On the beach beside the Rio Pitillal in the north end of the Hotel Zone you will find one of the most beautiful complexes to be built in Puerto Vallarta in some time, Peninsula. The 24th floor of this beautiful complex is home to this three bedroom and three bath, spacious, contemporary beauty. This beautiful unit provides all the luxuries including internet service, televisions in every room and a sweeping, breathtaking view of the bay.

The complex also provides first class amenities such as Peninsula Mall, with an excellent variety of restaurants and stores. Also a fabulous, well equipped, fitness center for you to exercise whenever you please.

All guests registered to stay in this unit are required by the administration of the complex to wear an arm bracelet during the entire time of their stay. The arm bracelet must be returned to the PVRPV concierge and / or the front desk at the time of check out.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

No smoking inside the unit, on the terraces / balconies.

OCCUPANCY POLICY
Maximum occupancy of 6 people in the unit.
A wristband will be placed to every person who is not a Homeowner (guest, family member or rentier) at the time of registration at the reception, the wristband must be worn throughout their entire stay in the condominium. At the end of their stay, the guest must return the wristband to reception, otherwise they will be liable for a fine; each bracelet lost or not returned to reception has a cost of $ 1,000.00 MXN. (One Thousand Pesos); this payment must be made at the reception.

VISITOR POLICY
The Renters cannot receive Visitors during their stay in this Condominium; to make use of the amenities Gym, Spa (minimum age 15) and Home Theater) they must prove that they are the Successors in title of the Homeowners through a lease agreement. Long term Renters staying three or more months in the condominium may use of the amenities (Bar, Gym, Spa, Home Theater) and can have Visitors, as long as their visits are properly registered in Reception and showing official photo ID. 1. Condominio Específico Residencial Peninsula Torre III is a Residential Condominium and not a Temporary Accommodation Resort. By entering the property, every person accepts the responsibility to behave as a guest of a private home, and not as a guest of a hotel.
2. Tower III is completely independent regarding Security, Policies and Administration, from Tower II and Tower I, the other two towers in Peninsula Vallarta.
3. The Civil Code of the State of Jalisco entitles the Administration of the building to forbid entrance, ban or remove from the Condominium any person showing any aggressive, irresponsible or uncivilized behavior. In this way the security and comfort of every resident of the building will be protected.
4. Any promises made or rules not explained, while renting or selling a private unit of Tower III have no influence over the application and enforcement of the rules in this Condominium. It’s the responsibility and obligation of every renter to read and sign these rules before entering the Condominium. These rules supersede any representation made by the seller or renter of any unit.
5. Only the homeowners or Successors may use the (Bar, Gym, Spa, Home Theater) and have guests in the Condominium.
6. The renters cannot receive visitors or guests during their stay in this condominium; to make use of the amenities (Gym, Spa and Home Theater) they must prove that they are the successors in title of the owners, through a lease agreement. 8. Maximum occupancy for B and C units is 8 people. Maximum occupancy for A and D units is 10 people. Every renter, regardless of age is counted (including babies and employees).
9. Renters and Guests will not be granted access to the Condominium if the Homeowner or Property Manager of the Unit rented is not present in the Complex to receive them.
10. The electric recharges will be made during the week, from Monday to Friday at 4:30 p.m. Electric recharges will not be made to Private Units that present debts.
11. Units in the Condominium cannot be rented for less than 5 nights. Fines can be imposed to those who do not abide by these rules.
12. Immediate Legal Action will be taken against those who attempt to use a fake bracelet or a false ID, those who use a unit connected with the use of a false bracelet or ID will be removed from the premises.
13. In order for Renters or Visitors to be checked into Tower III, their full names must be listed in the written Tower III registration document. The Homeowner or Property Manager of the Unit to be rented or used, must send registration form to administration Tower III at least 2 days prior to the Renter ?s arrival. Before being checked into the Condominium, all renters and guests must confirm their identity with an official photo ID.
14. This Condominium has 24/7 surveillance. Videos, sounds and images are automatically kept in an online server.
15. The only criterion for rules and standards to be used in Tower III are the ones expressed every year by the Homeowners Assembly. Decisions and actions of the Administration and of the Security Department will only be based on the Bylaws of the Condominium Regime. Exceptions cannot and will not be applied.
16. Guest and Visitors are expected to leave the premises once they have handed the key of the Private Unit to the person that rented or loaned the apartment.
17. Cleaning, Administration, Security and Maintenance to the Private Units are not provided by Peninsula Tower III, only provided by the Homeowner or Property Manager.
18. In the pool and beach area, only personal headphones are allowed to be used with music players; NO musical instruments are allowed to be used; and the use of speakers are not allowed with any music player (this includes blue-tooth type speakers, cell phones, tablets, computers or iPads, etc.)
19. Due to safety and security measures, no glass bottles, drinking glasses and glass type objects were allowed in the pool and beach area.
20. Babies must always wear special swimming and wading diapers while using any of the swimming and mirror pools. In the common area in and around the pools regular diapers are not allowed nor is the baby to be naked in that area.

