Please note that the condo is located in an area of Puerto Vallarta that is busy.  During the day, you will be hear buses going by, starting 6 a.m.  until 11 p.m. , regular street noise, and during the evening,  as you are located in an area of night clubs, you will hear noises from the bars, music, which are opened in some areas until 6 a.m.  There are some clubs that are completely closed off, where you cannot hear the sound, however, some bars are not noise proof, and we wanted you to be aware.   

The condo is located in the heart of Vibrant Old Town / Zona Romantica. Puerto Vallarta is a bustling city with Old World Mexican charm, and the sights, sounds and flavors that come with that. With ease of access to the beach and the finest galleries, restaurants and nightspotIs. You are just steps away from all the excitement. The condo is located on a city bus route providing ease of access to downtown and the surrounding areas.

Constructions Notice

Puerto Vallarta is fast becoming such a popular hot spot that we are now experiencing a more than average increase in Construction Sites in the Romantic Zone. There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department.



ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 AM. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 PM.

Important notes:

  • Cleaning Services: The services included is based on a minimum rental of 7 days. In case your rental is less than this or require additional services the cost will be $25.00 USD per day
  • Damage insurance: $ 35.00 USD - Damage insurance non refundable is now mandatory for all clients. The deposit provides coverage to travelers in the event that damages occur during your stay. It also protects you from having to pay additional costs if any accidental damages happens during your stay to a property of up to $500.00 US Dollars. For additional information please refer to our Vacation Service Reservation Policy and Agreement.

This property has its own policies, please read carefull

Minimum 4 night stay... maximum 2 week stay
Principle renter must be 25 years of age or older
All guests must be 18 years of age old or older.
Maximum number of visitors (that are not our renters) not to exceed 4 in our condo
Sleeping allowed in the bedrooms only...(no overnight couch sleeping)

RENTAL AGREEMENT
for the property located at 220 Pulpito Puerto Vallarta Mexico Residences by Pinnacle apt 203R
1.CHECK IN TIME is after 3 pm Mexico time and check out time is 11 am.
2.NON LIABILITY FOR INJURY DUE TO NEGLIGENCE The owners are not liable for accidents to occupants due to negligence of the renting party .
You must be 25 years of age to be the principle renter ( staying in the apartment), and be at least 18 years of age to stay in the apartment
3. SECURITY DEPOSIT A current inventory of all fixtures, furniture and decor items contained in the apartment has been taken prior to the current tenants arrival.
The security deposit will be returned under the following conditions within one week of departure of the renter from our apartment:
a. No damage is done to the apartment furniture, walls, fixtures or equipment supplied with the apartment
Red wine stains and or food stains on patio furniture or interior fabrics such as sofa, chair, bed, headboards will forfeit
entire deposit.
(Please eat in designated table areas)
b. No breakage of contents of the apartment.
c. Dishes are washed and stored where they were initially located.
d. No lost keys
e. No linens are lost or damaged.Food or wine stains in any of the fabrics in the apartment could result in forfeiture of
entire deposit amount.
f. Beach towels are not provided so please bring your own as the apartment white towels are not to be used for the rooftop
pool, or the beach
(rooftop pool provides towels which must be used and left at the roof top pool)
g.There has been no smoking and no pets in the apartment. All, or portion of the deposit may be used by owner for cleaning if it is determined that there
has been smoking or pets in the apartment.
j. If there has been no excessive partying taken place in the apartment determined by either video surveillance or other
means at our disposal,
or if the number of guests staying has not exceeded the agreed upon number (maximum 4 people) of persons
4. BLUE WRISTBANDS are supplied by the owner or owners agent and must be worn when at the pool or other common areas of the building
5.NO PETS ARE ALLOWED on premises under any circumstances.
6. BUILDING RULES Blue wristbands are to be worn while in the building at Residences by Pinnacle for security reasons. 7.MAXIMUM OCCUPANCY for this apartment is 4 persons using both bedrooms. There is no couch sleeping overnight. 8.USE OF APARTMENT LINENS The linens supplied are for use only inside the apartment. You must bring your own beach mats and beach towels
for use at the beach. They can also be purchased at the beach area.
9.FALSIFIED RESERVATIONS Any reservations acquired under false pretense will be subject to forfeiture of advanced payment, deposit,
and or rental money, and the party will not be permitted access to the apartment.
10.WRITTEN EXCEPTIONS Any exceptions to all mentioned policies written here in must be approved in writing in advance by the owners.
11.LIABILITY / INSURANCE The owners or agents of the owners mentioned here in are not responsible for any accidents, injuries, or
illnesses that occur to renters while occupying the premises here in mentioned as 203R Residences by Pinnacle. Furthermore, the owners or
agents of the owner are not responsible for the loss of personal belongings or valuables of the renters during their stay at the above
mentioned premises.
12. NO THIRD PARTY This rental agreement is made between the owners of the rental property and the intended renter and as such this
rental agreement will not be shared with any person or persons who are not either renting the apartment or staying in the apartment.


