Please note Old Town/Zona Romantica is a relatively busy area within the city of Puerto Vallarta. You are in close proximity to city bus routes that offer daily service from 6 a.m. until 11 p.m., which provide easy access to downtown destinations and the surrounding areas. You are also in easy walking distance to a vibrant entertainment district in the evenings you may hear music from nearby bars and clubs, and the sounds of people enjoying these late night/early morning venues.
Puerto Vallarta is a safe, moderately large, bustling city with plenty of old world Mexican charm, with all the sights, sounds and flavors that come with that. Enjoy daily walks along the Malecon (boardwalk), visit the beach, fine galleries, amazing restaurants, outstanding stage shows and nightspots. You are just steps away from all the excitement.
Puerto Vallarta is fast becoming a popular vacation hot spot and is currently experiencing rapid growth. As of late 2018 there has been a noticeable increase in construction areas within the Romantic Zone. Construction usually occurs Monday to Saturday during working hours, and may cause some noise and dust. Since there are numerous new construction sites, it is sometime difficult to get away from the additional activity during the day. CHECK IN and CHECK OUTS
CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am. If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge.
Please note if you require a CHECK IN or CHECK OUT before 8am or after 8pm you will incur an additional charge of $25.00 USD (tax included) or equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment, which must be paid in cash, and collected by concierge.
Remember that Puerto Vallarta is located in Central Time Zone (same as Mexico City, GMT-6).
You will be issued 1 set of keys for each person noted on the Booking Confirmation.
- Cleaning Services: Our Standard Cleaning Services included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $25.00 *USD (tax included). This will be collected by Concierge on the day of the check in.
- Damage insurance: Every client that makes a booking, is now required to pay an additional $35.00 *USD (tax included) which is for a non-refundable damage insurance. The $35.00 non-refundable damage insurance covers damages up to $500.00 *USD. For additional information please refer to our BOOKING CONFIRMATION POLICY.

FIRST CLAUSE ï¿½ RESPONSIBILITY
a) Guests and Non-Owners occupants: Are financially and legally responsible to comply with all Rules and
Regulations of the condominium.
b) Owners: Have financial and legal solidary responsibility for the behavior and full compliance to the Rules,
Regulations and Bylaws of the condominium of all Guests and Non-Owners Occupants that they authorize
either written of verbally to enter the building and their private property, whether they are temporary or
SECOND CLAUSE - REPRESENTATIVES. All owners will present to the Administration who is representing them, such as,
but not limited to, an Administrator, Administration Company, Property Manager or Property Management Company.
Such information must be sent in writing and will include full contact information of said representation, so they can
be contacted if necessary. The Administration shall confirm receipt of the aforesaid information. Without such
confirmation all owners will be considered as not in compliance with the second clause.
THIRD CLAUSE - KEYS. - The Administration will under no circumstances receive or administer keys at the reception.
Keys that are in custody of the administration will only be used in case of emergencies to safeguard the security of the
condominium. The Concierge and/or maintenance people will only enter units in the presence of a security agent.
Owners should give a key to their representative in case they need to enter their unit. As described above, keys in
custody of the administration will not be available to anyone who requests them. Non compliance of this clause will
result in a monetary fine, to be paid to the Administration as provisioned in the Bylaws ( $500.00 pesos)
FOURTH CLAUSE ï¿½ OCCUPATION OF UNITS. Each private unit shall be limited to its number of occupants and visitors
in the following fashion, minors will be considered as One Occupant:
a) Occupants (Over night): It is allowed 2 occupants per bedroom of each private unit (Studios 2 Occupants,
One Bedroom 2 Occupants; Two Bedroom 4 Occupants and Four Bedrooms 8 Occupants)
b) Visitors (Non Permanent or Non Over Night Occupants): A maximum of 2 visitors are allowed for each
bedroom in each unit. (Studios 2 Visitors, One Bedroom 2 Visitors; Two Bedroom 4 Visitors and Four
Bedrooms 8 Visitors)
c) Owners Only that want to organize a private party for guests that exceeds the number of people as described
in point ï¿½bï¿½ above can request to use the lounge on the rooftop.
Owners that exceed the above limits shall pay US$100 in fines to the Administration.
FIFTH CLAUSE ï¿½ NON-OWNER OCUPANTS ARRIVAL TO THE BUILDING WILE OWNERS ARE NOT IN THE BUILDING
a) Pre-Registration. - All homeowners and/or authorized administrators, with NO Exception, will be required to
send the administration via email@example.com a written notice in the annexed format. This
should be done at least three business days prior to the arrival of any Non-Owner to the building. Said
notice will include information about the arrival and departure date, names, ages, adresses, as well as copies
of IDï¿½s of all adults that will be occupying the unit. Owners and/or Administrators of units sending said notices
must request confirmation of receipt from the Chief Concierge to prepare for arrival.
b) Rules and Regulations. ï¿½ Owners must send a copy of the Rules and Regulations of the condominium to the
Non-Owners Occupants prior to their arrival and ask for a signature of understanding.
c) Registration. - The Concierge will fill out a registration card upon arrival. Occupants will be required to sign
the registration card and show an original ID at the front desk, prior to proceeding to the unit.
d) Rules and Regulations or Bylaws Copy. - Upon arrival and signature of registration card concierge will be
supplying all Non-Owner occupants with a copy of the Rules and Regulations, as well as a brief of the Bylaws
of the condominium. The Concierge will require that this card is signed for acceptance of its content.
e) Owners Representative. - Must be present upon arrival to greet Non-Owners Occupants, assist in registration,
familiarize them with facilities, escort them to the unit and provide them with 24hr contact information.
