PVRPV presents : This beautiful condo named The Park Unit 501 located at The Park Condominium, This modern condo is just one block from wonderful beaches and the Malecon, offers fifth floor corner views of the Bay of Banderas and the surrounding mountains, No hills to climb! This complex is a literally step from the finest restaurants, art galleries and nightclubs that Puerto Vallarta offers. The complex 7th floor rooftop oasis features a saltwater lap pool, sunning loungers, ample shaded area with 360-degree views of the ocean, city and mountains; the rooftop sky deck also has a Wolf gas grill for outdoor barbecues. The Park is a secured building with front desk personnel to assist you during your stay. The entire building has purified, UV filtered water, no problem drinking fresh water from the tap or the refrigerator with icemaker.

Construction Notice

Puerto Vallarta is fast becoming a popular vacation hot spot and is currently experiencing rapid growth. As of late 2018 there has been a noticeable increase in construction areas within the Romantic Zone. Construction usually occurs Monday to Saturday during working hours, and may cause some noise and dust. Since there are numerous new construction sites, it is sometime difficult to get away from the additional activity during the day. We encourage our guests to take advantage of the various beaches and the other parts of Puerto Vallarta and surrounding areas. For more suggestions contact our Concierge department..


CHECK IN and CHECK OUT

CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.

Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $500.00 MXN tax included which must be paid in cash, and collected by concierge..

Remember that Puerto Vallarta is located in Central Time zone (same as Mexico City, GMT-6).

You will be issued 1 set of keys per person for the property you are visiting.

Important notes:

  • Cleaning Services: The services included is based on a minimum rental of 7 days. In case your rental is less than this or require additional services the cost will be $500.00 MXN per day
  • Damage insurance: $ 703.50 MXN - Damage insurance non refundable is now mandatory for all clients. The deposit provides coverage to travelers in the event that damages occur during your stay. It also protects you from having to pay additional costs if any accidental damages happens during your stay to a property of up to $10,000.00 MXN. PVRPV - It was great communicating and being helped by our former Concierge Manager now Property Sales Manager Angel Cocula upon our arrival especially helping us load and unload our groceries and luggage. We had a couple of issues with the unit - curtain and washer which they were prompt to address. We took advantage of the laundry service which was a very nice surprise at the cost and convenience. It was really nice that PVRPV is located next door, which made it convenient to stop by to get assistance if needed. We did encounter an issue trying to make a final payment when they updated their website, however that was rectified using the chat feature.

The unit - OMG!!!! Great location location location!!! We normally stay a couple of blocks over closer to the Cuale, and think we will be returning to this unit in our future trips. We took advantage of the large patio every morning to have our coffee and conversation. We had a perfect view of the Pride block party and parade. We had concerns about the noise level of the local transit buses since the patio faces one of the main streets that they use, however being that high up it wasn't as bad as expected.
The views!!!! It was very nice to have partial ocean /mountain views from both the back and main balconies, as well as the side windows in the kitchen/living areas. The Park concierge staff was always friendly, engaging, and helpful especially when trying to order food for delivery as we couldn't figure out how to use the phones in the unit.

Pros - location,24 hr concierge, electronic key entrance into the building, great fully stocked kitchen and appliances which made it very easy to cook on the stove and use the oven, great well stocked bodega that had just been opened for a month - I was able to get supplies to make Vietnamese spring rolls!!! Good wine, beer, liquor selections, and they take credit cards!!! PVRPV pictures on website were true to the representation of the unit. Great job!!! We did have 2 building power outages (elevators did not work, no electricity in common areas, loss of water pressure) however the unit did have power, internet, and AC during the outage. Taxi stand on the corner for trips to the beach/airport/where ever!!! The Pool!!! Well stocked kitchenette with frig and ice maker, beautiful roof top pool area, grill, and clean bathrooms. Public WiFi.

Cons - we had to contact PVRPV to get additional paper towels/toilet paper as the unit was not well stocked however they were prompt to send supplies up within a few hours. Lack of instructions on how to use microwave and dishwasher. We eventually found the equipment manuals however it was still unclear on what were the correct settings to use or they didn't work. The microwave should be replaced with a more user friendly option as we eventually discovered that the pizza (30 seconds) worked. The dishwasher, we thought we had figured it out after the power outage however it was still difficult to figure out how to use. With the clothes washer we did encounter that it was not fully rinsing the clothes - not full loads - therefore we had to run the spin cycle twice. There were a couple of instances where we had to rewash clean towels as they smelt damp and musty. We always bring our own dryer sheets which was a good thing as we didn't see any in the unit.

