Rate Disclosure

PVRPV is a Mexican, Puerto Vallarta based company. We are obligated to conduct business in the legal Mexican currency “Mexican Pesos”.

As a courtesy to our clients, like most travel industry related companies, rates are quoted & published on our website in USD (American Dollars).

ALL TRANSACTIONS ARE COMPLETED IN PESOS (MXN).

Taxes are not included in the nightly rate. However, like other North American countries, they are calculated in the summary of your final total.

Rates shown on the Booking Confirmation Email are final.


Once payments are received, they are received and processed in MXN (Mexican Pesos). All transactions are converted from USD to MXN PESOS at the time of processing your payment. Rates on our website are calculated, formulated and determined by the individual property owners not by PVRPV. Discount requests are approved or denied by property owners. All rates are at the discretion of the individual property owner not by the building, complex or administration of any condo.

Rates on our website are subject to change (increase and/or decrease) but you will not be charged for any increase in posted rates after your Booking Confirmation has been sent to you, nor will you be compensated for any online posted discounts made after your Booking Confirmation has been sent.


In the unlikely event of an error in rate made by PVRPV or a PVRPV representative while sending your Quote or Booking Confirmation that are detected, will be changed to reflect the correct information. Upon determination of an incorrect rate, a Booking Update will be sent to you showing the corrected amount and/or information which was previously incorrect. In the case of an error in the rate, you will receive some communication from the Vacation Expert® that assisted you with your booking, or the reservations department before the Booking Update is forwarded to you.



Property Policies

Restrictions, Rules & Regulations

  • ALL properties represented by PVRPV are NON SMOKING this includes; yards, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property - you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted
  • Clients shall not remove any item(s) from the property, such as kitchen appliances, glassware, furniture, or any other item
  • The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited
  • Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying
  • PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund
  • Subletting is not permitted. BOOKINGS ARE NON-TRANSFERRABLE

Pet Policy

Most short term rental properties do not allow pets. Often times this is a building or complex, HOA directive or rule that applies to rentals only.

In the event that your property does allow short term rental guests pets to stay within in short term vacation rental unit, you will be required to provide a $500 USD cash pet damage deposit at the time of check in.

Please note, pets are not allowed in common area lounges, sitting areas, BBQ areas, rooftop areas, pool areas or in the pool.


Guest & Visitor Restrictions

The number of persons stipulated on the guest's Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge will be applied depending on the condo and/or building rules and regulations.


For security purposes, all names, dates of birth and contact information of all guests, that are occupants of the vacation rental property, must be provided to PVRPV at the time of booking and / or prior to arrival. Visitors of the guests staying / occupying the vacation rental unit, are subject to permission. Please note that every property is different and have different rules or regulations for visitors. Including but not limited to number of visitors, age of visitors, hours of visitation and/or use of common areas. Be sure to review the specific policies for the vacation rental property you are booking.


Individual Property Policies

Unique "Property Policies" that are specific to any particular vacation property can be found on that vacation property's page on PVRPV.com under “Policy”.

In the event that an individual property, villa, house and/or condominium, have their own policies, that differs from PVRPV policies, THE POLICY OF THE INDIVIDUAL PROPERTY OR LISTING WILL APPLY. This rule applies to, and includes; the property's damage deposit requirements, rules of the complex, visitor policies, pet polices, usage of common area policies or any policies involving vacation rentals within a property.

In some cases these policies and internal obligated rules are established by the homeowner, which clients must be aware of and abide by.


The guest is responsible to Review the "Property Policies" of any property you are looking to reserve/book. Policies stated in the "Property Policies" will take precedent over and above PVRPV's general policies. PVRPV does not assume responsibility for any client or guest who does not respect the rules and the individual policies of the occupied property. Disrespect, actions or behaviour in contradiction of these policies will result in eviction from the vacation property without the right of refund and without prejudice against PVRPV or the property owners in which it represents. The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.


Individual "Property Policies" specific to your specific vacation rental unit can be found on the individual property's page on PVRPV.com under “Policy”.


PLEASE NOTE: PVRPV cannot be responsible for, or the changes thereof for any property amendments to polices made after your booking. Building, Complex, Individual unit and condo building policies are subject to change. If you wish to cancel your booking due to a change in policy for any property, the cancellation policy will apply.

All clients are welcome to contact PVRPV for information or to obtain a copy of the individual property's policies, if applicable.


Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust / debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.


Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.


