Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas.
OCCUPANCY POLICY
A maximum occupancy of 4 people is permitted in the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge will apply.
Only guests registered and confirmed in your booking are allowed to occupy the unit.
VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
Guest visitors must be registered with the Administration.
No overnight visitors are allowed.
Visitors cannot use the common areas.
PET POLICY
Only service dogs are permitted. Documentation of the service dog must be sent to customerservice@pvrpv.com when confirming the booking.
Please consider a $500 USD deposit (CASH) is required upon arrival and returned upon check-out after an inspection and no damage in the unit.
All pets must be on a leash while in the common areas.
Pets are not allowed in the pool area or BBQ area.
NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 pm until 8:00 am, including Speakers, Music, Televisions, etc. inside of the unit.
POOL AND JACUZZI POLICY
Children staying with adult renters must be at least 12 years of age to use the pool.
These are common property of all owners so we recommend the utmost discretion in the type and number of persons to be invited by the owner, so that any user is commensurate with the level and type of The “V Conchas Chinas” Condominiums. Each owner is entitled to have guests, but also has the obligation to consider the rights of other owners in actions that could cause their discomfort.
PROHIBITED in the pool or Jacuzzi:
Continuously have external guests, not being present when they use the site, accepting strangers among the guests as well as inviting more than 6 people, -except for an event scheduled and approved by the administration.Under no circumstances we will accept any person that comes without an invitation to use the pool or Jacuzzi.
Being in or out of the water naked, topless or in any costume that involves sexual exhibitionism.
Entering the water with clothes, shorts or shirts, everyone is obligated to wear a bathing suit.
Making use of the facilities after the permitted hours 8:00 AM to 10 PM Monday through Thursday and 8:00 AM to 12 midnight Friday through Sunday.
Taking foods or drinks into the water.
Using of objects of glass in the water. Use plastic only.
Leaving floating objects or toys in the water.
Smoking is not permitted in the common areas.
Requirements for using the pool or Jacuzzi:
Use of swimsuit is obligatory.
For proper hygiene, use the shower on the terrace, before entering the pool or Jacuzzi.
Children under 12 years old should be supervised by an adult at all times.
Every owner must keep in mind that they are directly responsible for the conduct of guests and that they respect that the V Conchas Chinas Condominium is a family residence and not a resort.
That for their own safety avoids walking through the halls, bathrooms or uses other facilities and elevators, while being wet. All users of the pool andJacuzzi should be dry when they leave.
Specific requirements for Jacuzzi:
The Jacuzzi is exclusive to the Condominiums. If an owner is having guests, relatives or friends, owners must inform the administration in advance so that we approve the use by outside persons. Under no circumstances will we allow any unregistered guest to go directly to the Jacuzzi.
The maximum stay per person - owner and guests, is 6 people and will be restricted from 45 to 60 minutes, when there is a request by another owner to use the Jacuzzi. Otherwise, stay may be extended until someone else requests it.
Under no circumstances may another person enter the Jacuzzi when it is occupied in advance, unless the user in turn permits it.
COMMON AREA POLICY
Children staying with adult renters must be at least 12 years of age to use the gym.
PROHIBITED in the outer areas, terraces, corridors, elevators, bathrooms, pools and garden area:
Any form of nudity, exhibitionism and attitudes involving erotic acts as the offender will be reported to the authorities immediately.
Selling or consuming drugs and drinking alcohol to excess.
Smoking is not permitted in the common areas. Smoking is permitted inside the private units, on private balconies, and outside the building.
Organizing parties that involve scandal with sound equipment, loud live bands. All parties will require authorization by the Administration, upon agreement of the other condominiums.
Disobeying the schedule of common areas of 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 12:00 midnight Friday through Sunday.
The presence of guests without the owner or without the owner taking responsibility of his apartment, behavior within the apartment, cleanliness and order of the place.
Using the terraces of the condominiums as bedrooms or warehouse or placing anything on the terraces that detracts from the buildings aesthetics or obstructs the passage.
Standing or sitting on the walls, railings or planters.
The use of stereos, TV or phone with loud music or voice.
