PVRPV Puerto Vallarta Vacations presents this beautiful penthouse condominium in the fabulous Selva Romantica complex in Old Town Puerto Vallarta.

This penthouse condo in the Encantada building features 2 bedrooms with queen beds and the master has an ensuite bath, with the other bath located just outside the second bedroom.

This wonderful condo features cathedral ceilings and a comfortable living room and dining area and a well equiped kitchen with dishwasher, and is very nicely decorated throughout.

The unit features expansive windows that open allowing the outside gentle breeze to come in. There is a flat screen TV in the living room and wireless internet and a safe for your valuables. Maid service twice per week is included in your rental. This unit is designed with your vacation needs in mind.

From the large gorgeous infinity pool and Jacuzzi one can see a breathtaking 360 degree view of Vallarta. The complex also includes a full work out studio with all the state of the art equipment, 24-hour security, a wonderful pool-side palapa and swim-up bar area and much more! The staff at Selva Romantica is friendly and eager to accommodate your needs.

Constructions Notice

Puerto Vallarta is fast becoming such a popular hot spot that we are now experiencing a more than average increase in Construction Sites in the Romantic Zone. There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department.



ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 AM. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 PM.

Important notes:

  • Cleaning Services: The services included is based on a minimum rental of 7 days. In case your rental is less than this or require additional services the cost will be $25.00 USD per day
  • Damage Deposit: $ 35.00 — Damage deposit is now mandatory for all clients. The deposit provides coverage to travelers in the event that damages occur during your stay. It also protects you from having to pay additional costs if any accidental damages happens during your stay to a property of up to $500.00 US Dollars. For additional information please refer to our Vacation Service Reservation Policy and Agreement.

we were very happy with our experience. our only disappointment is not having been told before our stay that a condo building now obscures much of what was an amazing view. it\'s still a good view but not great, and we\'d book the same unit again, but if Selva Romantica has a unit with a better view, we\'d consider that too. We had a few issues with the washer dryer not working and some light bulbs were out, also an A.C. remote wasn\'t working...small matters that were addressed once we made someone aware of the problem, but it would benefit you to do a more thorough survey of the apartment prior to new guests checking in to ensure everything is in proper working order. Thanks!

Thanks to the PVRPV staff for a job well done, especially Angel. We\'ve stayed in Casa Leone several times, and in general, have been pleased with the unit. At this point the furnishings in the living and dining rooms could use a bit of an update, there is no longer an English-speaking television channel available in the unit. The air conditioning units in both bedrooms broke down on separate days resulting in no air conditioning for one day and night in each bedroom. The PVRPV staff was very responsive to the situation, however perhaps the property manager could have been more so. We\'ll definitely use the services of PVRPV in the future.

Hello, The windows in the main room have much air leakage around the doorframe. Very unefficient for the airconditioning. You can see right through when they are closed. The main room is struggling to keep cool in the afternoon and repairing the air leakage would help. Better windowcoverings to keep out the afternoon sun is also needed. There is too much sun coming through.

The livingroom furniture had been there for quite a while and needs new cushions on the sofa and chair. The hutch is very wobbly.

Other that that casa leone is one of our favorites.

Nice property and glad the bedrooms were set away from the front of the building so we didn't hear street noise from clubs etc.
There was an issue w/ one of the air conditioners that was resolved the next day thanks to our staff member (thank you!!!)
The only annoyance really was when the property office wanted to show the unit. One time they just "showed up" and we declined. Then they tried to set up a showing by ringing the phone while we were down for a nap... each time you'd approach the phone it was done ringing (this happened like 4-6 times)... so much for that nap. I eventually received an email from Angel at PVRPV and responded immediately... much more effective communication!
Overall (and as usual) Great job PVRPV!

Overall we were happy with the unit but one of the features that seemed attractive at first turned out to be a detraction. Because of the outlook over the new park and the presence of a stage there where bands played and loud speaker with amplifiers were set up, evenings lacked the tranquility we hoped for and we had to keep out doors and windows closed to try to keep out the noise. The staff however were great with only a few minor delays here and there. Your website received a 3 because It does not feature customer comments that are useful in choosing a place to stay such as are included with VRBO website. For this reason we may go back to using VRBO for future bookings.

Dear PVRPV Team, thank you for letting us have a very nice vacacion in Casa Leone! We really enjoyed our stay in Vallarta. I am very happy with the handling of my request. The reservation and the house, pool etc. absolutely met our expectations. The only thing that was not so convenient was the payment: after entering my credit card details there was an error message on the screen saying that the transaction could not be done. I felt a bit insecure due to that, having given my credit card details etc. I have commented that already to the lady who accepted my reservation and she sorted it out and some days later I received the information that the payment had been processed. Maybe this error message was just a bug on your homepage?
Anyway, the rest was perfectly organised and well aranged and this is for sure: we will recommend your agency, Casa Leone and we will come back! :-)

Only problem with had was with the dryer. The repairman visited us many times to repair without success. I would think the washer/dryer needs to be replaced. This was a big inconvenient as we could not dry our beach towels and clothing.

For question NU: 1) Air conditioning were not working, i have to buy news battery for remote control for all of them (3). Need a couple pots to cook in the oven.The audio system is cheap.Also have a lot of problem to try to call with the telephone we could only received call, you should deblock the phone and we could be responsible of telephone( because we have to call to our insurance company due to the fact we have to go to the hospital, a good chance that the staf member of the condo association was there)
Meanwile everything was OK Perfect location.
2) we change 2 time of concierge, and when we arrive not to much explanation of the place...ex: where put garbage, recycle ect.
4)Property management try to settle problems but after time and time and nothing was resolve.
5) the smeling in the condo was not good (smell humidity) we pass 2 days to wash beddings and carpets to change smelling in the condo and the windows was not clean and we also make a test and we buy degrease product and we rewash a part of the floor in the kitchen the water was dark!!!