Overall - we enjoyed the building, staff, unit, and convenient location. We will definitely be renting this unit again....correction, we have already rented this unit for our 2020 trip ;).

PVRPV: fue excelente la comunicación y la ayuda de nuestro ex Gerente de conserjería, ahora el Gerente de ventas de propiedades, Angel Cocula, a nuestra llegada, especialmente nos ayudó a cargar y descargar nuestros comestibles y equipaje. Tuvimos un par de problemas con la unidad: la cortina y la lavadora, que fueron atendidas rápidamente. Aprovechamos el servicio de lavandería, que fue una sorpresa muy agradable por el costo y la conveniencia. Fue realmente agradable que PVRPV esté ubicado al lado, lo que lo hizo conveniente para obtener asistencia si es necesario. Nos encontramos con un problema al intentar realizar un pago final cuando actualizaron su sitio web, sin embargo, se rectificó utilizando la función de chat. La unidad - OMG !!!! Excelente ubicación ubicación ubicación !!! Normalmente nos quedamos un par de cuadras más cerca del Cuale, y pensamos que volveremos a esta unidad en nuestros futuros viajes. Aprovechamos el gran patio cada mañana para tomar un café y conversar. Tuvimos una vista perfecta de la fiesta y el desfile de Pride. Nos preocupaba el nivel de ruido de los autobuses de tránsito locales ya que el patio da a una de las calles principales que usan, sin embargo, debido a su gran altura, no fue tan malo como se esperaba.


¡¡¡¡Las vistas!!!! Fue muy agradable tener vistas parciales al océano / montaña desde los balcones traseros y principales, así como las ventanas laterales en las áreas de cocina / sala de estar. El personal del conserje del parque siempre fue amable, agradable y servicial, especialmente cuando intentaba pedir comida para la entrega, ya que no podíamos averiguar cómo usar los teléfonos en la unidad.

Ventajas: ubicación, conserje las 24 horas, entrada con llave electrónica al edificio, excelente cocina completamente equipada y electrodomésticos que hicieron muy fácil cocinar en la estufa y usar el horno, una excelente bodega bien surtida que se abrió hace un mes. ¡¡¡Fue capaz de conseguir suministros para hacer rollitos de primavera vietnamitas !!! Buen vino, cerveza, selección de licores, y aceptan tarjetas de crédito !!! Las fotos de PVRPV en el sitio web fueron fieles a la representación de la unidad. ¡¡¡Gran trabajo!!! Tuvimos 2 cortes de energía en el edificio (los ascensores no funcionaban, no había electricidad en las áreas comunes, pérdida de presión de agua) sin embargo, la unidad tenía energía, internet y aire acondicionado durante el corte. Parada de taxis en la esquina para viajes a la playa / aeropuerto / ¡donde sea! ¡¡¡La piscina!!! Cocina bien surtida con refrigerador y máquina de hielo, hermosa área de la piscina en el techo, parrilla y baños limpios. WiFi público.

Contras: tuvimos que contactar a PVRPV para obtener toallas de papel / papel higiénico adicionales, ya que la unidad no estaba bien surtida, sin embargo, enviaron los suministros en unas pocas horas. Falta de instrucciones sobre cómo usar el microondas y el lavavajillas. Finalmente, encontramos los manuales del equipo, pero aún no estaba claro cuáles eran los ajustes correctos o no funcionaron. The unit is very well-appointed unit with excellent views. Nice big terrace to watch and listen to the liveliness nightlife of Puerto Vallarta all night long. One of our best rentals yet from PVRPV.

My only complain was that unit 501 did not have a cable & Netflix connection ran out on the second day. Also when 2 hair dryers were in use at the same time the fuse blew.

I never received automated emails for confirmation of initial payment or final payment. However, I did get confirmation (email response) when I asked if my payments had been received. I don\'t have any spam blockers. It was not a large problem since pvrpv always replied when emailed directly.