SIXTH CLAUSE ï¿½ BEHAVIOUR. ï¿½ All Occupants of the building are liable for their behavior once within the premises, not
only limited to their private property areas, but as well as in the common areas.
a) Being disrespectful to neighbors, occupants and staff members of the building will not be tolerated.
b) Noise within the unit and in the common areas, including the lobby, corridors and roof top, must be kept to a
minimum level, especially between the hours of 11 pm and 9 am.
c) Improper or Immoral behavior within the common areas is unacceptable. Leaving window shades or curtains
open, causing discomfort to other occupants of the building, will be considered disrespectful. Moral behavior
and respect for others is expected at all times. Nudity and sexual exhibitionism visible to others is prohibited.
d) Incidents, concerns or potential rule violations of Occupants or Visitors must be reported to the security
personnel or the administration immediately. Occupants are under no circumstances allowed to directly
confront any other third party.
SEVENTH CLAUSE- SMOKING. ï¿½ As to the General Law for Tobacco Control & the Civil Protection Department
Regulations and LOFT 268 Bylaws, smoking is not allowed in any area throughout the building considered public spaces
and/or at any closed environment of the common areas. Exception to this rule is in the immediate area surrounding
the two ashtrays that have been placed for such use on the Roof Top; one in front of Gym and the other on the main
terrace by the pillar where the pool rules are.
EIGHTH CLAUSE ï¿½ KIDS UNDER 10. ï¿½ Kids must be accompanied by an adult at all times while in the common areas,
especially on the Roof Top and Pool, mainly for safety reasons.
Administration will not accept responsibility in the case of any hazards. Since many minors do not comply with rules,
regulations and bylaws, the owners of the unit that have allowed entrance, will be sanctioned accordingly for their
behavior or damages to common of private property.
NINETH CLAUSE - EXCESSIVE NOISE AND/OR MUSIC.- Behavior and excessive noise around the pool and all common
areas that disturb the enjoyment or peace of others in the area and/or disturb the occupants of units nearby is not
permitted. Earphones must be used when listening to music devices in all public areas of the building, including but not
limited to the gym and pool area.
TENTH CLAUSE ï¿½ SKY ROOF .-Pool and Furniture provisions.
a) Pool Schedule: The pool will be open from Tuesday to Sunday from 8 am to 10 pm, Mondays from 3 pm to 10
b) Risk. The use of pool is at own risk; no lifeguard or attendant is on duty.
c) Stains in Bali Beds and Fire Pit In Sky Roof: - All occupants of the building must preserve the upkeep of the
furniture of the Sky Roof. It is forbidden to be on the Bali Beds or Fire Pit Cushions without clothing, unless
white towels are used, in order to protect against stains, especially when using sun lotion. Also wearing
footwear in any shape or form is not allowed on the Bail Beds.
d) Food. - It is forbidden to place objects or consume food on top of the Bali Beds or on the Fire pit cushions,
which may result in stains or damages. Such is only allowed on tables and chairs nearby.
e) Beverages. - It is not allowed to drink any beverages inside and/or on the edge of the pool.
f) Towels. ï¿½ ONLY WHITE TOWELS ARE PERMITED ON THE ROOF TOP. Not using white towels will result in
stains, as colored bath towels will bleed onto all furniture, the Bali Beds and Fire Pit cushions when wet.
g) Glasswear or Breakables. - Items made of glass, porcelain and any other breakables are not permitted on the
rooftop for safety purposes.
h) Pets. - NO pets are allowed on The Roof Top at any time.
i) Inflatables. ï¿½ Inflatables, such as rafts or floatable toys, must not interfere with the use of others in the pool.
j) Reservation of Furniture: No furniture at the rooftop may be reserved at any time. They are for the use of all
occupants of LOFT 268 on a first come first serve basis. Towels or other objects left on top of furniture may be
removed by security personnel that remain unoccupied for more than 30 minutes. Furniture may not be
moved from its place to any other configuration.
k) Personal Items left.- Personal Items and garbage must be removed by occupants before leaving, the
administration will not be responsible for any loss.
l) Security.- When entering or exiting the pool, users are encouraged to use handrails and secure not slipping on
m) Appropriate attire. Appropriate swimwear must be worn at all times. Such attire is for pool use only and
considered not appropriate to be worn in hallways or the lobby of the building. When leaving the pool every
person should be properly dried, so the elevators and other public areas, such as corridors, will remain dry.
