Please note Old Town/Zona Romantica is a relatively busy area within the city of Puerto Vallarta. You are in close proximity to city bus routes that offer daily service from 6 a.m. until 11 p.m., which provide easy access to downtown destinations and the surrounding areas. You are also in easy walking distance to a vibrant entertainment district in the evenings you may hear music from nearby bars and clubs, and the sounds of people enjoying these late night/early morning venues.
Puerto Vallarta is a safe, moderately large, bustling city with plenty of old world Mexican charm, with all the sights, sounds and flavors that come with that. Enjoy daily walks along the Malecon (boardwalk), visit the beach, fine galleries, amazing restaurants, outstanding stage shows and nightspots. You are just steps away from all the excitement.
Puerto Vallarta is fast becoming a popular vacation hot spot and is currently experiencing rapid growth. As of late 2018 there has been a noticeable increase in construction areas within the Romantic Zone. Construction usually occurs Monday to Saturday during working hours, and may cause some noise and dust. Since there are numerous new construction sites, it is sometime difficult to get away from the additional activity during the day. CHECK IN and CHECK OUTS
CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.
Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $25.00 USD (tax included) or equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment, which must be paid in cash, and collected by concierge.
Remember that Puerto Vallarta is located in Central Time Zone (same as Mexico City, GMT-6).
You will be issued 1 set of keys for each person noted on the Booking Confirmation.
- Cleaning Services: Our Standard Cleaning Services included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $25.00 *USD (tax included). This will be collected by Concierge on the day of the check in.
- Damage insurance: Every client that makes a booking, is now required to pay an additional $35.00 *USD (tax included) which is for a non-refundable damage insurance. The $35.00 non-refundable damage insurance covers damages up to $500.00 *USD. For additional information please refer to our BOOKING CONFIRMATION POLICY.

RULES FOR GUESTS To preserve Selva Romanticas uniquely quiet, nature-friendly, residential oasis feel, the owners have agreed to abide by the following rules. If, for any reason, you are unwilling to abide by these rules, we request that you seek other properties for your stay in Puerto Vallarta. Acceptance and Compliance with Rules Full compliance with these rules, and those established by individual buildings, is expected not only of all owners, but also their families, guests (whether they are paying for the privilege or not), visitors and employees. Occupancy Studios and one-bedroom units shall have no more than four (4) persons (owners and guests) in total in residence at a time. Two-bedroom units shall have no more than six (6) persons (owners and guests) in total in residence at a time. Owners and their guests may entertain a reasonable number of additional guests between 8:00 A.M. and midnight. General Behavior and Courtesy Mutual respect and decent and proper language are expected at all times. Orderly, peaceful and lawful behavior is expected at all times. We observe quiet time from 10:00 P.M. until 8:00 A.M. throughout the common areas, in individual units, and in the laundry facilities. No activity should disturb other owners and guests. Sound equipment volume should not be heard outside of individual condos. Clothes, towels and other items should not be visible from any common areas (on balconies, in windows or in corridors). Administration and Security Functions and Hours The office of Selva Romantica is open for business between 8:30 A.M. and 6:30 P.M., Monday through Friday, and between 8:30 P.M. and 3:00 P.M. on Saturday to deal only with owner needs and issues. The office and security staff is not responsible for greeting guests, providing keys to guests or arranging tourist activities. The owner or the owners property management agency should provide arrangements for these needs. The owner or the owners property management agency shall provide a contact name and 24-hour telephone number to all guests for their use during their entire stay. Guests are requested not to contact Selva Romantica office personnel for assistance except for very serious emergencies involving security or health. Guests with other emergency and informational needs must contact the owner or the owners property management agency. If Selva Romantica office personnel are expected to fulfill these needs, a fee may be charged. Prior to arrival, the names of all guests and their dates of arrival and departure shall be listed with the office staff for use by the security staff. Guests not registered may be denied access to Selva Romantica. All guests must check in with security prior to entering the premises. Management agents escorting guests to Selva Romantica shall not ignore, for any reason, this requirement. Security guards do not have access to individual condominiums and