My Vallarta Penthouse is located in the popular Romantic Zone and occupies the entire top floor! The Penthouse is a 2 bedrooms / 3 bathrooms and a studio with a pull out bed at the top of the Alcazar Building complex, a modern tower with elevator, of only 5 luxury residences. The spacious single-level design has 12 ft. High ceilings that offers an authentic Penthouse in the sky lifestyle with spectacular views of Puerto Vallarta & Banderas Bay from every room.

Centrally located in the Romantic Zone s hilltop Alta Vista neighborhood, just two blocks from the dynamic Basilio Badilio Restaurant Row and walking distance to famous Los Muertos beach and the Historic Downtown. The property offers the best that Puerto Vallarta has to offer, the highest level luxury amenities as well as immersion into the the local culture, with small shops, local residents and the nearby Emiliano Zapata farmers market.

Sophisticated interiors feature a mix of contemporary furnishings, fine artwork, traditional Mexican style pieces and 4 smart flat screen tv's with English & Spanish premium cable. Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

Minimum Age: The responsible renter must be at least 25 years of age to rent the Property. By signing this agreement you hereby confirm that you are at least 25 years of age.

Responsible Renter Duty: You agree to be solely responsible for your actions and the actions of all family members, guests, and invitees present at the Property at any time during your stay, and to ensure that all Occupants understand and comply with the Terms. All minors shall be accompanied by a parent or legal guardian at all times.

Use of Property: Guest shall use the Property in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary conditions at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules of ordinance, nor commit waste or nuisance on or about the Property. Please close and lock doors and windows when you are not present at the Property.

Risk of Loss and Indemnification: Guest agrees that all personal property, furnishings, personal affects and other items brought into the property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Owner/Agent shall not be responsible or liable for any reason whatsoever.

Entry and Inspection: Owner/Agent reserves the right to enter the Property with advance notice for the purposes of inspection or showing to prospective clients or authorized persons. If Owner/Agent has a reasonable belief that there is imminent danger to any person or property, entry may be made without advance notice.

Parking: 1 garage parking space may be available but must be confirmed with your reservation.

Occupancy: The number of people (including children) occupying the Property may not exceed the maximum occupancy set forth in the Property Description. Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons that are not family members or registered guests.

No Smoking/Drugs: No smoking, marijuana, drugs, or any other types of paraphernalia are permitted.

Pets: No pets of any kind are permitted at the Property unless specifically authorized in your reservation with an additional pet fee and deposit. Please keep your pet off of the furniture (including the couches, chairs, and beds) and pick-up and properly dispose of your pet�s excrements.

Events and Commercial Photography: Events such as parties, meet-ups, weddings, receptions, concerts, commercial photography or filming are prohibited at the Property without the express written permission by Owner/Agent. No tents, canopies, or other structures may be erected on the Property.

Responsibility & Assumption of Risk: Owner/Agent shall not be held responsible for any injury, loss, illness or damages to Guest, Occupants and guests of Guest. GUEST ACCEPTS AND ASSUMES ANY AND ALL RISKS OF INJURY, DEATH OR PROPERTY DAMAGE RESULTING FROM USE OF THE PROPERTY, ESPECIALLY WITH THE USE OF THE POOL, JETTED TUB, DECKS, and the like, which may have higher potential risks if improperly used, particularly with regard to children.

Keys: We provide one set of keys. If you lose a key(s), you will be charged a fee in the amount it costs us to replace the keys & locks on the Property.

Check-In Time is at or after 3:00 P.M. (Puerto Vallarta time).
Check-Out time is at or before 12:00 P.M. (Puerto Vallarta time).

Maintenance Issues & Property Conditions: The Property is provided in AS-IS condition. Owner/Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as phone or internet service, air conditioning, TVs, electronics, cable, and jetted tub as applicable. Owner/Agent shall not be held responsible for such items failure to work, but we will make every effort to correct any issues reported as quickly as possible. We provide an initial supply of tissue, toilet paper, paper towels, bath soap, laundry, dish detergent, clean bed linens, and towels. We do not replenish products during your stay.

Comments About the Vacation Rental Unit:
This was an exceptional vacation rental. Beautifully decorated, high end finishings, tastefully appointed amenities & kitchen and wonderful bay view.
It was conveniently located to Basillo Badillo and within walking distance to the beach. It was a step uphill walk but an inexpensive cab or Uber ride up if carrying a load.
Will definitely stay here again.

Este fue un alquiler de vacaciones excepcional. Bellamente decorado, acabados de alta gama, comodidades y cocina decoradas con buen gusto y maravillosa vista a la bahía.
Estaba convenientemente ubicado en Basillo Badillo ya poca distancia a pie de la playa. Era un paso cuesta arriba, pero un taxi económico o un viaje en Uber si llevaban una carga.
Definitivamente me volveré a quedar aquí.