Pool Rules

Pool hours are from 9:00 to 22:00 hrs, • Please use the shower before entering the pool
Use appropriate clothing, bathing suit required
Children should be supervised by an adult all the time
Glassware is prohibited near or inside the pool
No diving, run, rough play
Pool depth 1.30 mts or 4.27 mts
Use the pool under your own risk, no life guard on duty.
The administration is not responsible for any accident or injury.
No pets are allowed on the terrace or in the pool
Pool usage is only for owners or renters.
External alcoholic not allowed at the bar.
Slippery surface when wet, use proper footwear all the time.
Do not smoke or introduce food into the pool.
Music, loud noises, activities or behavior not proper for the area, are not allowed, please respect and do not disturb other users.
No floats or toys are allowed, only floats for toddles.
Reservations of lounge chairs is not allowed, please do not move pool furniture
By using the terrace and pool you agree these regulations.
Building rules
1. A bracelet will be given to you and it should be used during your
stay as an identification at the building and terrace. (Not applicable for owners)
2. A maximum of 4 (four) keys can be given per unit. Note that fees may apply for lost and additional keys.
3. The maximum sleeping capacity for renters and visitors per unit is: One bedroom = 2 people
Two bedroom = 4 people
Three bedroom = 6 people
4. Visitors are allowed at the units until 11pm and they are not allowed to use the pool, unless there is capacity at the unit.
5. Pool is open from 9 am to 10 pm, usage is only for owners and renters.
If the capacity of your unit allows the registration of visitors (including the guest on the reservation) then visitors will be able to use the pool, if not, then they will be welcome at the Roof Garden in permitted hours from 5pm to 10 pm.
Please review the Roof Garden rules at the terrace next to the elevators.
6. Parties are allowed in the property at common areas, only with a written authorization from the administration office.
7. Pets are welcome to enter the building and transit from lobby to your unit with a leash. They are not allowed at the roof garden and gym. Maximum weight of pets is 11kg. It is responsibility of the pets owner to clean up after their pet if an accident occurs at the common areas. Also Pets owner will be responsible for any damages that the pet can create to guest, staff or items in the building. Only 2 (two) pets will be allowed per unit. This includes dogs and cats. Any other animal is prohibited.
8. Loud noises from the units will not be allowed after 10 pm, pet noise should not bother guest or neighbors from other units, if so administration will notify and ask the guest to control the noise. If after 3 (three) notifications the situation continues, then administration is entitled to apply sanctions or refuse access.
9. By staying at the property you have agreed to be responsible for careless use, negligence, theft or damage of any part of the building, appliances, furniture, electronic components, walls, doors, windows, etc. for yourself and all guest registries in the unit and visitors that may be allowed. Any damages will be charged to the Primary guest, owner or property agency in charge of the unit. 10. You can have food and drinks delivered form any establishment. Delivery person will have access, however we advise you to inform Front Desk staff once an order is set, this in order to have control of access.
11. We are not responsible for objects left in common areas or damages to the vehicle inside the property.
12. Every vehicle must be registered at administration for a parking space.
13. We reserve the right to refuse admission to anyone in case of this policies are not followed.
