The master bedroom has a king size bed, quilted mattress, luxurious cotton sheets and towels, and a full bathroom, the room is decorated in detail to make you feel at home.
The large garden enjoys great comfort and freshness, thanks to its large vegetation you will feel at one with nature at all times, and you can relax at all times enjoying your favorite wine.

The kitchen is fully equipped with fridge/freezer, 5 burner stove with oven, coffee maker, toaster and microwave, dishwasher, pans, dishes, cutlery, glassware and everything you need to prepare a complete meal.

The living room has a dining area for 4 people, while the living room offers a large additional space for your guests, has a 50 smart TV that includes Netflix, Prime, Apple TV, Disney + and HBO with its own subscription.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

This property has its own policies, please read carefull.


1. - V177 is a smoke-free building, with the exception of owners
in residence who are permitted to smoke ONLY within the
confines of their own apartment, including their terrace(s).
Without exception, no other smoking or vaping is permitted
within the building.

This unit accommodates a maximum of two guests. Children under 12 are not allowed.
Studio units may not be occupied by more than 2 adult persons. One-bedroom units may not be occupied by more than 4 adult persons. Two-bedroom units may not be occupied by more than 6 adult persons.

The guest access to facilities will be controlled by the Condominium administration through a guestbook in which a record is kept of the persons entering whenever it is necessary, in order to maintain control of the facilities including the pool and Jacuzzi.

No pets allowed in the unit

Using stereos, TVs, or other devices with excessive volume, especially after 10:00 PM and/or before 8:00 AM. Any further infraction after the first written warning against a resident of the apartment, the owner will be assessed a monetary fine of $250 US.

1. - Being in or out of the water naked, topless (if female) or in any attire that constitutes sexual exhibitionism. Any further infraction after the first written warning against the resident(s), the owner(s) will be assessed and the owner might have a fine of $250 US.

2. - Entering the water wearing street clothes, for example: pants, shorts, shirts, or any other attire that is not a bathing suit.
Any further infraction after the first written warning against the resident(s), the owner(s) will be assessed a monetary fine of $250 US.

3. – Being on level seven outside of the posted hours of use. Any further infraction after the first written warning against the resident(s), the owner(s) will be assessed a monetary fine of $250 US.

4. - Taking or consuming food in the pool or Jacuzzi. Any
further infraction after the first written warning against the resident (s), the owner(s) will be assessed a monetary fine of $250 US.

5. – No glass containers, whether bottles or drinking vessels, are allowed in the pool or Jacuzzi. Any further infraction after the first written warning against resident(s), the owner(s) will be assessed a monetary fine of $250 US.

6. - Leaving objects in the pool or Jacuzzi, for example: toys or flotation devices. Any further infraction after the first written warning against the resident(s), the owner(s) will be assessed a monetary fine of $250 US.

7. - Using the BBQ without making an advance reservation with the Administrator. Any further infraction after the first written warning against the resident(s), the owner(s) will be assessed a monetary fine of $250 US.
8. - Failing to seek proper authorization from the Administrator to schedule private parties or other events. Any further infraction after the first written warning against the resident(s), the owner(s) will be assessed a monetary fine of $250 US.

9. - Use of the pool and Jacuzzi by babies in diapers or young children not yet toilet trained. Any further infraction after the first written warning against the resident(s), the owner(s) will be assessed a monetary fine of $250 US.

10. - Monopolizing or otherwise failing to limit use of Jacuzzi in accordance with the posted rules. Any further infraction after.

11. - Violating the posted rules for use of the gym. Any further infraction after the first written warning against the resident(s),the resident(s) will be barred from using the gym, and the owner(s) will be assessed a monetary fine of $250 US.

1. - Any form of sexual intercourse, nudity, exhibitionism, or
displays simulating erotic acts. Any further infraction after the
first written warning against the resident(s), the owner(s) will be
assessed a monetary fine of $500 US.
2. - Selling or consuming illegal drugs. The resident(s) will be
ejected from the building and reported to the authorities.
3. – Smoking/vaping. Any further infraction after the first written
warning against the resident(s), the owner(s) will be assessed
a monetary fine of $500 US.
4. - The use of stereos, Bluetooth speakers, or other devices
producing external sound are not allowed. Personal listening
devices, such as headphones or earbuds, must be used at all
times in common areas. Any further infraction after the first
written warning against the resident(s), the owner(s) will be
assessed a monetary fine of $250 US.
5. - Attacking verbally or physically any member of the
building staff or any resident of the building. Any further
infraction after the first written warning against the resident(s),
the owner(s) will be assessed a monetary fine of $250 US. In
the event any physical injury is incurred, the offending
resident(s) will be ejected from the building and reported to
the authorities.
6. - Failing to deposit garbage in the trash chute, leaving it in
common area walkways, outside apartment doors or inside air
conditioner condenser rooms. Any further infraction after the
first written warning against the resident(s), the owner(s) will be
assessed a monetary fine of $250 US.
7. - Urinating or defecating in any common area other than in
the bathrooms on level seven. Any further infraction after the
first written warning against the resident(s), the owner(s) will be
assessed a monetary fine of $250 US.
8. – Failing or refusing to register visitors with the Administrator
or security staff upon entry to the building. Any further
infraction after the first written warning against the resident(s),
the owner(s) will be assessed a monetary fine of $250 US.
9. - Parking in the garage in an unauthorized space or
otherwise blocking access to authorized residents. Any further
infraction after the first written warning against the resident(s),
the owner(s) will be assessed a monetary fine of $250 US.
10.- Owners with pets, and renters occupying units that allow
pets, must comply with our condominium rules. Pets are
forbidden from urinating or defecating in any common area
of the building, including hallways. They must be taken outside
of the condominium building for such purposes. Pets exiting
any unit must always be tethered to their owner using a leash
(and muzzle, if appropriate).