ELEVENTH CLAUSE - GYM. ï¿½ When using the GYM, the following provisions must be observed:
a) GYM hours Monday to Sunday from 6:30 a.m. to 10:00 p.m.
b) You must wear appropriate sports clothing and footwear when entering.
c) It is mandatory to use hand towels for perspiration.
d) You cannot enter or remain in the gym area without a t-shirt or tanktop, no matter the circumstances.
e) Do not bring food to the Gym. Use non glass containers for drinks.
f) Access to the gym for children is not allowed, unless accompanied by an adult.
g) Each person will be responsible for accidents or injuries due to the misuse of equipment. When equipment is
damaged due to misuse, the person that caused the damage and/or the owners of the unit where such
person is staying, will be responsible and need to pay for repair or replacement of said equipment if beyond
h) You cannot take or move equipment from the gym.
i) The use of a music player is not allowed, unless ear phones are used.
j) At the end of your routine, you will have to clean the equipment with the towels or utensils provided by the
k) Notify the administration and/or the security personnel in charge, to turn off the air conditioning when you
are the last person in the gym and are leaving.
TWELFTH CLAUSE - STAFF OF THE CONDOMINIUM. ï¿½ Condominium LOFT 268 is a Family oriented private residential
building and should not be construed to be a resort or a hotel.
a) The staff is not available for guest services during their work schedule. They will perform the duties of
welcoming guests and giving out information on the building and the local area.
b) The staff may not be in, or carry out any service work, within the private units (apartments) during working
hours of the condominium. Under no circumstances will they be allowed to enter and do work that does not
have a direct reference to the administration of the condominium or the services it provides. In case work is
needed in a unit, the administration will notify the owner. It is prohibited for personnel to enter a unit
without the presence of the owner or a representative.
THRITEENTH CLAUSE. - COMPLIANCE WITH THE REGULATIONS AND SANCTIONS: In addition to the obligations herein
established, the administrator may apply sanctions to the condominium owners, occupants, visitors, and any other
person connected to a unit, if they do not comply and violate Rules and Regulations.
The sanctions for each violation will be as follows:
a) When committing the first violation, the offender will receive a written warning from the administrator, which
will be delivered or sent to the address that is registered with the administration.
b) Upon a second offense, the offender will be subject to a monetary sanction equal to $100.00 to $500.00
c) Upon a third offense, the offender will be liable to a monetary penalty equal from $500.00 to $750.00 usdlls.
d) Upon repeated offenses on more than two occasions, the offender will be subject to an equivalent financial
penalty of $1050.00 usdlls.
In case of violation of any of the aforementioned clauses, an order to deny access or entry of the Non-Owners will be
executed and the assistance of Municipal Law enforcement officers will be requested, if necessary, to remove them
from the premises. As provisioned in the civil code of Jalisco as well as the bylaws of the condominium
These ï¿½Rules & Regulationsï¿½ will be implemented with the sole objective of achieving a more healthy coexistence of
occupants, through the proper use of facilities, and the security of all owners and property. It will also warrant the
value of your investment.
Inside security cameras
When cameras move inside, things get a little more complicated. Again, cameras are only allowed in areas where one does not have a reasonable expectation of privacy. Thus, store security cameras used to prevent shoplifting are generally okay. But, what happens when the camera is situated someplace where one expects privacy but that is also an ideal location for one to conceal store merchandise?
Similarly, other areas like rented rooms, hotel rooms, and locker rooms are generally off limits for security cameras. Again, the expectation in these places are for complete privacy, and one should feel comfortable undressing in these locations without having to worry about someone watching or broadcasting the footage.
Building or Complex specific regulations for COVID19
Due to unforeseen circumstances, when or if deemed necessary to maintain healthy and safety protocols for COVID19, the building administration may introduce new guidelines for renters or common areas within the complex. Although PVRPV and team will make every effort to advise our guests of changes, we may not always be made aware of last minute changes or government guideline changes for a specific building. We cannot be liable or held responsible for these changes.
Cleaning & Maintenance
New sanitization processes and protocols have been implemented in an effort to combat COVID19. Our supplies and cleaning products are industry standards and do not pose any environmental concerns for the occupants of the unit or space.
In an effort, to maintain safe social distances for you and our team members, we will ask you to vacate your rental unit while they perform their cleaning duties. Should a major maintenance issue arise that will require our maintenance team to be in your space for a lengthy period of time, you maybe asked to leave while they complete their task. Please keep in mind, we will always do our best to accommodate a specific time or date you wish to have your rental unit cleaned, but may not be able to guarantee it. Our customer service team is here to help you facilitate any special requests you may have for cleaning or maintenance scheduling.

Puerto Vallarta is receiving guests. Some countries may offer travel advisories regarding future travel but no travel ban has been implemented. Should government changes be introduced, a policy will be implemented for those guests impacted by changes.
Date Change - Rescheduling Fees Waived
Should you make a future booking or have a future booking and at the time you are schedule to travel you are unable to travel due to COVID19 we will work with guests and property owners to allow a date changes. Currently all reservation / booking date change fees are being waived for guests with travel impacted by COVID19. ALL date changes are subject to availability and per night rate increases. The number of nights of the original booking will be the number of nights granted for a date change, additional nights will be subject to the nightly rate.
