PVRPV Puerto Vallarta Vacations proudly presents Balcon Vallarta, a brand new unit ideally situated in the Romantic Zone in the Old Town of Puerto Vallarta, in the Zenith Complex.

The Zenith Complex located approximately 3 blocks from Puerto Vallarta’s famous Los Muertos Beach (in the old Manana complex) includes an elevator, a fabulous roof top terrace where you will be able to enjoy the spacious infinity pool (not heated), and socialize with friends in the Jacuzzi. The terrace also includes a kitchen area with BBQ grill, with plenty of tables and bar stools to sit and a lounging area, where you can enjoy the sun, or sit in the shaded areas with your family and friends while enjoying an evening cocktail and watch the world’s famous Puerto Vallarta sunsets, the Sierra Madre Mountains and fabulous views of the City. The building offers 24 hour security and a fabulous fully equipped air conditioned gym. In the lobby you will also find a sofa and plenty of comfortable chairs, where you can sit and relax or chat with family and friends.

The building is in the heart of all the restaurants, nightlife and art galleries, pharmacies and small grocery stores in the flat section of Puerto Vallarta's cobblestone district.

Balcon Vallarta located on the fifth floor is a 1076.39 square foot one bedroom, two full bathrooms Vacation Condo which has been carefully furnished and decorated with a contemporary feel with all the amenities to satisfy your comfort and pleasure.

The kitchen which has granite counter tops comes fully equipped with stainless steel appliances including refrigerator with filtered water and ice dispenser, gas cook-top stove and oven, microwave, disposal, coffee maker, toaster and blender and all that you would need to bring out the culinary chef in you. Step out on the wrap around terrace and enjoy your meals while gazing out at the magnificent views of City, the Sierra Madre Mountains and the partial view of the Banderas Bay. The condo has air conditioning, ceiling fans, wireless internet,local land line, safe and a washer and dryer.

In the living room, you will find a sofa with a queen size bed and recliner, with coffee table, ceiling fan, air conditioning, smart flat screen television with Netflix.

The bedroom includes a king size bed, ceiling fan, air conditioning, flat screen television, alarm clock, plenty of closet, storage space and a private bathroom.

Condo Balcon Vallarta provides a genuine sound and feel for Puerto Vallartas Old Town area. However if you are not a fan of the sounds of the city the double pane sliding glass doors and windows will give you the peace and quiet you desire.

Constructions Notice

Puerto Vallarta is fast becoming such a popular hot spot that we are now experiencing a more than average increase in Construction Sites in the Romantic Zone. There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department.



ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 AM. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 PM.

Important notes:

  • Cleaning Services: The services included is based on a minimum rental of 7 days. In case your rental is less than this or require additional services the cost will be $25.00 USD per day
  • Damage Deposit: $ 35.00 — Damage deposit is now mandatory for all clients. The deposit provides coverage to travelers in the event that damages occur during your stay. It also protects you from having to pay additional costs if any accidental damages happens during your stay to a property of up to $500.00 US Dollars. For additional information please refer to our Vacation Service Reservation Policy and Agreement.

Really incredible view- the photos don\'t do this wrap around deck justice! The wall of sliding glass will open fully so you can turn off the A/C and do the full indoor outdoor thing. highly recommend

Communication with Agustin was fast and simple. Check-in was a breeze. As a matter of fact, we were running a late from our original scheduled time and Agustin\'s staff were still very accommodating. The condo was clean and comfortable. The condo was built about a year ago so if you are looking for upscale amenities, this is the place to stay. The view of the city and lush mountains was a pleasant surprise. My husband and I thought that we were going to do some cooking during our stay but found ourselves eating out at the wide range of restaurants and other eateries nearby. Price points to fit any personal budget. We will be back to PV and hope that we can stay here again.

Just want to thank you again, we loved our stay in the Unit 503. Some of the feedback you ask is:
Pro: - Very friendly and accommodating front door staff and security with amazing views from the unit and rooftop pool area.
Great A/C, WiFi.
Location. Centrally located in Emiliano Zapata.

Con\'s: - Until completion of the two neighbouring construction projects, the wrap around deck will be very dusty.
Ear plugs are suggested at night because of the street noise through the bedroom window.
A few minor things here: We needed to sweep the tile floors and bang out the rugs/carpets upon arrival. These rugs/carpets should be given a good shake during maid service.
Strange smell coming from the garburator. Need to keep the plug inside to cover

There was supposed to be a heated pool. It was very cold. There were not enough lounge chairs at the pool deck. The noise at this unit even with all windows and doors shut is overwhelming. Busses and construction noise was very loud. The unit is very close to great restaurants and the Malecon.

Building staff could not have been more nice! The only negative thing I had happen was the gentleman who met me at the unit did not actually give me instructions for entering the building after 6pm. I think he was helping someone else who was going to meet me, so didn\'t seem as familiar with the property. I was lucky and caught someone who was staying there leaving and was able to ask him how to re-enter. But overall, I couldn\'t have been more pleased. This is the second visit in a row that I have used pvrpv.com, I will be seeing what you have available on my next visit in a few months for sure. Thanks for a great stay.

It is a beautiful condo and spacious for two. The king bed is perfect and very comfortable. The condo A/C was a nice reprieve from the sandy beach and hot afternoons. We walked everywhere, everything is close. The beach is 3 blocks away. Many good restaurants. I recommend staying here.

This property has its own policies, please read carefull

RULES AND REGULATION

NO PETS

Guests should be registered with security and they should leave identification with security guard.
There are no parties permitted in the condo.
There is no loud music permitted in the condo.