Guest Responsibility

PVRPV WILL NOT BE LIABLE FOR ANY DAMAGES CAUSED TO THE VACATION PROPERTY BY THE CLIENT AND / OR THEIR GUESTS. The client / guest is fully responsible for all damages by monetary recuperation for damages not covered by the damage insurance.


The damage insurance that was applied to your booking does not cover and does not protect against any damages deemed to be avoidable / preventable OR caused by not following the instructions of any item, appliance, electronics, and / or mechanics in the vacation rental unit OR by not following the operational guidelines OR due to intoxication. The client / guest is responsible to obtain information about the operation of the above, if they are uncertain of it's operations moreover the instructions thereof. The damage insurance does not cover ANY damages to the property outside of the vacation rental unit.


Responsibility

PVRPV strives to provide accurate and reliable information, but it's important to note that all information we provide about property, the descriptions or photos there of, is not guaranteed. From time to time, at the decision of the owner, there may be changes in household décor, furnishings, items, and / or inventory. These changes in descriptions, information or items noted above, will not void or alter the terms of the Booking Confirmation Policy.


Each property managed by PVRPV is unique and reflects the personal style, design, and budget of the individual owner of the property. This means that properties are decorated, furnished, and outfitted according to the preferences of the owner.

Please keep in mind that while we make every effort to keep our information up to date, there may be occasional changes in the property's appearance or inventory.


Legal Disclaimer

Neither PVRPV or the property owner or any of their representatives shall be held responsible for any injury, loss, illness or damage to any person or property of persons occupying any vacation property represented by the property owner or PVRPV. The rights, if any, of a person occupying the vacation property to seek recourse against the property owner or PVRPV for any injury to the person or property of the person shall be governed by the laws of Mexico and determined exclusively by the courts of Mexico having proper jurisdiction.


Right to Enter

To provide all of our guests with an exceptionally clean and safe vacation rental experience, we provide weekly housekeeping service and weekly property inspections. The PVRPV Staff is required to enter the room at subsequent times to clean the vacation rental property, check for safety, and verify the condition of the room. PVPRV reserves the right to enter a vacation rental property for reasonable purposes, such as an emergency, housekeeping, gardening, maintenance, verify that the room, its furnishings, and mechanical equipment are intact, or to address or prevent a violation of our Policies or Property Policies.


In the event of suspected illegal activity, PVRPV reserves the right to summon law enforcement to aid in eviction. The right to privacy ends when a policy, property policy or law is broken. Law enforcement will be granted immediate access to a vacation rental property of evicted guests.


Personal and Monetary Belongings

Each vacation unit is provided with an electronic safe for the purpose of storing and securing personal belongings and monetary funds, such as jewelry, paper work (passport and other ID) and excess cash.

Personal belongings of any value should never be left unattended and should be stored in the electronic safe provided. For this reason, PVRPV cannot be held responsible for the loss of any personal items due to the planned or unplanned entry of the property owner, PVRPV staff, and/or building administration personnel.

Furthermore, PVRPV cannot be held responsible for the break and entry of any unit. When not in your unit lock windows and doors and keep personal belongs safe and secure. It is strongly recommended to always purchase travel insurance.



Deposits & Payments

Standard Bookings

(Vacations booked greater than 60 days prior to the arrival date)

  • Bookings require a 50% deposit / payment
  • Deposits must be received by PVRPV within 3 business days
  • Bookings made less than 60 days prior to arrival require payment in full at the time of booking
  • Final payment is due in full 30 days prior to arrival. Please note: if final payment is not received 30 days prior to arrival, the booking is subject to cancellation without refund of previous deposits or payments

Last Minute Bookings

(Made within or less than 30 days prior to arrival)

  • Bookings require payment in full
  • Payment must be received by PVRPV within 5 business days
  • Non-refundable (refer to the cancellation policy)

Long Term Stays & Holiday Bookings*

(For extended stays for 30 nights or greater OR Holidays - Christmas and/or New Year's and/or Easter)

  • Bookings require a 50% deposit
  • Deposits must be received by PVRPV within 3 business days
  • Bookings made less than 90 days prior to arrival require payment in full at the time of booking
  • Final payment is due in full 60 days prior to arrival. Please note: if final payment is not received 60 days prior to arrival, the booking is subject to cancellation without refund of previous deposits or payments

*Holiday Bookings encompass December 20th to January 3rd of each year, and subject to dates changes for Easter. For more information about Easter dates please see property calendar or request dates from a Vacation Expert®.