Property Policy

This property has its own policies, please read carefull

Guest Rules & Regulations
A. Security & Safety
1. The Park is a secure building with 24/7 Security staffing. All guests are registered in advance and must present a confirmation code when checking into any rental unit.
2. The Park only allows access to building to owners and guests with key card visible at building entrance security desk. Never hold door for anyone approaching front entrance unless key card is clearly visible. Security does make rounds of building, and may not see everyone entering building if door is held open for anyone.
B. General
1. Condominiums The Park is a private residential building and should not be construed to be a resort or hotel. The condo staff is not available for private or guest services during their work schedule.
2. These rules incorporated the regulations as detailed in the bylaws of The Park. This document is not all inclusive. For additional information, please refer to The Park Condo Regime.
3. Noise within the unit and all common areas, including the lobby, Rooftop Terrace, gym and hallways, must be kept to a minimum level - especially between the hours of 11:00PM and 8:00AM.
4. Guests must be registered at the Security Desk and accompanied by occupant at all times. Overnight guests are not permitted.
5. Moral behavior and respect for others is expected always. Nudity and sexual exhibition is prohibited. Belligerence or drunken behavior is not tolerated.
6. Smoking is only allowed in the designated smoking area on Rooftop Terrace. Smoking is prohibited in units, balconies and all common areas of The Park.
7. Setting glasses and all other items, including towels which may fall off balcony railings or throwing smoking material and other items from balconies is hazardous and dangerous to occupants below and strictly prohibited and fines will be levied to perpetrators.
8. The Park is not responsible for damage or loss of personal property.
C. Non-Owner Occupancy and Registration
1. Apart from when owner is present, the number of non-owner occupants residing in a unit is limited to 4 adults in a one bedroom condo, and 6 adults in a two-bedroom unit.
2. Non-owner occupants must register (or ensure property managers register) with Security upon or before their arrival and provide security access code upon their arrival. Visitors are allowed with proper photo ID and after verification by Security. Security will deny access to The Park if this requirement is not satisfied.
D. Rooftop Terrace Rules – 7th Floor
1. Rooftop Terrace hours are from 8:00AM until 11:00PM – seven days a week.
2. Quiet hours of 11:00PM until 8:00AM and must be observed.
3. Use of the pool is at one’s own risk. No lifeguard or attendant is on duty. Children under 12 years of age must be accompanied by an adult. The pool is saltwater and please respect the rights of others who may be swimming or exercising.
4. Proper swim attire is required, nudity is prohibited.
5. Distracting behavior (such as intoxication or belligerence) and excessive noise on the Rooftop Terrace and in The Park lessons the enjoyment of others and may disturb occupants of units and is not permitted.
6. Furniture and loungers cannot be reserved. Furniture is on a first come, first served basis. Leaving a hat or book and towel does not reserve the furniture for you.
7. Glass objects are strictly prohibited on the Rooftop Terrace.
8. Personal items and trash must be removed from Rooftop Terrace when leaving.
9. Non-owners may host a maximum of two guests, while in attendance. Prior authorization is needed for larger groups from Administration.
10. Pets are never allowed on Rooftop Terrace.
11. Smoking is only permitted in the designated area of Rooftop Terrace.
12. Any Rooftop Rules/Pool Rules posted on Rooftop Signage must be complied with.
E. Parking
1. Vehicles must be parked in the designated space of occupied condo unit and kept in operable condition.
2. Parking spaces cannot be used for storage or leased separately from the unit.
3. In case of emergency or a vehicle is parked in an unauthorized space and owner is unavailable, the vehicle will be towed at owner’s expense.
4. Bicycles are only allowed in garage; you will find a bicycle storage rack there.
F. Exterior Appearance
1. Under no circumstances can occupants take away the uniform aesthetics of The Park building by hanging anything from railings, windows, balconies and doors. This includes but not limited to towels, swimwear, lights, banners, flags, signs or advertisements, bicycles or surf equipment.
G. Pets
1. Pets must be on a leash and under the control of owners at all times. Pets are not allowed on the 7th Floor Rooftop Terrace.
2. Pet waste must be picked up immediately and disposed of properly.
3. If the administrator receives written complaints from three separate owners, about the same pet within a 30-day period, the pet will have to leave the building.
H. Enforcement and Penalties
1. Non-owners violating the rules will incur personal financial liability and penalties and are subject to eviction for violations.
2. The Park has a Zero Tolerance Policy concerning belligerence or drunken behavior.

Inside security cameras

When cameras move inside, things get a little more complicated. Again, cameras are only allowed in areas where one does not have a reasonable expectation of privacy. Thus, store security cameras used to prevent shoplifting are generally okay. But, what happens when the camera is situated someplace where one expects privacy but that is also an ideal location for one to conceal store merchandise?

Similarly, other areas like rented rooms, hotel rooms, and locker rooms are generally off limits for security cameras. Again, the expectation in these places are for complete privacy, and one should feel comfortable undressing in these locations without having to worry about someone watching or broadcasting the footage.