In the case of pets allowed, the owner will take care of animal’s behavior and collect their waste, the administration warns that if three or more owners complain of a pet in writing within a 30 day period, it will have to leave the condominiums. Pets are not allowed at any time on pool area, Jacuzzi or beach club.
Removing bunks, mattresses, chairs and tables from their place and not return them to its original position.
GUEST KEYS
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD ($1,000 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.
GENERAL RULES OF V CONCHAS CHINAS CONDOMINIUMS
INTRODUCTION
These are rules based on the Regulations of the “V Conchas Chinas” Condominiums, which is grounded in the public deed that contains the constitution of the Regime of Property in the condominium and the formalization of the regulations, plans and other documents. It is intended to complement and specify with more detail, the rules that will allow owners a better and more comfortable living experience. These rules do not cover all the regulations contained in the “V Conchas Chinas” regime or can they be considered a replacement of the Condominium regime.
Possessing animals that may affect the stability, safety, sanitation or comfort of the condominiums caused by the number, size or nature of the animal unless a special permission is given by the General Assembly. The number of pets per unit may not exceed 2 at any one time. All pets must be on a leash while in the common areas. Pets are not allowed in the pool area or BBQ area.
Any owner, resident or visitor of the "V Conchas Chinas” Condominiums, must obey the "V Conchas Chinas” Condominiums Regulations and its additional clauses.
The guest access to facilities will be controlled by the Condominium administration through a guestbook in which a record is kept of the persons entering whenever it is necessary, in order to maintain control of the facilities including the pool and Jacuzzi.
If a guest asks to enter the condominium to which he was invited without having key or keycard and the owner is not reachable, he will be denied access to the building. Under no circumstances will we authorize access to a locksmith if the owner is not present.
All owners should monitor and take responsibility over any deterioration caused by their guests within an apartment or in any of the common areas. Common area damage will be repaired by the administration and costs will be charged to the owner.
The administration will not carry out any kind of intermediation between the owners and guests. Any complaints about the apartment must be told directly to the owner that authorized the stay.
No host or guest is authorized to intervene in the operation of the building. It is stated in the Regulations that only at annual meetings decisions will be taken to implement or modify any clause of the Regulations, while clauses of the Rules document can be modified by Administration as needed.
The owner must sign the visitor logbook to record each time you invite a visitor to use the facilities. Visitors cannot do it by themselves.
When you have guests, lend or lease your apartment, the owner is obliged to register the guest with Administration including the details of the occupant such as: kinship, number of people living in the apartment, period of stay, type of car, etc. No rental period can be less than 7 nights.
The maximum occupancy limit is 2 people per bedroom when leasing any unit.
Condo owners shall retain the services of a local agent to manage their rentals. Agent’s contact information must be provided to management along with a letter indicating that Agent has permission to represent them.
Agent or Landlord must greet renters upon arrival to VCC and escort them to their unit. Staff is NOT to do this.
Children staying with adult renters must be at least 12 years of age to use the pool or gym.
Landlord must provide beach towels to tenants for use on lounges. There is no Concierge Service on site. Staff is for Security only.
Landlord must provide a Compliance Agreement signed by renters to management before arrival. This would include signed VCC Rules and a liability waiver in favor of VCC.
Renters with cars may only use available parking space designated to their Rental.
Renters may not park in front of building or any other space but the one assigned to the unit.
Landlords are fully responsible for their renters and any damage clearly caused by their renter to common property. If Landlords are cited for noncompliance, a penalty will be imposed by management of the Board after second incident and charged to the owner’s account statement.
Owners and guests may not ask the security personnel or maintenance for personal favors within their work schedule, as this could affect your and their relationship with the administration.
Board members and/or the Manager and/or building staff may access units where something may be causing a problem to another unit in the building without specific permission of the owner and effect repairs.
Upon realizing there is a problem with the unit that is affecting another unit or common areas of the building, the unit owner shall be electronically notified.
Failure to attend to the problem within 24 hours of the electronic notice shall mean that any Board member/Manager/building staff shall have permission to access the unit, assess the issue and fix it at the owner’s expense.