Without exceptions, All credit card disputes and challenges must be made in writing 30 days prior to confirmed arrival date.

PLEASE NOTE: ALL Bookings will be automatically cancelled if the required payment or deposit is not received within the first 3 business days in which the booking was made. If a booking is cancelled for non-payment we cannot guarantee the rate in which the booking was made. Rates are subject to change. We reserve the right to cancel any booking without refund if payment policies are not met in the terms and time stated. Extensions for payment timelines can be requested in writing and subject to approval for special circumstances.



Damage Insurance

Non-refundable Damage Insurance (excluding Villas)

  • $35 USD Damage Insurance provides up to $500 USD *in coverage* equivalent in PESOS MXN based on the exchange rate
  • Clients occupying the vacation property are responsible for any damages caused by them or their guests to the property or its assets during their stay in that property
  • ALL bookings are subject to the $35 USD non-refundable damage insurance. Coverage includes damages, breakage and or missing items in replacement value up to $500 USD (or the equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment)
  • All damages should be immediately reported to customer services at PVRPV
  • Any damage, missing items from the unit and/or including breakage caused by the guest(s) or visitors of the guest(s) that exceed the replacement value $500 USD, are the responsibility of the guest and must be paid for prior to their departure. If Damages by the guest(s) that are not reported at the time of occurrence or prior to check out, will be billed to the guest

PLEASE NOTE: All Villas have their own policies and damage insurance requirements which will be implemented on an case by case basis. Please ask your Vacation Expert® for details. For Bookings made on PVRPV.com or other third party websites, will be subject to policies of the Villa.

PLEASE NOTE: All PVPRV properties are NON-SMOKING. The damage insurance does NOT cover any expenses related to the damages created by a guest(s) or the visitors of the guest(s) including but not limited to burn marks, fabric burns and/or smoke cleaning. If smoking takes place inside the property - you will be obligated to pay an extra cleaning fee.

PLEASE NOTE: All guest(s) and the visitors of guest(s)Clients shall not remove any item(s) from the property, such as kitchen appliances, glassware, furniture, or any other item. The Damage insurance does NOT cover theft or removal of items from a vacation rental property.



Cancellation Policy

Refunds, Modifications and Changes

PVRPV has a firm CANCELLATION POLICY for all guests. We make every effort to work with our clients when a cancellation occurs as we understand situations happen. However, our policies are designed with, and approved by our property owners. All bookings are non-transferrable. No subletting is permitted. Please review our cancellation policies in their entirety and if you have any questions please contact us.


Short Term Stays
(For stays less than 30 nights)

60 Day Cancellation Policy
  • 80% Refund* of the deposit amount of the booking, if you cancel (in writing) 60 days or greater prior to the original check-in date
  • No Refunds if you cancel less than 60 days prior to the original check-in date

If you find it necessary to cancel your booking you must provide a written notice 60 days prior to your check in date. If this condition is met, 80% of your deposit amount will be refunded. The other 20% of the deposit amount is a non-refundable administration fee.


Long Term Stays & Holiday Bookings
(For stays 30 nights or greater OR that include Christmas and/or New Years)

90 Day Cancellation Policy
  • 80% Refund* of the total amount of the booking, if you cancel (in writing) 90 days or greater prior to check-in
  • No Refunds if you cancel less than 90 days prior to check-in

If you find it necessary to cancel your long term stay, you must provide a written notice 90 days prior to your check in date. A 20% penalty / administration fee of the total amount of your booking / long term stay will apply and will be deducted from the amount of your refund.


Villa Bookings

The Policies above will apply. However, for Villa bookings made during the holiday period (December 20th to January 3rd of each year) a cancellation will only be accepted if you provide a written notice 90 days prior to your occupancy date. If this condition is met the same reimbursement structure as listed above will apply, otherwise you will forfeit the full amount of the deposit.


PLEASE NOTE: That every property including villas may also have their own policies regarding cancellations. Individual "Property Policies" specific to your specific vacation rental unit can be found on the individual property's page on PVRPV.com under “Policy”.

PLEASE NOTE: PVRPV is a Mexican based company dealing in the legal Mexican currency, the “Mexican Peso”. Referred to as MXN. As a courtesy to our guests, rental rates are published in USD but funds and transactions are completed in MXN. Therefore refunds will be based the exchange rate from MXN to the currency of your bank and based on the original transaction exchange rate. This also may be subject to your banks exchange & handling of funds fees.


