TAXES ARE NOT NEW TO RENTALS;
THE PROCESS IS.
Since the beginning of PVRPV and as outlined in our contracts, we have always advised property owners that the submission of taxes was the responsibility and obligation of property owner. Although paying income taxes in Mexico, whether you reside in Mexico or not, has always been the law, under this new process it adds clarity to the law and it ensures all property owners remit the appropriate amount of taxes. As many of you are aware, we have started preparation for a new process / procedure that goes into effect for all bookings after June 1st. Here is a summary of changes.

ISR – Mexican Income Tax. 
Under the new Mexican taxation law, they have mandated all rental platforms to retain taxes on behalf of property owners to ensure the appropriate amount income taxes are paid to the Mexican government.  The taxes on income will be paid by the property owner.

IVA – Mexican Sales tax.  
In keeping with other online booking companies, we will offer a breakdown at the final stage of booking for all guests outlining the base rate plus the applicable sales tax. This sales tax will be paid by the guests.

Some property owners that have been including the 16% IVA in their rates are choosing to reduce their rates by 16% because the tax will now be added to the final total.

We can help you through the step by step process of obtaining an RFC#, calculating your taxes and preparing taxes for filing. For the past 15 years, many property owners have used our services to simplify the taxation process.

In the past months many property owners have come to us for help when the “mega online” booking sites left owners stranded without compensation from their “blanket polices” that they implemented without the approval or support from owners.  The team here at PVRPV were able to save about 85% of all bookings from cancellations.  Calling and emailing with all guests impacted by COVID19, we were able to build relationships for our property owners with guests instead of losing them.  

We can manage all aspects of those sites for you, including your taxes. Instead of them charging you a “blanket amount of tax”, we can help you get things rolling in the right direction.  While helping you with your taxes we can help you find ways to reduce your tax amount with applicable expense deductions and adjusting for the appropriate tax brackets. If you choose to continue to manage those 3rd party sites on our own, we can still provide you with accounting and tax support.

In summary, you’ll be most impacted depending on your Mexican taxation status. Remember you will not be impacted by the “Mexican Sales Tax” – IVA, all guests will be required to pay that like they would pay sales tax in the United States or Canada.
PROMOTIONAL OPPORTUNITY
LOOKING FOR A BOOST IN RESERVATIONS?
You spoke, We listened. 
Many property owners wanted to know what sort of promotion we could launch to help with bookings in 2020.  With a little research and digging we found that many hotels, villas and condos are offering “2 nights free promotion”.  To avoid complication and to allow for a clear up-front understanding for our guests, we will launch the "Stay 7 Nights, Pay for 5 Nights Promotion".  This promotion would be for bookings dates up til December 15th 2020. Adjusting the weekly rate to reflect the price of 5 nights with a minimum 7 night stay is the simplest way for the guest to see the discount reflected in their selection. 

We will be featuring these properties in e-blasts, social media and with a banner on the property listing on the PVRPV website.