Such expense shall be added to the unit’s maintenance fee statement.
In the event the issue is a leak, owners authorize by means of this motion, any Board Member/Manager/building staff to immediately access the unit and repair it without the 24 hours electronic notice.
Administration is not responsible or liable for any damage or theft of any personal property
The new tenant must check in with administration upon arrival to leave a copy of their identification and to sign a copy of the rules document. Owners are responsible for payment of any fines incurred by their tenants.
Administration retains the right to evict tenants that are not complying with the terms of the Rules and Regulations.
PROHIBITIONS
Actions affecting the peace, welfare and safety of the condominium are not allowed including acts or attitudes contrary to law, order and good morals. As such, owners, residents and visitors are prohibited from:
PROHIBITED INSIDE THE CONDO:
Violating the laws of the rules and regulations and therefore the criminal code of the state of Jalisco, at the risk of being denounced to the authorities by the administration.
Making use of a unit as a private office, clinic, school, classroom, academy, and guest-house of 3 or more persons for long periods or charge for accommodation, gym, dance hall or manufacturing workshop.
To sublet, to house or to call persons exercising any form of prostitution in its various forms including meetings and parties, or with any intent of pornography, situations, all at risk of being considered a crime with the aggravation of penalty, if the actors are children.
Selling or consuming drugs, pornography, piracy, making scandals, armed persons meetings, etc.
Using sound devices, TVs, or videos with excessive volume, especially after 10:00 PM and/or before 8:00AM.
Displaying signage of any kind in windows or doors, including political, religious, for rent/sale, etc.
Using colorful outward facing curtains, as all exterior facing curtains must be a beige or neutral color, matching closely with the color of the building.
Hanging clothing or materials of any kind from railings, windows, balconies, etc.
Having parties or meetings after 10:00 PM, as events must be scheduled with administration and parties will be conditioned on the weekend, always avoiding scandal, the presence of groups or live bands, and excesses in general.
Any indecent or sexual act, visible to neighbors through open windows.
Laughing, crying or talking outrageously or using offensive language.
Using service equipment such as, washers, dryers, etc. after 10:00 PM and/or before 8:00AM.
Refurbishment works to alter the exterior walls, doors and windows of the condominium, as any construction work will require permission from the administration.
PROHIBITED in the outer areas, terraces, corridors, elevators, bathrooms, pools and garden area:
Any form of nudity, exhibitionism and attitudes involving erotic acts as the offender will be reported to the authorities immediately.
Selling or consuming drugs and drinking alcohol to excess.
Smoking is not permitted in the common areas. Smoking is permitted inside the private units, on private balconies, and outside the building.
Organizing parties that involve scandal with sound equipment, loud live bands. All parties will require authorization by the Administration, upon agreement of the other condominiums.
Disobeying the schedule of common areas of 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 12:00 midnight Friday through Sunday.
The presence of guests without the owner or without the owner taking responsibility of his apartment, behavior within the apartment, cleanliness and order of the place.
Using the terraces of the condominiums as bedrooms or warehouse or placing anything on the terraces that detracts from the buildings aesthetics or obstructs the passage.
Standing or sitting on the walls, railings or planters.
The use of stereos, TV or phone with loud music or voice.
In the case of pets allowed, the owner will take care of animal’s behavior and collect their waste, the administration warns that if three or more owners complain of a pet in writing within a 30 day period, it will have to leave the condominiums. Pets are not allowed at any time on pool area, Jacuzzi or beach club.
Removing bunks, mattresses, chairs and tables from their place and not return them to its original position.
REGULATION OF SPECIFIC AREAS:
The pool and Jacuzzi
These are common property of all owners so we recommend the utmost discretion in the type and number of persons to be invited by the owner, so that any user is commensurate with the level and type of The “V Conchas Chinas” Condominiums. Each owner is entitled to have guests, but also has the obligation to consider the rights of other owners in actions that could cause their discomfort.
PROHIBITED in the pool or Jacuzzi:
Continuously have external guests, not being present when they use the site, accepting strangers among the guests as well as inviting more than 6 people, -except for an event scheduled and approved by the administration.Under no circumstances we will accept any person that comes without an invitation to use the pool or Jacuzzi.