cannot provide keys. Pool and Gym Use of the pool and gym is at ones own risk. There are no lifeguards or supervisory personnel on duty. Proper swimwear and exercise wear are expected. Incontinent persons and infants shall wear swim diapers. Suntan lotions and oils need to be removed prior to entering the pool or the gym. There is never any smoking in the pool, hot tub or in the gym. Smoking is permitted in the large palapa but only with the permission and due consideration of others. Reserving furniture at the pool is not permitted. Personal items and garbage shall be removed from the pool and gym areas when leaving. Other items left for more than an hour will be removed. Please do not bring breakable containers, food or beverages of any kind near or in the pool, hot tub or in the gym. Water bottles are permitted in the gym. Please do not place furniture or use footwear in the pool or hot tub. Please do not remove equipment, furniture or cushions from the pool area or the gym. Due to the small pool size, flotation devices should be of reasonable size. Sound systems of any kind should be able to be heard only by their operator. Guests are not allowed to host any large group or non-guest activities in the pool area. Safety Guests shall neither duplicate nor lend keys to anyone. Do not invite strangers into the complex for any reason. Please use precautions to prevent theft of personal and private property. Wiring changes must be approved by the Administration. Do not obstruct, in any way, any of the common areas, stairways or walkways. Do not bring or store any dangerous and/or flammable materials into any common area or condominium. Pets Guests may not have pets on premises. Only owners in residence may have pets. Garbage To reduce rodent and insect problems, trash must be taken daily to designated green containers located around the outside perimeter of the property. (The trash cans located near the gym are for the disposal of pool trash only and should not be used to dispose of trash from individual condominiums.) Enforcement The Owners Association has authorized the Administration to refuse services or, if needed, to evict any persons who show an unwillingness to abide by these rules while at Selva Romantica. In addition, if the misconduct of guests or visitors is such that the assistance of the Administration or the security staff is needed, fines may be imposed by the Owners Association.
ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 p.m., will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 a.m. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 p.m.
At Selva Romantica, we care deeply about your safety. In order to maintain a safe environment for our community members while continuing to allow access to our facilities, Selva Romantica has taken steps to minimize contact between people within the complex. Bylaws governing occupancy limits and access restrictions to common areas are being strictly enforced.
COVID-19 POLICY & PROCEDURES:
SOCIAL DISTANCING is required in common areas (including within the pool, hot tub, gym, and grounds) – a minimum of two meters or six feet apart except for members of the same household. More distance is better, so please be respectful of those around you and maintain as much distance as possible at all times.
FACEMASKS are required upon entering Selva Romantica and must be worn in all common areas. Exceptions: while seated by the pool, while walking between the pool and a seat, while in the pool/hot tub, while eating or drinking, or while in the gym.
Homeowner and guest occupancy is limited to two people per bedroom plus two more. For example, in a studio or one-bedroom condo, the limit is four people and in a two-bedroom condo, the limit is six people.
Common area facilities are reserved for homeowners and their guests only. Access to Selva Romantica will be denied to non-owners who are not registered overnight guests unless they are accompanied by the homeowner. Non-owners may not invite guests to the common area facilities.
Sun loungers around the pool are limited to 30 and are spaced apart. As a reminder, reserving, holding, or blocking of sun loungers is strictly prohibited.
Sun lounger cushions are stacked under the palapa and are self-serve. Disinfectant spray is provided to disinfect the cushions before and after use.
Swimming pool occupants are limited to 15 individuals at one time on a first-come first-serve basis.
Hot tub occupants are limited to 3 individuals or couples at one time on a first-come first-serve basis. Each couple must consist of members of the same household.
Gym occupants are limited to 1 person or multiple members of the same household, and workouts are limited to one hour. Gym admission requires signing into the log book which is located by the gym entrance. Reservations may be made by signing into the log book in advance of your workout.
You are strongly encouraged to disinfect chairs, tables, gym equipment, or other surfaces you touch before and after use.
No parties, meetings, or social gatherings are permitted in common areas without administrator approval, use of masks, and social distancing.