In conclusion we pass a very nice vacation meanwile those little problem. Thanks the staff member of the condo association who was very helpfull.

Casa Leone is lovely and great value. However, the unit needs attention to a number of details. In the kitchen, there is no running hot water. This was reported to PVRPV and I spoke to property management but it was not repaired during our one-week stay. Water pressure in the master suite is less than the second washroom and the shower head needs cleaning as it sprays sideways.

Maid service needs to pay more attention. Laundry area is a mess. On Wednesday, towels were left in the dryer, sheets in the washer and mops and cleaning rags left in the kitchen.

These issues did not impact our enjoyment but should be addressed.

We had an absolutely fabulous time at Casa Leone (Selva Romantica). The two Oscars we met (one when we arrived and one when we checked out) were friendly and efficient. One night we inadvertently locked ourselves out of the condo, and were assisted by a night watchman in reaching Elva (I hope I'm spelling her name correctly), who came to our rescue by coming to the condo with an extra key. We can't thank her enough. We definitely will use PVRPV when we visit Puerto Vallarta again. Thanks for a wonderful time.

RULES FOR GUESTS
To preserve Selva Romanticas uniquely quiet, nature-friendly, residential oasis feel, the owners have agreed to abide by the following rules. If, for any reason, you are unwilling to abide by these rules, we request that you seek other properties for your stay in Puerto Vallarta. Acceptance and Compliance with Rules
Full compliance with these rules, and those established by individual buildings, is expected not only of all owners, but also their families, guests (whether they are paying for the privilege or not), visitors and employees.
Occupancy
Studios and one-bedroom units shall have no more than four (4) persons (owners and guests) in total in residence at a time.
Two-bedroom units shall have no more than six (6) persons (owners and guests) in total in residence at a time.
Owners and their guests may entertain a reasonable number of additional guests between 8:00 A.M. and midnight.
General Behavior and Courtesy
Mutual respect and decent and proper language are expected at all times. Orderly, peaceful and lawful behavior is expected at all times.
We observe quiet time from 10:00 P.M. until 8:00 A.M. throughout the common areas, in individual units, and in the laundry facilities.
No activity should disturb other owners and guests.
Sound equipment volume should not be heard outside of individual condos.
Clothes, towels and other items should not be visible from any common areas (on balconies, in windows or in corridors).
Administration and Security Functions and Hours
The office of Selva Romantica is open for business between 8:30 A.M. and 6:30 P.M., Monday through Friday, and between 8:30 P.M. and 3:00 P.M. on Saturday to deal only with owner needs and issues.

The office and security staff is not responsible for greeting guests, providing keys to guests or arranging tourist activities. The owner or the owners property management agency should provide arrangements for these needs.
The owner or the owners property management agency shall provide a contact name and 24-hour telephone number to all guests for their use during their entire stay. Guests are requested not to contact Selva Romantica office personnel for assistance except for very serious emergencies involving security or health.
Guests with other emergency and informational needs must contact the owner or the owners property management agency. If Selva Romantica office personnel are expected to fulfill these needs, a fee may be charged.
Prior to arrival, the names of all guests and their dates of arrival and departure shall be listed with the office staff for use by the security staff. Guests not registered may be denied access to Selva Romantica.
All guests must check in with security prior to entering the premises. Management agents escorting guests to Selva Romantica shall not ignore, for any reason, this requirement.
Security guards do not have access to individual condominiums and cannot provide keys.
Pool and Gym
Use of the pool and gym is at ones own risk. There are no lifeguards or supervisory personnel on duty.
Proper swimwear and exercise wear are expected.
Incontinent persons and infants shall wear swim diapers.
Suntan lotions and oils need to be removed prior to entering the pool or the gym.
There is never any smoking in the pool, hot tub or in the gym.

Smoking is permitted in the large palapa but only with the permission and due consideration of others.
Reserving furniture at the pool is not permitted.

Personal items and garbage shall be removed from the pool and gym areas when leaving. Other items left for more than an hour will be removed.

Please do not bring breakable containers, food or beverages of any kind near or in the pool, hot tub or in the gym. Water bottles are permitted in the gym.

Please do not place furniture or use footwear in the pool or hot tub.
Please do not remove equipment, furniture or cushions from the pool area or the gym.
Due to the small pool size, flotation devices should be of reasonable size.
Sound systems of any kind should be able to be heard only by their operator.
Guests are not allowed to host any large group or non-guest activities in the pool area.

Safety
Guests shall neither duplicate nor lend keys to anyone.
Do not invite strangers into the complex for any reason.
Please use precautions to prevent theft of personal and private property.
Wiring changes must be approved by the Administration.
Do not obstruct, in any way, any of the common areas, stairways or walkways.

Do not bring or store any dangerous and/or flammable materials into any common area or condominium.

Pets
Guests may not have pets on premises. Only owners in residence may have pets.
Garbage
To reduce rodent and insect problems, trash must be taken daily to designated green containers located around the outside perimeter of the property. (The trash cans located near the gym are for the disposal of pool trash only and should not be used to dispose of trash from individual condominiums.)
Enforcement
The Owners Association has authorized the Administration to refuse services or, if needed, to evict any persons who show an unwillingness to abide by these rules while at Selva Romantica.
In addition, if the misconduct of guests or visitors is such that the assistance of the Administration or the security staff is needed, fines may be imposed by the Owners Association.
