All the charm and energy of sidewalk bars and cafes, restaurants, boutiques, art galleries and nightlife are around the corner yet the community is still very relaxing and quiet.

This vacation property has been designed with warmth while remaining inviting and cozy. This two bedroom, one bathroom unit features modern kitchen fully accessorized with all the essential appliances such as cook top, oven, microwave, refrigerator, cooking utensils and tableware, needed to prepare any kind of meal.

The living room offers a comfortable sofa, smart 55" TV with izzy cable, ceiling fan, and access to a petite - furnished balcony that has a garden and pool view. Enjoy a delicious cocktail, a good book or use your electronic devices while enjoying the fresh air. The dining room seats up to 4 people.

The Master Bedroom includes King size bed, spacious closet to store your belongings, air conditioning, smart 55" tv with Amazon Firestick, dressing table with mirror, window, linens and towels.

The Guests Bedroom includes a King size bed, closet, ceiling fan, smart tv with Amazon Firestick, window, linens and towels.

The condo is complete with wireless internet and a safe in each bedroom closet. This unit doesn't have washer and dryer but provides free up to 10 kg per week laundry service. Simply ask the concierge department and they will send someone for your laundry

The condominium has a fantastic full-sized pool to enjoy a relaxing swim. Lush tropical gardens, onsite administration and security are available in the complex.

Note that the building has an entrance on Francisca Rodriguez street allowing you go up 32 stairs to the entrance to the condo or 60 stairs up from the entrance on Pino Suarez street.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

INTERIOR RULES AND REGULATIONS
1. VISITORS: Owners are responsible for making sure that their visitors register with the office. (Art.15)
2. CALM AND ORDERLY MANNER: Loma del Mar is a PRIVATE RESIDENCE AND NOT a Vacation Club. (Art. 1)
3. PUBLIC DECENCY OR MORALS: in all areas these precepts should be respected by all. Mexican Law severely punishes drug use. (Art. 2)
4. PARKING SPACE: Each unit has its assigned space, except the following studios A-2 & 10, B-1 & 10, C-1 & 11, D-2 & 11, and E-1. With supervision from Administration, please park in the space assigned to you. Illegally parked vehicles will be towed. ADMIINISTRATION OR THE CONDOMINIO IS NOT RESPONSIBLE FOR DAMAGE OR ROBBERY OF YOUR CAR (Art. 12)
5. SAFETY: always close all doors and gates that open to the street side. (Art. 5)
6. GARBAGE: should be deposited in the green containers found outside the buildings. Please do not leave your garbage in the halls, parking spaces, pool area, gardens, etc. (Art.8) 6
7. Hanging clothes or towels on balconies, halls and windows is not allowed. (Art. 6)
8. NOISE: Please ensure that radios, stereos, televisions are not operated at high volume after 11 p.m. in condos or in common areas. (Art 4)
9. CONDUCT OF CHILDREN: The support of parents is necessary to ensure that children respect the inside and outside of the buildings, the green areas are not play areas. (Art. 9)
10. PETS: no pets allowed other than owners and or long term renters. Please ensure that your pet is always on a leash. (Art. 16 y 17)
11. POOL USE: Please follow the specific pool rules Visitors and invited guests must have a permit of the Administration. Pool hours: 10:00 A.M. till 11:00 P.M. The condominium will NOT be responsible for any accidents that occur in the pool or common areas. (Art. 11)
12. COMMON GREEN AREAS: Do not cut or pick trees, plants, flowers or fruit. Non-compliance with these rules will result in the levying of fine(s) as established by Condominium regulations.

Comments About the Vacation Rental Unit:
El Muelle is in the Loma del Mar condo complex which is an older development. The unit was comfortable but the one washroom was small. There was a recurring foul odor coming from the drains - likely the responsibility of the complex and not the condo owner. The wifi was inconsistent. The TV system was complicated but there was an extensive list of movies available.

The unit overlooks the pool which is large and well maintained. The grounds are lovely and also well maintained.

El Muelle está en el complejo de condominios Loma del Mar, que es una urbanización antigua. La unidad era cómoda, pero el baño era pequeño. Había un olor fétido recurrente procedente de los desagües - probablemente la responsabilidad del complejo y no el propietario del condominio. El wifi era inconsistente. El sistema de televisión era complicado, pero había una amplia lista de películas disponibles.

La unidad tiene vistas a la piscina que es grande y bien mantenido. Los jardines son preciosos y también bien mantenidos.

Comments, Praise or Recommendations for the PVRPV Team:
The PVRPV staff are friendly and respond quickly to inquiries and issues. There was some confusion regarding maid service - our welcome package indicated that the maid would be at the property on Monday afternoons but twice she cleaned on Monday morning. Fortunately this was not an issue for us as we happened to be out those mornings.

El personal de PVRPV es amable y responde rápidamente a las preguntas y problemas. Hubo cierta confusión con respecto al servicio de limpieza - nuestro paquete de bienvenida indicaba que la criada estaría en la propiedad los lunes por la tarde, pero dos veces limpió el lunes por la mañana. Afortunadamente esto no fue un problema para nosotros ya que estábamos fuera esas mañanas.