KEY POLICY
This unit has a keyless entry. Upon arrival, you will be provided with a code to access the unit during your stay. Your concierge will explain how to operate the smart lock.

You will be issued 2 Keycards to Access the North Tower, the Rooftop and the Gym. Keycards must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a Keycard the cost is $25USD ($500 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

GENERAL RULES OF V177 CONDOMINIUMS
Any owner, resident or visitor of the "V177" Condominiums, must obey the following rules.

If a guest asks to enter the condominium to which they were invited without having key or keycard and the owner is not reachable, they will be denied access to the building.

Personal Property
Administration is not responsible or liable for any damage or theft of any personal property.

General Prohibitions
a) Actions affecting the peace, welfare and safety of the condominium are not allowed including acts or attitudes contrary to law, order and good morals. As such, owners, residents and visitors are prohibited the following:

b) To sublet, to house or to call persons exercising any form of prostitution in its various forms including meetings and parties, or with any intent of pornography, situations, all at risk of being considered a crime with the aggravation of penalty, if the actors are children.

c) Selling or consuming drugs, pornography, piracy, making scandals, armed persons meetings, etc.

d) Using sound devices, TVs, or videos with excessive volume, especially after 10:00 PM and/or before 8:00AM.

e) Displaying signage of any kind in windows or doors, including political, religious, for rent/sale, etc.

f) Hanging clothing or materials of any kind from railings, windows, balconies, etc.

g) Using high-heeled shoes or shoes that cause knock on the floor and disturb the residents of lower floors.

h) Having parties or meetings after 10:00 PM, as events must be scheduled with administration and parties will be conditioned on the weekend, always avoiding the scandal, the presence of groups or live bands, and excesses in general.

i) Any indecent or sexual act, visible to neighbors through open windows.

j) Laughing, crying or talking outrageously or using offensive language.

k) Using service equipments such as, washers, dryers, etc after 10:00 PM and/or before 8:00AM.

l) ) Leaving on, stereos, air conditioning, lights or fans when not in the apartment.

PROHIBITED in the outer areas, terraces, corridors, elevators, bathrooms, pools and garden area:

a) Any form of nudity, exhibitionism and attitudes involving erotic acts as the offender will be reported to the authorities immediately.

b) Selling or consuming drugs and drinking alcohol to excess.

c) Smoking is not permitted in the common areas.

d) Organizing parties that involve scandal with sound equipment, loud live bands.

e) Disobeying the schedule of common areas of 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 12:00 midnight Friday through Sunday.

f) Using the terraces of the condominiums as bedrooms or warehouse or placing anything on the terraces that detracts from the buildings aesthetics or obstructs the passage.

g) Standing or sitting on the walls, railings or planters.

h) Laughing, crying or talking outrageously or with offensive language.

i) The use of stereos, TV or phone with loud music or voice.

j) Using balls or soccer balls by adults or older children.

k) Talking loudly on a mobile telephone after 10:00PM and before 8:00AM.

l) In the case of pets allowed, the owner will take care of animal’s behavior and collect their waste, the administration warned that if three or more owners complain of a pet in writing within a 30 day period, it will have to leave the condominiums. Pets are not allowed at any time on level 7.

m) Removing bunks, mattresses, chairs and tables from their place and not return them to its original position.

PROHIBITED in the pool or jacuzzi:

a) Being in or out of the water naked, topless or in any costume that involves sexual exhibitionism.

b) Entering the water with clothes, shorts or shirts, everyone is obligated to wear a bathing suit.

c) Making use of the facilities after the permitted hours 8:00 am to 10 pm Monday through Thursday and 8:00 am to 12 midnight Friday through Sunday.

d) Taking foods or drinks into the water.

e) Using of objects of glass in the water. Use plastic only.

f) Leaving floating objects or toys in the water.

g) That for their own safety, avoid walking through the halls, bathrooms or use other facilities and elevators, while being wet. All users of the pool should be dry when they leave.

h) For proper hygiene, use the shower on the terrace, before entering the pool.

i) The maximum stay per person - owner and guests, is 6 people and will be restricted from 45 to 60 minutes, when there is a request by another owner to use the jacuzzi. Otherwise, stay may be extended until someone else requests it.

j) Under no circumstances may another person enter the Jacuzzi when it is occupied in advance, unless the user in turn permits it.

k) The person who is responsible for operating the ignition of the bubble and heating will be responsible for shutting it down.

Rooftop Common Area

a) Children under 12 must be supervised by an adult at all times.

b) The BBQ must be reserved with administration. All parties and gatherings in common areas must be approved by administration. Gatherings of more than 7 people require approval from the administrative council.

Gym
a) Children under 12 must be supervised by an adult at all times.

b) The gym may be used between the hours of 7 AM and 10 PM every day of the week.

Comments About the Vacation Rental Unit:
The table and chairs are way to small to be usefully and need a light for the work space is need or even a table lamp . otherwise I love this unit both balcony are great and the bed is awesome.

La mesa y las sillas son demasiado pequeñas para ser útiles y se necesita una luz para el espacio de trabajo o incluso una lámpara de mesa. Por lo demás, me encanta este apartamento, ambos balcones son estupendos y la cama es increíble.
