While you’re there, we are here, we are working on your behalf.  Here are some of the highlights and changes as we enter the “new norm” of COVID19.
REBOOKINGS
SAVING BOOKINGS ONE GUEST AT A TIME. 
Unlike the mega online booking companies with sweeping polices to take property owners booking dollars away without consent or consideration, with your help we were able to create the “Unique Circumstance Policy for COVID19”. Almost instantly we sprang into action by forming a small team to work with guest cancellations. Working with our guests, one by one, one reservation at a time, our team was able to communicate with guests to allow bookings with travel dates between March 15th and May 31st to be moved to future travel dates.  Good News! we have been able to save 87% of reservations from cancellation during this period. 
COVID CLEAN
CHANGES TO THE WAY WE CLEAN
A new sanitization step was added to our cleaning process almost since the very beginning of COVID19.  Adding to that process was a complete retraining of our housekeeping & maid service team.  The NEW lengthy process that is mandated & required for our maid service team is integral to the safety and well-being of our guests.  Cleaning check lists, COVID19 specific tasks and requirements in cleaning will be an adjustment but necessary.  Some of the requirements are very timely.  For the immediate future, like other agencies we will be mandating a 1 day turn around between guests.  New government strict cleaning regulations will make it impossible for a guest to check out in the morning and a new guest check in that same afternoon.  All existing bookings in a unit that have a same day check in and check out will remain.  However we will have to work together as partners to communicate with guests with existing bookings, that checks outs will have to be early and check-ins will have to be later.  For bookings made by PVRPV, our customer service team will do our best to communicate these changes to our guests. All NEW bookings going forward will be spaced with a 1 day turn around. Please keep that in mind while making “owner bookings’.
BOOKING POLICIES
AIRBNB & HOMEAWAY CANCELLATION POLICIES AND HOW THEY IMPACT YOU.
We are having regular meetings with third party agencies like AirBNB and VRBO, to try to get a handle on their polices and when they will change. We too have adapted our polices to minimalize the impact to property owners and guests alike. Here is a short summary:

AirBNB
Anyone or ANY booking no matter the date if a guest claims they won’t be able to travel due to COVID19, some guests are allowed a cancellation and 100% refund.  Although their site policy indicated that it is for reservations up to June 30 2020, they have cancelled MANY bookings into January 2021 with 100% refund etc.  With the fall 2020 shaping up to potentially be a very busy season, we would rather not have to have last minute vacancies do to bookings cancelled by guests who book through AirBNB.  For this reason, we have temporarily suspended AirBNB bookings.

VRBO
Formerly known in part as HomeAway, has implemented a firmer policy that aligns more with property owners and existing cancellation policies. With that we have re-activated listings with VRBO/HomeAway.

PVRPV
We are offering guests an upfront solution to the questions and “what-ifs” they face when looking to book future reservations.

Similar to what we did for reservations during the initial outbreak of COVID19, we are telling guests the following:  IF for some reason travel is not permitted in the fall 2020 or spring 2021, we will work with guests and property owners to rebook their stay for a future travel.  This way property owners and partners do NOT immediately loose dollars “out of pocket”.   In short, We will continually update the “Unique Circumstance Policy” for guests impacted by COVID19. 
NEW RESERVATION TAXES
ONLINE BOOKING AGENCIES ARE NOW COLLECTION TAXES, WE OFFER SOLUTIONS.
Recently, we have heard from many property partners and owners, that 3rd party booking agencies have and will be implementing a “collection of taxes” for rentals.  Paying taxes on rental income in Mexico is not a new tax.  However, the method in which most 3rd party agencies are collecting taxes is new. They are proposing a “blanket” tax rate in which some property owners may see a loss of income of  20% or greater. You may end up paying more tax then you need to with their proposed tax collection format.

If you would like to continue to rent your property on 3rd party websites (like AirBNB & VRBO) we can help.  With 15 years’ experience of property management, property ownership and knowledge of Mexican accounting procedures we can help you pay your taxes.  Instead of a “blanket” amount of tax taken from every booking, we can prepare your taxes with the appropriate operating expense deductions.

#2- We can list your properties for you!

Many of our property owners have told us that the past months managing listings of 3rd party sites have been a lot of work.  We can help, we can list and manage your listings on the 3rd party rental sites while taking care of the tax implications and remittances. Again you would avoid a “blanket” amount of taxes taken from every reservation.
