure that all Occupants are aware of the rules and of this signed commitment requirement prior to their arrival to V399.
2. Pool Area Changes. Reducing the occupancy of any common area and ensuring that social distancing can be maintained is essential. Furniture is placed in a manner consistent with local recommendations. Gatherings will be restricted. Some examples of rules and reminders are:
a. All pool area rules (e.g. not moving furniture, no saving loungers for more than 20 minutes, etc.) will be strictly enforced.
b. Use of hot tub(s) is restricted to occupants of one “bubble” at a time.
c. Staying 1.5 metres apart from those outside of your “bubble”, even while in the pool, is required.
d. Administration may implement a time limit on use of the facilities, if the need arises.
3. Other 7th Floor Changes.
a. BBQ Area. To help reduce touching of surfaces and to minimize the potential for gatherings, the BBQ area is closed (as a food preparation area).
b. Cleaning by Users. Users are requested to clean loungers and chairs before and after using and are required to completely cover with a clean towel during use (please bring your own towel). Cleaning supplies will be available.
4. Changes as required. The Administrator or Security may restrict the number of people in or use of any common area, as may be required. The Administrator may change these rules as recommended by local authorities.


Inside security cameras

Some properties utilize cameras to improve security for owners, guests and staff. These cameras are generally located in areas where one would not normally have a reasonable expectation of privacy. This might include common hallways, pool and other entertainment spaces, and common laundry rooms to name some examples..

Security cameras inside vacation rentals are discouraged and considered off-limits for areas such as bedrooms, bathrooms and other areas that would be considered private.

Any cameras that are present are installed either by the building administration or unit owner and are not the property of PVRPV.

Building or Complex specific regulations for COVID19

Due to unforeseen circumstances, when or if deemed necessary to maintain healthy and safety protocols for COVID19, the building administration may introduce new guidelines for renters or common areas within the complex. Although PVRPV and team will make every effort to advise our guests of changes, we may not always be made aware of last minute changes or government guideline changes for a specific building. We cannot be liable or held responsible for these changes.

Cleaning & Maintenance

New sanitization processes and protocols have been implemented in an effort to combat COVID19. Our supplies and cleaning products are industry standards and do not pose any environmental concerns for the occupants of the unit or space.

In an effort, to maintain safe social distances for you and our team members, we will ask you to vacate your rental unit while they perform their cleaning duties. Should a major maintenance issue arise that will require our maintenance team to be in your space for a lengthy period of time, you maybe asked to leave while they complete their task. Please keep in mind, we will always do our best to accommodate a specific time or date you wish to have your rental unit cleaned, but may not be able to guarantee it. Our customer service team is here to help you facilitate any special requests you may have for cleaning or maintenance scheduling.

Cancellation Policy

At this time we do not have a specific COVID19 cancellation policy for future reservations. Our Booking Confirmation Policy would apply to all future bookings. For more details: Click here.

Puerto Vallarta is receiving guests. Some countries may offer travel advisories regarding future travel but no travel ban has been implemented. Should government changes be introduced, a policy will be implemented for those guests impacted by changes.

Date Change - Rescheduling Fees Waived

Should you make a future booking or have a future booking and at the time you are schedule to travel you are unable to travel due to COVID19 we will work with guests and property owners to allow a date changes. Currently all reservation / booking date change fees are being waived for guests with travel impacted by COVID19. ALL date changes are subject to availability and per night rate increases. The number of nights of the original booking will be the number of nights granted for a date change, additional nights will be subject to the nightly rate.

COVID19 Testing & Traveling

Canadian Government & the United States CDC require proof of testing prior to boarding an aircraft destined for Canada or the USA. Rest assured, there are many clinics and possibilities for testing.