Being in or out of the water naked, topless or in any costume that involves sexual exhibitionism.
Entering the water with clothes, shorts or shirts, everyone is obligated to wear a bathing suit.
Making use of the facilities after the permitted hours 8:00 AM to 10 PM Monday through Thursday and 8:00 AM to 12 midnight Friday through Sunday.
Taking foods or drinks into the water.
Using of objects of glass in the water. Use plastic only.
Leaving floating objects or toys in the water.
Smoking is not permitted in the common areas.
Requirements for using the pool or Jacuzzi:
Use of swimsuit is obligatory.
For proper hygiene, use the shower on the terrace, before entering the pool or Jacuzzi.
Children under 12 years old should be supervised by an adult at all times.
Every owner must keep in mind that they are directly responsible for the conduct of guests and that they respect that the V Conchas Chinas Condominium is a family residence and not a resort.
That for their own safety avoids walking through the halls, bathrooms or uses other facilities and elevators, while being wet. All users of the pool andJacuzzi should be dry when they leave.
Specific requirements for Jacuzzi:
The Jacuzzi is exclusive to the Condominiums. If an owner is having guests, relatives or friends, owners must inform the administration in advance so that we approve the use by outside persons. Under no circumstances will we allow any unregistered guest to go directly to the Jacuzzi.
The maximum stay per person - owner and guests, is 6 people and will be restricted from 45 to 60 minutes, when there is a request by another owner to use the Jacuzzi. Otherwise, stay may be extended until someone else requests it.
Under no circumstances may another person enter the Jacuzzi when it is occupied in advance, unless the user in turn permits it.
BBQ AREA.
The BBQ must be reserved with administration. All parties and gatherings in common areas must be approved by administration. Gatherings of more than 7 people require approval from the administrative council.
Only owners may reserve the barbecue area. Owners shall email the Manager 48 hours in advance for reserving the barbecue area.. If there is a conflict regarding reservations, the first reservation will be honored and the subsequent reservation shall be accommodated at a later date.
PARKING.
Visitors will not have access to parking lots.
Owners and occupants are prohibited from parking in parking spaces assigned to other units.
It is not permitted to leave or store vehicle parts such as tires, wheels, car accessories, etc. in the parking lot, or to throw garbage out of a car in the parking lot.
No parked vehicle is allowed to occupy 2 spaces or extend beyond their assigned parking space by more than 30 cm (1 foot). Vehicles may not cover or obstruct circulation areas.
It is not permitted to park vehicles in a bad state in the garage that affect the image of the area, stain the floor, or pollute.
It is not permitted to use the horn or sound equipment with high volume in the parking area.
All vehicles parked in the garage must be in an operable condition and all abandoned vehicles will be towed at the owner’s expense.
Owners are prohibited from renting parking spaces to any non-resident.
It is not permitted to use noisy vehicles, such as motorcycles or vehicles with engine exhaust open.
DISPUTES AND PENALTIES.
Any controversies that may arise from the interpretation and application of the Rules and Regulations, Constitutive Deed of the General Assembly resolutions and other applicable laws, shall be settled by court defendant and in front of a examining magistrate.
Violations of the clauses in the Rules or Regulations shall be punished according to what has been stated in the General Assembly of the Condominiums and fines may be imposed and enforced by administration.
Any complaints or reports of irregularities and / or violations of the Rules or Regulations reported to administration will be analyzed according to the magnitude and seriousness of the case. The responsible person of the offense will be summoned to present any clarifications.
Violations of these rules will result in sanctions as defined by the general assembly of owners.
Following a written warning, the HOA Board, by unanimous decision can impose a $2000 MXN fine on owners who break the rules of the HOA. Any subsequent offense (same rule, same owner) shall carry a $5000 MXN fine to be added to the unit’s maintenance fee statement.
As you can see, the ultimate goal of these rules is to appeal to the common sense of each and every one of those who reside here, so that together we can achieve a healthy and respectful coexistence that gives us the satisfaction of making good on our investment in the “V Conchas Chinas” Condominiums.
