Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

GENERAL RULES
• Guests other than those on the list approved by the owner will not be granted access to the property.
• All renters must read and sign the rules to be granted access to the property.
• When not in residence the owner is limited to a maximum of 4 people in 1-bedroom condos and 6 people in 2-bedroom condos. Please note that children are counted as an occupant.
• Renters must not have overnight guests unless the owner has given permission for the guests and notified the Zenith Administration office three days in advance.
• It is prohibited to hang clothes, towels and any other objects from the balcony railings; do not throw anything down from the balconies as you can injure someone below.
• No Playing, Running or Shouting in the Hallways
• No Noise after 10:00 p.m. inside and outside theCondominiums
• Trash is to be placed in the trash chutes located on the service staircase. Please carry all glass or large cartons to the basement for disposal.
• Renter/guest with a pet will need to sign a Pet Rules Form.
• Renters are allowed to receive up to 8 visitors. They must be registered at least 1 hr. in advance by sending an e- mail to the Administration, or pre-register the names at the front desk. Each visitor must leave an ID at the front desk for time they are in the building. They cannot stay past 12:00 a.m. and they do not have access to the common areas (pool, gym, etc.). at any time.
• The reception guard will notify the guest when his visitor arrives.
• Visitors must sign and comply with these Regulations, or they will not be allowed access to the property.
• If you use the grocery cart in the lobby, disinfect the handle when you return it. Wipes are available at reception if needed.
• Food deliveries: Residents/Renters must pick up deliveries in the lobby.
POOL/JACUZZI/TERRACE AREA RULES
• Pool and Jacuzzi are available between the hours of 9:00 am and 10:00 pm.
• Proper bathing attire must be worn at all times: Children wearing diapers must wear swimming diapers. NO NUDITY.
• All children under 12 years old must be accompanied by an adult at all times.
• For safety reasons, children under 12 are not permitted in the Jacuzzis
• No Diving or Jumping in the Pool
• No Boogie Boards or inflatables in Pool
• No Food is allowed inside pool/Jacuzzi or on pool/Jacuzzi edge, or pool/Jacuzzi steps.
• Drinks in a closed and sealed container (i.e thermos, yeti cups) are allowed inside the pool/Jacuzzi, at the edge of the pool/jacuzzi and on the pool/jacuzzi steps. Open aluminum beer or drink cans, and disposable styrofoam cups with snap-on plastic lids are not allowed.
• No Glass Objects allowed in pool or terrace area.
• Do not reserve chairs around the pool. Security staff is. instructed to remove towels from chairs left unattended for more than one hour.
• Do not use the pools or Jacuzzis if you have an open sore, skin disease or a contagious infection.
• It is prohibited to play stereos at levels exceeding 60 decibels.
• No pets in the pool area; no bicycles, roller blades or skates.
• Pool furniture may not be removed from its existing location.
• No throwing or the use of hard objects such as balls, bats, or toys.
• No smoking and no VAPING in the terrace area, including BBQ and bathrooms and all common areas.
• Illegal drugs i.e. Marijuana, etc. are prohibited. Violation of this rule will result in immediate notification to the police.
• Do not enter the residential tower when wet or dripping water. Dry off before using the elevator.
• Use of the pool and jacuzzi are at your own risk. Zenith is not responsible for accidents, injuries, or lost articles.
• NUDITY IS PROHIBITED as per Mexican Law. Nudity is defined as topless for women in the terrace area including gym and in all common areas, and topless for men in the gym.
• Please refer to other rules posted near these areas on the terrace.
GYM RULES
• Schedule for gym use is from 7:00 am to 9PM every day.
• Maximum 4 people at a time may use the gym.
• The use of hand towel to clean sweat off equipment is mandatory to enter the gym
• Please refer to other rules posted in the gym.
Any violation to the Internal Rules and Regulations of Zenith can result in a penalty, and continued violation may terminate your residence at the condo, or if necessary legal action at the sole discretion of Administration Staff or Security Staff of Zenith without any recourse against this or its representatives.
FINES
a) Excessive noise from within a private unit or on common a?reas. $2,000 MXP penalty each occurrence.
b) Violation of pool, jacuzzi and terrace rules (including smoking, glass, etc.) $2,000 MXP penalty each occurrence.
c) Violation for Nudity at the pool, jacuzzi, rooftop or other common areas. Nudity is defined as topless for woman in the terrace area including gym and in all common areas, and topless for men in the gym. $2,000 MXP penalty each occurrence.
d) Violation for indecent or sexual exhibition at the pool, jacuzzi, terrace or other common areas. $4,000 MXP penalty and results in immediate removal from the pool, jacuzzi and rooftop area.
e) Contamination of pool, jacuzzi, rooftop and common areas, including cleaning fee for trash chute, for trash not disposed of correctly. $2,000 MXP penalty and and reimbursement of expenses for cleaning /correction of the problem. In addition, if draining and refilling of pool is necessary, a minimum assessment of $80,000 MXP may be required as a result of such violation. Violation of occupancy limitation (number of persons, number of days) (Article 3). $2,000 MXP penalty penalty for each person in excess and night of non-compliance.
g) Violation of pet rules. $2,000 MXP penalty each occurrence.
h) Possession of pet on the premises by a non-owner occupant without permission of owner or pets in excess of two (2) by an Owner. $2,000 MXP penalty and immediate removal of pet from premises.
i) Hanging anything from terrace rails, including towels, clothes, permanent lights, banners and flags. $2,000 MXP penalty each occurrence.
j) Drunken behaviour or belligerence, including foul language, obscene gestures, bullying, verbal abuse and physical violence. $2,000 MXP penalty each occurrence.
k) Interference in the HOA administration operation by any owner (i.e. receipt of official condo information from unauthorized staff other than administrator, disrupting or stopping staff from their work). $2,000 MXP penalty each occurrence.
l) Unauthorized visitors entering after 12:00 am and refusal to leave immediately. Fine of $6,000 MXP.
m) Violation of any duly approved Zenith rules or government impose rules not specified in the penalties listed above can be assessed by the Administrator after approval by Board approval. (i.e. Covid regulations). $2,000 MXP penalty each occurrence.

Comments About the Vacation Rental Unit:
The coffee maker's off/on switch stopped working the day before we left, and to make coffee you had to keep your finger on the switch until it was done. I reported this to the agent who came to close the unit.
El interruptor de apagado/encendido de la cafetera dejó de funcionar el día antes de irnos, y para hacer café había que mantener el dedo en el interruptor hasta que estuviera hecho. Informé de esto al agente que vino a cerrar la unidad.
Comments, Praise or Recommendations for the PVRPV Team:
The agent who came to close the unit was 15 minutes late. When you are all packed up and ready to leave and catch a flight home the last thing you need is to have to stand around and wait for someone who laughs at your frustration.