WHAT TO DO IF YOU OR ANY PERSON RESIDING WITH YOU: - HAS BEEN EXPOSED TO COVID-19
- OR HAS ANY SYMPTOMS OF COVID-19
- OR HAS BEEN DIAGNOSED WITH COVID-19
You must immediately notify the property owner and the administrator.
You MUST QUARANTINE inside the condo a minimum of 14 days since your symptoms started AND until all symptoms are completely gone without the use of any medication.
Everyone else residing in the condo MUST QUARANTINE inside the condo until 14 days after last exposure to COVID-19.
None of you may have any physical contact with anyone outside your household during quarantine.
None of you are to access common areas (including within the pool, Jacuzzi, gym, or grounds).
If a member of the household must leave for medical attention, the administrator must be informed as soon as possible in advance of leaving and in advance of returning, and a facemask must be worn. The administrator will coordinate a clear, people-free path to the nearest exit and a subsequent clean-up of contact points. The same applies to any required medical assistance coming to visit you in your unit.
If required, someone from outside of the household must deliver essential items to the door and leave immediately without physical contact.
Whether you’re at home or traveling, the World Health Organization recommends practicing good hygiene to protect yourself against infection — by washing your hands frequently with soap or alcohol-based sanitizer, maintaining distance between yourself and anyone who is coughing or sneezing, and avoiding touching your eyes, nose and mouth. If you become sick, please seek medical attention quickly. As a reminder, Selva Romantica has a partnership with MedAssist Hospital in which we receive expedited emergency response and a cost discount. Their phone number is 322-223-0656 and is shown on plaques by the pool and outside of the administrator’s office.
As the situation evolves, these protocols are subject to change at any time.
Inside security cameras
When cameras move inside, things get a little more complicated. Again, cameras are only allowed in areas where one does not have a reasonable expectation of privacy. Thus, store security cameras used to prevent shoplifting are generally okay. But, what happens when the camera is situated someplace where one expects privacy but that is also an ideal location for one to conceal store merchandise?
Similarly, other areas like rented rooms, hotel rooms, and locker rooms are generally off limits for security cameras. Again, the expectation in these places are for complete privacy, and one should feel comfortable undressing in these locations without having to worry about someone watching or broadcasting the footage.
Building or Complex specific regulations for COVID19
Due to unforeseen circumstances, when or if deemed necessary to maintain healthy and safety protocols for COVID19, the building administration may introduce new guidelines for renters or common areas within the complex. Although PVRPV and team will make every effort to advise our guests of changes, we may not always be made aware of last minute changes or government guideline changes for a specific building. We cannot be liable or held responsible for these changes.
Cleaning & Maintenance
New sanitization processes and protocols have been implemented in an effort to combat COVID19. Our supplies and cleaning products are industry standards and do not pose any environmental concerns for the occupants of the unit or space.
In an effort, to maintain safe social distances for you and our team members, we will ask you to vacate your rental unit while they perform their cleaning duties. Should a major maintenance issue arise that will require our maintenance team to be in your space for a lengthy period of time, you maybe asked to leave while they complete their task. Please keep in mind, we will always do our best to accommodate a specific time or date you wish to have your rental unit cleaned, but may not be able to guarantee it. Our customer service team is here to help you facilitate any special requests you may have for cleaning or maintenance scheduling.

Puerto Vallarta is receiving guests. Some countries may offer travel advisories regarding future travel but no travel ban has been implemented. Should government changes be introduced, a policy will be implemented for those guests impacted by changes.
Date Change - Rescheduling Fees Waived
Should you make a future booking or have a future booking and at the time you are schedule to travel you are unable to travel due to COVID19 we will work with guests and property owners to allow a date changes. Currently all reservation / booking date change fees are being waived for guests with travel impacted by COVID19. ALL date changes are subject to availability and per night rate increases. The number of nights of the original booking will be the number of nights granted for a date change, additional nights will be subject to the nightly rate.
COVID19 Testing & Traveling
Canadian Government & the United States CDC require proof of testing prior to boarding an aircraft destined for Canada or the USA. Rest assured, there are many clinics and possibilities for testing.