Comments About the Vacation Rental Unit:
We loved our vacation but have the following suggestions/issues with respect to the unit we rented and one of the items on the property. If these items are addressed, we would definitely rate the property 5/5

The gym equipment was in definite need of upgrade/repair. Many of the weight machines did not work. As for unit 24 C. The unit itself was lovely. Here is what we felt was missing/should be updated. The kitchen was incredibly poorly equipped. For possibly 6 adults staying in this unit, there were two small frying pans, one small pot and one medium size pot. Items needed to bring the kitchen up to functioning: There were no measuring cups, measuring spoons, no citrus juicer, no garlic press, a broken can opener, a broken wine corkscrew, not enough pots and pans, limited Tupperware to store cooked food/fruit in.
A kettle would have been appreciated and used. All rental units should be stocked with a few basics before being rented. Salt, pepper, sugar, a small bottle of cooking oil, some coffee filters so that a tenant can make coffee on their first day - there should be no reason for a tenant to have to buy a package of 100 coffee filters. These are not expensive additions to make a tenant feel valued. We have rented numerous condos over the years in many different places. The ones where we felt most valued, were ones that had welcome packages. We felt wonderful leaving our excess purchases (spices, etc) for the next renter. This condo had absolutely NOTHING except a tiny little bit of salt, and pepper. This was extremely frustrating as a shorter term renter coming from a long distance. There is only so much you want to buy for two weeks and only so much you can bring with you.
There was only one water pitcher to store water in the fridge (the fridge dispenser was sooooo slow and the tap water did not get cold) It would be nice to have had a pump for large water bottles so we could have filled water pitchers (which there was only one glass one) and store water in the fridge. We were forced to walk to the grocery store nearly daily to supply us with enough drinking water for 5 adults.
There were limited electrical outlets - as such power bars are needed especially in the bedrooms to charge phones, computers, watches etc and still be able to use the bedside table lamps.
A Welcome Binder with instructions for ALL of the appliances would be helpful. We guessed how to use the dishwasher (the dishes were always wet when it was done - did we choose an incorrect setting?). Instructions for the TV remotes, the washing machine, where to put garbage (I had to text to find out), is there a recycling program (no one every told us?), resetting the safes in each room. We weren't show where the pool was, where beach access was, the fact that there was a kiosk to order food (found out about that on our third last day ). We were also NOT informed about the spa on the Mezzanine level of the condo building. We only found out from friends (near the end of our stay), that one existed and that we could have booked spa services. A map of the area, information about the nearest grocery stores and where they were located, how to hail a cab, how to pay for those cabs (cash only), walking trails, restaurants etc. All of this would have made our introduction to a foreign city easier to navigate