Check-out is by 12 pm, check-in after 3 pm (inquire about flexibility, as available)

We kindly ask you to turn the A/C off when you are away from the condo.

BUILDING RULES AND POLICIES

The main objective of the present regulation is to harmonize the common life of all residents of the Zenith Building, within standards of education, respect, collaboration, cordiality, morality and good manners.

These policies will serve to regulate the use and regulation of goods and services of common use, they are of general character and obligatory for condominium owners, employees, visitors and other people related to the condominium.


-t is prohibited to use the services of the maintenance personnel of the condominium for services other than their function, therefore all condominium owners must refrain from offering gratuities to the employees in exchange for receiving services other than those of their functions.

- When not in residence the owner should be limited in units to the maximum of 4 people in condominiums of 1 bedroom and 6 people in condominiums of 2 bedrooms. Consider that each minor is considered an occupant. Surplus owners will be charged a penalty per night of $ 100 USD per night when the capacity is exceeded.

- When you are invited to stay at your condominium during your absence, it is necessary to send a written notice of the number of persons, the name of the person responsible and the dates in which they will be using your unit to allow access, should be addressed to The minimum administration 3 days before the date that the guests arrived.

- Refrain from hanging or placing cables, objects and advertisements on roofs, balconies, terraces, windows, railings or any other place from which objects can be seen from outside the unit with the naked eye. This includes the use of protections and or blacksmithing for windows and doors

10. The owners of the building are responsible for the damages they cause to third parties for the repair of any damage both in the internal part of their apartment and the facilities of their property located outside it. These repairs must be made as soon as the owner is aware, by any means, of the irregularity and this is causing or may cause damage to the integrity of other apartments or facilities. The owner is obliged to give special attention when it comes to water leaks, problems in the electricity system, operation of air conditioning and gas leakage.

-Please take the necessary precautions in handling the intercom so that the main door of the Building is not opened inadvertently. In particular, make sure children do not play with the intercom. If the intercommunication is damaged due to improper use, the damage suffered will be borne by the responsible Owner/guest.

-The Owners, Residents, Tenants and Visitors, will take care not to allow access to the Building of persons of bad behavior, in a state of drunkenness or of immoral aspect.

-It is strictly forbidden to walk naked and expose yourself to exhibitionism, any violation of this clause will have a penalty of $ 100.00US for the owner and the total restriction to the building of the person identified by the cameras.

-Place the trash in the Shut which is located in the cube of the staircase, in closed bags, under no circumstances may be hung in corridors or entrance door.

-The owners or tenants, as well as their relatives or visitors are obliged to comply with the rules established in this Regulation, in any case, the owners are responsible for the actions and conduct of their visitors and dependents (drivers, bodyguards , General service personnel, etc.). These dependents will not be able to remain in the common areas of the building.

-The hours of use of the pool will be from 9:00 a.m. to 10:00 p.m. It is forbidden to use it overnight. It is mandatory for all, the use of swimsuit or appropriate clothing for the use of the same, children require the supervision of an adult, it is strictly prohibited to use the pool to people suffering from any skin disease, Wounds, swollen eyes, a cold or any other contagious disease, infants will not be able to use the pool with Diaper, only with protector, all the people that make use of the swimming pool will do it at their own risk and it is forbidden to introduce objects of glass.

- Parking is restricted only to the cars of owners who have purchased a parking lot, Bodega and / or both, the condominium owners must respect the parking lot of the other condominium owners and can not use the unoccupied spaces.

GYM REGULATION

1. Schedule of use of the Gym is from 6:30 a.m. to 9:00 p.m. from Monday to Friday, Saturday from 7:00 a.m. to 2:00 p.m. and Sundays will remain closed.

2. Wear appropriate sports clothing and shoes when entering.

3. It is mandatory to enter the use of hand towel for sweat.

4. For no reason can you enter or remain shirtless in the gym area.

5. Do not introduce food to the area, if you need a drink please keep in a plastic
container.

6. Do not play or run within the area.

7. Respect and take care of areas and times.

8. Access to the fitness area with children is not allowed.

9. Each one will be responsible for the accidents or injuries due to the misuse of the equipment and economic consequences as a result of them.

10. In order to use the gym, it is your responsibility to know and verify your health status, which will indicate if you are fit to practice it.

11. You can not remove equipment from the gym.

12. It is not allowed to use a speaker, you will have to use discman or ipod only.

POOL REGULATION

GENERAL:


• The private use of the pool area is subject to prior authorization by the Administration and the type of event to be performed, as well as the number of people attending, must be informed.
• The hours are from 9:00 a.m. to 10:00 p.m. from Monday to Sunday
• Children will be supervised and monitored by an adult.
• There is no lifeguard available, so the use of the pool is at your own risk.
• Music is allowed to levels that are not a nuisance for other users of the common areas, in case the music is annoying to the people who share the area, the administration will request to lower the volume or turn off the music and / Or use hearing aids (walkman)


PROHIBITED:

• Make bonfires or lunettes.
• Introduce drink and food.
• Run near the pool area.
• Perform your physiological needs in the pool.
• Dispose of trash in the pool.
• Wear inappropriate clothing (trousers, dress, shorts, etc.).
• Make use of the pool at night.
• Use people who have a skin or contagious disease.
• Insert glass and / or aluminum objects.
• Practice any ball game (baseball, football, etc.)

REQUIRED:

• Take a shower before entering the pool, to eliminate creams, oils, ointments, sand, etc. In order to protect the state and health of the water.