This cancellation policy has been established as property owners are paid a portion of the initial deposit once the booking deposit has been cleared. This is done in order to secure the property for the requested time period. Unfortunately, there is a growing trend amongst renters who reserve multiple vacation properties for the same vacation time period while looking for the best property option. This in turn causes unnecessary administrative expenses and places properties on hold or unrentable to other guests for prolong periods of time. In turn, this may leave the vacation rental property left vacant due to a shortage of time to find another interested rental party.


Therefore before booking any property please make sure that you are certain of the property in question and the time period you wish to reserve / book. In addition, be sure that you have read the "Property Policies" of the actual individual vacation rental property.


When you make a booking with PVRPV and the booking has been confirmed and the deposit has been cleared, a full refund is never issued when a cancellation is requested.

Additionally there will be no refunds for cancellations due to any natural disaster such as acts of god, pandemics, medical conditions, airline cancellations, earthquakes, hurricanes, flooding, weather related situations, mechanical failures, or any other non-controllable situations such as but not limited to construction within the building or area, unusual noise and/or other disturbances.


PLEASE PURCHASE TRAVEL INSURANCE

We strongly recommend and encourage you to PURCHASE TRAVEL INSURANCE. In the event of airline cancellations, your inability to fly, boarder closures, pandemic outbreaks, natural disasters, earthquakes, hurricanes, flooding, weather related situations, loss of utilities and/or any circumstances beyond our control, refunds will NOT be issued. In addition, no date changes will be permitted unless the date change request was received 90 days or greater prior to arrival.

COVID19 - Policies

Puerto Vallarta is open and welcome to receive guests under the visitor and tourism guidelines as approved by the Governor of the state of Jalisco. Although your local or federal government may not recommend travel to Mexico at this time, no North American countries are under a prohibition on travel or forbidden to travel at this time. However. you may have specific guidelines from your country when you travel. (ie, masks, mandatory quarantines etc).


There is no exceptions to our regular polices for COVID19. Please refer to the polices listed above. In the event you are unable to fly due to contacting COVID19, we are not able to offer date changes or refunds. As always, we strongly suggest purchasing travel insurance.


Modifications & Date Changes

Book with confidence, if you find it necessary to modify your booking or your travel plans change, we've got your back. You can modify your short term vacation rental booking dates 60 days (or greater) prior to your check-in date or your long term stay with 90 days (or greater).

In the event we can grant a change to a reservation, the following will apply:


Short Term Stays

Policy for Altered Bookings, Revised Bookings or Date Changes;

  • 100% Prepayment for the entire booking is required to alter dates or bookings
  • No Cancellations: If a booking is cancelled, 100% prepayment amount is forfeited
  • No Further Changes: Bookings cannot be transferred to another date or property
  • No Refunds, No Credits, No Cash Value
  • Altered bookings will be subject to rate increases based on revised dates

Property Changes & Modifications

In the event you are granted to switch from one vacation rental property to another, a 20% administration fee will be deducted from the transferred funds and 80% of your original booking or deposit amount will be applied to your new vacation rental property. All changes are non-refundable, non-changeable and will not be granted any further alterations or modifications. ALL property changes must adhere to the cancellation policy timelines; 60 Days prior to check-in for short term stays and 90 days prior to arrival for long term stays.

Check In & Check Out


Check-In

CHECK-IN time is between 3:00 pm - 8:00 pm

A dedicated PVPRV concierge will meet you at the property (out front of the building or in the lobby) approximately 1 hour after your plane has landed or at a pre-arranged time that you arrange with the concierge prior to arrival. Our concierge is not the front desk security or receptionist of the property, they are a PVRPV concierge wearing a PVRPV uniform and ID.


If for some reason your flight is late or your immigration clearance takes longer than usual please call / text message / WhatsApp message us at +52 322 779 9353.

For this reason, we request your flight information. We use to be able to check your flight status / information to monitor your check in time.


Check-Out

CHECK-OUT time is between 8:00 am - 11:00 am

A concierge will arrive at your condo / vacation rental property at a prearranged time to review your stay, inspect the unit, take note of any damages or deficiencies and to collect the keys. To alter your check out time please contact the concierge at least 24 hours prior to your departure at: customerservice@pvrpv.com


Late Check-Out or Early Check-In Requests

Early Check-ins and Late Check-outs are subject to availability. While we do our best to accommodate these requests, we are not always able to grant them. Due to the check-in / check-out of another guest and housekeeping service - sanitation between guests we may not be able to honor your request. In the event we cannot accommodate your request, we can hold your luggage at our office until your unit is ready for you to check in or upon departure until closer to your departure or flight time.