Nos encantaron nuestras vacaciones, pero tenemos las siguientes sugerencias / problemas con respecto a la unidad que alquilamos y uno de los elementos de la propiedad. No había tazas medidoras, cucharas medidoras, exprimidor de cítricos, prensa de ajos, abrelatas roto, sacacorchos de vino roto, ollas y sartenes insuficientes, Tupperware limitado para guardar la comida cocinada/fruta.
Un hervidor de agua habría sido apreciado y utilizado. Todas las viviendas de alquiler deberían estar provistas de algunos artículos básicos antes de ser alquiladas. Sal, pimienta, azúcar, una botellita de aceite de cocina, algunos filtros de café para que el inquilino pueda prepararse café el primer día; no debería haber ninguna razón para que un inquilino tenga que comprar un paquete de 100 filtros de café. No son complementos caros para que el inquilino se sienta valorado. Hemos alquilado numerosos apartamentos a lo largo de los años en muchos lugares diferentes. Los que nos sentimos más valorados, fueron los que tenían paquetes de bienvenida. Nos sentimos maravillosos dejando nuestro exceso de compras (especias, etc) para el siguiente inquilino. Este apartamento no tenía absolutamente NADA, excepto un poco de sal y pimienta. Esto fue muy frustrante como un inquilino a corto plazo procedentes de una larga distancia. No hay mucho que usted quiere comprar por dos semanas y sólo tanto usted puede traer con usted.
Sólo había una jarra de agua para almacenar agua en la nevera (el dispensador de la nevera era taaaan lento y el agua del grifo no se enfría) Sería bueno haber tenido una bomba para botellas de agua grandes para que pudiéramos haber llenado jarras de agua (que sólo había una de vidrio) y almacenar agua en la nevera. Nos vimos obligados a caminar a la tienda de comestibles casi a diario para abastecernos de agua potable suficiente para 5 adultos.
Las tomas de corriente eran limitadas, por lo que se necesitan barras de alimentación, especialmente en los dormitorios, para cargar teléfonos, ordenadores, relojes, etc. y poder seguir utilizando las lámparas de las mesillas de noche.
Una carpeta de bienvenida con instrucciones para TODOS los electrodomésticos sería útil. Adivinamos cómo usar el lavavajillas (los platos siempre estaban mojados cuando terminaba, ¿habíamos elegido un ajuste incorrecto?) Instrucciones para los mandos a distancia de la televisión, la lavadora, dónde poner la basura (tuve que enviar un mensaje de texto para averiguarlo), ¿hay un programa de reciclaje (nadie nos lo dijo?), reiniciar las cajas fuertes en cada habitación. No nos enseñaron dónde estaba la piscina, dónde estaba el acceso a la playa, el hecho de que hubiera un quiosco para pedir comida (nos enteramos el antepenúltimo día). Tampoco nos informaron sobre el spa en el nivel Mezzanine del edificio de condominios. Sólo nos enteramos por amigos (casi al final de nuestra estancia), que existía y que podíamos haber reservado servicios de spa. Un mapa de la zona, información sobre las tiendas de comestibles más cercanas y su ubicación, cómo llamar a un taxi, cómo pagar esos taxis (sólo en efectivo), rutas de senderismo, restaurantes, etc. Todo esto habría facilitado nuestra introducción a una ciudad extranjera.





Comments, Praise or Recommendations for the PVRPV Team:
We were supposed to have maid service but they did not show up on the appointed day and as the next available time didn't work and was too close to our checkout date so we forfeited the cleaning that was included in our stay. The PPRV folder had very little information in it. I have already listed what is really needed. None of the additional items we asked for were provided (can opener and power bars for plugging in items), but we got our own. When the washing machine broke, PVRPV staff were very quick to respond and fix it. Tania was also very accommodating with the check out time which we really appreciated as well! I really wasn't sure what role the person I booked the property with (Javier) vs the agent who met us at the condo played (Tania). I am not sure who my primary contact is at PVRPV. We would be interested in renting the same unit again next year over the Christmas/New Years timeframe if it is available and if some of the deficiencies in the unit (kitchen) are addressed. Would someone be in contact with us to discuss the possibility?

Se suponía que íbamos a tener servicio de limpieza pero no aparecieron el día señalado y como la siguiente hora disponible no funcionó y estaba demasiado cerca de nuestra fecha de salida, así que perdimos la limpieza que estaba incluida en nuestra estancia. La carpeta PPRV tenía muy poca información. Ya he enumerado lo que realmente se necesita. No nos proporcionaron ninguno de los artículos adicionales que pedimos (abrelatas y barras de alimentación para enchufar artículos), pero conseguimos los nuestros.
