PROPERTY POLICIES

**Villa availability dates, policies and rates are subject to verification prior to a reservation confirmation and payment due to constant changes**
DEPOSITS, FINAL PAYMENTS AND CANCELLATIONS – The non-refundable reservation deposit is 50% of total rental fee in U.S. funds at time of request for reservation. A rental agreement and confirmation will be sent to confirm your request. Final payment is due 60 days prior to travel date. For all Christmas reservations full payment is due 90 days prior to arrival. All reservations requests made 60 days or less will require full payment of rental fee to confirm request. A refundable security deposit of $1500 will be required on all properties and will be refunded within 45 days of your departure. Reservations will automatically be cancelled if funds are not received in our office within 10 days of your request. We reserve the right to treat any confirmed booking as cancelled if schedules are not met. An extension may be requested. If it is necessary for you to cancel we will attempt to re-rent the villa for the entire period of the original booking. If the property is fully re-rented a refund will be made, less a cancellation charge of 10% of the original reservation. Partial re-rentals or rentals obtained at a lesser rate will be refunded in the amount of the re-rental less a 10% cancellation charge. All cancellations must be in writing. TRIP CANCELLATION INSURANCE IS STRONGLY RECOMMENDED, and is available through a travel agency.