If you require early CHECK IN or late CHECK OUT please contact your PVRPV concierge at 24 hours in advance at: customerservice@pvrpv.com


PLEASE NOTE: if you require a CHECK-IN or CHECK-OUT time outside our regular check in / check out times and schedule, there will be an additional charge of $30 USD (500 Pesos) (tax included) which must be paid in cash, and collected by the concierge. This applies to all check-outs earlier than 7:59 am or check-ins later than 8:01 pm. To avoid these fee's, when booking your flight or when considering flight times, please keep this in mind.


REMEMBER THAT PUERTO VALLARTA IS LOCATED IN CENTRAL TIME ZONE (SAME AS MEXICO CITY, GMT-6)


Guest Keys

You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.

PLEASE NOTE: If you lose a set of keys, the cost is $50 USD (1000 Pesos) for each lost / unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

PLEASE NOTE: This is an average lock, should a lock require a locksmith to re:key the lock, or if the key is for a high security lock, or for the main entry to the complex the guest will be responsible for the costs associated with the replacement / locksmith fees.

Puerto Vallarta Lifestyle

Please note Old Town/Zona Romantica is a relatively busy area within the city of Puerto Vallarta. You are in close proximity to city bus routes that offer daily service from 6 a.m. until 11 p.m., which provide easy access to downtown destinations and the surrounding areas. You are also in easy walking distance to a vibrant entertainment district in the evenings you may hear music from nearby bars and clubs, and the sounds of people enjoying these late night/early morning venues.


Puerto Vallarta is a safe, moderately large, bustling city with plenty of old-world Mexican charm, with all the sights, sounds and flavors that come with that. Enjoy daily walks along the Malecon (boardwalk), visit the beach, fine galleries, amazing restaurants, outstanding stage shows and nightspots. You are just steps away from all the excitement.


Travel Tips

Guests traveling out of the United States, Canada or any other country are responsible for obtaining proper documents for traveling within Mexico or to the county in which you are traveling. (Check with your airline / transportation provider for required documents).

It is always good to know something about the laws of the county in which you are traveling to. Please be advised, the laws in other countries can be much more severe than your own country and therefore may cause you inconvenience and possible detentions if the laws are not followed. Construction Notice

Puerto Vallarta is fast becoming a popular vacation hot spot and is currently experiencing rapid growth. As of late 2018 there has been a noticeable increase in construction areas within the Romantic Zone. Construction usually occurs Monday to Saturday during working hours, and may cause some noise and dust. Since there are numerous new construction sites, it is sometime difficult to get away from the additional activity during the day. We encourage our guests to take advantage of the various beaches and the other parts of Puerto Vallarta and surrounding areas. For more suggestions contact our Concierge department.



Housekeeping Service

Cleaning Services

Our Standard Cleaning Services are included are based on a minimum rental of 7 days. In the case where your rental is less than the time period indicated or you require additional services the cost per cleaning will be $30 USD - tax included (or the equivalent in Mexican pesos based on the exchange rate of the peso on the date of your payment). This will be collected by Concierge on the day of the check in.


If you wish to have your cleaning services completed on a specific date or time of day, you may send us a request to customerservice@pvrpv.com or speak with your concierge. Our housekeeping services team will do their best to accommodate your request, but please keep in mind they may not be able to accommodate a specific request. Our team have multiple units, at different times of the day and in different locations throughout Puerto Vallarta. For best availability for specific dates or times, please email us in advance to your arrival.

PLEASE NOTE: Should you turn away the housekeeper or the cleaning services team member at the time of their arrival to your unit, they may NOT be able to return that day to clean.


TIPS & Gratuities

In Mexico, it is customary to leave a gratuity for the maids and housekeepers of your short-term vacation rental property. They will clean your unit once during your 7-night stay and again when you check out. If your stay is longer than 7 nights, they will clean your unit once a week and again when you check out.

Unlike a hotel, the maids and cleaners work in extreme heat at times and have to travel to your vacation rental unit, so they happily accept and greatly appreciate gratuities. The suggested gratuity amount is 100 to 200 pesos ($5 to $10 USD) per person staying in the unit per cleaning, with a suggested minimum of 200 pesos ($10 USD).
